Good morning, good afternoon, good evening everybody. Welcome to this episode of the Nut Closure Show. As always, Scott Carson. Excited to be here today. Today's episode I want to talk about really a tool. It's the number one due diligence tool that I use and I think sometimes I take it for granted because I've been using it for so long. You know, when you've been experienced at something, things that may be big things when you first start off often become little things. And especially if you're a new real estate investor out there, specifically a note investor. This is one tool, one website you definitely want to make note of because I'm in it every day and I, like I said, I take it for granted that it's a free website that I go to to pull information on taxes owed, county appraisal districts, documents at the kind of recorders, names, see if there's been a tax sale, aerials, environmentals of an asset. Now what website am I talking about? No, I'm not talking about Zillow. No, I'm not talking about Trulia or E Appraisal. I'm talking about Netro Online. It's Ne TR O Online and it is such a very, very powerful tool that we use on a regular basis. Now why did I want to bring it up? Because it's one of the great things that you can do is like I said, it's free Netra Online and we use it, like I said, for a variety of different facets. I used it today, just give you an example. Doing due diligence on a note on one of the 400 assets we're looking at. And yeah, I looked at look at values but I also want to check taxes. Oh, so I can log in to Nature Online. It's free. Go to the county that the property is in and look for public records research. And if you click on public records research on the website, it'll take you to a map. You pick the state that your property's in, pick the county and then you pick which department you want to go to, whether it's the quarter's office, the appraisals office, the treasury's office, all sorts of different offices. Now Like I said, most states, most counties, this is free information. There are a few counties that charge for it that won't let you log in on a regular basis. Now that's the county because this is basically Natural Online is just a forwarding site. You go pick it, it forwards you to Travis County Appraisal District or the Orange County Treasurer's Office Recorder's office. Okay, but this is really the one stop shop because I'm buying in about 25 different states. I mean I was looking at stuff today in Texas, Michigan, Ohio, Florida, Arkansas, Louisiana, North Carolina, South Carolina. Did I say Michigan, New Mexico. And instead of you having to go try to figure out what the website is for every one of these counties, this is the one stop shop for you to use. And I love it. I mean it's. I'm not trying to get paid by them or anything, but it'd be nice if they want to be a sponsor. But Natural Online literally has so many different features on it or it's tapped into so many features on it. I'll give you a great example. We were looking at a property, a note on a property on Florida. The spreadsheet gives us the name of the borrowers. We look at the address. Obviously we're going to google the property to see what Zillow and truly say is it the parts value. But one of the most important things to look at is taxes. You got to know if taxes are owed or even the name matches up at the county with what's on the spreadsheet. When we look at this Florida asset, well, when you type in the address at the appropriate county, it pops up a different name. Well, guess what, I gotta look at the names to see what happens. And sure enough, four years ago this property went to tax sale and sold. So it doesn't make sense to make an offer on the note because it's an unsecured note. Now it's worthless. Basically it's worth maybe one cent on the dollar unless I want to buy the note and sue on the mortgage. And that's not likely. But it also tells me how much in taxes are owed because I'm able to county appraisal. I need to find a current property actually properties in Fort Pierce and the online frozen doing justice. But guess what? The county like it's Osceola county for Fort Pierce, literally pulled up a current photo of the property at the county, which is great. So I could sing Natural Online's praises all the time. It's also what's great. It's just that it brings all the counties, a couple of counties that a little bit sticklers on things be like Wayne county in Michigan. They want to charge if you're going to start pulling information. Other counties are a little bit more protective. Natural line is not going to tell you that stuff. It's just basically a landing page that forwards you to wherever you need to go. And if there's an update or something like that and it needs to be corrected, just let them know and they'll fix the 40 link. But it's such a powerful tool like Virginia and Maryland they won't let you search by like an IRA name because it probably same thing in California and Arizona they don't usually let you search by owner's name. You got to know the address. Well that doesn't help us more searching for self directed IRA investors but we can do that just about everywhere else. Some counties let you serve for free. Others want you to log in and create a login and then you use that login which is totally fine. But this is a website I literally am on every day. I'm seriously I said checking taxes. Look doing a deed search we had a student of ours was getting ready to close on a couple of deals and he needed to get a copy of the note, a copy of the deed of trust. Well the original collateral files are lost. Now I wouldn't normally recommend buying a couple notes where the collateral files were gone but these were three performing notes. The bars have paid on time. He was in keep with existing servicer and he was getting a deal a 33% cash and cash return deal on these three assets. Okay. So we jumped on Natural Online which took us to the Canada recorders release three cities. I was able to find a copy of the recorded mortgage, a copy of the deed of trust which showed the same borrower as is on the note was able to pull up assignment of mortgages showing transfers from the previous seller to the current seller. So we could justify that. Yes, proof that the current seller was indeed the right person selling it. And then those are all recorded. They will download print this is copy. Some counties won't charge you but most of them will let you just do a PDF to your computer for free. But any t r online.com you need to save that in one of your favorites. If you're a real estate investor buying in multiple states, multiple counties that is a very valuable tool. You know pulling official public records helps you doing due diligence. Yes. If you pull title. Yes. You're going to still want to hire a company to pull a title report for you, still pull a full valuation for you like a BPO or even a, you know, exterior conditioner, exterior inspection report. Kind of like Baldwin Advisory Group offers up on either BPO or inspection. But this is just a great way for you to look at the county records, pull information you can even find out by taking the different counties. You can often look at the counties and see if they allow electronic recording. So like I said, I use it for a variety of things. Not only checking due diligence, but we look at taxes owed. First thing we do is match up the names on the mortgage, match up with who's currently on the appraisal districts. We, we use Nature online to tap into different counties to find self directed IRA investors. People have bought a property, the self directed IRA people have lent money out of their ira. It's literally that one stop website I go to the directs me and everything versus me trying to hunt and peck and figure things out. And I didn't know about this probably the first couple years as a real estate investor nobody told me about because I was really, I'm like most people you're buying in your backyard, right? And you get to know what the appraisal district is. Website is for your one or two counties that you're around all the time. Well when you start looking at other states it can be daunting and most people just don't know that this website exists unless you've been taught or told by somebody. And like I said it's free net on. Some of the counties do charge, but this is just, it's just really the number one public records tool that we use on a regular basis. And it just, it's really just a forwarding website. But it is a powerful website that saves you a lot of time, a lot of money by making it easy for you to get to the right department and even shows not only the link but also the phone number for you to contact. And it's just a, just an easy tool that we use on a regular basis. I just haven't have a tendency to forget about some things sometimes. So netronline.com save it, use it, I know get paid for it. Doesn't cost you anything to use. It's free to everybody. So hopefully you start using the number one free tool for public records. But go out, take some action everybody and we'll see you at the top. Sam.
