We're glad to have you guys here with us. Thank you for listening as always. Scott Carson, the note guy and we are on week four. We're in the last week of our implementation coaching from the December workshop. And as a quick little recap, we talked. What did we talk about the last three weeks? We first of all talked about the first one, what was that? How to find notes and the different ways that we do it. Week two was what was about what raising capital and the things you need to put in place and the things that I discussed there like the executive summary, your pitch deck, your website, your LinkedIn profile, stuff like that. Those are all things you gotta have if you're gonna be in real estate investing anyway. So hopefully you take it and apply that and use it because that's literally one of the things I talk about with our coaching students, our one on one coaching students. I was just on, literally on a call with Antron, working him through his pitch deck and working through his first mail campaign going out to 25 IRA investors. Now he pulled it and how to phrase it and how we use chat GPT to help write the letter campaign form. And that's the, that's the biggest thing is learning these things. Now the, the worst thing you can do is allow yourself to get overwhelmed. I know I literally give you a lot of stuff to do or talk about a lot of things. But what you're going to do is roll it back one piece at a time. It's like an onion, one layer, one thing at a time. And that's what you have to do is get one thing done and the next thing done. Next thing if you try to tackle all of them, it's going to be like chasing a herd of chickens. You're never going to catch one. Okay. You look like Rocky babble, chasing chickens in the back pantry, never being able to catch one because you're too busy being all over the place. I had a call earlier this week with one of my coaching students who's just a phenomenal. Absolutely. Her husband have been long time investors and she's been out. I mean they've had, I just drew a blank there a lot. They've been working through some things with family and they just take some time off. They're able to do that. They've got, you know, a chunk of properties that are bringing in cash flow but she's like, we need to dive down and get rock and roll again. And she was picking my brain on what to kind of get started to doing and going through. I'm posting articles, I've hired a LinkedIn coach, and that's great. Those are all great things to do. But I was like, wait a second. I was like, you guys have done a lot of deals. I mean, you basically haven't worked her for a few months, which is great. That's what we all hope for. You've got financial independence for things to take place. I said, but why don't you talk about your deals? And I'm like. She's like, I didn't think about that. I'm like, that's the magic pudding. I mean, literally, that's the, the holy grail. These are deals that I have done, okay? I said, we'll go through. If you don't, you don't. I mean, if you're up in Dallas or Houston, but these properties all over Texas, guess what? Use Google Maps. Just go find a street view of the image of the property. You ain't got to go stand out in front of it. Do a selfie. I mean, that's great. But I hate to say this, ladies, you worry too much about what you look on camera when nobody gets a rat's ass about what you look when they're looking to learn about the deal. The deal is the sexy side, okay? We should have a magazine called Note Mate instead of Playmate or Playboy or just deals, right? Sexy deals, baby. There's a performing note on a bare skin rug. Oh, yes. It's been, it's been an interesting day. I'm gonna make y' all laugh on that a little bit. But you, you get, hopefully you get. What I'm saying is it's all about sharing the deals. If you do that, that will only boost your confidence. It'll also get your network excited about to work with you. It'll also give social proof to your network. It'll also give social proof to asset managers or people checking you out for deals. So if you've done a bunch of deals and if you, if you are on here tonight or you're watching, feel free to type in the number of. And these don't have any notes. Don't have to be notes, okay? Just start sharing deals. You're making offers on your deals that you're doing and go on there. So that's why I told Russ, listen, go on there. If you've got 30 deals that are cash flowing Right now that are producing income, that are notes that you own. Guess what? Go on there, pull a picture of the property. Talk about how you what you bought it for, what you put into it, how long it took you and your cash flow. You don't have to give the address. Don't give the address. But say Kyle, Texas or St. Louis, Missouri, or Tampa, Florida, whatever it might be. Okay? And any issue, you know, you do an image of it, another slide could be about the details of it. And the third one could be your basically call to action. Hey, if you have any questions, reach out to me. Jessica Bircher, reach out to me. Lisa Rush, reach out to me. Steffi. Good. All right. For more information, how to put your lazy assets to work, let's do. But just start sharing those assets and then mixing in what you're looking for. Your buy box. Hey, we buy notes like I love Jessica, who's on here? He's done a great job sharing, what, three times a week. I see. You're just fine. And you change your photo up a little bit, too, which is great, you know, put your smile on face. Don't be afraid to show your smiling face. All right? But get in the habit of sharing deals and sharing a regular basis. So like I was telling them, you got 30 deals you could share. One little case study, you could do one little video or one post about it. You ain't even got to have your makeup and hair done. Record the video and upload. That's 30 days. It could be a month. But I'm like, listen, if you just go and share that, shoot a little video and share the video, if you're going to be posting it, you know, we'll just do this. If you did 30 days of videos, okay, 30 videos for 30 days on Sunday, Monday, Tuesday, Wednesday, Thursday, have the video go live. You could shoot these all at the same time, knock out quick little things after you create them, share it where it goes live on YouTube at 7pm, right? And then if you're going to go to Buffer and have it upload to Facebook, take the YouTube link or whatever your link you're going to use and the little description of the deal, hey, here's a deal we'll bought. Here's the numbers or here's a little video deal breakdown. Have that be shared at noon across the rest of your social. So if you're basically, video goes live at 7pm Socials go live the next day at noon. Except when you get to Saturday, have the video. If you're gonna post a video to go live. Saturday, have it go live in the a.m. at 10am and Friday, have it go live at 3 o', clock, not 7pm night. Because nobody's gonna be at home watching your videos on Friday night. Okay? But then the next day, I have everything on the socials go live at roughly noon. And that's the thing. Just video goes live at 7pm the socials go live the next day at noon, at 7pm the next day gets the second video goes live. And you just rotate and stagger. Step it. And that's what you share, share deals, share rehab deals, properties you rehabbed. If you bought your own house, your house and you're living in it, that's a great thing to share. Okay? My first rehab was the house I live in. Okay. There's one investor here in Austin, Texas. That's all she does. She moves from rehab to rehab to rehab. Her husband's like, I so tired of living in properties. We're rehabbing. Can we not just live in a house that's finished for a while before we sell it? But that's the showing, showing you taking action. You know, take action. If you don't have anything, jump on paper stack, jump on auction.com, jump on exchange. Loans, jumps on Crexy, whatever it might be, looking at distressed assets or pull your foreclosure list and looking at assets there and start reaching out to banks, just start sharing. But you've got the most important thing you can do is pull the trigger. By pulling the trigger, that means making an offer. And we're not talking. You gotta make 100 offers. I'm talking make one offer and then make another offer. And then make another offer, make another offer. If you get a tape in, guess what? You've got a bunch of deals with that tape that you can look at. You can look at, pull street view photos. They look good. Hey, here's a deal that I'm working on. Here's another deal that I'm working on. Here's another deal that I'm working on that doesn't take long. But you'd be surprised how few people do it. And what is amazing, the people that post this stuff, like Jessica's done great stuff with this. Cal Ewing's doing great stuff. Larry Hoffman, Catherine. You know, a lot of my coaching students are doing this because it works. It works to get people to notice. It gets works. People send you deals. It also works for people to fund deals with you, to reach out to you. You just got this regular habit of sharing and making an Offer, just get, make one offer, make one offer, make one offer. Just that's all that you're going to get better at is if you get make one offer and you get snake bit. That's going to happen. Oh, I missed this. And this asset manager is just an to me. Well, you know what asset managers can be. I saw, I was talking with somebody today, no, it was yesterday. And they made some offers on some notes and they didn't check the taxes. It was right before they were going on a holiday. And the guy sent him the tape, said hey, can we get offers by in the day? So she made some offers real fast. But she said it I haven't had time to check the taxes on this because I'm making like 30 offers. You're not giving me any type of price point. But so here we go. And she said in a little in her email, these are my bids minus taxes owed. Okay, well it didn't go direct to the seller. It went to this guy moving he's as a joker broker. Well then the joker broker forward him to the asset manager. Well then he came back with counters. The asset manager jacked him up even more and sent them in. And my student was like, these deals don't make sense. And there's like a couple that do. But when I look to check taxes, taxes were huge, like 8 grand owed in back taxes. I don't want to buy this now or I'm counting. I said, well, the person you sent it to doesn't sound like the person that owns it. She's like, no, they're not. I said, well Then jump on LinkedIn and contact the seller directly. And she did. And you know what? The seller came back, he's an ass. He goes, well, it's very unprofessional to contact somebody. She's like, listen, I my bids. You're not getting the full answer on my bids. My answers, my questions are not being answered. And in my bid I asked for tax, whatever taxes owed. But if you knew taxes were owed, why didn't you put them on your spreadsheet? That's the thing that aggravates me. Yes, you can jump on county records, you can look, but if people are brand new and you got people making offers, you should work to support that person in making an offer. Okay, you wanted. All right, your bids, four grand less than you as the owner of that note. Know what the tax joke, if you're going to be an ass to people, you shouldn't be in the note business. If you're Going to treat people making new offers like. And you're being asshole to people that mess up on something simple the first time. Well, nobody's perfect. Nobody is born a note investor, okay? There's a lot to learn, okay? And you, if you're the investor and you mess up on top or you overbid or you forget to check something, just, you know, I forgot to check that if somebody comes back to you. Well, you should have known that. Okay, fine. You want me to make an offer? Do you want to make this work or not? Because if you're just going to be an ass and brow beat somebody for not getting everything right off the board first time, or they're looking at 50 assets and stuff like that, then you know what? You, you, you've got. You've got issues. And we're going to ask you to bless your heart in Texas, okay? If you're from Texas, you know what that means? Bless your heart. That guy was just an okay. But that's. Here's the thing. A lot of us will let. We want to do right? We don't want to piss people off. We want everybody to love us. I get that. Look, I get it. I'm not everybody's cup of tea. And that's a. Okay, that's totally right. I rub people the wrong in some way because I'm not afraid to call people on their bullshit. You know, I don't mind being an asshole. I can, but I'm being an asshole on behalf of my students, behalf of my, my folks, my coaching students, because I want them. And what's really funny is, is a few of these folks that are being assholes to people are past coaching students. I'm like, why are you acting this way? There's no reason. You learned how to do this and you made mistakes when you started off. Give people a little bit of grace, okay? And if you've ever made an offer and had to come back, and you probably were a little. You felt a little scared to make some offers. It's normal. It's just like anything when you go out and you go on a date and you actually, you know, the person that you're on a date with is just an ass. Don't want to be around them. You don't. You're kind of gun shy to go on another date with somebody new, right? Or if you go dancing and somebody steps on your toes, you don't go dancing more because somebody's. A step on your toes you're afraid of, right? You got to get over that fear of making mistakes, because you're going to make mistakes. God bless. I have made so many mistakes in my life, okay? I am not perfect. God did not make me perfect at all. And you know, if you've been around me long enough, I share my mistakes. And I'm saying, listen, that's, that's going to happen. And I share things with you guys to try to help you avoid making mistakes. And that's why I say, hey, pick up the phone and give me a phone call. Talk with scottclarsen.com and that's what I want you to do in the next two weeks because this is week four. This is the last week of this implementation coaching. And what's. Whenever you're listening to this out here, if you're, you know, you're watching this now as we're going live, please book a call with me and let's get you make an offer because I'll go through it and you're gonna. You're still gonna mess up some things and that's okay. But don't be so proud to pick up the phone. The biggest mistake I've seen people make is that when they don't pick up the phone and give me a phone call to walk them through something like I had John and Veronica reach out to me. We're going through an asset like, well, okay, via the phone. Just. I didn't have time to jump on a zoom. But they've bought a dozen notes in their first 60 days. I'm so proud of John and Veronica Gore. They've done an amazing job. All right, close on 12 nuts and getting ready to buy probably three or four more we were working through. I said, no, those are probably two you want to kick to the curb. He's like, well, I made offers on him. I said, well then just. I mean, when was the last payment was like 2006 was or taking. I was like, well, there you go. Your statute of limitations is no longer in effect for probably a half of that debt. So the payoff amount's not accurate. So use that as your get out of jail car. The others can be as too small a city or the assets not a proper location for it. People need to understand that we all put our pants on one leg at a time. We all hopefully wipe our ass with multiply toilet paper. Okay. Our does not all of our shit stinks. And you got to get better at it. The only way to get better is making offers. So if you're struggling to find a deal, guess what? Go on, go on. Paper stack. Do a search for performing or non performing. Look at some of that 20% or 16 yield based on what they tell you, you know, and decide, is this something to make an offer on? Is this something to start the ball with? Maybe start with a low amount. Okay, I have to give. We got the Triad investment group out of Philadelphia, Carmela, Crystal, and oh, my gosh, what's her name? There's a third one. And I'm so. I'm so drawn a blank right now. Her and her son came to Austin and forgot. Anyway, they bought their first note. I think their offering price in this little $15,000 note, Mississippi was like 1500 bucks. And I was like, oh, maybe a little. Oh, there's Crystal. Hey, I was just bragging on Crystal Reynolds here. Okay, you bought this note. Mississippi was a little small note. I probably wouldn't have bought it because it's small, but it was a great note for you guys to purchase. You made your first offer, and I think you got it. Re performing. You're a little nervous as well. Watch out for this. And hey, if it goes horribly wrong, you're okay with that little bit of money. 500 bucks a piece or something like that between the three. But you'll learn so much from that asset. You learn so much from making that offer. And you've gone out and made other offers and made other offers, made things happen. That's the most important thing I can tell you, ladies and gentlemen. Here to find success as a note investors can become from making offers and growing yourself, blowing up. It grows up one day at a time. When offer at a time and just being consistent. If you've, you know, like, one of the things that we go through in obviously through the note buying for dummies workshop is the very first day is all about that six figures in 12 months. How to make six figures. As a note investor, it's not anything fancy. Not buying 30 notes a month is buying one note a month. That's bringing in like 375amonth to you. And add one next one note the next month and another note the next month. So at the end of three months, you got three notes that are bringing you about a thousand dollars in cash flow. At the end of 24 months, you'll have a hundred grand a month or 100, 100 grand a year in cash flow. It's like nine grand a month coming in. If you just start focusing on that, it doesn't have to be huge. These are not gonna get rich Miami condos. You know, Coral Gables, Lake Travis, million dollar assets. I mean, half million dollar assets. Fifty hundred thousand dollar assets. It's just making offers and get the ball going. Yes, you could go if you want to go. Land notes and you're fine with land. That's fine if you want to go seconds, Go seconds, whatever it is. But you, everybody on here that's watching, listen this. You control your destiny. You control your success. And that's by taking action, by making offers.95. And this is something that a lot of my, me and my fellow educators have talked about. Different mastermind groups. How many people Ivory students actually take, take action. And people want to say, oh, 10%. And other people are like, no, that's kind of. That's kind of. That's too high. I think it's closer to 5%. If you're making offers, you're in the top 5% of people doing this. If you learn something and go out and apply it, make an offer and stick to it. That's sticking to it. Not making one offer and running for the hills. Scared? They said no. Okay? You keep doing it. You keep following up with people. You keep emailing people to get their list. You keep following up. When people get their list, Boom. Guess what? You're gonna have good stuff that happens to you. You're gonna have great stuff that happens to you by continuing to stay on it. You've got to also make sure you're not, like, running around like a chicken, your head cut off, trying to do 12 different things. Okay? But you've also got to be very dedicated in the time that you have. If you work a 9 to 5 or you have another career that you put in 40 hours a week, you got to be honest with yourself of how many hours you have. And then you've also got to be very diligent with those offers. All right, I've got a local investor here. He's a local realtor. He also works in it. So he's trying to run around. He also wants to be an investor. And I was talking, I was like, jim, I was like, I love you, buddy, but you're working full time in it. And then you're trying to be a listing agent, a seller's agent, a rough market. I said, how much are your time? Are you committing to that? Oh, I've got to show up and do continuing education, get this license. It's like, well, how much is that license paid for it? How many homes have you sold in the last two years? And he got real quiet. None. I was like, okay. And you did a flip because. Yeah, I did a flip. I said, how much that make you? He made me 50. He's like, great. Have you bought a note? Yeah, I bought a note. How much is making $500 a month, which was the easiest, the note? I was like, okay. I said, then why do you continue to run around when you don't have time to be a full time agent? You're not closing on deals. It's just eating money away. Well, I want to have access to the mls. Well, guess what? Make friends with another agent because being an agent isn't necessarily going to help you be a note investor. It sure as hell not going to make you a better fix and flip. Why have access to mls? You're paying for the mls. You can get access through somewhere else. Where did your deal came from? Well, it came from a local realtor. I said, well then that didn't really help you being an agent. Look, I'm not bashing agents, but if you find yourself pulled 3, 4, 5, 6 places, you gotta have that come to Jesus meet. Look at, hey, what is paying the bills? What has the opportunity to pay the bills that I'm objecting? I had that conversation in 2009. I was sitting in an office literally about a mile from here and I was running all around the place trying to be a jack of all trades because I felt so good to be the a fix and flipper and a landlord and a wholesaler and a money lender. Felt great. I could pull out four different cards and look, I didn't realize how big of a fake I look like because, I mean, I wasn't good in any one of them. And I said, what's going to have the most opportunity with the market right now? And I looked at myself in the mirror, I said, it's going to be the notes. I've got to. You've got to be honest with yourself. And so what did I do? I committed myself to focus on the notes for the 90 days. I said no to things. I said no to going out and drinking beer with my buddies. I said no to Dayton for a while because I was now I was, now I was divorced. I said no to these other things that were run. Of course I had some rental and I had some other deals I had to take care of. But the time that I had that I used to send out for like foreclosure letters, stuff like that. I turned that into calling banks so that I was calling 50 people a day, four times a week. Now you don't have to do that now. Now you can jump on LinkedIn and reach out to them individually, or you could pick up the phone and start down for dollars off of like I am in. You've got to be dedicated to your craft. You got to do something that's going to start seeing results. I get it. Because it gets really old fast. Running around doing things and not seeing any results coming in. You know, I've had people that made one off. They made one phone call, and they got three notes sent to them, which was hilarious. Wendy did Louise out of Dallas. We were in a class one time. I said, well, let's call back. So she called this bank in Dallas, and the guy on the other line was the right person. He had three notes for sale. She was like, oh, my God. I thought I was gonna get a voicemail. It was one of the hilarious training things. We ever done that. That. That's great. It happens. Sometimes you get lucky. Other times it takes you making 70 phone calls to get the right department. And that's the only difference. And the big difference, I mean, really, the big difference is just sticking to it. Stickability. Greg Reed, one of my mentors, wrote a book called Think and Grow Rich Stickability. It's a great book. You just got to stick to something. But stick to one or two things. If you're trying to do five, six, seven, eight, nine, ten things, you're not only not giving enough oxygen to the one thing that makes sense, you're taking away and struggling with everything, and you are strangling your own success by trying to do too much. And so what you have to do. What I used to do is I used to have a cat. I used to have a thing on my dry erase board. I'd have 20 deals. 20. I'd have that, 20 deals. And then what I would do is I would write down what notes I'd make an offer on. What did I have as 20 deals that I was working on? It could be a tape, six assets, a tape of three. I want to have 20 different deals, offerings out. I should say is better build it now. It might be. Might be 46, might be 100 out of those things. I had to have 20 different things working because you never know when one would hit and some would hit and the others had hit. And the worst thing you could do is only have one you're working through. And by the time you finish that one, guess what. Yeah, go back to the thing working. So that was something to always remind me. I got that when I used to work For Bob Leonetti, we would have the. He'd have these workshop, these conferences across the country, and they'd be like a Thursday through Sunday thing. Well, one of the things we got good at since I was head coach, is me and the other coaches, we would fly in the weekend before the Friday before the week of the class, and the three, four of us would get together and we would literally go find deals. Not just note deals. It was a variety of deals. We'd find deals. We'd hit the ground running for basically four or five days. We fly in Friday, Saturday. We were meeting, like realtors, attending the local RIA clubs that were available, networking, talking to wholesalers, driving for dollars, pulling foreclosure list, whatever we could. And we would put deals together in seven days, and we literally closed deals. And most of these were wholesale deals because it was easy fix and flips or easy. So we would actually close deals in front of the class. We would actually bring in a seller to sign the contract. We would bring in a buyer a couple days later and have them, you know, bring in their earnest money deposit or bring their cashier's check, and we would close the deal and contract. It was never set up. It was literally true deals taking place. I'm still friends with some of those wholesalers, like John Murdoch, who is a big realtor wholesaler out of Orlando, and a few others across the country. But we do that. We would literally kick ass and work our ass off for seven days. And then the three of us, the four of us would split the profits we made from that, those flips. Sometimes it'd be one deal, sometimes it would be five deals. I mean, most people, it was 10. And sometimes we'd hold auctions. We would offer up it to the students if they wanted to buy, if it made sense. And we would. This is one lady Betty Lou out of California. And we were. We had a deal. We had it cheap. We picked it up at, like 35 cents a dollar. So we were, well, let's do an auction. So we had 150 people in that class. Well, we held an auction for the deal. Well, she was bidding. She got all caught up in the auction and bid like 80 cents on the dollar. And we're like, oh, no. And we, like, literally stopped the auction. I said, listen, this is a learning experience right here. We love you. We made note at the. Whoever bid at 70 is the highest, we go. Mary Lou or Betty lou, you bid 80. That's not acceptable bid because you were going to be in a bad spot. Now, not everybody would do that obviously, but we did to make sure students were taken care of. But we gave her credits like here you made offers and she bought some real estate anyway. But she wasn't afraid to make an offer. But that's the thing is if you really give your all and spend 30 days, 60 days and 90 days on making an offer a day, or talk about an offer day following up, or if you get a tape in of 30, 60, 90 deals, guess what? If you could market one a day for 90 days, you'll be in a different spot. And if you take the action, plans and things that we have talked about, not only the last three weeks, but what we talked about on the last day of the class, if you weren't through the class, you'll definitely want to sign up for Note buying for dummies dot com. Get signed up for a ticket to that here. March 1st, 2nd, 3rd. You can't make it to Austin. Don't worry about it. You can watch the replays this to December and you'll be good and going and book a call with me one on one. But get the ball rolling. That's what you have to do. We can all sit here and talk about you go do this specific make sure your LinkedIn is perfect, make sure your pitch deck is perfect. Make sure your LLC and business cards are perfect. Screw perfection. You're ready, aim, fire. We've already talked about ready, aim the last three weeks. It's time for you to start pulling the trigger and firing, firing, firing. And you have to have a sense of urgency. Making offers, making offers, following up. Making offers, following up. And be honest with yourself. Is what I'm putting out worthy of what I want to achieve? Think about that. Is the effort I'm putting out effort enough to achieve what I want to achieve? For most of us, it's no, we know we can always do more, right? So as we're barely getting by, I'm barely getting by and that's okay. You're gonna have ebbs and flows as long as you're honest with yourself. Like, no, I could be doing more, but I've got a pressing priority right now. I'm sick or I've got ill. You know, we've got a student of ours whose parents passed. Married for 51 years. He's been a little bit out of the business the last couple months he's been taking care of his parents. His parents passed, but he's like, I'm ready to get back in the go. I'm ready to Come back in with guns blazing because now I'm, I'm available to do. You gotta stop and take care of, you know, got a new kid, you gotta take care of, the new one got, you know, loved one, the little boy, little girl. That's gonna happen. I get it. But give yourself a little butt kicking. Say, okay, I need to get back in. Draw it up. Maybe you only want to focus on 10. You do your numbers to figure out what it is to hit your goals. Put that number up somewhere where you can see it every day. 20, 20, 30, 10, whatever it might be. As a reminder, hey, I need to go make some offers. I need to make a few phone calls. I need to reach out to a few asset managers. That's the only way you're going to get ahead. And for those of you that want an extra butt kick in, you probably want to schedule a call with me. And let's talk about coaching. I'd love to help you guys take your business next level. For those that are coaching, students of mine know that we don't go away. We're here, we're here to help property implement, make things happen. It was great. I was on a webinar today with a, a friend of mine, Chris Prefontaine from Wicked Smart was talking to his audience and there's a couple students in there, a couple coaching students. And I'm like, oh, you're here, that's great. You're doing some subject to deals along with the note business. Because I know they close on notes. I've helped them. Like, that's awesome. You're good. You're applying what you're learning and taking the next step and adding it to their business, which is, is perfect. But they pulled the trigger. First they bought their notes, they bought one, then they bought three, then they bought five and they bought 10. Get that first one and what you do to get that first one, you'll find out, hey, this isn't as hard as I thought it was going to be. I can do this again. Because that's what we usually see from our coaching students. They buy one, then they buy two or three, then they buy six or ten. That first one is always the hardest one to get most of the time. And that's when you're always scared about, we got another student right now. He's getting ready to buy his first non performing up. So he's got all these fears, what could happen with this if it didn't sell at the auction? They're selling to me now. It's Normal, you're gonna. You're gonna. Your little devil and your little angel on the edge gonna talk to you. You're a little stuff. The point is, I said, man, you're gonna learn more from this. And if you. You can't go wrong. Either they are going to reperform or you're going to foreclose. And as long as you're comfortable with the asset value and the condition, you're good. He's like, you're right. Okay, let's move forward and get. Rock and roll. And that's what I want to challenge you. Can I get you guys in here to say, I will. I will make. If you haven't made it your. Your first offer, say I will make an offer this week. I'll make an offer. I want to close my first deal within the next 90 days or the next 30 days, whatever it might be. You got to write that down and blast it. I am a badass. I will close on my first deal by the end of February or March, whenever you listen to this. Okay, but you gotta put that out if you're watching live. Like, I know we got about half a dozen or so watching live right now on the YouTube. Put it out there, Put in the chat roll. Put it out so that quantum physics can work in your favor to attract fuel flow for you. Post on LinkedIn. Post on Facebook. Go into these Facebook groups, these LinkedIn groups. Hey, I'm a note buyer. Anybody got any note deals for sale? That's right. Pump it up, baby, because Scott is here to pump you up. Okay, I'm Hans and Franz. We have to bump you up. Yeah. Anyway, but that's what I've got for tonight, guys. It's not fancy plan. It literally comes down. You already have the tools. You know what to do, you know who to reach, you know what to say. We can sit here and try to get everything perfect, but really it comes down to hunting and killing deals, basically finding and raising capital. And that's what it comes down to. Everything else can be found the way. If you're trying to understand A to Z and you've ever not even gotten to a B or C, that's not. Let's not be that way. Make some offers, market for some deals, reach out to some asset managers, and then as you. You get your first deal accepted or first deal counter, and you go, oh, what do I do now? Then you book a call with Scott. What do I do now? I better call Scott. What am I going to do now? Better come stop who you gonna call note busters. You know what I mean? All right, everybody, are there any individual questions, any comments, any concerns people want to address? This has been fun. It doesn't have to end here. You can always book a call with me and let's get you signed up for our one on one coaching. It's there. We got payment plans of all types to fit all budgets for you. We'd love to help you out there and take it to the next step because you got to do something different. If you're doing the same old same on not getting any results, then that's insanity. All right? So feel free. 512-585-3810. That's my cell phone. 512-585-3810 or talkwithscottcarson.com let's talk. So there's no questions. Comments. Thank you guys for joining me here the last couple weeks and watching the replay. If you're listening to this. Hey, thank you for listening to the podcast.
