Alrighty. There. There we go everybody. Hey, welcome to Note Night in America. Hope you are all doing well this wonderful Monday evening. If you're watching the replay, hey, good morning, good afternoon, good evening. Wherever you are in the world, we welcome you to no Night in America. Glad to have you excited about tonight's I was looking back at the different topics we've covered over the last few years and especially this year and look at what topic have nine not covered in a while. And I realized we talked at the beginning of the year about kind of what your numbers were. Remember we talked about making six figures in the next 12 months and I was like that's great. But we've gotten a lot of questions lately, especially talking with people about where they want to be and where they want to go. Especially if you're one of my one on one coaching students. One of the things that we usually sat down and talked about is what's your number? If you wanted to leave your job or you wanted to replace your spouse's income to retirement, what do your numbers need to be? And that's very, very critical so that you have a game plan. And for most people it's a surprisingly smaller number than what they expected. And when I think about financial independence, I don't just think about replacing an income. I actually think about what's it like to live the life that you want to live. And the photo that you see up on here, yes, you see financial independence, but the background image, this is a very special image that I have that we actually took ourselves. Actually Steph took it on her cell phone. Yes, she caught that bird mid flight there in the middle. And this is the pier at the Four Seasons resort in Nevis in St. Kitts. And actually off the left hand side you see a catamaran just on the left side of the tree over there. We were actually on that catamaran and we're part of a cruise. And this is a picture we took the first time we were here. We went over and walked to resort the and we were just blown away. And when we think about a resort that we want to go back to and stay versus visiting, it's this resort. Would you Agree. Steph, can I get a hear amen from you? Can I hear loud amen? There you go. She says amen because this is just an absolute beautiful resort. It's so quiet and peaceful and absolute. And we visited it a couple of times. But one of our big goals is to go back there and hang out for a week. And we may do it at some point or it's not may. We will do it at some point now that the world's gotten back to normal a little bit. But when we think about financial independence, things stick in your mind. Maybe it's the buying a beach house. When my friends closed this week on his first beach house in Palm Beach, Florida. But at Curtis Warden, he's extremely excited about that. His first beach house. And after getting married in the last year and some other things. We all have dreams that we want to accomplish. Maybe it's traveling the world and we've been lucky enough to do that. We're glad to get back on. Maybe it's not having to work till you're 80 or 90 years old. Whatever your financial independence is to you, it's yours. There was an article earlier this year about a guy who was living spending his retirement traveling the United States and the world. Staying in Holiday Inn expresses because it was cheaper than living in a retirement home. He could travel because they were all across the country. He had a gym, he had a pool. He had a happy hour and it was much more affordable. Some things I found that pretty interesting story. But I'm also find it very concerning for people out there that maybe have given up. You're right. You don't have to see my face. Susan. If you want to see my face, I'll start my video which is totally fine. But I did my video started because the lighting's a little weird. But anyway I want to get out with you guys is we all have a different idea of what our financial number is and what we want our independence to be. And I saw this article that popped up today. Was doing some research for today's article. It really kind of made me nervous. But before we get into that, it's your first time here. Note night in America. We're glad to have you been doing this for 11 years. They are recorded. Feel free to subscribe to our YouTube channel. We close Notes TV. We're glad to have you and you always book for future Note night in America is by going to Note Night in America.com and catching the replays of all our past. Golly, it's hard to believe almost 11 years of videos on there if you are registered to get the replay. But I'm going to flip through some of these slides here. We did have due diligence master classes last week. But I want to get back to the point that I was trying to make here with you guys. And I forgot about this stuff as I got dived into, got lost in the song of Easton corporate. Roll with it. We've all been through ups and downs. You look back at what's happened in 2007, 8, 9 and 10. For many people it was the peaks. And then you had a lot of people devalued ups and downs. And I look back, I was talking with Steph the other night at 2007. We were doing amazing things with the mortgage market and it's fixing. In 2008, boom, I got divorced and things happened. Then the market crashed and I was at the bottom looking back up and had to kind of build myself back up to where I am. And you have good deals that go through, you have bad deals go through. And I know a lot of people, especially with COVID have struggled in the world and people are starting to get back in. There was an article that came out today that Wells Fargo laid off 550 loan processors and their plan is to replace them with younger, newer people. And I've had some friends that have recently been laid off and they've been replaced with new kids out of college at a half the salary. They weren't prepared for retirement. They were counting on their steady job from their boss, their company, the state to help them get to retirement. And unfortunately, in a lot of cases, that rug has been pulled out from underneath them because many were like, oh, I'm going to have this pension or I'm going to have a 401k, I'm going to have Social Security help me out. Which we know that's not going to happen. But you have to know what your number is. And the question I'm going to ask you guys, are you prepared for that? Are you prepared? How far away are you from financial independence now? Some of us are longer than others. Some of us are closer than others. Some of us are just starting out. Right, exactly. Stacey Michelle, Corporate loyalty no longer exists out there, shouldn't exist. Because in the case of what we're seeing now, with inflation going up and things getting more cost more and more, companies are looking at that bottom line and we as individuals become expendable. We're just another line on that balance sheet, not an asset. We're now an expenditure we're now a liability in a lot of cases. And you have to start evaluating what you're doing and what you're trading your hourly worth for a salary. Are you extending and making it your financial independence or your true freedom? Are you pushing it out further or is it getting closer to you? Are you doing the things in your side hustle to help you get closer to what financial independence looks like? If you're not doing anything, you need to start acting stuff because we are ultimately all responsible for the opportunities exist now. There's always opportunities when the market's up. There's a lot of people cashing in houses right now, selling at a peak of value and cashing that money out and dumping that in other assets or they're offsetting that by moving somewhere else. It's completely different than what it is. But when you ask yourself how far away, you may not even know, but are you 30 years away from that financial independence of retirement? Are you 20 years away? Are you 10, are you 5? Are you a year away from financial independence or are you like, oh, I'm never going to get there. Now, I know that may be hard to hear in some cases and I'm not bashing anybody that has a career that they love. If you're a business owner and truly own a business not for or self employed, that's great. You kind of control your own destiny in a lot of cases. But if you are swapping hours for a salary, are you getting closer to what that number needs to be? Now, you may not ever know what that number is, but the thing I'm trying to get at is there is. It's very scary out there because 41% of Americans right now. This is an article that came out CNBC last September and I've been saving it, talking about 41% of Americans say it's going to take a miracle for them to be ready for retirement. A miracle. Whoo. Jesus saves baby. But guess what? Everybody else has to invest. Okay? Now the number that came out of that too was that it's looking less and less likely for Americans. 59% of Americans say they accept the fact that they will have to keep working longer, while 36% now believe they will never, ever, ever, ever have enough money to be able to retire. Now, hopefully you don't fall into that 41%. Hopefully you fall into the 41% of people out there saying they don't need a miracle. They've got things going for them. The opposite side of the cube. I don't know where you lie and there's. And wherever you're at, it's okay. Now it's nobody else's fault except your own. Nobody's held a gun to your head to make you make the decisions you've done to take the career path or take the jobs or make the decisions along the way. The beautiful thing is that we live in a country where we are still solely responsible for own success, not anybody else. It doesn't matter what school you went to. It doesn't matter what degree you have. It doesn't matter what your parents were born with or were born without. We all have the opportunity to take this next step or to, as I like to say, you bail your own ass out. You can pull your own ass out of a hole to make things happen. And that's the beauty of America. I think it's part of what makes America great is that we do have that opportunity. And unfortunately, a lot of times we see people that come over outside the United States that understand the opportunities that lies with it. It's all about taking advantage of the opportunities given to us. And we all have opportunities. And the minute you stop thinking, oh, woe is me, or I'm not smart enough, I'm not good enough, doggone it, people don't like me. You're right. The minute you stop thinking that things are possible and then start worrying about what could happen, oh, what if I fail? Well, what if you don't fail? What if you do succeed? All right? And we all know that the best things never always happen a lot of times. And the worst things never always happen. It's always somewhere in the middle. And how you re to that, or as we like to say, how you roll with it. Like Easton Corbin, the song I was playing. Baby, just roll with it. Life will serve you more silver linings than rainy clouds. And I'm a big believer in that. I've seen it happen many times, had it happen to me many times. Even when it looks like it's storming the worst, guess what? The rain is falling and things are getting greener in a few days or so. April showers bring May flowers. And that's one of the most important things I want to keep in mind with you guys because honestly, everybody, your fin. Your financial independence number, whatever that number may be, is actually closer than most of you think. Okay? Now, I threw this chart in here if you wanted to save a million dollars, because that was always the big number. By age 65, we now know, obviously a million dollars is not enough, but It's a good start. If you're in their 20s, you need to be putting away $730 a year to hit that number. Okay, $61 a month. If you're in my age at 45, need to be putting away basically 11 $57 a month or 13, just under 14,000 a year over the next 20 years to hit $1 million. If you're 55, you need to be putting away almost, you know, 4800 or 4700amonth to be able to say 56, $57,000 a year to hit that million mark. That's obviously if it's invested in compounding, making 10 to 12% on top of that, that's important. But the thing I want you to realize, if you look at this and think about something, think about the fact that if you broke this down 730 or monthly, the monthly thing, what does that look like? Especially starting at 31 $93 a month. That's one little CFD each month. You could buy contract for deed or performing note that would drive that in. Same thing up here, the 4749. What's that look like? Well, that looks literally like 12 notes paying you $400 a month to recoup that, to get that going. And now we're not. That's talked on top of. That's basically what you're saving. But you are all pretty much still pretty close to being that point to make some things happen. Now, there is a rule that they say that if you want to live on a decent salary, you have to take 25 times what you want to live on to get there. And Stacy says, I would give anything to have started sooner. I get that. I think we all do that. Oh, I wish you always hear that when you see a young person and I say young person, somebody under 25 who's in a real man. I wish I started in real estate when I was your age. I'd have a whole other 20 years. Right? Well, here's the thing, Stacy. Don't give up on it. Don't stop believing. All right, hold on to that feeling. You don't have to give anything to start sooner. Here's the thing. The best time to plant a tree was what, 30 years ago? And the next best time, today, you can start today. There's no reason. There are ways. There are total catch up clauses. But here's the thing. If you want this salary per year, $150,000 on average of the buying power with 150,000, that's basically 12,500 per month coming in. You would need to have 3.75 million invested. Just under 4 million invested, paying you roughly about 4% to hit that number to basically where you've got $150,000 if you're making 4% return on your 3.75 million. Now that number seems hot. Stacy says, I just hope someone young was listening to this message. And we got people of all ages on here. And here's the thing. If you wanted to live on 10 grand a month, you need to have basically 25 times a quarter million saved. And basically your salary would be poverty $833 a month. But I want you to take that can seem like, oh, my God, I need to have $4 million. That's a huge elephant, right? And as we always like to say, how do you eat an elephant? Well, you don't eat the whole thing at one time. You eat it one bite at a time. And not acid first. Too many of us look at this number and we start thinking, oh, what's the crap I gotta eat? What do I have to do? Do I have to eat ramen for 20 years? No, nobody wants to eat freaking top ramen in retirement. We want steaks. We wanna be living it up. We wanna be eating sushi and margaritas and my ties, all right? And living life. Not I'm going to retire and sit in front of the TV and die. I mean, we've all known family members, friends who worked for 40 years, and they sat down and they were gone because they had nothing to keep them entertained. That's how you live a long life. You keep that brain, that 4 to 8 pounds of fat in your head and your brain, because it basically is all gelatinous fat, in some cases, a little bit of muscle there. But you keep it occupied. You keep it rock and roll. You keep living, baby. We want you to live, not just to get by. And we all know things are getting more expensive. So the time to embrace this is not, oh, I wish I had 20 years ago. The time to embrace this is right now. I don't care where they're whether 25, 35, 45, 55, 65. It's time to start changing some things. But here's the thing, ladies and gentlemen. You don't necessarily need to Suddenly hawk away $4 million almost to find it. You just need to find the things that are going to return you or give you the returns on a monthly basis. So it's like you've got 4 million in the Bank. So if we did this chart in the first of the year, and if you've been through our virtual note buying workshop, you saw this. This is basically take one note. If you bought one performing note that was returning you $375 a month, that's basically saying $500 a month payment, 125 of some sorts going to your funding partners or your lending partners. You're getting the other 375. He bought one performing note per month for 24 months. At the end of 24 months, you would have a total of 112,500amonth basically coming in. You'd have a total, basically a monthly cash flow at that point. Monthly cash flow at that point. Monthly, not annually. I'm sorry, you'd have $9,000 per month monthly, which is 108 per year. And you keep doing that. That number obviously goes tremendously. But that's a great way to bring in six figures in a year. You're less than 24 months away from achieving your goal of making 100 grand a year. If you're not making a grand a year. This is not a get rich quick. Real estate is not a get rich quick now. This is people. You're buying just a small performing note each month. Boom. Borrowing a little bit of money, paying them 6 to 8%. You're making your difference in the splits on this. Everybody can do. This is 24 deals. This is a very simple one deal at a time. Not a huge deal, but one month is one, two months. You bought two month three, you bought three. You can do this. Everybody is capable of doing that. We're not talking about you need a million dollars in private capital. If you got 50 grand from somebody, that's one note. You raise two, a hundred grand. The next month, you got two potential more deals and working your way down. Everybody is capable of doing this, and it's not a difficult thing. You just have to start. A, what making offers and B, talking to investors for capital. Those are the two things. You know, you have to do that. You have to start talking. You have to start. Guess what? Marketing. Demetri, you're all fired up now, baby. Yeah. You got good 30 plus years for you, which is great. But what I'm trying to get at here, everybody is if you put this plan, a lot of us, we need to keep things visually in front of us and keep us on track. Otherwise we get the whole Debbie Downer syndrome, you know what I mean? We have the whole, oh, woe is me. I'm not smart enough on the old whole Eeyore aspect of things, which I can't stand. We don't need the Eeyores. We need the doers, not the Eeyores. Oh, I can't do it. I'm not smart enough. I've never done this before. Well, you know what? Jeff Bezos had never sold the book before, before he started Amazon. Elon Musk had never built an electric car before he decided to start Tesla. Steve Jobs had never created the iPad or the ipod before he came up with it. The things that you have to do are already in front of you. You just have to take the skills and put them in place to make things happen. Most of you are smarter financially than 99% of the idiots out there. You're in the 1%. Some of you are in the 1% earning class already. That's great. If you're already there, hey, guess what? You've done the great things. If you've got money saved on the side, that's great. I'm not bashing that at all. But I'm simply saying you have to start putting things in place. I talk to people all the time, like, oh, I only have like 50 grand saved. Well, that's okay. 50 grand is better than nothing. But there are so many millions of dollars sitting on the sidelines right now. That's not making anything. They're begging for somebody to come out there. They're begging for somebody to show up with that golden ticket. He who has the gold makes the rules. And in today's world, the gold is not having money. The gold is having a deal that's going to actually make 6 or 7 or 8 or 12 or more percent. We know with notes we often see that way above 10%. Non performing, definitely. But performing can make you 8 to 12% or greater, depending on if it was non performing before. But you're literally 24 months away on a small basic level of being in that six figure a year in income. Now, if you're making 100 great $108,000 a year, that's literally like you were making how much? If that was a 4% interest rate, let's figure that out real fast. Oh, come on. Later. 108,000. You take 108,108. Divide that by 0.04%. That's like you had $2.7 million saved. Because we take 2.7 million times 0.04 or 4%, that's $108,000 a year. That's like you had almost 3 million saved. How many of you are 24 months away from seeing that six figures? All of us are. Some of you are sooner because you've been coachable. You've already been doing it. Some of that, we got some of our coaching students out there, they're closer to that right now. All right, Larry Hoffman, he's getting ready to close on his 10th deal, or he's got already over 10 accepted and he's getting ready to close on 6. At one time he got a $650,000 pledge. Yesterday from investor, he got another investor that gave him $300,000 pledge. He's got a million basically from doing some marketing out. Now he's got the money to go out and do it. But how did he get the money? He went out and closed a couple deals. He went out and closed a couple deals or used case studies to make things happen. So let's figure this out. We go back to the hey, I want to make 150 grand a year. What does that come out to? Well, 12,5 divided by $400 a month. If you figured basic math on, okay, if I'm going to see $400 a month on my side of a deal, that means you need to close on 31.25 deals. If you want to make 12,500amonth, you go out and buy one note turning $400 a month to you monthly, that's 32 months away. That's just, it's two and two thirds, just under three years to hit your financial debt, be making 150 grand a year. Now, if you figure, okay, I need to close on 31 and a quarter deals with the quarter, well, just figure this for this math. And you only have a 10% closing ratio. And by 10% closing ratio, we mean you're making offers on 10 deals. You get one accepted. We're not talking stuff that you shouldn't be bidding on. We're talking about realistic offers. Well, you take 31.25 times 10%. That means you need to be making 312 offers in the next two and a half years. That's feasible. Now, let's figure this out. Let's say that the average deal you buy, you need to buy fund 50 grand. I think it's a little high. But I'm just going to say that based on what we see on individual notes out there, 31.25 deals times 50,000 funded per deal, that's 1.563 million in private capital. Oh, my God. That seems like a lot, Scott. Not really, that's either 31 investors that have 50,000 each. But let's take it a different level because we do see that 2/3 of the investors out there on average have at least 150 grand in their IRA savings account. We see that they often have a lot more than that. But on average, 2/3 of the investors out there have 150 grand. So you take 1.5 million, 1.563 million, divide that by 150,000 each, that means you realistically only need about 10 and a half investors, 11 investors with 150 grand each, to really fund your financial freedom. Now let's take it a step further. If you figure how many postcards or how many letters to investors do I need to send out to raise that capital to raise 1.563 million? Well, if you figure it's a 4% response rate. Now we don't say you're not going to close 100% of those, but you're also going to get a higher response rate if you use the formulas and things that we teach in our coaching. And our WCN crew is just killing it with raising capital these days. For those that are doing it, 10.4 investors to get that. If you had to send that, if you want to get a 4% direct mail response rate and our students are seeing a lot better that, but we're going to go that route. That means if you sent 260 letters and you got a 4% response rate, you'd have that 10.4, 10, 11 investors to fund your deals. 260 letters. Now, if it takes you $1.50 each or a dollar and a half each, how much is that? That's 390 bucks. Basically. You're basically $400 away from raising 1.5 million. Some of you are so damn cheap you won't do anything. You won't even send one letter out. Some of you aren't coachable at all, won't ever do it. Even send it to the list I tell you to send it out to. Some of you can pull 260 IRA investors in five minutes of the county records. We see this done. Those that are doing this, I'm not talking to you. Those of you that are out doing it, because I know the ones that are doing the Scott Meredith, the Larry Hoffman, the Paul Rileys, Demetrius Armstrong's, who else is on here that I know has been doing some of this here for you? The Katherine Bell, the Laura Millers, some of you are out there doing it and you're starting to see the responses or you're getting the rock and roll. You're close to this. We could be having so many people achieving their goals because there is deals. There's plenty of deals out there. Why? Because there's not anybody doing marketing. Most people, 95% of people like, oh, there's no deals because I have to market. I have to pick up the phone and call somebody. I got jump on LinkedIn. And you guys are all capable of doing that. You're all capable of getting on the phones or jumping on LinkedIn in your part time status. Stacy says, I love breakdowns. Like it feels attainable this way. I need you to quit saying it feels because it is attainable. Stacy, you're $400 away from raising 1.5 million in capital. Everybody on here is this close away. If here's the big if you do it, you take the action. Not trying to sell you on a damn course or anything like that. I just simply. If you reverse engineer your numbers and what you want to accomplish, you don't have to be in that 41% that says it'll take a miracle. God, take a hail Mary. Come on, Lotto. Come on. Let me pay that idiot tax some more. Oh, I hate that. You are literally $390. If it takes you a dollar and a half to send a letter out, It'll take you 20 minutes to pull. I know I can pull in several counties across the country, several hundred letters, several hundred names, addresses that'll take you more time than anything else to reach out. What the hell do you say? That comes with time. It takes with role playing, takes with practice a little bit. But ladies and gentlemen, you can do it. I believe in you. I know it can be done. That 1.5 million in private capital will help you fund 32 or more deals. And that 32 deals will get you to that 12,500amonth in cash flow or more. Now, is every deal going to be a cash flow? No, no. Not all of them will return you four or five hundred a month. I'm sorry. Some of them will return you bigger checks of 10 grand, 20 grand, 30 grand. We've got students on there getting ready to close on a deal that would minimum six figures in one deal. It may take them a year, but it's going to be a nice six figure check. Because why? Because they got on the horn, they sent an email blast out, they followed up with a phone call and it resulted in a deal that nobody else saw because they were Johnny on the spot. Or Joanie on the spot. For our ladies out there to make things happen, you got to grind. And yes, you got to take time on your spare time. Yes, if you've got a job. I am not telling you to quit your job. Trust me on that. I do not want you to quit your job. But I want you to be better with your spare time. I want you to be better with your side hustle. I want you to be better with your 7pm to 2am because like Gary Vaynerchuk says, we all have opportunity throughout the week. No, you don't need to spend 12 hours a day doing this. You can spend three hours every other day, three hours in a two day period, or depending on what you have, just making sure you spend a few hours a week on other things on marketing and marketing business. And yes, it will seem like there's a lot of things to do, but once you set up some things like a pitch deck video and you get your postcard and a few of your sample deals, then it's a matter of just sending things out and having conversations and then going and finding the deals or finding the deals at the same time. Demetrius, can we have a role play class and you grade us with you pretending to be an interested investor? Like it all day workshop. Ooh, I have a better idea. Demetri. We're going to do that for the WCN crew in two weeks. We're going to do that on a Monday for the WCN crew. We're gonna put people in on a role playing thing for the WCN crew. Cause not everybody's gonna do it. I wanna spend the time with the folks that wanna do it. You know what I mean? Here's what you think, guys. You're 32 deals away from financial independence. And here's the thing. If you're bringing in $12,500 a month in cash flow, that's 150 grand a year income. That's like you've got 3.75 million saved, making 4%. Do you guys see where I pulled those numbers from? Do you see how those numbers interact if you break them down? Hey, you're having an elephant ribeye, not an elephant head for dinner. You're having one bite at a time and you're making things and that's all you got to do. A little momentum goes a long way. You're not 30 years from independence. You're not 20 years. You're not even 10 years or five years. Most of you are two to three years away from being where you need to be. Some of you don't need to make 12 grand a month coming in. Some of you just need to replace your wife's salary, your husband's salary, add an extra five grand to your bottom line on a monthly basis to help you go. But five grand extra month, that's 60 grand a year. Maybe that's not financial independence, but that's living a better life. Maybe that's an amazing vacation for you and your kids every quarter. Maybe it's just helping you pay for mom and dad to live a better life. It's paying for your kids education. I don't know what that number is. Everybody's got their own unique number, but there you are, just a few. Just a few. Few, yes. Short term, 36 months or less away if you want to take the action to make things happen. We're literally 32 months from financial independence. If you will do what you need to do. If you're coachable. All right, now and let me go back to those numbers one more time again. All right. You figure 12,500 for 150 grand a year income. And you divide that monthly by $400 a month per performing note that you end up buying. It's on your portfolio. That means you need to close on 31, 32 deals. Just 32 deals. Figuring a 10% close ratio, that means you need to be making basically 312 offers over the next 32 months. That's 10 offers a month, ladies and gentlemen. That's two to three offers a week. You figure the average on the 31 and a half is a $50,000 funding, which I think is a little high. That's 1.5, $1.6 million in private capital raised at 1.563 million. Divided by the average investor, 2/3 of every IRA investor having at least 100 and 50 grand. Maybe you're not using 150 grand at once, but they're using them the first time and the second time and the third time because they trust you. That means you really only need 10 to 11 investors to fund your deals. That's not a lot of people. But the best way to do that is reaching out to self directed IRA investors who've pulled the trigger. People who have money sitting on the sidelines, who are afraid of what they're losing each day. With inflation being somewhere between 8 and 11 and a half or 12% across the country, it's different. In every world, every major city, you're going to 4% response rate. That means you're somewhere between 200 and 300 letters being sent out to connect with enough investors and have enough conversations. Figuring a very, very small close ratio direct response rate of 4%. That's okay. So basically somewhere around 260. If you figure a dollar and a half a piece, that's $390 to raise 1.5 million in private capital. And that 1.5 million capital will fund those 32 deals. Equals 12,500amonth in cash flow, which is 150k per year. And figuring a 4% investment ratio, 150, that would be like you had $3.75 million saved in the bank. All about leverage, baby. It's not all about socking it away, then pulling it out. It's all about leveraging the money properly to make things happen. And like I said, 32 months away from financial, not far at all. Pretty damn close in what you're at probably currently now, some of you, hopefully you're feeling a little better about yourself right now. Like, oh, I can do this. And the answer to that is yes, you can. You can do it all night long. So you can do it, baby. You can do it. Yeah. Yeah. All right. You can do it. You just have to be coachable and take the action to make things happen. And that's marketing. That's reaching out and talking to bankers and asset managers, reaching out to IRA investors to make things. Those are the two main critical things. But here's the thing. You got to be coachable. If you're not coachable, you're not going to have this happen. If you think you know better and you've never done anything, you got a much more serious issue. You might be a little loony. But anyway, there's any questions I'm here to answer there for you guys to go back over that. We did have the due diligence masterclass this past weekend. If you go to WCN Masterclass and get signed up for it, it does say 1 99. If you sign up for the due diligence class, we'll throw in the Calling Banks masterclass and the Wholesaling Masterclass. So basically three classes for the price of one or for the rock bottom price of $97 a month, you can sign up for the WCN crew@noteumbrella.com and we'll sit there and spend time every Monday with our WC and crew going through holding everybody accountable. What's one thing you're focused on this week? What's one thing you accomplished last week? It is the biggest bang for the buck of an industry. Plus you get access to all the great training for a much more affordable price. So there's not any other questions? Ladies and gentlemen, that's all that I have tonight for you. 32. We talk about KPIs key performance indicators in this business and that's it. 31 should be a number somewhere you've written down. And every deal you knock out, that's $400 a month or $500 a month, you're one deal closer. And I don't care if you've got a half a million in the bank, Kudos to you. No, I'm not talking about using your own funds. I'm talking about literally becoming an investor and raising capital. Because if you're just trying to flip deals or wholesale deals, I'm sorry, you're never going to get there. You're never going to get there if you're just looking to flip. You have to start looking to buy deals for your own portfolio. And we want to help you and we do have our one on one coaching. If you're interested in finding more information about that, reach out to me directly@scottclose notes.com but guys, if you're interested, get signed up for the WC membership, get access to our classes and go from. That's usually the first step for folks. But otherwise that's all that I have for tonight on Night in America. I hope it was valuable. It's a short sweet one right at 40 minutes. Okay, I will tell you this. We will not have a night in America next week. I will actually be at a hedge fund symposium next Monday through Thursday. So be tied up for that next week. So you'll have next Monday night off. But I just want to say guys, I believe in each and everybody. I know that everybody on here is capable of doing this. If you can get on LinkedIn, you can send an email and make a phone call, you can do it. Everybody is capable of doing it. It's just where and taking the action to make things happen. You have to do. It's the showing up and being consistent. Not 40 hours a week, not 30 hours a week. We're talking 10 hours a week or less. Well, if anything else you would be doing to get better. You got to practice, practice, practice and go out, take some action, everybody. And we look forward to seeing you all at the top. Have a great evening. Thanks again for being on note Night in America as well. Guys, we'll see you all at the top. Bye.
