Get educated and entertained by someone who has closed thousands of deals and lives to support you in achieving the same. Now, here's your host CEO of We Close nodes, Scott Carson. All right, everybody. Hey. Hope you are doing well this Note night in America. Welcome here to Monday night. We got some new faces on here. We got some people joining us again, familiar faces. Glad to have you all here. Hopefully you had a great weekend. And hard to believe that it is August. Where does the year go? I thought it important to talk about this topic tonight because I've been getting this question from many people over the last three weeks, four weeks we had note camp. We've got note weekend. We have our quarterly workshop. We'll talk about some of those later on. But many people like. I don't know where to begin. Scott. And if you want to, can you raise your hand if you struggle with that? Like, do it in the chat roll there. If you're in watching this live on YouTube or the replay, share your hand. Hey, I'm having trouble getting started or I don't know where to begin. You just got to leave your hand up there. I can knock it all down. Just leave your hands up there for you, Darrell. Thank you for saying that. Darrell. Great first video. Keep rocking at it, man. Keep doing it. You get better as you go. John. Sherry, Darrell. Look, I know everybody struggles with this. Like, where the heck do I begin? What do I do? And it can be very overwhelming seeing a variety of things. God knows we have enough distractions out there, right? Ladies and gentlemen, with everything. Somebody's having a problem finding whole notes. Okay. Yeah. Here's the thing, everybody. Success is not going to be in that you find notes or that you find funding. Yes. Those are very critical parts of what you do. Okay? And what I want to do tonight, I want to go through kind of the basic starting point if you're. Whether you're full time or part time. And I know many of you, do me a favor. Type in the chat role. If you're full time. Type in FT if you're part time. Pt, okay. If not, or real estate, investing your side hustle. Put it type in the chat roll there. So I have a bit of feel for everybody. I know quite a few of you, but put it in there aside. Okay? So, Aaron, thank you for pt. John, full time. Aaron, wanna be full time. But You're PT right now. Okay, Kenneth. Pt. Thank you. Everybody there. John, Sherry, full time. Okay, great. Now the question I have. Tim Rowe wants to go from part time to full time. I get it. Rodney's part time. John Wasocki, I think that's part time there came a pt. Yeah, look, I get everyone wants to start off. I have nothing but time. Well, here's the thing. And many people struggle. This many. I know that when I left my original job back, golly, it would have been back in 2000. Reason I left Verizon Wireless for a little bit before I got into banking and I was working basically 100% commission in sales. And the freedom to make my own schedule strangled me. Like I didn't know where to begin. I didn't know what to do. I didn't have that really good a mentor, coaching, stuff like that. I didn't know where to begin, what to do on a daily habit, right? And John says, how do I do that? We'll talk about that later on here in a second there for you. But you can get signed up by going to noteumbrella.com is the monthly thing, but a lot of people struggle with the freedom. It's literally, I don't know what to do, you know, especially now that many people have been stuck at home and they look like it'd be at home some long longer. It's like, what the heck do I do? And so what I wanted to start off with is going into that point, and this will work even well for you guys that are full time on here, part timers, you have to kind of juggle in, fit in your time around your schedule. Full time, hey, you got plenty of time. But also that full time can strangle you all because I often find that full time investors, they don't control their schedule, they get their schedule controlled for them. And what I mean by that, well, they're at the mercy of contractors. They're at the mercy. Their phone calls, they don't set specific guidelines. And here's the big thing, ladies and gentlemen, huge, huge thing. People are not going to respect your time until you start respecting your time. Case in point. I don't know about you guys, but I don't take lunch meetings. I mean, I haven't taken lunch meetings in years. If somebody wants to meet with me and they're local, great. They come by my office. I don't go meet them for lunch. I don't go meet them for coffee or drinks unless it's later in the evening or something like that. Or afternoon, something like that. But I don't go for lunch meetings, especially breakfast means, because it takes a half hour, an hour to get anywhere here in Austin. Then you have a half hour to an hour break or lunch, you know, lunch, breakfast, whatever. But then you got another half hour back. And if they're late, delay thing. I've taken one meeting, one meeting outside of my office in the last three years. Everything else can be done via zoom, via phone call. Very easy. I've only taken one because I wanted to meet with the individual. That person was high up on my schedule and I was the only time he and me. So I went to meet him at his location because he put him up here, put him on a pedestal. I got to meet with this guy. Everything else, though, if they're at or below you, and I don't mean that in a negative way, I'm talking about experience or they're coming in, they're making them come to you. Okay, but also you have to set the schedule. Darrell says I'd like full time income, working part time, I get it. But you've got to put the work in. And most people, most of you aren't putting the work in. And I don't mean that in a negative, but most of you are just trying to figure it out as you go. You have no path, you don't have any type of plan. So I wanted to start with the very first thing that helped me get to where I wanted to be. Because I was like many of you. I'm like doing a little bit of this, I'm doing that. I don't have any control of what I was doing. We're all like that. But you have to at some point focus and start doing things on a regular basis to find any type of success. You know, bakers, it's a formula for success. Bakers, let's, let's look at this. People get up in the morning, Dunkin Donuts or your local kolache shop like we have here in Texas, picking the blankets or dunks. We got a little. If you get up a baker early in the morning, they do the same thing day in, day out, right? They set the butter out so it gets room temperatures. They start mixing the flour with the milk and the yeast. They do it in a particular order day in, day out. They get the fryer started so you drop the donuts, they cut the donuts perfectly. They get the place, they have a recipe for success. Okay, Same thing like with franchises, they do same thing every morning. Getting up when I was in the restaurant industry in college. We'd get up, we'd go set up everything in the morning, we make sure we had prep, we got the tables going and we're ready to rock and roll. We make sure we had all the food was prepped, make sure everything was set up clean, the tables were wiped down, all the salt shake, everything was clean. And Phil and ready to rock and roll at 11am for a restaurant. Okay. Especially if you're lunch and dinner. Well, you don't go around and say, oh, we'll get the table set first at 6am and then we'll start prepping the food at 11am or 10:30. It doesn't work that way. You have a specific step of six of point steps you have to take so that things are ready to rock and roll. And that is where I see. I've talked to people today, I talked to people yesterday a little bit. Talked to people Friday, Thursday, Wednesday, Tuesday, Monday, all last week. And it was a number one thing. That's why we decided to come up with this tonight or today. Whenever you're watching this. Number one thing that I see people fail religiously on and I see this when I sit down and talk with people, whether they're in my one on one coaching or they're going through our three day workshop. You have to control your schedule and stick to a schedule to help you get and build those habits. Like going to the gym every day or getting up and stretching. Like many of us, we get up and put coffee in coffee and then out the door. Right. You have to start putting some of those habits in place and sometimes you just got to put them down on paper. And so what I wanted to do with you guys tonight is go through that initial step by step what you can do whether you're full time or part time. I know many of you must be a part time on here as you've answered. So we're gonna start there and help you kind of go in full. Timers, you can do this as well. So what I want you to do is either pull out a piece of paper. Okay. Or pull open up an Excel spreadsheet on your laptop. If you're watching this on your laptop, you're watching this on your phone. You may just have to take some notes or screenshots if you're a little thing. We're recording this as always and you can always catch us on the YouTube channel. So. And we've done this before with our podcast as well. But anyway, ladies and gentlemen, if you're New to Note Night in America. We're glad to have you here. Sorry for those of you like, what the heck is this guy talking about? We host these every Monday night. They are recording. You check out the Night in America podcast anywhere you listen to podcasts. You can also go to our YouTube channel and check out all the replays that I also highly encourage you to to check out the Note closure show. We've got some new stuff that we're doing with the podcast, kind of starting some new stuff, starting to rehash some stuff we haven't covered in a while on the podcast. Over the next few weeks you can always go to Weclose Notes TV and subscribe to our YouTube channel. Highly encourage you to do that. We're over 5,000 subscribers now, 5,030, 5,040 today. So please go do that. You'll be able to be alert of everything we have going on. But anyway, moving on, let's pull up what I had planned for you guys. Now one of the big tools that I like to use, right the bat is Calendly. Okay? And this is a simple thing is I schedule my time. Any of you can book a 30 minute phone call with you, but I don't let you just book willy nilly with me. If you're going to be setting appointments or talking to people, hey, Calendly's got a great service. This is my 30 minute meeting calendar. You can pick it. I've next week blocked out because there's something going on. But you can basically pick basically anywhere from about 10 to 5 or 10 to 4 or 11 to 5. It just varies throughout the week. This is one of the most important tools I will tell you, revolutionized and helped me be much more successful in the last three to four years is using this schedule. They book people in, you know, talkwithscottcarson.com people can book any 30 minute spot that's available. But it works at my convenience, not yours. No offense. You find a spot that works for your convenience. But this, I plan this. This is one thing I look at every week. What's my schedule look like, what I need to block out? And often it blocks it out because it's linked into my Outlook panel. So if I have something else booked where I'm speaking or an event or a podcast, then it blocks it out for me. But Calendly is one of the most important things. Now maybe you're like, well, I don't have appointments, I'm not that fancy yet. Scott Carson I don't have a podcast I'm not getting asked to book on podcasts. That's great, totally fine. You can use it to set it up with asset managers. Like 15 minute conversations with investors. Here's the point I want to make with you. If you don't aren't setting appointments or talking with investors or bankers, you will be very soon if you follow my steps for success tonight. That's the reason I taught out with this, that I don't make anything off of this. But this is one of the most important factors in the last four to five years that we started. I don't remember. It was probably four years ago when I started, when I started the podcast over beyond four. Because we celebrate our podcast here in the next couple weeks actually. So. But what you should do, like I said, pull out a piece of paper and, or a pen or Excel spreadsheet. And what I want you to do. Can you see my screen? Okay, here, There we go. I want you to basically on the left hand side, just fill out like I did here. This is one of the most important things you can do is time block your schedule. If you want to have full time success on part time activities, you need to have a schedule. But most of you want full time success and no time, no type of organization, no type of continuous in and out marketing. Most of you aren't even doing basic things that you need to be doing. It's really disappointing because this is not a hard business. It's a hard business if you just throw shit against the wall. It's a pretty easy business once you put systems in place and put your marketing in place and do things on a consistent basis. All right. And I love each and every one of you that's on here. And I'm going to tell you right now, all of you can do what we're talking about tonight. Now if you're working full time, here's the big thing. Yes, you have time in your spare time to get stuff done. Maybe you don't have 40 hours a week, but maybe you got 10 hours a week. And many people are like, well when would I do it? Well, let's look at your schedule and, and figure out. So that's why I said basically from 7am down to 8pm and I have 30 minute segments on this and this is a tool that I've used in a variety of places. I actually started, I was giving something like this young as a young kid, as a pool technician one summer out at Port World Condominiums in Port Aransas and they did every 15 minutes. They want to keep track of what I did every 15 minutes. Okay. And it's important. Okay. Aaron says, I'm done throwing stuff at the wall. That's good. It's time to organize your stuff against the wall. So the first thing that you do is you put it in, put it in here all seven days out of the week and let's start filling stuff that you have. So if somebody works full time here that they would like to jump on, we can kind of go through some things. If you got kids and working full time, that's actually going to be easier for us. Now if you don't have kids, that's totally great. Or you're older and kids are out of house, totally fine too. But I'd love to bring somebody on Speak. We can actually fill out your schedule so you can see what's going on. Aaron, are you available to jump on? You said you're tired. You're commenting about that. How about that? Aaron, you want to jump on? Aaron Vindiola Going once, Aaron, I will. Let's see if this works for you. I'm going to actually allow you to talk. So you should see a button pop up on your computer, says it allows you to talk.
Hey, Scott.
Hey, how's it going Aaron, how's your day going?
It's just fabulous.
Where's home for you?
San Diego.
Oh, San Diego. Sun Diego, as I like to say there. Okay. It is true. So Aaron, tell me, tell me and everybody else on no nightmare here. A little about yourself. Full time investor, part time investor. You have a full time job. What's Aaron all about?
Well, I am supposed to be a full time investor. Yes, indeed. And my business partner and I have fix and flips and we got it socked to us during COVID and I'm with my tail between my legs right now, so I've got to get out of it. And I think when we first talked, Scott, it was just like coming to a head way back when a couple.
Months ago, I remember a conversation. You're like a lot of people there.
I can't get organized. If I could show you my desk right now, you would be mortified. But it's, it's what exactly what you said. So I'm so desperate right now, I'm Uber and Lyft and shipped shopping. And I heard you say something about it and I took a little bit of offense to it early on. But then I was like, listen, if I'm going to keep doing investing, I've got to make the steps to do it. So you are right, I haven't done what I need to do to get it done. So.
Well, let's go through it right now here for you then. Okay, so you're working a couple of things. Like many people out there, they're working a job or they have a career or something like that. So the first thing that I always like to do when I'm looking at a schedule is we have to figure out how much real time you have. And then you have to plan your marketing strategies for deals or cash or whatever around your schedule. So what are the times that you end up driving? Most of the time we'll just stick with Uber and go from there. So what times do you drive in.
Your mornings or early morning? Early morning because I live in San Diego and it's airport runs.
And then what time is that?
Sorry. Like I started sometimes six in the morning and I'll go until nine. So then I'm nine o', clock, I'm open to go, ready to go.
For investing, what Aaron said, basically from 6am up, I have the counter from 7 to 7 or 7 to 8 on here. But we'll just say, so what I like to do, if you just do this, are you doing this five days a week? Seven days a week? How often are you doing it?
I'm doing it. Not I'm doing it. Like I said, I'm not organized, so I'm not doing it all the time. I'm doing it. I'm going to say I'm doing it 27 to 30 hours a week.
So what days are you doing it? Aaron, what day do you.
Oh, sorry, sorry, sorry, sorry. All right, I do, I do it every day, but it's just, it's. Yeah, every day.
Okay, so Monday through Sunday and that's totally fine. Till 9:00 o' clock you said basically, right?
Yeah. Okay, seven to nine.
So everybody, if you've got a schedule, a job, morning job, afternoon, all day job, you would go in here and highlight, okay, 7:00am I'm getting up. But maybe for some of you that maybe, hey, I don't have to be at work till nine and you've got a short commute. Maybe we get up at 7am and work for an hour to do some of the marketing we talked about. We'll get that later on. But anyway, for this seven, we'll just say seven to nine for Aaron here, we'll black that out because you can't, you'll be doing all that stuff. You can't really do anything else. Right. You get you focus on now. There'll be times that you probably, okay, it dies out. I'm getting a lot of stuff. I'll go home or go do something, but we'll just say yeah, for shits and giggles, we'll say that. Okay. Are there any, are you, are you doing anything else in the afternoons? Are you doing any other time while you're driving?
Yeah, 11 to like 12:30. I'll go and do prescription pickups. Let's say three days a week, Monday, Wednesday, Friday.
Okay, so 11 to 12:30, we'll block those out. Monday, Wednesday, Friday. What else do you have planned? What else are you doing throughout the week? You have kids, you have to pick kids up from school or anything like that or.
Well, it will come to that point here in a minute because I do have a kid starting back to real school. So what.
So when are you dropping them off in the morning, picking them up or both?
Both. But drop off is during that time that's already blocked out and then pick up from 2 to 2:30 Monday through Friday.
Okay, so we'll block out Monday through Friday, 2 to 2:30, it's pickup time. Now, do you take them home and then just drop them off at home, spend a little time at home, snack, get them on their homework?
Yeah.
So you say from 2 to 3:30 to pick up and then how far is the commute home?
Oh, minutes.
Okay, that's good. So it's right in there. And then how much time do you spend with them afterwards? Half hour? An hour? Are we talking like two to three?
Yeah, the ride home. He's a 16 year old.
Oh, okay. Yeah, yeah. Mom, don't talk to me.
Bye. Peace. Peace out.
All right. Yeah, so we'll just say 2 to 2:30 Monday through Friday, is that right?
Yep. Perfect.
Perfect. Okay. Now are you driving in the evenings? Are you doing any of that?
I am, I am. So like right now would be my normal drive time, 5 to 7:30. And I do that maybe three days a week.
What days of the week do you do that?
Let's say Monday, Wednesday, Friday.
Okay, perfect.
And it varies, but I'm going to just do this just like you said, just to.
Yep.
No, this is good.
This is a good starting point for you to figure out. And you'll know, you know which days you make more money or more. I mean, you know that and you'll just. Now do you drive on the weekends for that as well too, or.
No, I do. In the evening time. I do like usually five to nine.
Okay. Saturday and Sunday both?
Yeah, let's say Saturday and Sunday both. Just because that's what I should be doing.
But so anything else on there throughout the week? Do you have church you go to on Sunday? Do you have any other organized.
But it's in that time, so I'm, I'm good. My church is from 8:30 to 9. 9:30. So I guess you could do that.
Yeah, for church. Because it's. Sure. You do anything, like weekly stuff with the family, you know, date night, Friday night, movie night.
No, it goes into all of that open time. So let's just leave it as is.
Okay. Now is there any times. Do you go to any local networking or meetup groups in San Diego?
Yes, once a month.
What day of the week is that? Wednesday. Okay. And that's what is from 6 to 7 basically right here. Or is it lunchtime?
No, no, it's six to. It's six to like 9:30. So yeah, just leave it like that. It's fine.
All right. So the reason we do this guys, is you may want to put in here like half of it may be. You may split off say, okay, one, one week out of the month. And for some of you guys are an area that have to go once a week to a networking group like here in Austin or Dallas. San Diego's got the same thing. San Francisco usually once a week. So it's a weekly event. Maybe, you know, Tuesday, Wednesday, Thursday. Just varies. And then of course we all have those months where there's an event going on Saturday or Sunday or an expo or something we're attending too. So put that in there. But most of the time Saturday and Sunday, you're basically. Is this look like you're kind of a free schedule for the most part. All right, good. Now what. Let's talk about what are you doing right now. You've talked about fixing. What are you doing for marketing for deals right now? Anything Doing direct mail call blitzes?
Well, we, Robin and I started and we did. We bought one of the lists and. And capital is our problem right now, Scott. And I've already told you capital was our problem. But we did the list buying. Actually it was through Donna Bauer, but she gave us the guy's name for the list. Well, that was, you know, that was a shock to how much money was it was going to cost us and the length of time, I was not prepared for that. So for somebody who's coming into this with not a lot of money, that marketing is very expensive. When you don't have the money in your Pocket. I'm going to just say that we're.
Talking about, we're talking like direct mail.
Are you talking about the postcard mania?
Yes, postcard mania on your company that I use? Yes. Not just the post. I mean it's high quality. You end up having to buy five or six thousand at a time.
Correct, correct.
And it actually turns out being cheaper order than that way in bulk than it does trying to piece together 50 or 100 print or something like that. But the postage and you need to have a list of big size because garbage will do the mailing for you, but you have at least a thousand names, a thousand addresses and stuff like that. So yes, post direct mail is very, very expensive. And let's just say, let's say no to direct mail, okay? The only direct mail I do is to IRA investors. I don't do any postcards out for out of state owners or owner finance notes or owner finance leads. I don't do any direct. Only direct mail do is to IRA investors. And we do that on a smaller list size. And I'll share some of the things with you here in a little bit. So now that we've got your schedule here, here's what I highly would recommend that you do to start doing. Now you have a LinkedIn profile, if I'm correctly. Right?
Yes. I'm awful with it though, Scott, because I'm also a pharmacy technician and I need to separate them out and I'm just. No, no, I hate it.
You don't.
All right, I hear you.
You have to listen to me on this.
I'm listening.
Second, LinkedIn profile would be the biggest mistake that you do. All right, no, I need you to just listen to me and believe me on this because I can tell in your voice, like, all right, well I'm not. Don't, don't give me lip, all right.
Right, I hear you.
Okay. You does your pharmacy that you work for, do they have a 401k for you?
No, I worked part time and I'm not doing it right now. Hence the uber Lyft ship.
And why are we so worried about it then?
Because I haven't changed it out and all of my connections with the pharmacy are still with them and I'm not, you know, I'm not going and getting a job actively with that.
But here's the thing here. And I'm so glad you brought this up, Baron. And I'm not. I'm so glad you brought this up. Okay, Everybody out there, everybody in our warm circle, past, present, LinkedIn is either a buyer or seller. Or as you say, your biggest need is a funding source. Okay, yes. So you can go just change your LinkedIn profile to investor to real estate investor. Go change it. Tweak up some things. LinkedIn is going to be one of the most important things here. Everybody that you can do, because some of the automated marketing we can do that doesn't cost you much money, can get started with LinkedIn without the direct mail cost. It's so much more affordable this way. So go change your profile to say real estate. It's okay to put that you work for a pharmacy before that can work in your, in your favor. It actually can be a starting point that you can work with in talking to other pharmacies or other pharmacists out there. Pharmacists, dentists make money, but they don't have the time and many of them don't like what they do.
Correct.
Okay. So don't be down on yourself. Realize that is a competitive advantage that you have over me, over anybody else, because you've got that experience. You can talk that lingo and that language.
Okay, I already did the real estate investor, but I'm not paying attention to it because I was going through a divorce. So I was trying to keep all of this stuff secret from my ex husband.
And how long ago is that, though?
Four years.
Okay, let's just stop. Okay?
But I just started LinkedIn this last year. So as a real estate investor, that's great.
You can leave the bullshit at the door. Okay, so let's just.
Got it.
No excuses. Here's something for that everybody can do. Okay? This is one thing that you can do. And what I would do is you can even do it while you're sitting in your car waiting on rides to show up. There's probably. How much time do you end up spending in between rides a lot of times while you're Uber?
Not. Not a whole lot, surprisingly. But you know, I live in San Diego. Everybody visits here and everybody wants to go somewhere.
So that's a good thing. Yeah, it's a beautiful thing. So here's what I want you to do. When you get home, what I want you to do is you can go over to LinkedIn and then I also want you to go get octopus CRM.
My God, Scott.
Okay, why is that. Oh my God. Why is it got to be dramatic?
Because I've heard this video on YouTube, the Octopus CRM, and I just don't feel like I'm there. Like I. I'm not. It's kind of like the. What you just said something. You might not feel like you need the calendar yet. That's what I feel like with this Octopus CRM. And I, you know, are there because.
You said something to me very specifically. Oh, I'm not there. Yeah, you are there. The fact that you're not spending time on there to, to go out there and send connections, this can help automate it for you and start connecting with you. So let's do this real fast.
Somebody just posted in the chat that you have a video very explanation in this LinkedIn process. So I will go back and find it.
It's not hard, but you can go on to Octopus CRM set up. It's like $21 a month. Okay, Set it up. And depending on connections you have, you can actually automate reaching out and sending out invites to people. And you can do a of different lists of investors in San Diego or California or pharmacists or other real estate investors. I mean, you are in an area that is very rich when it comes to private capital. And you have something else that works in your favor, Aaron, is that people in San Diego, Southern California that have 50 to 100 grand or 150 or 200 or 300, don't think they can buy anything.
Correct.
And you and I both know, and everybody on here knows there's other deals out there that you can use that money in mezzanine or notes or whatever it might be to put it to work. So you can set up your marketing on LinkedIn to happen for you. Set it and then walk away and do something else. But you just have to do it. And the reason you haven't done it, it hasn't been a priority for you.
Correct.
And this would be something that I recommend to everybody. Start the networking, start the spot, start doing it and do it Monday through Friday and do it first thing in the morning. And it only takes you a couple minutes. You can literally import over different lists from LinkedIn into Octopus and start that little 50 to 100 connections per day. And that's what it all comes down. The number one thing that separates successful investors from those that struggle is a list, is building your list. And this is your daily list building thing that you can do. You might also put a flyer in your Uber. Hey, I'm also a real estate investor. If you're looking for deals, talk to me.
Okay.
All right.
So is this how you get your IRA investors?
I'm gonna get to that in a minute here.
Okay.
But you could go on there and search on LinkedIn self directed IRA investor. IRA investor and find people all across the country by doing that. Now, what you can also be doing with your schedule based on this OCTOPUS CRM, you'll be doing it through asset managers once a day. Just pick a day. Like asset managers would be like Tuesday, Wednesday, IRA investors could be Monday and Thursday. And then you look in real estate investors in California or San Diego or one of your other markets on Friday.
When you say asset manager, what do you mean?
Like at the no business we look for special asset managers or secondary marketing managers. That's our specific thing where we're looking for note investors. Okay.
All right.
Or note deals, I should say, not note investors. When we're looking for notes, that's where we go to directly to the banks. I don't send out letters or postcards. It's either an OCTOPUS CRM and set it up where it's an automatic connect. Or you could also, for those of you late at night that have a late night work night, you could actually do that also at night. Before OCTOPUS was around, I would spend time Tuesday, Wednesday, Thursday night if I'm sitting at home in a movie. And I would Send up to 100Direct connects on LinkedIn to the same thing, special asset managers. And I would get lists sent to me. So that could be one thing that you can do after hours. Everybody. If you work Monday through Friday, 9 to 5, that's something you could do at 7, 8, 9 o' clock at night or at midnight is only times when I've done it before too. That makes sense so far.
Yep.
All right. Another thing that you could be doing because he talked about investors looking for investor money is you could also jump on, let's say in the afternoons, let's just say three o', clock, you could go to Bigger Pockets. Do you have a Bigger Pockets profile?
I don't get one.
It's free. Okay. There's a ton of investors on there. And Bigger Pockets, when you have a profile on there, everybody. You could do this at any other time too. This is a side hustle thing. You do it when you're not working. Okay. Aaron's got kind of an inverted schedule here, which is okay, which works out perfect. But if you go over to Bigger Pockets, create a profile, it's going to ask you what kind of keywords you want to follow. So if I want to follow fix and flipping or notes, I put notes in there. Well, many people on Bigger Pockets, everybody will go out there and say, hey, I've got 50k to invest. What should I do? I've got 75k to invest. I've got 100k to invest. What should I do? Literally on the last workshop I did, I think we, in, in 10 minutes, we found 12 people that had anywhere from 75 to 200 grand to invest. And so what do you do? You connect. You send them, connect and invite and then you reach out to them. Hey, you might think about buying notes or investing in notes or partner with me or doing whatever. Okay. And that's when somebody sits there and tells you, I got money. What should I do? They're inviting you to connect with them and sort of thing. And that's. We've raised a lot of capital that way. So I would do that. I would do that five days a week. A little bit. Doesn't take a little to do it. If you go send keywords up the first time, then you can always log in every other day or something like that and look and see what conversations have popped up and then reach out and answer those. It doesn't take long to do it. Okay. Yeah. Now, when do you think you have the most amount of time where you're in front of your laptop in that?
1230 to, you know. Well, in a minute it's going to be broken up, but 12:30 to 2 and then 2:30 to 5.
All right, so this is what I.
Want to get me wrong. I have plenty of time. I can change that schedule any way I see fit. And that's the beauty of being able to do this gig work, you know, versus sitting in a pharmacy for eight hours a day, five days a week.
Right? But here's the point, Aaron. You don't need to. You just need to set something up once and do it. The correct tweaking things doesn't help anybody. And I said it for everybody out there, you know, here's the thing about time blocking your schedule, everybody. You're going to fail at it. You're not going to be perfect at it week in, week out. This is meant to be a guide to help you identify times and being focused. So when we put something on here to do it, you have to eliminate the distractions. Turn the TV off, turn the radio off, be focused solely on that event for 30 minutes, not two hours straight. Because we all know your mom minds can only absorb what you're asking to stand. All right? So you're gonna have to take, but take the time to do this. So I want you to start thinking of Mondays now as your money Mondays. Okay?
Yeah.
Because as we Mentioned before. This is where I would do recommend to you to go to the county clerk office in the county in San Diego and do a search for self directed IRA investors. You can literally go on to the county recorder's office. You can go to Netra online and every county across the country allows you to look at the recorder's office and you do a search for you direct equity trust, Quest Trust and it'll give you a full list of people that have used their IRA to purchase a property in the county that you're doing the search in.
Okay.
Now if you're investing in other counties, California won't allow you to do this, but other states will where you go to the appraisal district. Like I could go here in Austin right now, go to the county appraisal district, type in equity trust request and It'll show me 200 or 300 properties that are inside somebody's self directed IRA. And about 75% of the time it'll give me the person's name and their mailing address. Okay.
And I can do it outside of California, correct? Because I don't only work in California.
That's exactly right. You do it in any county across the country for the most part. But that's what I would do. I would pull that list. And here's the thing, in some states and others you're going to see full list. What I don't want you to do is worry. Oh God. I got 500 to send out. I want you to focus on getting out 50 just to 100 letters, plain Jane letters to your IRA investors by Friday. Okay. Or you do that on the weekend and get it out Sunday so it hits their mailboxes Tuesday or Wednesday. Something simple, just a one page letter talking about you, your company. We focus on. Maybe put a couple of your past deals or case studies in the back. It's front and back. We're talking 50, 100. The beautiful thing about sending a letter to a self directed IRA investor is you know the property they bought. So you might want to mention that in the letter if you've ever taken my three day workshop. There's a sample letter. Exactly. In our manual it talks exactly what I say. Hey, I saw you bought the property in Main street with your ira. Was this for a real estate investment or some other things? If you're not an investor, disregard the letter. If you are, maybe we should talk some more because you're probably looking for some more deals and I've got access to deals or deals that need to be taken Care of something simple. Okay. But one letter front and back sent out, you will get a huge response rate to those letters. Not like direct, traditional direct mail where you only get a 1 to 4% response rate. Okay. And this could even be something you take with you while you're driving. As you're waiting, maybe you can stuff a few envelopes while you're driving.
Sure.
Okay.
Multitasking. I like it.
Yeah. And that's the thing. So one of the things that you may want to do as well is look at, look in the area as well. There may be a lunch networking event you can attend in San Diego. There's usually a couple out there, so you may might want to jump on meetups in the area.
I've got a few, I just, I specifically knew that one on Wednesday night. So we have different ones that we go to.
But so one, one thing that I did too, and this is something, if you guys are new to an area looking to meet with connections or meet with new people is go to BNI. Go to bni.com and that's the largest networking institution across the world. And if you type in the city here and they'll give you the full list of BNI groups that meet either in the mornings, in the afternoons, or you know, in the morning or lunch or sometime in the afternoon.
What does BNI stand for?
Business Networkers International.
Oh, bni. Okay, thank you.
And what I did over a two week period is I got up in the morning and I went to a BNI meeting in the morning and I went to a BNI meeting at lunch. And I did that Monday, Tuesday, Wednesday, Thursday. And in over two, it actually took me three weeks to hit all 14. But the beautiful thing is oftentimes when you go to these BNI groups, they'll give you the roster of everybody that's a member on a PDF or allow you to pass out every passive their business cards. So it's a great way to build a nice database of professionals that are experienced in giving referrals and then you add those people to your database. Okay. Now Aaron, that's another next question I have for you. How often are you emailing out a database of yours?
Any, any non 00, like none.
Okay, that's all right. That's most people. Okay. But you need to start doing that because that's how you build that private money river to getting people interested in what you're doing. And if you've got, you don't need to send it out daily. What I would say to do is the best time to send an email out is for it to go out at 7pm on Sunday night. Okay. And maybe you want to do it 5 o' clock your time because then that's seven central. It's 8 o' clock eastern. All right, maybe we do this. Let's do that. So you say your Sunday, your. Your database, 5:00pm yeah. Okay. You may want to write that Friday afternoon. You may want to write your email and then pre schedule it to go out. Okay.
And it's the same letter as you were speaking of before.
No, this is an email. This is not a letter.
I'm sorry.
Same information, contacts and by investor contacts. These are people business cards. You met up with an expo at a networking event. I'm sure you probably have a shoebox full of business cards.
Yes, I do.
Okay. So you need to put those into a database. Okay. Now I would also there's two types of email service providers I would recommend for you. One would be mailchimp. It's pretty easy. The other one would be like Keeper infusionsoft. We had Darren Adams on a couple of weeks ago and they're still running a really great special for keep for your CRM. So when you send an email you can see who opened it and see if they clicked on anything and that kind of stuff. But you got, you've got, if you're running, if you're needing to raise capital, you've got to communicate. You got to get the word out in front of people that you meet and people that you're networked with let you, let them know that you're around. Okay. And the biggest thing is setting it up on a weekly basis so that it happens because magic happens. After the fifth email. You send one email out, you'll get a few responses, but you're not going to get people that take you seriously until they see you send emails out on a regular basis and get to notice. That's why we, that's why we do this night in America every Monday night for the most part, for the last 12 years. That's also why we send an email out Sunday night at seven my time. Almost every Sunday night too. Just so that. Because that's when people are looking at their phone. They're looking to see what's going on next week. They're starting to dread that Monday, the blues. The Monday blues. And you hit them with an email about something you got going on that week. A meetup group you're going to or a deal that you're working on or a past Deal or a future deal that you offer? Hey, I've got a deal. If you're interested and want to put some of your lazy assets to work, let's talk. Okay, These do not need to be complicated emails, ladies and gentlemen. We're Talking less than 20 lines of text that could be like three to four short paragraphs with a photo of it. You want to put your photo, your smiling face on there somewhere at the bottom, Aaron, so people recognize you. You want the email to come from you, not your llc. But you got to start doing that on a weekly basis. Okay? And if you'd rather not write an email, then record a short two to three or five minute video and include the video and send that out. Because if you're sitting in your car, you could very easily film some short videos on case studies or deals or things that come to your attention or what you're working on this week. Well, that's a necessity. Now I also would Recommend Talked about LinkedIn. We've talked about direct contacts. That's LinkedIn there. Octopus. Let me go back over to different activities we have up here. You get your network events growing, LinkedIn, bigger pockets going on there. We talked about that. Connected Investor is another website you go to and check out too. I would look at some Facebook groups. I mean, you've got some really large Facebook investor groups in your area. You might even go in there and start, hey, you know, talk about a deal that you're working on. You have a deal? Do you have a deal right now? It's struggling or deal that you're looking to move, Aaron?
No, we're almost done with our last fix and flip in Pennsylvania. So that is my struggle right now.
Where at in Pennsylvania?
Pittsburgh.
Are you going to buy more stuff in Pittsburgh?
Not today, but in the future eventually, when I can get out of my funk of a man's world. Sorry, Scott, there are so many issues right now, but I've got to just like I've got to lick my wounds a minute. So that's what I've done and now I'm moving forward.
Okay, well, Pittsburgh has a huge real estate Facebook group in there.
Yes, huge group.
I'm in it. The reason I know that. So I would take your deal that you're finishing up there and advertise, hey, we've got a deal.
Or here's an, We've already sold it. Now it's just a permitting thing with the city.
That's, that's great. Use the damn deal though. Here's the thing. Most people, oh, we got a deal. Sold. We're not going to market it. Continue to market the deal. It's a case study. It's a past deal. Hey, here's a deal we just finished up and sold. Hey, if you'd like to be involved with more deals with us, reach out to us, okay? That's what you have to realize that a deal that you did yesterday or a year ago or two years ago can be an example that you can use to raise capital for tomorrow.
Right. This is our fifth deal in Pittsburgh.
Okay, great. So there you go. You've got five deals. Five case we talk about in Pittsburgh. Okay, got it. That's, that's phenomenal there. That could be a deal. The deal of the week that we did. That's five weeks of emails right there.
Right? Okay. I see you getting all excited about it. I love it. Okay.
But that's the point is that people don't want to see theory. People want to see solid stuff.
Got it.
You got five in Pittsburgh and other areas and stuff like that. Use them and everybody out there use them. One of the things, I mean, you could reach out to local hard money lenders in an area to say, hey, I've got these types of. These are the deals in your hand. Would you have approved them and made them? Like yeah, we would approve them. And so when I ever have to rehab a property, that's the first place I go. I go to a hard money lender in the area and say, hey, I got a deal. Because I don't want to do fix and flips. I just want notes, deals. And so I'll have a hard money lender often pre approve a project and then they'll email that out to their database, say, hey, here's a deal that's already pre approved and they get it sold for me or find investors to take down the deal. So don't be afraid to use past or present deals, even if they're not note deals or whatever you're focused on. Use them because they show experience and it builds rapport with your audience to read about because people would much rather read about a deal versus, in theory, oh, this is an actual deal. The numbers don't, you know, tell the story. You know what I mean?
I got you.
Right. Let's see. Yeah. And then if you don't have a deal, ladies and gentlemen, you can always go to different websites out there, like note websites, like Paper Stack or a few others out there, take a look at what's on their website and start kind of acting like as if you were going to take that asset down and start talking about that. You'll start doing due diligence out there, ladies and gentlemen. Okay, so let's see, let's pull this over here real fast here. You're, you're not a note investor. More of fix and flipper right now though, right, Aaron? Right.
Let's see, we're in a land entitlement deal right now. And that last bit of Pittsburgh and that, and then it's going into notes. But, you know, it's. I'm trying to get my feet under me as far as, you know, how long I've been at this, what, three months, four months, just trying to figure out what it is I'm going to do with notes. You know, I, and I know I don't have any cash right now. You know the saying you over educate and just can't pull the trigger.
Right. Well, and also, basically you said this throughout. I don't know if everybody picked it up, but the fact that you like, oh, I don't have any investors that often. And that's a mindset that many people have, like, oh, I don't have any investors. I have my own money. I can't go make offers. So why am I going to market for offers if I don't have the money to write the check on the back end or fund it? And I totally get that. We've all been there, I've been there. Okay? But what you have to do is you have to flip the script and realize you got plenty of time. If the deal makes sense, you can raise capital. If you, if, and this is an if. If you market and if it comes down to marketing, it comes down to that basic stuff. Send an email once a week, you gotta have a database to send to. That means you gotta spend some time on LinkedIn and other places to connect with people out there. And that's why we talked about the bigger pockets. That's why I talked about the octopus or the LinkedIn. It's the meetup, the network taking all those contexts, taking all that time and money that you spent to go to these places and meet these people, put them in a spot where you can send an email out to them once a week. What's the worst thing they're going to do? Unsubscribe. Okay, thank you. But you have to do that one basic thing and send an email out and you got to start. LinkedIn's the easiest way to find investors in any market out there. And that's why it's such a strong point. You gotta take the time, put it on your schedule and do it and just stick to your schedule and fill in everything else around it. Like if you've got to we go back to your schedule. If you were doing other things you'd want to say, okay, I got to talk to thing contractors in Pittsburgh. Well, let's do it between 11 and noon Pacific time. Okay. Do it when you have spots available, these spots, you have things down and we've talked about things. You got to stick to them. You might even want to put this on your wall or your calendar somewhere. Hey, I got to do this for the next 30 minutes. Don't interrupt me and go from there.
Totally. Thank you.
You're welcome. Thanks for jumping on. I appreciate it.
Totally.
Somebody asked me on the other day, well, what if you're not good at email? Well, you have to practice. It's kind of like riding a bike. Ladies and gentlemen, many of us are walking. I hate to say that, but it's the truth. Sending an email is just doesn't have to be complicated. It can be short and sweet. Hey, just wanted to start letting you guys know about my jo what we're focused on. Many of you guys have known that I've worked in like Erin's first email to her database should sound something like this. Hey everybody, hope you're doing great this Sunday evening. Just want to keep you in the loop of what I'm doing on. Many of you know that for the last four or five years I've been active in the farm in pharmacists here in sunny San Diego. Maybe you don't know that. I've also over the last couple years been an active real estate investor buying different properties in different markets like Pittsburgh when I live in San Diego because I find better deals outside of the communist state of California. Whatever. But. And here's a couple pictures I would love. I'm going to be sending an email out once a week, just sharing kind of my journey. If you're interested in finding good deals or putting some some of your lazy assets to work because there are some phenomenal deals in the distressed market. Let's talk. Check out and check out the video that I filmed on my most recent flip in Pittsburgh. Something short, sweet, doesn't have to be anything long. Hey, that's the first email. Second email could be talking about another case study or hey, here's another thing that we're focused on with a crazy market like what happened last week. Well, what happened last week they extended the eviction moratorium. How does this affect real estate? Well, it means there's going to be distressed assets out there because people that aren't paying their rent, the landlords can't pay their mortgage, they're not getting any rent. That means we're going to see increase in defaults and notes and some REOs in different areas. Hey, if you'd like to be kept up to date on what's going on, feel free to interact with me and let's talk. Like pick a time of my schedule. We'll be glad to Talk with your 15 or 30 minutes. I'd love to catch up. One thing that I did and still do to this day is if I ever go to a networking event, an Expo Ria, if I have a booth there, we collect cards, still do this in the day, still collect cards, still use an octopus every day to collect. My database is, I'm constantly adding people to the database and so that when I get a business card in the thing, if I was at a Friday, Saturday, Sunday event, I got cards Friday I sent out an email. Saturday morning or Friday night, same thing, got cards on Saturday, sent an email Saturday night or Sunday morning, same thing, got cards Sunday I sent out an email to them individually and then I'd follow up with an email on Tuesday to everybody that I met at that three day expo to say I want to connect with you. You may want to check out my podcast, check out my website or check out my case studies. You all have value in what you do. Just be you. You don't have to try to replicate me, but you have to do some of the same actions on a day in, day out basis. Now if you go to a meetup group and you only meet four people, that's four people more than you had to walk in. Okay, one thing that Aaron might consider doing is you might want to check out a company called Exact Data. And Exact Data is a list pulling company that can pull lists of people that have an IRA that may not be self directed, but IRA investors or 401k or even professionals like you could pull up all the pharmacists, people that work in the pharmacy in California or San Diego County. That could be a direct mail campaigns or a lot of times they'll have the email addresses that you put into it and send an email blast out to. Okay, we've all got different things that we can do. It's just a matter of setting the schedule, blocking out what you gotta do. You gotta. If you're working a part time or full Time gig. That's okay. It's totally okay. Everybody has to do things, all right? Does not mean you're a failure. Do not think that for a minute. It means you are doing the things that you need to do to provide for your family and you should not ever be upset about that. Okay? But here's the thing. Don't give up on your dreams. That should burn a fire in your belly to do more with your spare time. And I know when I failed as an entrepreneur, initially I had to go back and get a job. Upset about that. But it made me realize that I have to do the things that I do on a daily basis. And so I just simply wanted to pull up my calendar. Unless there's some other questions here, John Philippe webpage for university, please. It's notumbrella.com for our WCN membership. I think you're asking for. I leave early, real early in the morning, get home kind of late. I'm not sure when I have time to call people. You don't have to call people, Brendan. If you are, if you're gone early and you get home late, you aren't going to call anybody. But what you can do is jump online and use LinkedIn. You can jump on and connect with people that way and schedule phone calls during your breaks where it's best available for you. Okay. If you're working a full time job, you know, early and late, you don't have time to call. You know, I only put that in there if you had some time. Now, if Erin wanted to make some phone calls, she's got some times in the afternoon, maybe in the morning to call on the east coast, want to do that. But if you don't, that's okay. Just leverage where everybody else is leverage email, leverage LinkedIn and get the word out that way. Okay, good question. This is the same thing we've talked about before. If somebody's a hard money lender, they want to be in the first lien position on be on title. Somebody is a hard money lender is not going to fund a note purchase. They want to know the property. It's not going to happen that way. Okay. All right. So what I wanted to share with you is kind of what my calendar looks a little bit like. And I want to plot it all out for you so you know exactly what I do. And look, I'm just sharing this with you so you have a bit of an idea of how I kind of approach each week. Okay. And I will tell you, there are days that go helter Skelter, you know, up. I didn't get that stuff done, but I get back on the horse the following day. Okay, I'm not going to lie. Today was a rougher day. I was tired. I don't know if I had too much sun, I was out in the sun, too much sun yesterday here, working in the yard and grills and stuff. But I was tired today. I was really worn out. But the thing that I had to do was with you guys tonight, this motivated me to get up, get rock and roll, get my PowerPoint, go through this with you and spend the time with you tonight. And also the good thing is I had already pre written my emails that went out to you guys Friday last night and today. I wrote them all last week so I didn't have to worry about, oh, I gotta get stopped, run to my computer, send an email out Sunday night. Okay, so we got a question here, one second, I'm gonna pull something up there. I have VAs that do stuff for me for the most part now in the Philippines, but they communicate with me in the afternoons. We give them stuff to do. But here's what my thing is. I get up in the morning, all right, I'm not an early, early riser unless I have to be. So I usually get up at 8, my alarm goes off at 8:30, I'm up out of bed 9, 9 to 15, depends on what the day is. But I'm usually in front of my laptop by ten o' clock in the morning. And by that means I'm not checking emails first thing in the morning. I don't get into that, check my emails and let somebody else dictate to me if it's an emergency, they know to text me or something like that. But first thing I do is at 10am I hit LinkedIn and I start Octopus CRM every stinking day, okay? Every single day. And I have to go between 50 to 100 invites out to new. And I have a variety of different lists, asset managers, bankers, real estate investors in Texas, real estate investors in California, a variety of different lists that it sends stuff through. And I'm on that every morning at 10:00. It takes me less than five minutes. So I actually pulled over another thousand names a day, the note investors, and pulled that into my database and went out to 75 of them. Okay? But that has helped me grow my database from 6,000 to 26,000 over the last couple years. I've been using it, Octopus CRM. So well worth it. And it gets conversations going. I Had a guy reach out to me today looking to buy some notes. I had a guy reach out to me from last week who is looking to fund some deals. He's got some private capital, do some stuff. So it works. You just have to work it and put stuff on there on a daily or weekly basis a little bit. Okay. So my number one thing, number one event each week, most of the time is tonight is Monday night at 7pm so what does that go into? Well, it actually means it start, I start preparing for Monday night, Wednesday night. So next week's no night in America. I'm already preparing for it and I need to have it finalized by Wednesday or Thursday. So I put on here, let me blow this up a little bit so you guys can probably see a little better. So I need to have my topic picked by Thursday at 2:30. Okay. Tuesday 2:30 for night in America. So I have my topic. I usually will either I created or my VA creates my infographic that you saw. Okay. Because my first email goes out by 3 o' clock on Friday afternoon. If it's after 3 o', clock, it's a worthless email because nobody's checking their email after 3 o'. Clock usually because they're all busy about heading out of town over the weekend. It's the lowest open rate after 3 o'.
Clock.
So I get it out by 3 o', clock, 2:30 preferred. That goes out. I have an email that goes out again that I wrote Sunday. Same email. I just replicate it to my audience. It goes out Sunday night and basically says instead of next week here, hey, join us Monday night. Or this one may say tomorrow night with a different topic but the guts are still the same. Same thing come Monday morning. No Night in America today email. Same email goes out Monday morning to those that didn't open Sunday night's email. And then I sent another email out at an hour before. Hey, it's a one hour reminder for you guys that we had an hour presentation tonight. Okay? Now the big thing, why do I send those out? Because I'm constantly looking. I want to connect with you. I want to talk with you. I want to talk with the Aaron's, I want to talk with the Johns and Darryl's. I want to see what's going on. You guys are good about asking questions or communicating. Okay, but that's just one marketing piece. That's six things for one marketing piece Monday night. Now this will happen after tonight. We've got a video. I've been live streaming this to YouTube. Okay, but what I'LL do is tomorrow I'll send an email out. You can see on here no Night in America Replay. This goes out tomorrow at 12 or 12:30. I usually premiere the video at 12 on Tuesday. Cause that's what YouTube tells me is when most people are watching my videos at noon on noon on Tuesday. Okay. Or 11. Okay. So that goes out and I have a day off from Note Night in America till Thursday or Friday. But here's the other things that I do. Like I said every morning LinkedIn Monday through Friday, don't do it Saturday or Sunday. Okay. We look at the rest of my day here. On Mondays we have the email goes out and then I'm usually looking. I have a spot on my calendar Monday through Friday to either be a guest on somebody's podcast or to do a podcast episode for my podcast. And starting next week I may bump it up a couple days. Here we are starting a new series on the podcast, basically starting all over again. If I had to start all over again. What are the things to be doing step by step and a topic each day going forward? And we'll probably do those live across the board on YouTube or we'll probably do those live on Facebook and then upload them to YouTube the next day. And then of course they go on the podcast. But that's Monday through Friday. That's what got me my podcast to where it was. It's time to get back to it on a weekly basis or daily basis. Okay. But I also will talk to people in the morning sometimes I'll have appointments set to talk with bankers in the morning because bankers often prefer to talk first thing in the morning versus late in the afternoon a lot of times. And then I also will listen in on Clubhouse. I will spend some time on Clubhouse on a couple rooms. I'll see what kind of rooms are rolling throughout the day in the morning and see if I. It's worth me jumping and listening in and commenting or just doing my own thing. It all varies. Okay. So that's one thing. If you don't have a podcast, maybe you should jump on Clubhouse and listen to it Aaron while you're driving around. That might be a good thing to listen in on Clubhouse if you can. Besides music, okay, I also have on here we have videos that go live on YouTube every day. Of course I had note camp two weeks ago. So we've had videos go live every day at noon Monday through Friday last week and the week before. And then you wrap up this week with at noon and 3:00 clock okay, but that's it. You see, this is a big marketing piece here for me, is reaching out to those things. Now I also Mondays I look at portfolios. Monday, Wednesdays I look at the portfolio. When I what did I mean by that portfolio? I have my list of notes that we own. We service. I don't say we service, but Madison Services. Hazel just sent me the newest update. The first week of the month we're going through that. Hey, what needs to be sent out? Do we need to send any acceleration letters? Do we need to mail in any attorney letters to get them to take over to start foreclosing, evicting? That obviously took a bit of kick in the shins of doing that here, but Hazel lets me. Hey, Scott, I need to get this or hey, did you get in a copy of the payment arrangement or the modification when you get those back in and scan Tuesday and Thursday, those are emails that go out to asset managers. Okay, Tuesday about 1 o' clock or Thursday at 1 o', clock, it kind of rotates. Whichever one I do, I flip the other 48 hours later to opposite time. So if I do one in the morning, it goes in the afternoon later on. But I just want to put them there. I want to make sure and get asset emails out to those things. And then Friday, usually I'm submitting bids from stuff that comes in throughout the week or I'm reaching out to buyers, submitting bids like tomorrow. I've got some assets that we're looking to move. So you probably see some marketing emails. We smart marketing posts on some assets that we're looking at Monday, as I say Monday, money Mondays. All right, Usually in the afternoon if I'm not talking with anybody. You guys saw my calendar schedule between 2 and 4, 2 and 5. I'm taking phone calls with people. A lot of times I'm working with vendors or I'm talking with other investors like you guys talking with our one on one coaching students. I usually reserve the afternoons. We have our one on one spots for coaching students and those would fill in with that stuff. But what I do is I'll pull a list, self directed IRA lists, see if I can do a quick mail merge and then we'll try to drop out cards or direct mail. If we do any direct mail out to people, we'll send those out by that Friday. I dropped 46 pieces on Friday afternoon out. Some of you guys will be getting something like that. All right, now you've seen something on here. It says get emails. All right, get emails, get emails. Here later in the afternoon. This is a service that I use that when you have a website. I have a thing on my website that tracks IP addresses when people come to my website and it actually will take a look at their IP addresses when somebody visits their website for the first time and goes out and finds an email form. Okay. So it's really kind of a cool, I don't want to say stalking thing, but it tracks. So like I had Today, I had nine people actually come to my website, whether from YouTube or Google or a podcast or some sort of search. Whatever they came to my website, I know what page they came to and I want to make sure and get an email out to those by 5:00 each day. Monday through Thursday, on Friday, by 3 o'. Clock. Usually Friday, I'm wrapping about 3, 30, 4 o' clock most of the times, of course, unless I'm teaching. But I look at 5 o' clock for get emails who came in. We send an email out to those. Sometimes it's anywhere from 2 people to 35 people. Visit a website and we'll send either an individual email to them and then we'll upload them into our CRM. Same thing. Come Tuesday, I'll take those that registered for tonight's call and upload them into keep and add on my database. And on a regular basis, 20% each week. 20% of those that register each week for note night in America are brand new contacts in my database. That's how we've gone from growing with zero to now having what, 60,000 in the regular investor database. And I've got a whole bunch more that we kind of filter in a little bit at a time. So that's an email that goes out and we test those usually Tuesday and Wednesday. I'll look at those in the afternoons, depending on what my schedule is. Those that have the emails that have balanced me to get rid of or clean up our database. Okay, thanks, John. Glad to have you aboard, buddy. Look for a couple of emails from me. All right, questions. But this is kind of my generic marketing calendar. There's days that don't get done and then I make sure, hey, if I miss today, I'll get back on track. And you have to give your guys some slack. Like Erin. I guarantee there's maybe some day she's driving later in the afternoon or earlier, depending on what's going on. Life happens, okay? You get a phone call or you get a longer ride somewhere. It's a hot time with a convention in town. I mean, if I Was Aaron. Every Friday if I was driving Uber, I would be down by the Westchester Hyatt or the Marriott because there's always conferences going on, people coming and going airport to there, right? Always somebody going. That's where I'd be hanging out because that's where I've always ordered an Uber is downtown like the gas, like gas lamp district. But those days may run longer and nights may run a little bit longer too. NAA is a note night in America. That's what we're on tonight. That's why I say note night in America. So Monday night I start my, you know, after sending my emails out, I look at my presentation. What am I, you know, I know what my presentation is about because I knew about the previous Thursday. But I'll tweak my PowerPoint or edit my PowerPoint real fast and go from there. And the reason I want to have my topic known by Wednesday or Thursday or the week before is that if it's going to be a complicated topic, I need to make sure my presentation looks good. Right. Well, I knew last Thursday that this, we were going to do time blocking and these step by step things that you guys need to put in place. I was like, I'll just go put a couple spreadsheets together, make it really simple and visual for you all to see what I'm doing and kind of block it all out there for you. Does that make sense? All right, thanks, Crystal. So questions, comments, concerns? This is something each and every one of you can do. Just gotta fill in the blanks, fill in the gaps. There's things I could do on here. Like when I was, when Austin, before the lockdown, I was meeting with my trainer Monday through Friday, four to five days a week. So I would go and block out 12 to 1 and that's what I would do. 12 to 1. Thomas would come to the office. We'd go down to the basement in the office or go to the gym in the office and we would work out. He put me through the ringers for 45 minutes and then I would just go run home, shower and be back. So it's from 12 to 1:30 or I jump in the shower there, boom. I would block that all out. If you've got time each day with your kids, you want to spend time. That's why I asked Erin about when she picks up her son. Little ones, you probably want to make sure they get started. So you got to plans an hour, hour and a half. Are you working from home? Here's the biggest thing. If you find that your Monday through Friday, you're 8 to 5, 8 to 6, or 7 to 7 is full of work, and you're not happy with it in your spouse. You got to carve in some time. One of the biggest mistakes I've seen from some people is they don't carve out time with a spouse. It's led to divorces, it's led to hurt feelings because they're coming home from work and then they go to another work real fast or another job or other things. You got to spend some time. And here's the thing. Tell your spouse or family members like that, listen, I'm not happy with what I'm doing. I'm going to spend some time after hours. Maybe it's from 8 to 10, maybe it's from 10 to midnight. I'm going to spend time with you, honey. We're going to have dinner, sit down, kind of be one. But then I got to spend. I got to spend an hour, hour and a half. And here's the thing. If your family will support you. If you told your family you're going back to school to get a job or a degree or do something else, they would support you, right? You're going after hours of supportive. So get them involved. Whether it's stuffing letters or helping you with some searches or it's helping you design something on Canva. We've all got family members that have different strengths and weaknesses, all right? And there's always different things that we have going on. So maybe they need. Maybe you need them to help you scan your cards into card scanner, to put them into your database. Get your kids, get your family involved so that they see the activities that you're doing. Okay, maybe it's the stuff in the envelopes to raise capital to local IRA investors. That's always a tangible thing. And any age, for the most part, make sure they put the young kid they should put the stamp on. Can help you out with, hey, can you help me with something? Help them put your database together, help them with an email campaign, help them set up something. Just don't try to do this alone. And that's one of the things I know that many of you guys and gals, you look forward to Monday night because it's a chance for you to tap in. Sometimes it may be the only thing you have that week to tap into your side hustle. And I get it. I feel very blessed for everybody, whether it's one person or a thousand. People show up to know. Not in America. I'm here for you guys. And I know that going to meetup groups and things like that, maybe that's what you have to do each week. So maybe take your wife out, your spouse out, maybe they're interested in what you're doing. Maybe like listen, honey, we're going go to this, we're going to go grab dinner and then I'm going to meet up group or I've got or something. I know that a lot of people when they get their spouses or significant other ones involved, the spouses just want to be involved. They love you, you're important to them. They want to know what you're working on. They just want to feel like they're being involved and helping along the way. And that may be one of the things you want to sit down with them. Hey, but honey, what do we have going on? What's going on this week? What are you going on? You know, like Steph knows Monday night, 7pm she knows I've got this going on. She schedules our travel schedule around, oh, making sure you're somewhere you'd be accurately for that or class or whatever it might be. She's involved, she knows what she's doing. I mean she's VP of operations and doing other things too with what we got going on. But we have to realize, ladies and gentlemen, is just communicate what's going on. If you're struggling with something, don't sit here and push it off. You can't say, oh, I haven't done something for four years, I'm sorry, maybe four weeks is the biggest amount of four days. But you can't use four years or three years or seven years excuse. You're all smart, intelligent people out here, ladies and gentlemen. You all know what needs to be done. You got to market and you got to do it consistently. If you don't want to send emails out, then don't do send emails out. But you got to jump on the social media networks and start doing it. If you're not going to be on social media, then you got to send an email out. It's either or. It's going to be better if you do both because you can use your videos as your direct mail or your email content in cases and sharing, which is what we do. But you got to do something, you got to do it consistently. You got to do it. It's like going to the gym. You're working that muscle. That biggest muscle on our bodies isn't the bicep or the quad, it's that. It's what lies the 4 to 6 inches between our ears, that's the most powerful muscle you have. And the more you use it, the better you're going to get at your marketing, the better you're going to be get at finding deals, raising capital, communicating. And the stronger it's going to get so you don't get sucked into these, you know, and I won't say pity parties, but oh, woe is me kind of mentality. And the stronger your mind is here, it'll get you through those Debbie Downers of a days, you know what I mean? We've all have it. We're all tired, worn out from the weekend. I've been there. You don't want to be there. Don't be there long. It's okay. If you feel like a bad day, take a rest. I mean, I took a nap this afternoon. I was knocked out snoring on the couch for two hours roughly, because I just, I just in the mud today. But I'm excited to be here with you guys. And that's the thing, your schedule, if you start getting a habit of doing these things, you will look forward to them, you won't put them off. And most importantly, you'll start seeing the success. You'll start seeing those sprouts, those growth of success sprouting up through the dirt. And you'll start feeling, seeing amazing things. You'll start seeing growth. You'll see responses. But you got to give it time. You got to take action and you got to do it consistently. And that's the step by step success plan for you. Map out your day. Start plugging in things around your free time that you have available. You know what? Go do it. If you're confused. Everybody has messy desks. I don't think any entrepreneur has a messy desk. If an altar has a clean desk, it's usually because they're not doing anything. Okay? Organized offices often mean that they're not having any type of business coming in. All right, so don't wait to do something. I'll wait till then. I'll wait till then. I'll wait till then. No, then is now. You cannot afford not to take action now. And for all you guys out there that have side hustles on the side, bravo to you. Because you're taking action. You're putting bacon on the table for your family. You're doing the things you need to do. These are the things you need to do around it. Most of you, look, you can do things mostly from your phone these days. There's a variety of things if you ever want a question, Scott, what can I do from my phone that we mark it that when I'm not in front of my computer and I'll give you a list of them to do. Very easy, short and sweet, but effective. So questions, comments, concerns for you, Aaron, you don't have an old brain. If you're doing fix and flips in Pittsburgh and you live in San Diego, you don't have an old brain. If you can do that what we just gave you tonight, you can do a little bit of time. Pick one thing and add it to your calendar. Pick one thing. If you don't know how to do something, Google it or YouTube it. Hey, how do you set up your email? Okay. The technology. I'm sorry. You're a smart person, okay. You can do it. I know you can. It's not that difficult. You just got to spend some time on it. Yeah, YouTube it. If we do it to how to bake a cake or how to cook something, we can do it. How to get my email cooking right. So.
