You'll get the replays plus the manual, some other bonuses along the way. But excited to be teaching this coming weekend. Got a lot of great stuff to cover. Tweak some new things, new things for you to focus on in your market, depending on what your market's going on. Absolutely jacked up for this coming weekend also speaking of jacked up, just got back from spending spending a couple days in Phoenix with amazing folks over at Titan Impact Group. Katherine, Steve, Laura and Laura. We had an absolutely amazing time there in the Valley of the sun spending time with them. These guys are some of my one on one coaching students and we spent a great couple of days really focusing on their business. We found opportunities in the market and some million dollar homes, some owner finance deals there for them to be able to put commas checks with commas in their pockets on a monthly basis along with over 700 local IRA investors and other deals out there for him as well. So it was a really great weekend. Absolutely had a blast with them. Just honored to spend quality time with some great people who really are focused on as being real estate investors and as they like to say, leave every property borrower and neighborhood in a better situation. So it was just fun. Spend two days with them. One of my favorite things is seeing the light and bringing the mojo back to people and when it comes to real estate investing. So watch out for these folks. They've already bought some notes, they've already got some good deals wrong. But after this weekend, watch out for them. They're gonna, they're a shooting star that's gonna turn into a sun everybody. So stand back and watch them rock and roll. But anyway, going forth here, let's get to the content here tonight. Find fun, flip the three Fs and we're doing a little bit different take on this tonight. Some of you guys maybe see me speak at different rate clubs across the country on this subject. We'll talk briefly some of the things involved with this, but I just wanted to share maybe the little things that are different for you. I always talk with people. Literally every day I talk with people who schedule calls on my calendar link or my schedule. But how they can't find deals, they're having a hard time raising capital, they don't know how to structure you to flip it. Today alone I probably had six or seven conversations with investors on the funding part. And here's the thing, ladies and Gentlemen, thanks for sharing it. Funds a big part. This is not difficult. What happens most of the time when it comes to finding deals or funding deals, the first two specifically come down to a mine block thing. More so than anything else, you have to take away any limiting beliefs that you have. Oh, I'm scared to raise capital. I'm scared to talk about money. You're offering people opportunities out there, and let's go through that a little bit here, but let's start with the first half. Okay, let's first talk before we get to first half. Let's talk about where the market's at today, though. Note Investing in 2021 has been definitely different in the last couple of years than it's been before. We all know there's millions of distressed notes and borrowers out there. I mean, the numbers don't lie. Millions of borrowers are having a difficult time out there even to this day. Forbearance agreements are defaulted commercial properties. There's millions of assets and opportunities out there. Now as we start the fourth quarter and roll in through this year, wrap up this year and move into the Q1 of 2022. Man, this year's flown by so much opportunity available. If you will just start doing some things. And Scott, Well, I'm scared to do anything. Design. Got the money myself. Screw that. There's millions of investors. If you will just invest a little bit of time in what you're doing. If you will spend. I can't find no deals. Look, the future is very promising right now. The future is today is very promising. If you will just look, if you will just do something. So many people say, I don't know, don't want to do it, and I'm not going to do anything. And then you bitch and moan about not being able to find things but here. But get this, ladies and gentlemen, if it was easy for everything, everyone would be doing it. You are deciding to do something a little bit different. And yes, note investing is not the same kind of thing as, oh, fix and flip it. I'm gonna go buy a property, turn in a rental. It's different and you have to evolve. 2021 has definitely been a year of evolving to find different deals. And I'm not talking about going finding a wholesale reo. I'm talking about notes. Note investing. Right now, there's a few different shades of gray to note investing, whether you're. You're buying institutional debt, you're buying owner finance debt, you're creating notes, you're buying notes. However, you're marketing for it. But there is so much opportunity out there. It's not the same thing as I'm going to look at this. I'm going to try to buy property my own money and try to fix and flip it. It's different. This is actually easier for you if you know how to reach out and you will focus on it. If you will avoid the barking squirrels or the shiny object syndrome out there. That many people have all I'm going to do this, this, you got to say no to other things to say yesterday. I'm going to tell you right now, banks are letting go of investing debt right now. Are we saying here banks are letting go of debt yet? Yeah, they are. They're actually letting go of debt. You just have to know how to talk to, how to find it and how to reach out to them. Yes. There's not that big like, oh, millions of assets hitting the market right now. Totally agree with you on that. There's not a lot on the single family side when it is compared to what we expected. There's still more than we saw last year. It's still more than we saw the year before. You just got to know where to look. You're not going to see pennies on the dollar bills like 2000. What does the future hold? Are we going to see a big deduction? I think we are. I think some markets are going to be hit heavier than others. I think asset classes will be hit heavier. But the Fannie, the Freddie, the government backs loans out there. That's what's not being let go. The banks are going to let that go to discount if there's equity. They're not really letting it go to discount. Doesn't matter what kind of software you buy if you don't actually do anything with it. That's the biggest thing I can tell you. There is no magic pill, no magic software for you to do anything if you're not going to take action. I'm not going to find a deal if I don't take action on what I'm doing. You could have the best software, but if you don't pick up the phone, send an email, jump on LinkedIn and reach out to it doesn't matter what you pay for a software service if you don't fricking use it. And many people are buying shit thinking it's the magic pill. And it's not. And it's not. Okay, don't get me fired up tonight. But anyway, let's talk about the first step and how to find it so that's what it all comes down to. And I'm not going to tell you oh, go over to Paper Stack and look at their crap. No, I'm not going to tell you to go over to Dead X and spend the money. They're trying to be a portfolio. No, you are literally everyone on here, everybody listens to this video. You are literally just a few minutes away from ask. You're a few simple free things away from finding deals. Okay. You have to realize that if you will do the things that I teach and actually implement a bit of what I do, you don't have to do it all a bit. You will find deals and what am I talking about finding deals? Well listen, you can find residential and commercial notes, you can find them that are distressed out there that you can buy either on a one off basis or mini bulk or if you're buying commercial you can buy a solo note. Yes, those deals are out there right now. How do I know? Because I see them every day. You have to look at what your total exit strategy is. You'll go, your ROI is you one, two or three strategies. You also got to raise capital to make things happen. But there are deals out there. There are deals direct from banks, there are deals direct from other note buyers or people who have bought notes. I mean I literally jumped online in one county and found 30 people that have bought notes in just a few minutes that I know they have portfolios and reached out to this afternoon and people are responding. Yeah, I've got some notes for sale. Be glad. Some performing or non performing. There are investment funds that have deals available. If you know who to talk to and who to look at. I mean some simple things like checking the county records, ladies and gentlemen, it's that's free access to you. If you go do search for an assignment of mortgage or if you know a major company, let's just throw a couple Condor Capital out of California. If you go to them they will have some stuff. If you go to the major counties in Detroit, Michigan, Ohio, Illinois, South Carolina, North Carolina, Florida and start searching either for assignment of mortgages at the counter quarters, you'll find more than enough note buyers out there or two transactions where somebody sold the note, somebody bought a note, that's two potential note sellers or note buyers right there just takes time for you to do it. Distressed sellers. If you're in a market that has a distressed seller or a price point now like people are like well Scott, there's record prices here in Austin, things are just flying off the table. At 50 to 100, there's no distressed sellers. Yes and no. When I spend some time this weekend and last weekend, the weekend before at a couple of different markets, I was talking to realtors. There is a price point. It may not be the first time homebuyer may not be that second tiered price point, 4 to 500. But there are price points across every MLS that is starting to slow down and you're starting to see days on market. If you talk to local realtors, what are you seeing as far as what type of price point lagging? And I'll give you a great example. We were in Phoenix, we saw assets that were over a year on the MLS where the owners were dropping the price dramatically. Dropping the price down dramatically or willing instead of trying to sell it conventionally, they weren't getting any bits of it. They're willing to offer owner financing or they're willing creative terms to people coming in and buy those assets. Well, listen, that's an opportunity for us as note investors to take down a property. A distressed seller doesn't have to be something that's six months behind or it's buying the note. You can literally take down a subject to deal. You could take down some owner financing at great terms and then do a wraparound mortgage or owner finance it back out to somebody else who doesn't the greatest credit with it. But it has a sizable down payment. Those are those type of opportunities that we have not seen in a decade for the most part. Yeah, you've always had subject to deals here. You always do wrap around mortgage. But we are seeing a ton of stuff that's not government backed, that's not Fannie, Freddie, Janie Mac out there for you that have the opportunity for you to be phenomenal deals. If we just open your eyes and start thinking a little bit like a bank out there. Do you want to create your own notes? Great. Create your own notes. A lot of people have been doing that too. I've got a rental property, I want to sell it. Okay, let's make sure and structure that deal properly to get the biggest bang for your buck. Also let's structure it properly so you're not having the government and IRS take a big juicy bite out of your ass. There's ways to structure things properly to ensure you pay the least amount of taxes and capitalize on the most amount of profit. Okay. Find deals is the first thing. Doesn't matter about funding. It all starts with a deal. You could go out there, oh, I'm not going to go look and start talking to banks till I raise a million dollars. Well, you guess what? You can shit in one hand and try to find a million dollars in the other one before you have a deal. You don't see them fill up first. That one hand is full of shit. Because you need to go find deals. Don't have to spend $1,000 a year. There are things that we teach on a regular basis for you to go out and capitalize on. That first theft. I'm fired up tonight. That should be the fifth theft. Fired up. Anyway. The second one is funding. For some of you, this is the major block. Oh, man, I don't know. I'm scared. I have to prove concept or I only got 25 grand in my checking or 25 bucks in my checking account. Heck, I've been there, understand that. But you have to realize if you don't have your own funds, you're actually in a better position now. What does that mean, Scott? I don't have 50 grand. My account in a better position versus somebody has 50 grand. When it comes to notes, when it comes to marketing for capital, hell yes, you are, because you have no place to go. But I've always found that those that have a chunk of retirement or an IRA account, they're the ones that are the worst ones when it comes to raising capital because they don't market. They're like, oh, I don't want to do that. I don't want to get outside my comfort zone. Look, if you want to get anywhere, if you want to go from A to Z, you've got to grow into the Z. You got to get outside your comfort level. You got to find some faith inside of you to go out and realize, I'm not begging for money. I'm offering somebody an opportunity here. I'm offering them an opportunity to make it a great return of investment and above average, their money sitting in their bank account making zero or negative return. Heck, who knows what's going to happen with our government doing things. You got to get that money working for them. And if your opportunity to buy or invest in an asset at well below value, where you can both create a win win, why not? You got to have that belief that the deal makes sense. That's why it all starts with a fine. But the funding. There are trillions and trillions and trillions of dollars out there if you'll just get off your ass and do it now. If you want to use your own funds, great. If you're a hobbyist, and this is a little something you dabble in totally fine, use your own funds. But if you want to do something big, you're going to need to raise capital. You're going to need to use other people's money to make things happen. OPM baby financial friends, it's time to get out and start talking to people. And if you're scared to meet with people in person, guess what? Do it via Zoom. Get on the phone and do a FaceTime with them. There's so many ways to connect or interact with people. You start going to your local Iraq, your local rea club or jump on a self directed IRA list on county records, whether it's the county recorders, the county assessor's website to find people. I mean we literally this week alone in Maricopa county this weekend, we found 703 IRA investors with their address, with their names and we had an idea of what they paid for the assets is what they used with out of the retirement funds. And that's not all their funds. We all know that people on an average 67% of people that have an IRA have more than 150 grand. You don't need a million people, you need three, four, five or six people to invest with you for you to be able to raise a million dollars. Do amazing things. Now there's also ways for you to put in lines of credit, things to make things happen. Hopefully some of you guys went to the Get Fundable refresher bootcamp this past Friday, Saturday with Meryl Chandler. There's a lot of great ways for you to build lines of credit if you've been around for a little while. Heck, guess what? You could use collateral assignments to raise capital. If you've got a note or you want somebody to fund a deal for you, they can hold the collateral, the actual loan documents as collateral for you to fund that deal. Market your deals. It all comes down to that, ladies and gentlemen. Marketing. Market your deals to raise the capital. If you keep waiting for the perfect deal, you're going to sit around and shrivel up and turn into a skull. Learn to market your own deals. Realize the people believe and those that understand the deals. Break down the deals. Work through it like you got it. Make an offering, work through the numbers, but don't be afraid to share the numbers. Most of you aren't marketing. Most of people out there, I see less than 10% of people actually do something. That means out of the couple hundred we had registered here for you, like 30 people are actually doing something, marketing on deals. It doesn't matter and if you're like, I'm scared at that. I'm from the old school, Scott. Well, screw up. The old school's dead and gone. It's time to get on the 21 gravy train and realize you have to start marketing online. You can't use some bullshit excuse that I'm old or that I'm not knowledgeable enough. If you got a freaking smartphone, an iPhone and Android, whatever, you hold the power of the world in your hand. And sharing on LinkedIn or connecting with asset managers, reaching out to people online, you just got to spend some time and go out and do it. Too many of us are out there wasting a ton of time doing other shit that isn't going to add to our bottom line. You wonder why you're not successful? Because you're chasing too many rabbits. And we all know the Russian proverb, the man that chases two rabbits catches none. So get rid of the distractions. Quit adding commas to the back of your name. You need commas on your checking account more than anything else. You have to add the bam, baby to your marketing. And adding the bam to your marketing is not difficult. Why? Like I said, most people aren't doing anything. So you start doing something on a consistent basis. Sharing articles about real, sharing past deals. Start talking about the deals you're looking at. That's the ban that people are looking for. People want to work, they want to fund. They want to give deals to people that are actually taking action, not somebody sitting on the sidelines wishing or trying to prove concept. You got to take action today. And there are billions and billions and billions of dollars sitting out there. You don't need that amount. You need a few hundred grand, if not a little bit to build confidence. And if you never take the action to reaching out to people to help, to networking people, to marketing a deal that you have, you're never going to get find the type of success that you want. Now let's talk about when you find something. You get the capital. What the hell am I going to do with this now? Scott? Great. I bought a deal. Oh shit. What do I do now? Right, well, it's all about the flip. There's a variety of exit strategies for some of you. Hey, you need to wholesale a few deals here and there. You got to put some quick capital in your pocket. That's fine. That's one great way to do it. Some of you are looking for performing notes. You need cash flow. I'm a little bit older. I don't want to work so Hard. I want to start taking away what I need to pay every month. That happened automatically. Performing notes, great performing notes are a great way to do it. There's great ways to find this stuff. Or some of you need bigger checks. Okay, you need maybe looking at non performing stuff. I wouldn't be looking at stuff that you're at to do heavy rehabs, but there's a lot of great non performing stuff that you can pick up at a decent discount that can still be a win win for you and your investors. And big checks and non performing can turn in either cash flow or they'll turn into big checks. One of those two deals, okay. Now one of the things that we're starting to see in other parts of the country and depending on where you're at, short sales listed, short sales are a great opportunity to reach out to those lenders, the banks on the short sales to see if they sell that note or preferably if they have other non performing notes anywhere else in the country you can take a look at. That's a great exit strategy to get in, get out. Short papering, that deal is something that we did. We did a short little video on a short papering transaction we did a few years ago here in Austin, Texas. Check it out on our YouTube channel. But you can do that today. We approve short sales all the time on stuff. All right. And you're starting to see that pop up in other parts of the country. Talk to your local realtor. Hey, how many short sales are listed in our county or in our area? Loan modifications. You still see a record amount of people applying for loan modifications. Loan forbearance agreements. Numbers are down, numbers are up. There's still a lot of people that should be doing something. Great opportunity for step in. People want to stay in their house and that's a great opportunity to buy non performing, to turn it into a trial payment plan or a loan forbearance agreement, loan modification to make things happen. But you got to know what to do, you got to know who to help you out with it because you shouldn't be doing it yourself. And then of course, hey, foreclosures are going to happen. As we see the foreclosure moratorium ending in different parts of the country. Some states have already started the foreclosure process, others are just ending now. Some won't start till the first of the year. Every foreclosure property, every property that's been on a foreclosure auction or been kicked down a month, extended a month. That's an opportunity for you to pick up the note. That's an opportunity to use that deal as a warm lead into the bank and the asset managers to find other assets or other notes that they're looking to sell on both residential and commercial properties. And then one of the great things too, guys, if you're getting performing in and you get it negotiated, get it reworking, you could turn around and sell that performing note and get some big cash flow, get a big upgrade on stuff. There's a lot of people looking for performing notes, not only on funds and banks and REITs, but local investors just like you. So the idea of reaching out to IRA investors not only to fund your deal is also. It does double duty. Not only is it to help you find funders for your deals, it's also to find buyers for your performing notes, whether you're looking at a portfolio holding it to them, or it's a performing note that you've had for a while. You did the work on the front end, got reperforming and so on. Like, I had two modifications get approved on my own portfolio this weekend from just a little bit of work. I'm excited about that because we'll be looking to sell those off here in a couple of months at a nice increased price of what we paid for the deal. Okay? Now you also need to know that you are not alone. You have an your F. Your next F, which we don't talk about is your effing team. Your team of vendors out there are here to support you. The Dickey Baldwins, the Singer Law Group, the Madison Management, the realtors out there, all the different servicing companies, all the other investors in the different parts of the country, people in our not nation Facebook group. You have a team of people across the country to help you with this. You don't have to be the lone wolf. Go out, look at it, knock on it and see what's going on. And this is actually something that's so valuable to you guys. I think you don't realize so many people are scared. Well, I haven't done any deals. Well, who gives a shit if you haven't done any deals? How many notes have your servicing company serviced over the last 10 years? Millions. How many foreclosures or loan modifications have your attorneys done? Hundreds of Thousands. How many BPOs or CMAs of your realtors going on? And take a look at thousands. You have a team. The biggest excuse I see from people, I don't have the experience. You do. You don't need experience. You as a Note investor. If you bring on the right team, the right vendors, you have all the experience you need. So rely on your team. Share the power and experience of the teammates behind it. We don't want you going out knocking on the door, trying to collect rent, trying to collect mortgage payment, modifying the loan show the foreclosure auction. Screw that. You need to be sitting home and say, Listen, Mr. And Mrs. Investor, I'm not the guy going out knocking. I have my expert attorney. I got my servicing company, I got my realtor. I got all these people here to make sure that they cya. You know what that CYA stands for? Cover your ass. Cma. Cover my ass. Okay? That's what you have to realize. And most people like, well, I'm a lone wolf. Screw the lone wolf concept. You have a wolf pack. You're ready to holler it up for you to hire returns, okay? And if it's a vacant property, guess what. There's realtors, there's teams out there to help you preserve the property. As we start getting into the winter months, you don't have to use your own eyes and ears, ladies and gentlemen. There are so many people out there that will be your eyes. They'll be your ears. They know the market, they know that deal. They know the value, and they're there to help you out. But you have to realize it's not all up to you. You just have to put your team to work. You got to learn a little delegation, and you got to know who to talk to and what to talk to and what to tell them, how to what and how to tell them to make things happen. And that's the beautiful thing about having a network, having a group of people is you've got a referral network for people, for realtors, for attorneys, for servicing companies, for property preservation. Not just in one spot. We've got a huge, huge, great Facebook group. And we've got an amazing team of our own vendors that are glad to help you out as well. You're not alone. You are never alone as a note investor, unless you choose to be. If you ever run up against something, you're banging your head, what should I do? What should I do? The worst thing you can do is not ask a question. The best thing you can do is say, scott, I need help. Scott, I'm in trouble, or, scott, I got a deal that I don't know what the hell's going on. I need help. And that's why you guys can always jump on the phone with me by going to talkwithscottcarson.com scheduling a quick phone call. I'll be glad to spend 5, 10, 20, 30 minutes, whatever it is to help you with your effing team. Everybody get over your the final f. The fear false evidence appearing real is so prevalent in what's going on right now in the note business. You don't have to be fearful. You have to realize you are part of a smaller niche, but a great niche that has all the answers for you. That's why the banks are the banks. That's why they understand arbitrage. Taking other people's money, giving them a return investment, but arbitraging it to make a higher single digit, double digit, 25, 30% returns on their money. You can be that bank. The power is in the bank, ladies and gentlemen. It's up to you whether you want it or not. You just got to take the time and learn how to find fun and flip. You got to learn how to market, learn how to talk. These are the things you have to realize that you are building a new craft. You're building new, I don't want to say thicker skin, but you're building your own superpower here you are your own marvel superhero if you will. Just mutate your mind to start listening and learning to do the right things. If you're scared of your own shadow, we got to knock that out. You need to go do something else or stick in that J O B or that career that you hate. Now, if you love your job, love your career, kudos to you. I'm not talking to you. But if you hate what you're doing, dislike where you're at. The only person you have to blame for where you're at is you. We are all where we are today because of the decisions and the actions we take on a daily basis. It's nobody else's fault. If you want to blame somebody else, go blame that guy or gal in the mirror. It's up to you. And we are so blessed to still be in a country where you can take the action to get over the hump, get you out of the situation you're at, to help you accomplish bigger and better things not only for yourself but your family and your future. All right, now, if people are like, oh, Scott, well, not so bad. But I got to know the forms. Well, guess what? The forms are not difficult. Contracts are pretty easy. Review lending agreements are not difficult. Borrower outreach is pretty easy for the most part because you're not the one doing it. Emails. What do I say? What do I say, well, we teach that. We show you what to say to the banks, we show you what to say to the actual sample forms you're going to be seeing from servicing companies. If you want the scripts to talk to borrowers, great, we'll give that. You want the scripts, talk to the banks. We provide that for you out there. And what I'm always amazed at, ladies and gentlemen, is when with our class that we teach our 200 plus page manual. It's got all these marketing pieces and I go through marketing like crazy on Saturday and Sunday. My three day workshop is that so few people will actually look through the manual and they see, oh my God, there's actually word for word script. Oh my God, there's samples, there's exactly what I copy paste into LinkedIn to talk to asset managers. Here's exactly a sample email, what an email template should look like. Oh my gosh, it's all there for you. But here's the thing, ladies and gentlemen, we don't need another Scott Carson. We don't need other people. We need you. People invest with people. You all have a story out there and there's other people out there that will identify better with you than they would me. I don't take offense to that. We all attract a different type of investor. People will invest with people that they like and trust. So don't be afraid to share your story. I don't care how old you are, I don't care what type of country music song you've been through, whether your dog got run over by a reindeer, you're going through the big D. Don't mean Dallas, you've had legal issues. You filed bankruptcy. Don't give up the right ass. You know what? That's God preparing you to take bigger action and be on the bigger and better things. You just got to saddle up, put your big girl panties on, your big boy panties on, and hunker down and get to work. And that's one of the things that I'm so excited about, guys. And if you can tell, I'm fired up, I'm fired up for the class this weekend in our three day virtual note buying workshop. That's what we cover. The find, the fun, the flip for you to make things happen. Like I said, it's this Friday, Saturday, Sunday, it's recorded. If you miss it, you can catch the replays on the following Monday, but give you a bit of a breakdown what we cover on the Friday. If I haven't already gone through it, we'll talk about 10 different ways to find different note deals for you. Actually, it's probably more like 12 or 13 now because we're bringing back a couple of things we haven't taught in the last couple of years because the market's changed. We'll give you the scripts, the emails, we even share with you, the different type of social media posts and things that you look at me, you can just go to my freaking social media, see some of the stuff that we post on a regular basis. We'll talk about how to find direct note sellers and investors on LinkedIn, what to say to them, what not to say, how often to reach out to them. How can you start getting in their circle of influence so they start identifying with you and start seeing what you're doing? Really simple. We'll show you. We'll walk out Friday with over 2,000 banking contacts, mortgage bankers, banks and servicing companies for you to reach out to for notes with phone numbers, email addresses of those folks. We'll show you how to pull that information and start putting it to work. You just gotta put it to work. And if you're not good at something, you know what, hire somebody to do it for you. Okay, we'll talk about how to find deals where others aren't looking for. This is one of the biggest things that I've always loved about the note business, is that we see deals 6 to 12 months, if not long, more ahead of your traditional retail investor. Those looking for REOs, guess what? They're going to be sadly waiting around again next year because note investors and note investing funds are going to gobble up all the deals. And yes, some will hit the REO market, but it's not going to be deals, not going to be discounts like they said. We'll talk about the different note listing websites and portals that you can take a look at if you need to wet your feet and kind of hone your skills to practice, put those training wheels on your note business, start looking at some stuff, making some offers and getting your feet wet without the fear. And like I said, we're going to talk about depending on where you're at. We'll show you how to leverage what's going on in your market to find deals or opportunities for you guys to take advantage of to help you find deals that make sense for you. That's all Friday and there'll be a lot more obviously as well. Nine to five Central Standard Time, Saturdays, all about the second and fund. We'll talk about how to find a thousand plus SD IRA investors in less than 30 minutes in several counties across the country for. We'll show you this very easy you can download and start marketing to. We'll even give you the letter that we use that you can go mail merge for your own list to send out. Start talking to people. We'll talk about how to market your deals to investors to get them to say yes. We'll give you the sample deals you can actually insert in your letter to have them look at like, oh, this looks interesting. I need to find out more information. I need to give this guy or gal call. Okay. We'll talk about what to say and how to qualify your investors from the ones that you want to say yes to the ones that you want to say no to. Not everybody that responds is going to be investor you want to work with. We'll talk about how to structure your deals so that you're walking away happy. But it's also a win win for the investors. It's also a win for the borrowers or the banks on that side. We'll talk about how to use your past experience or lack of experience, but leverage your vendor's experience to help you raise capital and add value into your investor or real estate investor network. We'll talk about how to leverage your vendor network. This is a very important thing. Most people are not leveraging the vendor network nearly enough out there. So we'll talk about that and show you how to do that. And we'll basically show you how to put together a 30 minute a day note business marketing plan for you that you don't have to spend hours a day doing things. We're talking 30 minutes a day or less. It sounds like cooking like eight, like not. It's not eight minute ads, I'll tell you that. But maybe I should call it 30 minutes notes. Who knows? But the thing is, ladies and gentlemen, if you do a little bit each day, it grows, it grows. It grows the end of 30 days into 60 days. You look back and you've accomplished so much by putting that a little bit extra. Unfortunately, most people just don't do 30 minutes a day. They don't do 10 minutes a day. It's like working out. Go do something a little bit each day. It will add up. Rome was not built in a day. Notes are not a get rich quick scheme. They are something and it's a solid business that you have to put a little bit of work into each day. Especially when you get rock and roll. Get that momentum moving before watch out, that snowball has grown. You are rocking and Rolling along the way. Okay, third day, Sunday. One of the most important days is we kind of bring it all together in the flip. We're going to show you the 10 different exit strategies and how to structure those deals to maximize your profits and how to make money, how to buy a deal, refinance out if you've got expensive private money in there, how to refinance it out with cheaper money and still make money. Give a good return on investment and start making an infinite return on your money and put money in your pocket at the same time. We'll talk about when you fund a deal, how to actually put profits in your pocket when somebody else funds your deal. We'll talk about how to identify what notes to pursue. You're going to get tapes in like what should I focus on? What should I not do? So we breaking down some simple due diligence on your deals to help you identify the real deals and avoid the duds. Also talked about how to make your bid when you're bidding to banks, other asset managers, other note investors. The most attractive offering that shows that you know what the hell you're doing and it helps your bid stand above and beyond what everybody else is throwing in against the wall. Too many people are just throwing spaghetti or shit against the wall, getting a stick and they're not getting response back. I'll show you how the best way to structure your deal, how to submit your offering so that people say yes and then get you off and rock and roll. It still gives you plenty of time to do your due diligence. If you see something bad, something pops up as a red flag. You can still kill the deal without any type of derogatory or any bad actions happen to you. And then we'll wrap up Sunday with the 10 actions that you need to take immediately the week after the class to have the most amount of success in Q4 and Q1 over the next six months. Friday, Saturday, Sunday, ladies and gentlemen, it is three days of double barrel content coming at you. Fire hose of direct fun. But we show you how to find fun and flip everything in your note business. It's why it's really called the true nuts and bolts of the note business.
