But guys and gals, lots of great stuff here. I'm really jacked up and really excited that so many of our students are getting deals accepted, getting deals closed, making offers and making things happen. We've got a few of you guys on here tonight. Congrats to you, Larry. Congrats to Jessica, Keith, Matrice, Daryl, Selena, Carmela. I could go on and Paul. Just lots of great stuff going on and so proud of all the folks that are closing deals because that's what you're all about here. But tonight's topic, it's one of our favorite ones. You know, we love talking about marketing and I think it's what helps separates us from a lot of the competition out there is that somebody asked me the day Scott, if you could come up with your top marketing tools that you would recommend your students or investors to use. I was like, that's a great topic. Great idea for a Note Night in America thing. So I'll just give you a bit of an idea. In the next couple of weeks are going to be a lot of nut and bolts, a lot of like due diligence breakdowns and pulling taxes and doing some IRA stuff. So stay tuned for that stuff. But I've actually gone ahead and put the link to tonight's slides in the chat roll here. I mean, re share again, if you're listening to this, it'll be in the description. If you're watching this, we'll have it on the YouTube description in the link there for you guys on YouTube later on tonight. But anyway, guys and gals, a lot of great stuff here for you going on if this is your first time on Night in America. Hey, welcome. Glad to have you in, have you tuning in. We've been doing this for a While now, since 2011 and once again, thank you so much. Couple. I think we went over the 600 RSVP mark for the year so far which is just great, you know. Thank you so much. Make sure you keep subscribing. Also to weclose Notes tv, I'm going to ask you guys to do me a favor. I don't ask you this much for stuff but I would really love it. I'm in the midst of my own challenge and I went to an event last a week and a half ago called fincon. I walked out with some great ideas. Thank you guys. That tuned in last week for the things but I challenged myself to creating 30 at least 30 days of short videos straight Monday through Saturday. So basically five weeks of content. Not doing on Sunday much but doing it on TikTok. I'm known as the note guy and Tick tock. I'm also sharing it on YouTube shorts and stuff like that. I would really love if you guys could watch it. They're one minute quick impact stuff. I don't know if you guys like the shorter stuff versus the longer stuff but let me know what you think of it or share comment. I'd really appreciate that to help us out there. But that's my thing is if it goes well up to 30 days, I'm going to challenge myself to do it as a daily thing going forward. So check it out. We closed us TV or on other different things. But listen to the podcast guys. We've got new got a whole bunch of new podcasts being released over the next couple of weeks. You can check all three of our podcasts out night in America, the Note Closer show and then of course the Note Camp live podcast on anywhere you listen to podcasts out there. Hey Dick evolving. Good to see you buddy. Dickie, join us from Baldwin Advisory Group tonight here. Listening in as always. We need to catch it. Give me a phone call tomorrow Dickey at some point and let's catch up. But Anyway guys, our 25 favorite marketing tools and I'll tell you right now, you guys can jot this down or you can just download the slides. You can just click on the slides and download straight from our SlideShare account. So you have these because with each marketing tool that we talk about we have a one. I think it follows kind of how we use it in our business. I encourage you to ask questions. My goal is to have you out of here right at the top of the hour. So less than, less than 50 minutes from now. But I, I really think you guys will love this. Yep, I will repost it in the chat roll there. Oh it helps if I post it for everyone versus just the host Right. There you go, Jill. Ask and ye shall receive. It's there for you. Sorry about that. I. The chat rolls up if you have questions about a specific link. Great. If you have something that's off target, wait till the end and we'll open up for live Q A for you guys as well. So I'm just clicking on one other thing here to monitor those that might be watching live on the YouTube channel. I, I just love it that we're in multiple places at one spot. So hey, I see the four folks watching on YouTube, say hello, let me know where you're from and we'll glad to, to kick you out there. But anyway, this is, this is a fun presentation. It took a couple hours, took longer than I expected. I literally just wrapped it up minutes before starting tonight on Going Back through. But I think you'll love it. And here's the thing. When they, what they didn't tell you about real estate investing is that real estate investing isn't only about real estate. Right. If it was just about real estate, life would be so easy. Right. Everything I learned in class about real estate is great, but they don't tell you all the other stuff that you're doing. You know, you didn't know that you were going to have to become a graphic designer, a website designer, an editor, a video creator, a social media expert, an email writer, a copywriter, photographer. Just come up with, constantly come up with new ideas. Right. It did not tell you that when you decide, hey, I'm going to be investor, or they didn't tell you that when you're watching Flip this House or hgtv. And that's the case as entrepreneurs, many of us are bootstrapped with our budget and you come from something that's not marketing based. Okay? You come from something that's not. But the idea here, ladies and gentlemen, is it can seem very overwhelming and daunting a lot of the things we do. And you're not competing against me, first and foremost. I'm not competing against you. You technically are competing against yourself. And yes, there are other people out there. If you choose to do nothing, hey, that's fine. You will be with the crowd. You'll be the cows moving in the same direction. The idea here is if you want to get ahead, if you want to raise more capital, find more deals, is you have to stand out from the crowd. And how do you stand up from the crowd? You have to do something more than everybody else. I'm not saying 100%. I'm saying do 3 to 5% more than everybody else. And do it consistently. And you will stand out from the crowd. You'll raise more capital, you'll close more deals because people will see you standing out, because most people aren't doing anything. 95% of people take a class or learn something and never take action. Now, I know that you guys are different like that because I know who you are. I love you. Whether you're watching this live or watching the replay, I love you all. Okay, you're here. You're taking a Monday night. Maybe you got Monday Night Football on the side. Get two games a night to watch. But you're going to spend an hour with me tonight to help you take your business the next level. And I encourage you all to ask questions. These are some tools that we use. They're all pretty easy. You just got to mess around with them. And this comes from being really ali a marketer for 20 years. And I think back to some of the things I. I take that back. More so since 2004 would be 18 years is when I first got, you know, joined up with Bobbly and Eddie and Jamie, Kayla and boy Pops. And we started aerial capital. And I was traveling, traveling the country, actually the world. A little bit international, too. I started learning some cool marketing tools and applied it in my business and realized, hey, that was a cool tool. That saves me time, it saves me money, it helps me look better. It's not more comp. It's not nearly as complicated as it used to be. And there's so many amazing apps out there. I didn't want to overwhelm you. Yes, 25 apps or 25 things that we use might seem a little overwhelming, but it's a mixture of helping you with due diligence, mixture of your helping with videos, helping you with social, helping you write better, helping you basically plug and play in some of your weaknesses so that your weaknesses aren't such a big thing. And I'm not talking. You have to have some college degree to use all these things we're talking about tonight. These are things that you can use if you're going to be in any sort of real estate or marketing going forward of any sort, you will use these. And they're not just based to real estate investing or not investing. They're literally something that you can use going forward. And we use these on a weekly basis. And that's what I did. I literally sat down and I made a list on Friday. Actually, I got up Saturday morning and I think about it, I got Saturday morning at 4 o' clock before I was teaching my note weekend class because this was on my mind Friday afternoon. I literally made this list Saturday morning at 4 o' clock because I was like, I got to put these down while I'm thinking about it. Like I said, it came from Fincon. So he asked me what the top 25 apps I made a note to do it and I never got around to doing. I said I need to do this because it's going to be valuable for somebody here tonight. And honestly, if you walk away with one app of these that you use, it was worth the entire evening for me. It was was worth of three and a half hours it took me to put this together for you. One app is all you guys need to do something different and you're not going to implement all of these. It'll be overwhelming. But I'm encourage you to take one of these apps one week at a time, one day at a time. Some of these you guys already know, that's great. I just put it out there for some of those that don't. But you're going to love this and I think going forward. So let's go into my top 25 tools. They save me time and more importantly, they save me money. All right. Make me look much more professional than I am. Steph is probably shaking her head there. Yes, it's correct. But they do. They help me look honestly, guys, I am an Ingle dink from Ingleside. I got a bachelor's degree in business from Texas State University or Southwest Texas State University. I like to joke that I'm an old linebacker, but the thing that I like to do is implement things that are going to save me time. Like I said, save me money, make me look good and are easy to do. I am not the most complicated person. I'm not this massive coder or website designer. I like to find things that make it easy and it makes these tools tonight will be are easily used by my assistants, my team, my VA's, my VAs often will have my login to these tools to use stuff that's, it's, it's pretty simple to use and get things and investments are not. I consider we do pay for these that we do pay. It's investments in my business. They're not expensive and I have to think, you know, my better half there who constantly goes back. Scott, are you using this app? Scott, are you using this app? What's this $99 a month for? What's this $7 a month for? If I Don't use it. We get rid of it. Okay? So we do that probably every quarter going through that. But the stuff that I talk about here, the stuff that we've been using for a while and I really, they have, they paid for themselves exponentially in multiple ways. They, most importantly, they help me stand out and dominate my niche. Okay, and I want you to dominate your niche. I want you to dominate your tribe. I want you to dominate your network of investors, your LinkedIn, your area. I want you to do that. And it's not difficult. I don't care how, how old you are, if you can write an email, if you can hit the record button in some of these things or press a few buttons on your screen, you can actually use these tools. Okay? Like I said, I didn't learn these all at once. I've learned one, implemented and moved on. There's a lot of others. I did a whole brain dump. There's probably closer to 100 of these. And I pulled the top 25 that I thought would work well. Like I said, it costs a whole lot less. They don't cost a fortune. It's a whole lot less than having full time staff. And I've had a full time staff of people before, you know, four or five people working in my office at a time. And I'm like, never mind. These things save me money and time for me. And a little bit goes a long way when no one else is doing. That's why I said beforehand, if you stand out and do a little bit extra each day around in your tribe that nobody else is doing, you will stand out eventually, sooner than later, and your marketing will exponentially explode for you. I can give it just a big shout out here to some folks that are on here. Let me see, like, Larry's doing a great job marketing. Who else is doing? Paul Riley's doing stuff? Scott Meredith is just especially working full time is doing a great job with little things. And this stuff does not take a lot of time to do. But anyway, let's get into the nuts and bolts of the night. The top 25 for you and do I have my drum roll? I think I have my drum roll. Let's see. I haven't used my drum roll in a while. Let's do this, everybody. All right, so our top 25 tools. The first one is, I will tell you this right now, Restream IO Now I use Restream to when I record a video or a podcast or note night in America is. It is such an amazing app that allows Me to. I can use it to record, which I use zoom most of the time record. But I take my recorded video, upload it to restream and then I can literally pick a time to re and schedule it at any time in the future I want to. And it automatically shares it across a variety of platforms. And this is literally is so helpful. I can actually have it repeat the same video multitude of times. I can schedule up to like three weeks worth of videos. Shares it simultaneously if I want to across YouTube, Facebook, LinkedIn, multiple Facebook pages, LinkedIn, Twitter, Twitch, LinkedIn. You gotta be available, you gotta be have LinkedIn live available with it. But the rest of the stuff, it literally shares it Autumn, you know, across those with a description, the thumbnail I upload and the title. And it tells me who watches it looks like I'm live. I mean it is such. It's probably one of the number one reasons that we've done so well with our podcast and things like that. But you can either do it live. Like I was messing around with it this morning to do a little bit more live and my, my, I had a setting and it was off but it wasn't very good. But I've done it before and you can interact live with the audience across all those platforms at once. So somebody comments on Twitter or comments on YouTube or comments on LinkedIn. It pulls it all into one spot. So I'm gonna be doing more of our live podcasts again versus doing pre recorded and restreaming. But it's such a amazing tool. It's a little bit different level pricing wise. 49 or 99. I have the 99amonth package. It gives me the ability to upload 25 video files, do a four hour live stream if I want to. From there have content that's over an hour long. There's a $49 a month program which is fine, but only gives you up to an hour. Most a lot of my stuff is long form content beyond an hour. But it is so valuable. Like I said, I finished with Note Camp Live recently. I uploaded all those sessions and they were all already scheduled to go out. So they've been cranking one out a day for the last three weeks. It looks like I'm live, but I'm actually off doing something else. Okay. I once went on vacation for three weeks and pre uploaded videos for three weeks and nobody didn't, nobody knew I was gone. Everybody thought I was still live in Austin and I was out on vacation. Okay. And it literally, I would say this is one of just a couple tools that is really help me expand more than anything else. Just absolutely love it. If you're going to be doing short videos or even long videos and you want to repeat or share it all in one spot versus having to upload it to each thing. Restream is the thing that saves a ton of time. Especially if you're working a lot of times you don't have a lot of free time during the day. Restream is something where you can upload it anytime, pre schedule it and then it set it and forget it and move on to something else. So this is a tool that I absolutely love Restream IO if you want links to this stuff, I'm glad to send you our affiliate links and stuff like that too. We get a little bit of kickback, but it doesn't affect your price in any sort of fashion. So Restream IO great. Another two tool this is really cool is repurpose IO honeymoora is a friend of mine and when I got I've known of repurposed for about five years. And if you like Facebook, if you're comfortable with Facebook but not comfortable with YouTube, this is a great tool that can take your video. If you do a Facebook Live or share a video to Facebook, that's your video. It will grab it, share it to groups, share it to YouTube, Twitter, Instagram. It's kind of like a different type of restream, but it will literally pull it and it can either share it to your Google Drive or Google Dropbox. It is a really great thing that can share it all across the board. And what's nice about this is it always keeps getting better. Hani really does some great stuff. It pulls live video off of Facebook, repurpose it in other places. It also allows for you to share it across all these different the websites. Tick, tock, twitch, some other things as well. What's nice about repurposing is you can set up workflows so that it creates custom headers, captions, chapters. You can have your colors match up to it, your links, your logos. If you want to create chapters in YouTube like every minute or dissect videos by every minute, it will do this in great short videos for TikTok or Instagram stories and stuff like that for you. And the great thing about this, I mean Hani's working his ass off on this. He's always constantly doing some stuff, but it's so affordable. It's like 25 bucks a month. Okay. And so it's a really great Tool to, if you're doing Facebook lives to pull it, grab it, workflow it, and it does all the work of a full time audio producer or video producer for you. What's funny is as you go around to these different marketing events, you get people, oh, we'll repurpose your content for you. I'm like, why would I pay $1500 a month when I can pay $25 a month and still have the same quality? Because a lot of these companies are just using Repurpose and they're tweaking a little bit and you know, 90% of it's just as good if you just use Repurpose. I so this is a really, really great video resharing tool. You know, it's not, it's not broadcasting to broadcast the Facebook Live and then it pulls it and it will share it across other platforms for you. But I've used this for years and absolutely love it. And for the price, it's probably the biggest bang for the buck out there. Number three, you guys have probably heard me talk about this before. Rev.com, rev is, as they say, where human voice is understood. This is a great transcription service, audio and video transcription. It's a dollar, sorry, $1.50aminute, gone up a little bit, but not much. Is literally the best transcribing service out there. There's other services out there, but I think Rev is the best. It uses AI artificial intelligence first. That's actually Otter. AI is Rev's AI system. And then it has a human review it and human edit, you know, the transcription before it sends it out to you. So it's not instantaneous, but it's, it's pretty damn fast, usually in 24 hours or less. I like using this because I can take my link of a video or I can take the video itself and upload it to Revolution and it'll transcribe it and send me a word file back. I can split. If I have two people speaking, it'll identify those people and split it up. Say Scott said this, Stephanie said this, Scott said this, Nikki said this. Or I could just leave it all as one, but I like to take the transcriptions. Especially if I'm talking like a case study or deal video. This would be something you guys could use. I have a three minute video about a case study and I do it via Zoom. I can then take the audio, get it transcribed and now I have a little the the guts of a blog that I can post to LinkedIn or put it in my instagram for my social media descriptions or whatever. I literally wrote my book 90% of the way using Rev. Okay. I would record an audio, record a webinar, me talking stories and sharing it, and then we send it to Rev, transcribe the whole audio and then send back the manuscript and then we just edit it. We sent it to a guy on Fiverr to edit it. But the manuscript was easier, much easier written being in the audio base versus me actually having to sit down and type a write. Okay. It also, if you have closed captions or I know some people are taking their English videos and then they're on the. Some of the shorter videos and then transcribing subtitles into Spanish or into Portuguese in some places and resharing the video so people can read the transcription in native language in the country. So that's. That's a pretty cool thing. Like I said, I also use a Rev.com app on the app on my phone. If I go to a conference, I'm really listening to somebody else up front. And when the person goes live, I'll use the Rev app to record the session and then I will, you know, send it in. And then in a few hours later, I have a full transcription for notes in my inbox that I can use for everything. So it's just a such a cool thing to use. One of my favorite apps is Rev.com here for you. Okay. Another thing is Natural Online, you guys, this is a website, it's not an app. But maybe you're familiar if you're in the note business with Nature Online. But I'm always amazed. I think I take for granted how it's great to know this app. I talked to a lot of real estate investors out there. I Talked to like 5 today, back and forth, and they're like, what's this website? Rev metro online.com. i'm like, oh, my God. So it's a free website out there for the most part that literally brings all the county offices across the country, United States together. You can pull the official public records. We use it for due diligence via the county appraisal websites to see who owns stuff, the county clerks to see stuff recorded, the tax office to see if taxes are owed. Like we said, we check ownership property information. Sometimes the county is actually current photos of the properties. If you can't find one online, this comes in really, really handy. We use the county appraisal districts. I shared a guide, and I'm sure this is my class raise funds. We go out and search for self Directed IRA owners. We also jump on the county clerk or the recorder's office to find private lenders by doing an, you know, owner search by name equity trust quest, stuff like that you guys have heard me talk about. That's available in about 80% of the counties that allow you to search by name. Others that don't, you have to go to the actual office itself. But I'm literally probably on this website almost daily looking at taxes or looking at values where my team is when I send them a list of assets like go on here, check out taxes, check out, make sure the names match up, stuff like that. And the beautiful thing, it's 99% free. The only time you'd be charged is if you're trying to access information. In Canada they charge like Wayne county and Detroit charges and a few others out there that are hit pretty hard, but they charge for that access. Not hard to get, but otherwise such a phenomenal website to find all the county organizations in a specific county across the country. So this is. If you're not using this, you're really shooting yourself in the foot. All right, shifting gears a little bit here. My number five favorite tool is answerthepublic.com okay. When I have a brain fart or I can't think of something to talk about, this is where I go in answerthepublic.com you get it's a really great way to type in a question or a topic and see exactly what people are asking about. Okay. And you can pick England or it's English based English or United, I mean England or United States. And you get two free searches a day before you sign up. But it will tell you exactly what people are talking about. So with the answer to public is I use it when I'm trying to come up with ideas. What are people searching for? How are they asking questions? How many searches are being showing up for people? Typing in these specifics there literally gives me a different way to ask questions and approach different topics. What do I need to cover? What are people searching for so I can answer. This has helped me tremendously with video and blog titles webinars to identify search information. Let me give you an example. If you go on to answer the public and type in real estate investing I did this Today, you see September 19, 2022. It showed that there had been 78 questions or actually 390 results for real estate investing. When I pulled this up, searches for that which is pretty cool. Those are unique results, not only 390 searches. And that was the top top 390. That's a pretty active question or topic. And it came up with 78 different questions. And it gives me a visualization map so you can kind of see how it spreads it all out. How will, why, where, when, which, what. So it gives me all these questions that pop up when it comes to that aspect. So it's really kind of a nice map to see what people are asking and how to ask questions and things like that. It also then will give me a couple other things, including 208 different alphabeticals. And by alphabeticals, what does it mean? It goes A to Z. Like, like real estate investing app, Real Estate Investing Australia. You can see how people are literally searching across the board for different things. If you see like Real Estate Houston, like Real Estate Investing Houston, that's a one. Real Estate Investing Hawaii. Those are some great things or keywords that you can actually put into your video or your YouTube description, stuff like that. So this is a pretty cool. Like I said, you can do two searches a day for free. Otherwise they got a subscription for pro. But really all you need is one or two searches a day to get you off and running. Okay. Number six is Animoto. This is a video app based on using still images. You know, how many of you guys have like before and after photos of a project, right? Or you've got an event, a wedding, or a weekend getaway or a family reunion. Or maybe you're looking at a list of assets to purchase. Well, Animoto is a great tool that we use with that video creation aspect. And literally we up. Basically all we do is upload the images and it takes our collage, basically. And as long as we put in order, we can drag and drop an order. We can put custom sound around it. But for a variety. I've used this for events, vacation trips, weddings, funerals, you know, you know, there's, you know, either collage with somebody at the end. I've used it for assets, you know, before or after, or if I had interior photos like off of BPO or online. I used it to raise capital by sharing the interior and exterior photos versus just a bpo. I create a video of it and this helps out. It literally gives such a better walkthrough. It tells much more of a tell. We've raised hundreds of thousands of dollars using Animoto before. To get those done, we were closing on a couple pools. We put every asset in, every picture that we could find of that of these assets in there. And we created an image and it does all the work for you. You just got to pick out which kind of template you want to use, what music you want to use and what speed or if you want things to be highlighted. Really, really cool tool. And it's, it's not, it's not free, but it is. They do have a freer version of it that gives you up to 30 second videos, but most of your videos will be longer than that. So they have a $39 a month pricing point for the next level up, which is what we would use most of the time. But animoto.com check it out. If you got a collage or done some fix and flips, you're buying a portfolio. This can be a really great tool to make it look smarter than what you're doing and create a link and then you can download the video to YouTube, Facebook, however you want to as well, in HD. For those of you that are working full time and having a hard time posting to different social medias or posting articles or things like that around your current job, then you want to, you want to make buffer your best friend. Okay. Buffer.com is this tool that is so amazing. It literally we use it so much and I want you to pay attention. It's got a mobile app, a Chrome app and when you have, when you upload this or download this or add it to your Chrome browser, you'll see when you're looking on like different articles like DS News or Housing Wire, things like this, you'll see this little three page kind of black thing pop up in the corner. If I on a DS News Wire and I click on that, it'll automatically pull in a buffer the image, the link and I can put pick which social media to share to or all of them. Okay. And they've got a free version of it which is great if you just got three platforms. But this is my number one social media posting and time saving up. So me having to go on there and post daily. I can go on there on the weekend, Saturday, Sunday or before an event and post everything I need to across all my different social media profiles. Now it's you pre schedule. You can set up a time that automatically goes out based on your schedule that works like I said, I can share articles, images, hashtags instantly to my social queue. If I'm tied up or traveling and I want something to make sure can go out throughout the week. I can pre plan weekly postings if I'm working or away. Like you know, like today I went on there and pre planned My we buy notes to LinkedIn post for every day, different times. It's already set, already done for the next three weeks. Already pre scheduled. I don't have to go in there and do it. I've already got it scheduled to go out automatically with buffer.com and like I said, I use this app a lot around my events and travel. So if I like you guys were on Note Camp, we posted an image to social media, you know, a half hour or to an hour before that speaker went live. And we did that across my Instagram. We did it across my Facebook personal page, my business page, my no closer show page, LinkedIn, Twitter and something else. But we literally had all that social media pre scheduled prior to Wednesday night before the start on Thursday, all that was pre scheduled and went off without a bang. I didn't have to do anything except make sure that my links work. Now it's pretty cheap. You get three free social media profiles after if you had the fourth one at $6 for each one. So it's 24, basically after you add. When you add the fourth one. But for every additional, at six bucks a month, it's well worth it. Think about this. Literally, if you're working full time, you could spend time Friday, Saturday at one night and pre plan your articles or preplann your posts and stuff like that. It's so, so valuable if you've got a busy schedule. Okay, now for many of us, we're working from our phone, right? We see an image or we're looking at stuff on here. You need an app on your phone because you're not always gonna be able to jump in front of your computer. And Photo Grid is the app that I use from my phone. I love this app. It's so easy and stinking. It's so easy to use. The free version is all I use. You can pay 4.99 to get a whole lot more templates and things like that. But I use this on my smartphone. If I'm sitting at the house or I'm out and you know, I'm out in an event, I'll take a photo. I use Photo Grid. What it does, it creates thumbnails and images that work perfectly with your Instagram. And then I can take those Instagram because it's perfectly profile. I mean, if you created a photo and it was longer, it wasn't square, and when you uploaded it, it cut off or smushed it together. Like, why did it cut it off? Well, because it's not formatted properly. For Instagram, this Photo for Instagram, but I use it for everything else. I use it with my YouTube community tab and other things like that. And I'll literally, if I'm traveling on a, on a plane or sitting in front of the TV at night and I see something that's great, or if I see an image on my phone as I scroll and I'll grab it, you know, do a screenshot and bring it up, crop it, and then, you know, or if I'm looking at assets on a tape on my phone, I'll slide. Oh, there's a good screen street view. I'll grab that real fast and literally upload it from my hand in just a few seconds. There's a free version. Like I said, the five bucks a month gives you a lot more templates. I've used it to, you know, upload 16 different images when I went to an event with different speakers or people I visited with or properties. And it just is so simple to use this. Like I said, I use this for image slides and Instagram, LinkedIn, all my socials from my own hand. Okay. It's. It's so simple. I use it. Also, if you're creating slides, you know, like instead of one image, they like a slideshow, but it's like five to 10 photos. This really comes in handy for that. If I can't get to my laptop or my computer to be in Canva or I'm out and I just, you know, I especially use this when I'm at an event, take photos, you know, bring my logo into it and design it where it looks really nice. If you look at my Instagram, most of those images have been created with the photo app or the photo grid while Travel. Okay, number nine, if you have a YouTube account and you're looking to expand and grow your YouTube account, you want to go to that, you want to get it towards a thousand subscribers and start monetizing. You're gonna be uploading things on a regular basis. This is probably. Well, actually, for me, it has been one of the most valuable tools that we've used to grow our video aspect of it. Yes, Restream some of those. But TubeBuddy, it's like a 1499amonth app. I've got a free version of it, but I think the 999 or the 1499 is what I have. It is a cool tool that I use for our YouTube. It's helped me 4x my YouTube channel. Seriously, going from 1500 subscribers to 6000 subscribers or 65. 6600 as we sit now. I literally say that TubeBuddy is the reason for that because it's helped me the Chrome plugin and then they have a smartphone app too. It helps me if I'm uploading a video to identify keywords, high value keywords. It'll give me a whole list of keywords when I type in my title, like, oh hey, real estate investing or note investing. This ranks higher. It's got 41 searches in the last day. Or this one's got 75 searches in the last day of what's training? What keywords are training, which is helps helps with views. Okay. It also shows me how I compare to other channels. I can go to anybody's YouTube channel and see, okay, how many videos have they uploaded in the last 30 days compared to me, how many views, what's it look like as far as analytics, what are their channel keywords that they're using or not using. And so that really helps me compare. Okay, this is doing well. And how are they doing well? It will also help me create thumbnails if I need to. I don't really use that tool that much. I use more the mobile app to pull the copy of my thumbnails, my keywords or tags and description and I can actually copy paste them on my app into new videos while I'm traveling. But like I said, I love the analytics. It shows me, okay, the last I can go on this. Okay, in the last hour you've had 35 more views and five more likes, two different videos. So the analytics of this is so well worth the 9.99 that I pay for it. But if you're going to be, if you're serious about using video on YouTube, TubeBuddy's a tool that's well worth the small investment to help you out with that going forward. Maybe you guys aren't doing that right now, but you all need embracing video of some sort. Okay, you've heard me talk about number 10 here many times. Canva.com one of the easiest video creation, editing, document creating tools that we use our team uses all the time. And the question is, when I started thinking what do I create? It was easier to say what don't I create in Canva from my laptop? Any images. I mean I create so much social media posts, automated videos where the video kind of moves and create like Facebook image that turns into short like MP3s or MP4s. I created flyers, I've created my executive summary. I've created presentation slides, manuscripts to books, deal case studies, executive Summary thumbnail certificates. I mean we've created a lot. We, we took a, we had one of our one on one coaching students coming to town. He was buying 19 assets or 9 assets for 240,240,000. So we literally put together the eight page like prospectus on the deal that broke it down with images and created in Canva and so it was formatted properly. It just looked really beautiful. It was a home run. I know he's used it to raise about a million bucks private capital. He's on here tonight. But we won't mention any names. But Canva, it's I think $12.99 a month is what it costs. The most valuable thing is in Canva is that when I pick what type of thing I mean whether it's a YouTube thumbnail or a Facebook image or a flyer, it automatically formats the image per properly. So when I pull photos over I copy paste images or things or templates. It formats the exact correct size whether I'm using like a LinkedIn banner or a YouTube banner. It makes it look nice instead of being either too pixelated from pulled out or too small. And it's, it's thousands of templates. If you don't have an idea what you do, thousands of presentations there for you. But I can actually, what's great is if I like a template I can share it with my team, share it with my va, say hey, use this to tweak it. And it's actually part of their Canva they want. But like it's our number one image application on our computer, photo grids on the phone. Canva is online. I love it. Okay, whoop whoop is right number. What are we at? Number 11 is batch geo. Some of you guys have seen us use this on a religious basis with assets. It's the fastest way to map your data if you're an investor. If you're an investor out there or a real estate investor or a real estate agent or a mortgage broker or a wholesaler. One of the most powerful things you can do if you're going into like a sales presentation is have a map of all the deals you've done, all the listings you've had, the property you bought, you sold. Batchgeo is one of the most powerful tools that we use. We take a simple spreadsheet, upload it and in three simple steps we literally have a beautiful map that we can share that's got dots color coordinated. This maps up to 250 properties and line items at a time. And it does it in seconds, it's free up to 250. Beyond that, it's more. It works with Google Maps for street views. We use it to share it. We create private or public links to share it with our investors or students or people bidding. It gives us all the information. Spreadsheet. If we map all the information. One of the things I like I've done in the past is just putting a map of assets. Hey, we're working on this list is I like to take my master list of deals and say, okay, these are performing, these are non performing, these are foreclosures, these are reos we've taken back, these are pending foreclosures. And you can sort it and validate the list by asset class up, deal type, etc. It's such a bad. But I had a friend, Catherine, who's a realtor in Chicago, Catherine Hammond. And I asked her when she came in, I was like, well you're a realtor, you've done a lot of real estate in Chicago. So yeah, like 35. Do you have any map of that? She's like, no. I said well go pull all the addresses of the property. Just pull the addresses. So that's easy. So just did a search the MLS and pull this huge list, like 200 properties and the values, what they sold for. And so let's just map it really fast. And she. We dropped it into batch June and mapped. Basically when you look at Chicago, it was just like a bloodbath. Red dot, not blood bath, because the crime, but you get what I'm saying, all these red dots. And she's like, that is powerful. I said how valuable would that to be to walk into a listing appointment or a potential buying appointment, say hey, here's a map of all the real estate across Chicago that I bought. Or here's a list of all the deals that I've closed. Like if you're closing deals, you know, you close 10, 15, 20 deals. Maybe you want to create a map that you automatically update that's on your website. Deals that we're working right now and the deals that we've closed. All right, something valuable. So it's, it's a really great free tool there for you. And I share the maps of my images. I've used it when you guys have been on, you know, when I asked what city, state you're at, we'll pull that and map it to see where everybody's located. It's kind of geography basis. Okay, keep.com. i could not do the 25 favorite apps that we use without sharing our CRM that we use. Some of you guys are happy clients at Keep. So you're still trying to figure it out which is fine, you're brand new to but keep.com we are in this every day. It tracks basically almost everything I need on our engagement, our clicks, our registrants, our trip wires, our sales, our leads, our quotes, our open rates, our click through rate. It is, it's got so many bells and whistles I still haven't figured it out yet. But it's our number one email service provider and customer relationship manager. Now some of you guys, well Scott, you've been big on mailchimp. Well mailchimp was okay as an email. It's not a CRM. And mailchimp's tweaked how they do things. They're not friendly with investors really more. But Keep still is and you know, whether you got 500 contacts or 50,000 plus contacts like we do, it does a lot. We use it for email and landing pages as well. Merchant services, autoresponders follow up and it really helps us track our customer journey as people are going through different training and stuff like that. Like I said, I use it for daily marketing and also with what package that most of you guys get. You actually can have the ability to send out text messages to your database as well. Email has a 4400% ROI used properly. That is true. I mean we're not paying $50 a month for what we do because we have a huge database and other things and we have Keep Max which is a, it's an older version of Keep and we paid a whole lot more than what people are paying now for it. But for most folks you're going to use it to track your opens, your clicks, your sales, your people that are your asset managers, your investors, your day to day stuff there for it. But they've got, I mean they love us so much that they've put together a really great offer. $49 per month for the first like 90 days comes with 2500 contacts. It's a WCN special. After that it's like 99 bucks a month. But that's all, that's a fraction of what we paid for it when we first started off. And so big, big fans of Keep as our email service provider and CRM. You know people use pipedrive, people use Google spreadsheets, Google Drive. You can really incorporate a lot of that stuff into keep.com right? I love this next app. This is something I look at daily and how many of you would love it if you could see new visitors to your website? Like, somebody went, checked out your website, but they didn't click on anything, but you could still see who it was. You would love that, right? Well, that's retention.com. it's formerly getemails.com. i can't. I became aware of this about a year ago from some friends of mine and they're like, you gotta use this for your different websites. And says, okay, so what do you do? Basically, you upload this HTML code that retention.com creates for you upload to your header of your websites, whether it's WordPress or leadpages, any HTML website. WIX too, if you're using wix and when somebody new comes across your website, it will grab their IP and it'll go out and find an email and a first name and a last name that matches up to it. Now you can get just the regular version where it's just the email. But I like to pay it a little bit more to get the first name and last name. But it will also tell you what page they clicked on, where they came from. And it only, it tracks the first time they come to a website. Not gonna. If they come tomorrow, it only tracked the first day. Okay? And I love this because there's nothing cool than getting reports like, okay, we had three brand new visitors to this website today, or we had 20 new visitors to the website. This is where they came from. Or this is the page that they clicked on. Like, I know when people come and listen from a podcast episode, or if they come from Google or YouTube or something like that, it tells me exactly where they came from. And then I can send an email to them. I don't spam them. I just send them a normal email from my Outlook. Say, thanks for swinging by. Thanks for checking out the website. How can I help you? Or I say, I saw you were checking out the Baldwin Advisory Group. Are you looking for a bpo? Due diligence, whatever it might be. But this is a cool, cool thing now. It's almost like Big Brother watching. It's even cooler when you see your peers or competitors checking out your website. Okay. Which we see that happen pretty often, which is kind of funny. It only tracks new page visits. But, Lily, we've used this and it's basically accumulated close to 1700 new contacts this year alone. Okay, 1700 roughly new contacts. So we average somewhere around between 4, 5, 8, 10, 20 new contacts a day to be going on. But it is for you guys, you Know if you don't have, if they're not opted into your email, there's like, okay, they came and visit. You don't know. This is a great way to get them to grab that information even if they don't opt into stuff. Okay. And it's 99 a buff a month with do unlimited websites. Basically up to 400 contacts per month. And you know, it's up to you to follow up with those folks. And that's one thing that I do every day for the most part when I travel is I'll go in and say who opted in today? And I'll send a custom email to them and individually individualized, individualized email to everybody that opts in for that. 14 is easy texting. We've used this. Yes, Keep comes with different text message packages. I've been using easy texting. It's a little easier to use, especially if you're not using keep. So I wanted to bring this up. Such an easy text messaging platform. I upload a list of contacts. I've used this. Basically they've got a package like a thousand credits for $50 a month. I use it for webinars. I use it when I'm speaking. Like if I'm speaking from a stage or on somebody's webinar podcast, I can say, hey, text the word notes or deals to blank. Blank, blank, right. And they opt in, they get some opted in and then I can send a message or I can send them slides or notes or schedule a phone call with them. They use it primarily when I'm speaking from stage in a lot of cases. But it's, it's, it's a text word. You can you get one keyword with it for the 50amonth or you can add another one I think for 25amonth. Going forward, if you're speaking and we're going to do more of that, it's something to think about. Or you're hosting events, you're going to rea clubs. One of the things I saw it so used really well was I saw investors get up and say, hey, if you wanted to, if you want to get on my deal list, just text the word deals to blank. And people at the Maria clubs are, oh yeah, what was that number again? You know, to get on my deal list. And it made it so simple. We've used this to raise capital when we had an investor flake really. I mean one text message we to 1500, 1600 contacts resulted in about a million in money raised. And really, really quick where people Coming to the table to fund a deal. It gives you a report on whose text is clicking on links. People can opt out easy. It's fine. The thing you got to realize is that the deliverability of links. A lot of times you start emailing, your email is going to go in spam folder. So when somebody opts into something new for us, we always make sure to send them a text message. And the text message is going to be read roughly about 85% of the time in the first 10 minutes. So it's a great thing. Especially if we host an event. We'll send a link out morning of or the evening of. Just make sure that they got the right link to join us. And like I said, it's easy to use upload lists, you can tag lists, take people away, combine lists. It's. It's probably one of the easier text messaging services out there. We've used some pretty complicated ones in the past, and we still like this one because it's pretty easy to use Grammarly. If you guys are not English. English is your second language. For many of you, even though it's your first, writing is not always a skill. Everybody knows it literally helps you write things a whole lot better. And I will tell you this, I've been published a couple different times. I wish I had Grammarly back in the day. We all can't be English teachers, but this is a great way. Like having your English teacher look over your shoulder and tell me, but literally it helps me write grammatically correct emails, articles, documents. Tells me what's spelled right, what punctuation is accurate, what's not. It's like having spell check everywhere. Okay? Which is priceless because the last thing you want to do is send an email or send something out that looks like crap or it's spelled wrong. It's got a free Chrome app, so it's an easy plugin. You want to use this every time you write something so it looks like it's right for you. Okay. Number 16, exactdata.com if you're part of our classes or mastermind group, you've probably heard me talk about this. This is such a great, great list building service out there. We've used this to buy lists of IRA investors, to buy lists of real estate investors in cities or counties. The list of leading website that you can type in. Okay, I'm looking for this and these people that make this much money and these zip codes. But we've used it for IRA people. Real estate investor leads. IRAs with 150k or more different parts of the country. I've used it to pull the whole list of companies that were laying off people as a way like, oh, this could potentially be IRA money future. We've also used it for and I'll get to another way we use it. But it's also pretty affordable. Depending on the size of the list that you're pulling. The bigger the list you pull. It may be a little bit more expensive, but it's cheaper per lead most of the time. It'll give you names, addresses, emails, the county they're in, you zip code, search by county and a phone a chunk of time was often landlines. It's not often cell phones, but mostly landlines. Like if I'll give you an example, you pay a thousand bucks, you probably get 15,000 leads. Wherever you want to focus on. You can split that 50,000 leads up by 15 different counties, 50 different cities, whatever. I've taken those lists and uploaded to Facebook as custom audience and marketed them that way. Or I use the list in the next tool I'm going to talk about to add boost to my my database and marketing is that we've used this before is like I was speaking at a RIA club in Cape Core, Florida. So we paid for a list of IRA investors in the surrounding counties that had 150k or more. It resulted like 700 names, emails. We sent a postcard to those 700 and we had people show up. I've also used it around when a big expos I'm speaking at or was hosting in the past that we would say, okay, look for real estate investors in the surrounding counties that pull list and then we put them on an email drip system or on a direct mail postcard thing like through Postcard Mania. So it's a pretty, pretty cool. If you've used Melissa Data, it's kind of similar to that but never got any response. So I did allow them to conduct the campaign and run all. Okay, well that's your personal experience. T. I would never let somebody run my marketing campaign. You have to be on top of your campaign. I I use them. You have to be on top of your campaign. That's one that I would. I never let people. That's one of the biggest things we see. I never let people learn on my dime. You know what I mean? Yeah, same thing. I don't let people run Facebook ads on my dime. I don't let them run Instagram or geomarketing my dime. You have to control it or you're on top of it with them and working through it. Okay? So sorry you had a bad experience, but that's on you for allowing. I don't let exact data run or ads. Okay. You know, I, we pull the list and the list and boom. Then we let other people send it out or stuff like that. But you, you need to be in control of your marketing 100%. Otherwise you're, you're people are not going to treat it the same way that you do or evaluate it for what it is. But exact data has been very good to me over the years. Okay. I talked about the next little Zero bounce. This is something you would want to use if you're pulling a big list. Okay. It's a, it's a, I like to call it, it's a. What's an email validation service? What does that mean in layman's terms? You get a list of emails you run through Zero Bounce. It tells you what emails are still good, which emails are bad. And I call this my good email checker. In marketing, a lot of times when you're in the education space, sometimes people will do list swaps, which I don't recommend unless they have something very similar to what you're doing and you can verify that the list is good. So if somebody wanted ever to do a list swap with me, I would say, okay, great, I want you to upload your database that you're going to send. We're going to swap, and I want you to run through Zero Bounce first because I want to make sure those emails that you're going to send me or those contacts are still active. Does it pretty fast. I mean, you can buy anywhere from 1000 credits to a hundred thousand credits is, it's cheaper by the minute. But it, when I upload a list, it tells me, okay, these are the bad emails, these are the spam traps, these are the bad, bad bounced emails. And then it can even tell me if I want to which of these emails have been active in the last 30, 60, 90 or 180 days. Which, that's really valuable knowing it's a working email. Okay. So it helps me identify the hot emails to market to the ones that are. Be a little bit closer. Colder are the ones I don't want to waste my time on. And like I said, it works well with large or old lists or new lists you're pulling. It helps avoid your email supervisor. It helps avoid like your CRM or mailchimp or keep kicking out your lists due to bounced or bad emails. Really, really valuable. Like I said, I Use this with the exact data and list swaps. We'll upload it and see. Okay, we got, we bought 10,000 leads. 8,500 are good. And out of the 8,500, half of them have emailed in the last eight. So that's the list that we, if we're gonna upload a list to our email, we wanna make sure to put good emails that have good open rates, not bad emails. Okay, number 18 here. We might go a little longer than expected, but this is valuable stuff for you. Our number one LinkedIn tool is OctopusCRM IO. It is so valuable it is literally helped us grow our LinkedIn profiles from 6,000 connections to just under 30,000 for the most part in the last three years. I guess we've been using it now. There's nothing more valuable. Especially for those of you guys that are working at full time jobs, you don't have the time to reach out individually to ask managers or investors or people in your network. And no matter what level you are, you could be reaching out with Octopus either like 20 people a day if you get a brand new LinkedIn profile, or up to like a hundred per day or almost 500 per week for 21 per month. And it's such a valuable tool that $21 per month is a month. A month. If you want to do an annual billing, it basically reduces to 14.99, but it also includes 500 direct email connections per month. So if you're running out, you start connecting, you start getting a notice like, hey, it'll alert you. Hey, LinkedIn will. Guys, hey, your LinkedIn doesn't like what you're doing. You've done too many connections this week. We need to stop for the week. Yeah, you can still send another potential 500 connections out via direct email because it'll go scrub the list, pull them into LinkedIn and then send an email on your behalf. But this is the first thing I do every morning, turn my computer on, don't even check my email. I go click on Octopus. And I've pulled lists over profile lists of a variety of different things, of asset managers, note sellers, investors. I can even pull like if I got a deal in Georgia, I could go and type in note investors or real estate investors in Georgia. Pull that list over and start that connection process with those folks. I also use it to get booked on real estate podcasts and other lists that we pull on a regular basis. We use it to find pet lovers for Steph's Fur Baby's Summit and connect with those people individually, it is just, it's just an awesome tool and it's really the one of the most effective ways that we're using to connect with asset managers. I made 15 new ass manager connections today and it, I basically pressed two buttons and it went out and automated and sent a custom message to these folks. So it was really, really good. And I guess if you're not using this, if LinkedIn is a source for you, you'd be stupid not to. And they've got a seven day free trial too for you. Use it. Trust me, it is. It's one of the most valuable tools that we use. Okay. If you need help and as an entrepreneur these days, you've got to have a website. LeadPages.net is one of the easiest places to create a landing page. You don't need a big fancy WordPress page. You gotta understand how code works. Leadpages is what we use for brand new websites. What we use for different events or different opt ins. It is such a great landing page. It'll host a website too for you or host it. You don't just have to create it, it'll host it and create it for you too. They've got so many different templates that all you gotta do is drag and drop, change a few colors, you know, import the video, import your logo. So simple to use for you to choose from. It's all included with it. We've used it for event note Camp Live is a leadpage website. I know buying for dummies. My WCN membership is all lead page websites for that stuff. But people have used it for wedding registries or they use it for special events and it's great. I also use it for optin. I use it for lead gen. People opt in to get signed up before it goes to the sign up page. So I use it as a lead and I average somewhere between three to four or more new opt ins from my lead pages on a daily basis. Can also use it with retention. I pick my HTML code From Get Emails retention.com and I have the top part of my leadpages website and it grabs a hold of it. You don't have to be a website expert to create this is so simple. $99 per month for three websites with three domains. So I have, I pull over my domains from godaddy and I have three different websites that we use with leadpages and if you go beyond three it's more expensive but for most of you just need one, two or three websites. You know your basic website and probably need an opt in for your investors and then probably another page for your deals or other things that you're working on. Okay. The lead pages, so much easier to use than WordPress. Get me wrong, we close notes is on a WordPress website, but it's got a whole lot more content on it and a lot more editing going on. I have a full time, I have a person that handles that for me full time. But leadpages works for most of you. When you guys are starting off, one of the things you come up with, you come up with this great name for a LLC and then you go out to see if the domain's available. Right? Well, I want you to reverse that process by using namecheck.com we can have the greatest name, the greatest LLC. If the LLC is available, it's worthless if the domains and the website, the dot com, the dot net are unavailable. Namecheck.com is a tool that we've been using for years to check domain. Before you come up with a name of an event, an LLC, a Facebook page or whatever, check namecheck.com that's without an E on the EC on the check. Free to check it, but it checks it over 90 different social media networks. See if the user IDs available or if it's not available and then also 30 different domain endings to see what's available for you. And it's free. It's free. Zero, zilch, nada. I can't tell you how much this has saved me from making a mistake by signing up for a domain or a llc. And oh wait, the domains aren't available. Okay. This is such a valuable, cool tool for you. You don't want to make the mistake of create something cool and then you can't. You got to change the whole name because. Or the llc because it's, it's, it's not available across the platform. So it's really, really cool there for you. Now I don't, I don't need all 90 social media. I just need my name, you know, like YouTube, Facebook, LinkedIn, Twitter, some of those being available for me to use on a regular basis. Okay, listen notes for some of you guys that are doing other things or maybe looking for podcasts to listen to, or maybe you're looking to speak on some podcasts, be a guest on podcasts. This is a tool that I probably recommend more than anything else when I'm out talking to podcasters and stuff like that is listen notes.com and I want to share something with. I typed In It's a website, free website to go to to do some quick searches. They do charge you if you want to download information and pull some more detailed information. Andrew Wang's a buddy of mine and he created this great website. But I go in here and look for podcasts. I typed in real estate investing and I did a podcast which 2,248 results for podcasts. That's not a lot. You may say that's a lot. I'm not gonna be able to listen to them all. I get it. But I could even go on episodes. I could there, but that's a lot to search for. There's a lot of opportunity. Now, not all of them are active, but I can go in here and see, okay, how many people have done episodes in the last 90 days? How many done. How many total episodes do I want to be in? A podcast has got one episode or 100 episodes, you know what I mean? And I love this because I can do a search like that, do it in the United States and I use this to find guest speaking opportunities to the tune of at least two a week. All right. I use LinkedIn as well. But this is easy way for me to be able to filter through, curate a list. Like 90 bucks will give me what I need out of that 222,000, 240 to give me the core base of what I'm looking for. And then I have my VA just come and take a look at it as well. But I filtered for active and non active shows, episode numbers and where they're located as well too. And also the great thing, when I paid up download, it gives me their contact information and their different social media handles. So that's the important thing is I'm looking for the contact and for a way to reach out to them to say, hey, I'd love to be a guest. I think I would add value to your shows and all of you guys that are on here, dude, 2248 shows are looking, they're always looking for people that are closing deals. If you closed on one deal or closed on great deals or all sorts of different real estate deals, take a look at it. You can filter through by keywords too. If you've got a background in multifamily or legal side or realtors, you know, do a whole search for what your background is. It's a great way to kind of build that social media presence online for you. Like I said, it helps me research shows and podcast opportunities. It's led to speaking gigs and Other things. It's also, I use this before to research older shows that are no longer active, but they have valuable digital assets that I could potentially buy and use this social media to help boost my current stuff by they make a lot of subscribers to their URL that I could still upload a new episode to buy the URL from them or buy the podcast. So upload a couple episodes, that leads people to my new show. That's something to think about. So it's all valuable data there for you. Like if you're a realtor and you don't want to start an issue, go look for realtors who've had a podcast that haven't done it. And many times you can buy that show that list of subscribers already. Rock and roll. Kind of a cool thing for you. All right. I know that, you know, I crack up at people that don't follow through on their stuff and this is such a great way to almost buy a ready made audience of listeners ready to listen for your content. Okay, number 22 is Zoom. We all got familiar with Zoom, obviously during COVID We're on Zoom right now. I use Zoom in a variety of different ways that maybe you didn't think about this and that's why I brought it up. I used to record webinars, obviously, like run a night, record meetings with our coaching students or coaching calls. We record podcasts on here. I record training, short videos. There's a whole lot of stuff I use Zoom with, but I've used it to write books and articles, blogs. I'll record it to the audio and then I'll upload the audio file straight to rev and let rev transcribe it like I talked about beforehand. I also use the webinars for opt ins, like if you guys want to be on America, you had registered at some point. Give me a first name, last name, email and then a phone number in the city state most of the time. And that's one way that I add. And I'm always amazed. There's people, my peers that they do Zoom webinars, but they never know who's on it. I'm like, how many people do you have on it last week or this week? I mean, I don't know. I'm like, oh, record it. Require people to register, you know, just ask them to do that. They'll give it to you. You're giving something valuable and go from there. So Zoom is, you know, we've been using it for you to use Gotowebinar back in the day and then we went to Zoom about the time we started doing virtual events because it became such a valuable tool. You can also use those breakout rooms and stuff like that. I mean, if Tony Robbins is using Zoom for 50,000 people across the country on his events, it tells you it's a pretty cool. I wish I'd bought stock in Zoom at the beginning of COVID Okay. But I like that I can actually customize my registration links depending on the event. I can ask more information. I can ask customized information. I can do polls surveys too while we're doing the event to help really speed things. That's one thing I wish I did more on Note Camp Live and other events. I, you know, is more surveys from the audience. You guys, what are you guys doing? What are your actions and things like that as well. Okay. Most important thing it tells me effected my webinars. I can go on here and pull up. Okay. How many people registered, how many new this week, how many people attended and how long were they on? So I know if the event was good or people got bored after 20 minutes and hung up. All right. They're really bad. Plus the fact that you can call in on it. It's is active as well. Those of you are in the real estate thing and you're sharing files or buying notes, you need some sort of file sharing service. Dropbox is the best one for that. There's BoxBee and we use Basecamp as well too. But Dropbox I like because we use it. It's probably our most complete file sharing software. It's easy to send a link to somebody for people to upload collateral files to. Or they can share Dropbox and share me the link. It's got the online access from my phone. I can pull up the file folders for my my desktop or online access. We'll use this with the. We're pulling due diligence. We use servicers, investors, buyers, sellers. Now we use it to make sure everything. I was using it today on due diligence with a couple notes. I can pull it from my phone and share things, scan things from my my phone and then share it to the Dropbox file folder so it gets uploaded for things. It's got a free version. You probably outdo that free version pretty fast. Literally. It is probably the easiest and best way to access file folders from anywhere you can put it. You know, anybody can access a file with a link or they could do it with password protected. You know, I love Dropbox. Okay. Number 24 is basecamp. If you've Been a part of your partner WCN crew or some of our bigger events in the past. You understand how we use Basecamp? It's a file sharing message board project management software that really comes in handy both you can use it on your phone or on a computer. But we use this with our WCN crew and our one on one coaching and also our funding partner. We'll use it for file sharing and message boards with my groups we'll upload videos to it messages. People can post a message in the message board and receipt or they can specialize in sharing it to one person the group. But we mostly use it with Dropbox in accordance with Dropbox and Basecamp. So we've got a backup to each thing. But when we're working through a project with my VA's or systems, I'll create a Basecamp file folder for a specific project that we're working on. People can ask questions and back and forth if I can't jump on a phone call with them. It comes in really handy with our va. So we're over in the Philippines too. I can archive old projects, bring them back. I can. If I add people to it, I can see if they've engaged or looked at anything or made any type of comment or downloaded anything. It's. It's a really cool thing to do that I can take away vendors people from it very, very easy. But the most important thing is seeing what if people are active. I like doing. It's okay you. You haven't logged into Basecamp to look at the. The replays. Go do that. It's on Basecamp or the file folder there. So it's. It's kind of a fun thing to share. I know our WCN crew loves it because we share a lot of case studies. People upload their own postcards, their own sample deals, stuff like that and people are using it to share. So it's one of the most valuable things I think with our WC and Crew monthly. Okay. Number 25 calendly.com if you don't have a calendar booking app, get one. Get this. It's got an E. It's easy to get a free version which is okay. Get something because it's. You don't control your schedule, other people will and people will never take use. For serious take your schedule serious until you do. Okay. This is the number one calendar and scheduling. Apparently it works with any calendar app to sync to your Outlook or whatever calendar you're using. But it literally helps me control and time block my schedule by blocking out times that people can't. If people want to book a time with me, go to my schedule and book a time that works best for you and me. And it says that are you available at 2 o' clock or 3 o' clock on Tuesday or Wednesday? No, no, just go straight to the link, see what's available. I don't have to go back and forth with you. I also use it for my different events that I host. Speakers can book all their stuff in one link. Then I only have to go back to one link or book back my calendar to pull their bio, their headshots, their links, whatever they're using. I love it because I can especially my podcast gets my people that have opted in to book a call with me. I use it as a legion because I can download that list of people that have call with me and you know, I've asked questions. What do you focus on, where you need help with? And that allows for me to have hot buttons to follow up with people later on. I can create custom questions and add that for people as well too. And it's also a great way to add my database because I'll ask people to put their address in there and then I can just export that out and upload that. Now I've got their, their mail address if I need to send something physical to. But such a valuable, valuable tool. Now I got one bonus app for you before I let you go for the day. It was an app that I used to make 50% of this presentation. If you guys all love the images of the websites, I have a screen grab or screen share app that I love. It's called go full page gofullpage.com It's a Chrome extension that it is. It's one of the great, great things. We're taking a screenshot of an entire webpage. Okay? An entire webpage, easy to crop. I love this app. I used it to pull a screen, share screenshots of all these images and then I can take that and edit it, save either download it as a PDF or a PNG file. If it's a ping, then I can upload as a video and edit. If it's a PDF, I can edit a PDF editor. It's saved me so much time. I don't know about you guys, but if you don't have a full page screenshot thing to pull things or pull emails, you can send stuff or how people say things, or especially if you're editing something, this is the easiest thing. Especially my website editors. I just screenshot Circle, hey, this is wrong. Fix this and send it to them and it comes in really handy. And like I said, basically a free app for you. I use it with straight news for properties too. If I'm on Google Maps, I'll do a screenshot instead of Control P, I'll do a screenshot to save it as a ping and then I can edit that photo really easy and then upload it to Photo Grid or Instagram or Canva and use that. It seems to be a little bit more effective for that. I can also pull grass off of websites or some of these images that you can't necessarily pull off or copy paste. I could do a screen share and then save it that way. So go fullpage.com is what I use now. Questions, comments, concerns? We covered a lot, right? Covered a lot there tonight. And for those of you that joined us a little bit late, I do have all these slides in a link and they've already uploaded to SlideShare for you guys. All right. And I know some people joined us a little bit after it started. So there's the link to you. Click on that link, it'll take you to SlideShare, allow you to download the PowerPoint there for you in just a few minutes. And that would have been my number 27th app, the SlideShare. I use it for presentations, PDFs, PowerPoints and all that good stuff there for you. So lots of good tips. Here's the thing. Thank you, Jill for saying that. Let's see if there's any comments on the YouTube side. Let's see here. We'll pull that and map it to see where, you know, I know I covered a lot. We went through that fast. Do yourself a favor, okay? There's a guy that I follow, Roland Frazier's been one of my mentor. Good chance to work with him for a couple years. One of the smartest people out there. And every year he teachs at Traffic and Conversion Summit and he has like a two hour long presentation. It's got a hundred websites and 100 things and it's always the presentation I go to the most. But he also puts the slides in Slideshow. If you like it, leave A comment on SlideShare, please. If you watch this video, leave a comment, let me know that you loved it. Which app? And for you guys, before I let you go for the night, which app did you think you liked the best or which app did you think you're going to implement? I know we covered a lot, all right, but anything stuck out any of you Guys draw. Oh, that's a pretty cool app. Or that's a pretty cool tool that Scott shared with me. I know you may have to go back, but if you're watching this or listening to this, let me know. Type in the comments which app you think you like the most. In some cases I may have a discount code or something like that for you guys to use as well too in some different cases. Cases. So let me know either live here on the replay. I'd love to hear what you love love the most if you didn't like it. I'm sorry. We only do this type of weather probably once a year. Just going through different things. So it's always different with probably half the apps being a little bit different in a lot of cases because I'm always keeping my out for anything. I can save time, save money or save energy or delegate it out to other people and it's helped us do a lot of amazing things at a lot cheaper budget. Jill X Batch, Geo and Restream. Yeah, those are good ones. Totally agree. We're in those every day. So thanks for coming, Jill. Any other questions? Any other comments? Anybody out there for you? All right, well then we will retention. Yeah, Dickie, I know you love get emails retention back. I know you're using that one. It's it really kind of cool, especially seeing when they clicked or where they came from. So. All right everybody. Well, there's not in the comments. Thank you so much for coming on and being a part of Note Night in America. Make sure if you're listening to the podcast you hit subscribe or leave a review. But guys, feel free to share.
