Good morning, good afternoon and good evening, everybody. Hey. Welcome to this episode of the no Closure show. As I, Scott Carson, excited to be here with you today. And this is one of my favorite episodes whenever I do this and I realize I have not done this episode this year and by this episode, this is something that we try to do at least once a year because so many people get some great nuggets out of it. And I realized I hadn't done this content like I said, over a year. I usually updated in the manual and I realized from this past workshop, like, oh, I need to update my matrix in the manual for everybody to update it for what's going on in 2025 and beyond. Because let's face it, trends change, things come and go, things become more effective, things become less effective as you're marketing. And that's why I'm always excited about the 3030 marketing matrix. All right. And it's a pretty simple concept. I have to give first of all a shot to Roland Frazier, who's the guy that actually taught me this. And when I was first going back in the day, this goes back 20 plus years when I was working with Bob and Jamie, Bob Leonard, Jimmy Kayl here in Austin. And Roland started partnering with them on events and where I learned a lot of the great marketing from to why we have the number one YouTube channel, number one podcast, and we're always and have developed such a large email database honestly goes to doing a lot of these little things that we'll cover here in this episode. But you know, Roland brought in this big, you know, like double legal form and it's got 30 days across the top and 30 things on the left hand side you can fill in. And what he said is he would give this to his team on everything that he was doing. So any type of business he ran, whether it was marketing or whether it was real estate or any of his multitude of things. Now, now he's no more for buying businesses or helping people buy businesses is you have to have a marketing plan. And the idea of the marketing plan isn't that you, the figurehead is doing it the entire time. All right. I mean, yes, some of these things you'll do. But the sooner you can outsource it to a virtual assistant or a person on your calendar in your team, the more likelihood this is going to get done. And that's the lifeblood of the business. It's not an email blast, it's all the marketing that you do to stay present. And now obviously social media has changed since 20 years ago. Last 20 years ago, LinkedIn was a little bit, you know, MySpace was a big thing, Facebook was okay. But a lot of the new things, like, you know, TikTok, I don't think Twitter was around. TikTok definitely wasn't around threads. YouTube was kind of new and I just celebrated my 11 year anniversary on YouTube just now. About a week ago, it sent me a notice, was kind of interesting. So I. As things and trends come and go, you're going to adjust the things that you do to market. Now this that we go through here, it's a suggestion for you and no. Are you going to get everything in this thing done? No, by no means. You're not the idea here. Especially if you're a new investor and you're doing this part time, you're only going to do a fraction of this stuff. Okay. But if you're a full time investor, these are things that you should be doing. And we've broken by daily activities, weekly activities and monthly activities. So it helps you identify because who hasn't sat there at their computer, their laptop or their smartphone. And when they've got some time, especially if you're doing this part, I'm like, I know I need to be doing something, but what should I be doing? Right? I can't think of writer's block or you get, ah, what should I do? It's I'm so overwhelmed. And this matrix is not meant to overwhelm you at all. It's meant to say, okay, these are some things you could do on a daily basis. And they don't take that long. Things you should do on a weekly basis. Okay. Things they should be doing on a monthly basis. All right, so now what's going to happen is a lot of these things that we can talk about, they work two or three times. Like you could post an article to your socials in the morning and then at the end of, you know, your weekly email, you send out to your investors, you maybe include the top four or five articles for that week that you shared. So there's a lot of stuff that's meant to be intertwined to make this easy. You know, you creating an image of a You know, pulling the image of a property did that. That could go across multiple social medias. You talk about that deal as a blog, there's all sorts of stuff to talk about, okay? But people always walk away with this. They love this. And what we have found is those that are successful literally give this to their team, their marketing rep, their social media rep, or they give it to their VAs in the VA is taught how to go through each of these nuggets and how to use them effectively to market, you know, the head honchos note real estate business. And you can plug and play a lot of stuff for real, you know, real estate investing versus just note investing. But this is one thing that I really enjoy and I spent some time updating it, tweaking it, so it's a little bit easier, friendly for people to read. I kind of reshifted the axis so you've got the activities down the side and the days across the top just to make it simple for you. So I want to go through this with you guys because it's not meant to be difficult, is meant to be one of those things that helps you grow your note investing business, grows your network more so than anything else, grows your marketing so that you can connect with more buyers, sellers and funding sources. And that is kind of weaved throughout this matrix to help you do things. Now some people like, well, I don't want to be on Facebook, I don't want to be. I'm like, okay, that's your choice. You don't have to be on specific platforms in some cases, but on some of these things you'd like, you need to be on LinkedIn. Let's just face it at that. So when I say social media, that's what I'm talking about, all right? Facebook and posting one thing from LinkedIn to Facebook to Twitter to Threads to Truth Social, if you're on there, whatever it might be, is something that you can do. It's easy to do. You don't have to spend a lot of time on the dumpster fire. But I do talk about groups and things like that. So let's do a deep dive into the 30 by 30 marketing matrix, or my 30 day marketing matrix, whatever you want to call it. And I'll share a link that you can download a PDF to this matrix as well for you as well. All right, so it's something that's designed to be a teaching tool for you to take your business, no matter what aspect of it is in real estate, to the next level. And if actually you can apply this to just about any type of business you're in and tweaking it of what you're doing. So let's have some fun with it and dive into it. So I'm going to pull up the spreadsheet here. Okay. So the 3030 marketing matrix right here. Okay. And the great thing you see across the top here Monday through, you know you get the days a week I just did 1 through 31 and the first being Monday. So you change that. The only thing you would change would basically be which month you're in and what day of the week and what day of the month to day one, day two, it goes all the day 31. So but let's blow these, some of these activities up so you can see it as we rotate through it and I'll go through it. So and actually for the actual, for those that are in our class that take the three day class, we'll actually give you the step by step guide on using this. If you're just watching, great. But if you get signed up for the three day note buying workshop or sign up for WCN membership, you'll be able to act download this in the basecamp group. So anyway, the first thing that we do, I think if any of us do, I just call it kind of toilet bull market. When you get up in the morning, what are you reaching for? You're reaching usually for your phone, right? Oh, who texted me? Is there emergency? And then while you're doing your business in the morning, you're kind of checking your emails and stuff, checking some articles. That's kind of what I know a lot of people do. So the first thing you can do, ladies and gentlemen, and this is the simplest thing that everybody should be doing. If you see something interesting about a market, you're in real estate, you're in trans, you're in stuff like that. Just share that article to your socials. Hey, here was an interesting article about how Florida and Texas or here's an interesting article about the top 28 cities or the top, you know, the markets. We do a lot of that. When we see interesting article it's going to add value to it. Like one of most download episodes is like the hot the hottest rental markets from 2024 which came from a US Today article years ago. Couple. Well not years ago but last year. So sharing that article from wherever you pull news from DS News, or was it Mortgage Minute now or Yahoo, whatever, take that and share that. Just share that. Hey, here's something interesting about real estate and Investing. Okay, number, number two about that is octopus CRM 100. By that is go get octopus CRM. It's you know, like 21 bucks a month for a month to month plan. It's one of the most effective tools to connect with asset managers, note investors, whatever you want to, whatever your, you can build a, create a list on that. But that tool alone helped me go from 6,000 connections on LinkedIn to over 30,000. It's helped me raise more capital and find more stuff than I've seen in a long time. And it's one of those ways to, if worst case you're connecting with 20 to 100 new connections every day, you can automate that and go from there. Now I know that LinkedIn is cracked down on the number of new connections, especially if you have a smaller account to like 20 a day. But 20 a day is better than none a day. All right, so go set up that list, follow the tutorials with Octopus and start reaching out to asset managers or note investors or real estate investors in your state. Okay, but doing that, that's what I would do, everyone. I'd go go over my computer, not check email, but go to Octopus and start that and go do something else. Go get my cup of coffee started or go get the coffee started and come up, hit the hundred take, go for a walk and come back. And I've done some networking to begin with. Okay? And another thing that some of you guys won't do is, but it's been very effective to me is posting short videos. All right, Posting short videos on a daily basis. We're not talking long 5, 10 videos. This could be your term of the day, it could be foreclosure of the day, it could be an asset that you're talking about. A short, under three minute video is effective. Now if you're using a tool like Opus Clip AI, you can take a longer clip and split it up into shorter videos and then post that on a daily basis. Like we post five to 10 short videos per day and it's up to skyrocket our YouTube channel and some socials as well. But really like going from 10,000 views on the YouTube channel to almost a hundred thousand in the last month from posting short videos. And you can do it like I do. Basically we try to get a short video at, on the hour from 10 to 7 o' clock at night. So seven to nine videos, sometimes 10 per day helps us out. Now I'm an overachiever, but part of that is automated through Opus Clip. Okay, people do like you talking about, hey, your note nugget of the day or hear what you're focused on today or tool, you know, whatever it might be. You could go through the foreclosure list or go through an asset list, hey, I'm making an offer on this asset. Or here's a previous day. People really, really like that. All right. And then besides posting a short video, you could also take that same picture, picture of property for using and just post a property image. Same thing. Doesn't have to be a video. It could be, hey, here's a deal that I'm working on. Here's a deal that we bought. Here's a note deal that we're making an offer on. Here's one that I got accepted on. Those things work very, very well. People like to see those things. Okay, and then LinkedIn connection post. Here is the last thing to look at your connections. If you want to, if you really want to grow your stuff organically and don't want to pay for Octopus, which is stupid, you should be paying for $21 for Octopus and then pay for a premium level. Go follow some people on real estate that you admire. You know, maybe follow somebody who's got a higher number of connections. Like if you're connected with me on LinkedIn now you have a second degree connection list of over 30,000 people to help you. And then go look and comment on what other people are posting. Don't just like it. If you like an article, share it. If somebody shares an article or video or something that's important, there's about, oh, about 10 to 12 different people that I look at and follow. Now I don't always comment their stuff every day, but if I do have an opportunity, it's something I find valuable in the note investing space or real estate investing space or even marketing space, I'll comment and it leads to people following me, it leads people to see my profile, at least seeing people to book times on my calendar. Cause I do have a Link, a complete LinkedIn profile from top to finish, that's one thing you definitely need to have. But that's the thing. If you don't have a complete profile and you're not posting anything on LinkedIn or you're not even sharing anything, nobody's going to find you. So if you're going to be a good note investor, a good wholesaler, good real estate investor, good capital raiser, LinkedIn is kind of ground zero for you. And you should start the posting per day, not every hour, but something once per Day you could do. Now the great thing about that is in our next chunk, these are just the five daily activities everybody could be doing, right? Five simple. And I mean by daily, Monday through Sunday, right? You can even post on Saturday, Sunday. Those posts will often do better because while less people, a lot less people are posting on the weekends, I think only about 3% of the LinkedIn users post on the weekend. And still people are going there. They're sitting out in a cup of coffee Saturday morning, Sunday morning and they're scrolling through their media. Why not post there and get some views? Okay, now weekly, most of us that I know out there have specific guidelines. We're trying to accomplish something right. We're trying to get to six figures in cash flow. We're trying to close on 30 plenty deals. Well, weekly you should be making offers. That's another thing when it comes to marketing is making offers. But then talk about hey, I just made an offer on this property and Falls Falls river or I made this offer and got accepted on this Oxford, Mississippi asset. Okay, talk about your offers. All right. Hey, made an offer. That's one thing you should look for Friday funding or something like that. Okay. But a great thing to dive into on a once a week basis is to automate some of these posts that you like from the previous week or to help you share the following week is go to Buffer AI and set up your schedule for posting, posting images, posting articles. Buffer AI is a great thing to do it and it automatically if you do it to. If you use Facebook and LinkedIn and that's all you have. It's basically free. If you add a third profile it's like 8 bucks per month per profile. So 24 bucks is still cheap to post across the board. And that's not going to post videos, but it will post images or you can share links to videos which is okay. But your organic stuff that you upload be better. But that's go check it out. Set up your weekly. You do the Saturday, Sunday morning especially working full time. Dedicate an hour to setting up your post for the following week. So you can kind of that whole set it and forget it and, and walk away. And you could do like that's a like if I remember correctly you could have like the 50 scheduled posts on it. And we've done. We really use Buffer AI a lot when it comes especially when we're doing different events and live streams and stuff like that our you know like conferences. We'll share a lot in Buffer AI as well for articles or Posting stuff like that. And that's a great thing. I mean, it's pretty inexpensive, but it's a really great marketing tool. It's pretty affordable. Okay, now, weekly, you should also be emailing your warm data investor database through your CRM. Whether it's Mailchimp or Constant Contact or HubSpot or whatever like Keep or REI Blackbook, you need to sending an email blast out to your database on a weekly basis. Now that, like I said, it's not difficult. Once a week, that's four times a month roughly. All right, that's basically something about your networking event you're going to, we'll get to later on. Something about a past case study. Maybe it's a holiday you're sharing about and then and talking about a deal that you're making an offer. So you recycle some of the things you're posting about in your email database because not everybody is going to be looking at your socials. Okay, 5%, 1% of your followers on these different socials are going to look at this stuff. So this is why when you build an email database from the people you network, your friends, families, people you've attended conferences with, put it in a warm database and send an email blast out to your warm database. Okay? Now this is separate from your asset manager email list that we've talked about building in the past, okay, weekly to your warm investor database. Ira investors, people you have networked, warm market email goes out to them. Now, two days later is the next step is to resend that same email out to your warm investor database to those that didn't open the email. Okay, you'll get another 10 to 15% of people open that email. The next thing to do on a weekly basis is I would go and LinkedIn offers a great newsletter template. And so go sit, go turn on your creator mode on LinkedIn. Pretty easy to do. And then start posting, creating a LinkedIn newsletter that goes out to your database. Now what's great about the LinkedIn newsletter, because when people subscribe to it, not only do they see it on their profile on LinkedIn, but they also get an email sent to them as well. And you can actually see who subscribed to your newsletter and connect with those people. So it's really an undervalued tool. And like we do, we share our podcast on there. We do two newsletters a week, Tuesday and Thursday usually, or Tuesday and Friday, sharing information. It gets a good open rate. And we've added, think about this, you know, about 15 of your followers are probably going to subscribe to your newsletter or greater. I've got some friends that have newsletters with 20, 30,000 subscribers newsletters and only have like 5,000 connections on LinkedIn. So it just varies on. But once again, sharing that article. You do this once a week sharing with your, your favorite articles, a deal. You could make it a nice mortgage. We've done the book of the week that we like that we were reading. When it comes to real estate, your event you're going to, it's a really great thing. You can all go over and copy your investor database email too and send it to there if you're really kind of, I won't say lazy, but you're kind of strapped for time. That would be something easy for your VA to copy your email database and creating it into a LinkedIn newsletter that goes out and tweaking it a little bit. Okay. And to make it sound a little bit different, you could actually drop it into like, you know, chatbot AI or ChatGPT to rewrite the email so it sounds fresh and looks new. Okay? Now, once a week, if you guys have done deals or you're working through a tape of stuff, share a little case study video, 5, 10 minutes long about a deal that you're working on. All right? Three slides. Hey, here's a picture of the property. Here's the details of it. Here's what we're looking at doing with it. People love these things, okay? Whether it was past or current one that will also help provide social proof to others that you're actually doing this. Okay? So we're talking about in the past of daily posting a property once a week, doing a short deal video. Maybe it's your Wednesday, hump day, Wednesday, you know, case study, you know, you know, something like that simple that you get because you're going to use these videos. This will help you raise capital. It'll help you go through the process when you're going out and networking. And here's a video on the case study that we're talking about. Okay? People really love that now. If you've done a past it, you've got. You haven't done anything currently, but you've got stuff in the past, even if it's private lending or fixing, flipping. Just share your past deals is a great way to get started. Here's what we did and here's what we're. Something we're working on. It's an easy way, like I said, build that rapport to you talking about the deal. These things are so valuable because it allows for you to understand, control your thoughts getting through what makes this a deal and going forward and sharing out. Hey, here's a deal. Here's a. You guys share the address, but here's a property in San Antonio, Texas. Here, a property in Philadelphia, whatever it might be, we bought it at this rate. Here's how we did it, we put into rehab. Here's what it looked before, here's what it looks after. We do a lot of these assets, we just have a playlist on our YouTube channel. The assets of me going through and breaking down individual deals besides just the. The note takedown. So like for me it's going to be individual assets we're making offers on or a lot of the tape breakdowns kind of constantly what we do with this. Okay, let's see here. Next one would be to go weekly and pull a list of self directed IRA investors from the biggest counties in the states that you're investing in. Does this have to be something? I mean you could, you could hire a V to go do this all the time for you, but I think it's good. Go, harvest, go. You know, just pick two or three of the biggest IRA companies out there, Equity Trust plus one, and go to the bigger counties in your state, download that list. It shouldn't take a few minutes. But that's the first step. Pull this A self directed IRA investors and then secondly, either pay for a company to skip trace them, which you can buy skip tracing and bulk thrust, or you can also just have your VA or go look at them if it's 50, 60 people and go see if they have those people with a unique name pop up on LinkedIn or Facebook and connected with them on there. Because that's the next thing is, like I said, skip tracing and connecting with self directed IR investors. Now we're not talking about direct mail. That's something that we'll talk about a bit later. But if you can pull a list of people and you see a name on there, why not just go over to LinkedIn or Facebook, see if they have an email address or message and just shoot them a quick message. Hey, so that you. Are you the right person that used your. You bought a property at this address with your ira, you look for more deals. I'd love to talk with you. Okay, but that's what I mean by skip tracing. Connect with self directed. Not anything difficult, nothing. But you know, part of the reason why you're connecting on Facebook or LinkedIn is they're going to look at your profile and they see you posting things, you're working out, it works in your favor. You build rapport that way you see how it kind of layers upon itself. So far, okay, weekly you should go over, review and pull deals from the different platforms. Okay, the note trading platforms, you know, exchange loans, auction.com or which is now kind of like the LoopNet aspect of things. You can even look at like paper stack or others, you know, look at the deals that people have that have posted on there and you know, look for something good there that you can make an offer on or you can market. You know, hey, here's another deal that we're evaluating. Or if it's a platform that lists who the sellers are, actually contact the sellers directly. Hey, I saw that you listed one. Do you have more that's available that you're looking to get rid of? Okay, the next one. Some people are going to be scared of this. I know that stage fright, getting up in public speaking is one of the scariest things. But I really believe that one thing everybody should add to, especially if you're looking to be a full time investor, is getting on us talking on real estate podcasts. Why not? You know, if you're going to go to your local real estate club and get in front of 10 people or 100 people or however, think about being other people's real estate podcasts just like that. That's one of the things that helped us grow so much is our podcast. I'm not telling you go have a podcast. I'm just simply saying there's tons of other podcasts out there, real estate investing podcasts that are looking for guest speakers, talk about case studies or deals or stuff like that. Okay, so let's check that out. Get on a real estate podcast. It's pretty easy. If you go to listen notes.com you can download a list of podcasts with your spec specifications. It might cost you a hundred to two hundred bucks to download a list, but it's well worth it because now you're publicly speaking about what your focus is and your case studies and deals and that's literally builds a lot of rapport. And of course the, you know, whoever's podcast this should send you the video, should send you the audio that you can now share this across your platform. Hey, I was on the Such and such. I was on the no Closer show podcast as we check out the audio or the video here. Okay. And it also makes it sound like, hey, this person knows what the hell they're doing. We even created a podcast. The best of Scott Carson just to focus on my guest appearances, for people to hear what I'm talking about. And it comes actually, it actually ranked in the top 10 of all note podcasts. My best of which is kind of surprising, which is great. Of course. Weekly attend a networking event. This might be your local BNI group. If you're also working something else outside of note investing in your local RIA club. There's a whole variety of different networking events to go to in the morning, afternoon, evening. You know, pick something once a week to go to if that's. If you are so busy. Otherwise, make this a priority. This is one of the great ways to meet people in person. Take some business cards and. And definitely make this a priority. Okay. Okay. So attendant we're getting and posting in LinkedIn groups. Going into groups for note investing, asset management, taking a video or picture or something that you've used already in the week to post once a week into the LinkedIn groups. You can have up to like 40 different linking groups. You're part of A lot of these groups don't get a lot of play. And so if you post something, other people end up seeing it quite a bit, which is good. All right. And I wouldn't do all 40. I would pick like yeah, three to five that you see the most amount of activity over time. And go poster. But also go look at, see who's posting there. If they're getting comments. If it's good content, go ahead and even sharing it or commenting on that information or whatever it is. Okay. Also, I think it's important to be educating yourself. You could be watching YouTube videos, you could be watching or listening to podcasts. It's one thing that's gonna be important for you. Listening and then sharing. Hey, if you're out of content to talk about, share about that podcast. Hey, I just listened to this podcast and Scott Carson talking about the 30 day matrix or I talked. I just heard this podcast from Scott Carson. Talk about wholesaling notes, whatever. It might be great to take a listen to. All right. And then tag the person on it. It's a great way to build some network. And if you tag that person, their audience may also see it. And great way to kind of draft off their other content. Okay. Same thing. When it comes to groups on Facebook, go in there once a week. Not go daily. Daily can be too much of a dumpster fire. But going to some of these Facebook groups, see who's posting. There's people that post all the time. Oh, I got a note for sale. And you got 12 idiots that go post their name and email address. We'll go copy those emails and throw them in your database or reach out to those people individually, say hey, you're a note investor. What are you looking for? You know, what are you buying? I'd love to connect with you. Okay. And then last and not least though, in Facebook you can actually go in and look for keywords. So like look for note investors or note investing or real estate investing or note buyer, private investor. Go see what people are posting in there and that can be kind of your end of the week Friday wrap up to find people that maybe you missed or other connections you can add to your database or share in your next week's newsletter about something interesting or article. Okay, that's the weekly asset. Obviously weekly is a little more stuff than the daily and the monthly stuff is less. Because if you're doing these things on a daily weekly basis, a lot of this monthly stuff is going to fall right in and make it easy for you monthly. Send an email out to your asset manager list your list of mortgage bankers servicing companies or like this is a different list in yours, you know, warm investor database. But you're going to have this list in your CRM so it makes it easy for you to send out in bulk to them. Can send a same same thing with a follow up email. Two days later you'll get another 5 to 10% of open rates on that asset manager list. That's great. And then as you've done this for a while, you're going to start developing a hot list of people that actually send you or sellers that send you lists on a regular basis. Save that in a separate list and once a month just send out a mail, you know, like hey Cam, what do you have on your books this month? Hey Steve. Hey David. Hey Steph. What do you have on your books this month you're going to get rid of. So yes, you're going to constantly harvesting new connections off your hot email list. But I mean as managers, but send to your asset managers on a weekly, you know, monthly basis followed up two days later. And then if you're going to call banks, which is one of the things you should do, that's your hot list of calling off the people that open your emails. Okay. I'm also a fan. If you're, you're buying, you're buying in one specific area. Targeting area for distressed debts, distressed real estate, reviewing your county foreclosure lists. Okay. Like I review the Harris county, you know, I'll review Dallas County, Travis county, here, even Bexar County. I kind of rotate once a month. I'll rotate every four months on the different county, the four bigger ones here. And I'll look at the lenders that are selling off that list or foreclosing off that list. And then that gives me also a list of asset managers reach out to or target on LinkedIn for getting on their note buyers listing and getting more stuff. Okay. Also gives me stuff to market on the foreclosure, especially if it's commercial notes. Hey, I could do a short video about this specific asset. Apartment or multifamily commercial real estate that goes it's going to foreclosure. I mean we have like the first Tuesday month. I always do a short video. Here's the number of foreclosures in Harris county or here's the top five counties in Texas with the most amount of foreclosures in their numbers. It's an easy video to create, but it's also very impactful and it gets a lot of views and a lot of shares. Right. Once the going back, the next thing kind of is building up on this foreclosure list or your email database contacting asset managers. 50 pick up the phone, drop them an email, find them on LinkedIn and start contacting them. It doesn't take long. You can actually dial for dollars 50 knockout 15 a day. You can do it faster on LinkedIn by reaching out if you've got names and emails on there as well. Okay. Monthly, go to your local monthly RIA class. RIA club meeting. It's different than local networking like bni. This is dedicated real estate, but going you can go weekly, but at least once a month. If it's something that's worthwhile, drive to it, go to it, make it a night out. It's once a month in the major RIA clubs in your area. They're going to often have the most amount of quality investors, IRA investors, people looking to invest in real estate. And it's a great way to do that. Besides just the weekly networking, go to your monthly REA club, right? Once a month, any once a quarter you attend an industry event, a conference. Like for us it would be like you could go to like a mortgage Bankers association event or an IMN event, or attend a online zoom summit of some sort. Just getting in the habit of one month or you know, once a month, once a quarter, going to a networking event with the purpose of harvesting names, contacting, learning stuff, talking to speakers. You know, that becomes a Great stuff. If you're listening to people speak for 20, you know, 20 to 30 minutes on topic, it could easily be something you'd say, hey, these are three nuggets I learned from this conference or this event. And that becomes good fodder for your other social media and stuff. Okay, next, as you've been harvesting these IRA vestors on a weekly basis, then send out postcards or letters to these people. Same thing. Share your website, share your social media, share your pitch deck, whatever it might be out to your IRA investors and do this, you know, at least once a month. 50 postcards, 50 letters is pretty easy to use. You actually order this stuff from like Postcard Mania and you know, or Vista Print in bulk. And that way it's easy for you just to do a quick, you know, address stamp and a quick stamp of what you're saying and send it out. We like to do that. I always say monthly. You need to follow up on previous notebits. So this goes back to your weekly thing of making offers. Follow up 30 days after you've made an offer. Hey, is that asset still available? Did the person that outbid me if it wasn't accepted, if my bill wasn't accepted, did they close on it and go in from there? You'll often get a lot of great deals doing that on a 30, 60, 90 day aspect on your initial offers. And then another thing is clean up a little bit. Cleanup your LinkedIn is important. LinkedIn capture at 2500 invites connection requests. If somebody hasn't accepted your connection request in the past 30 days, go ahead and delete them off. If you use Octopus CRM you can do this in bulk, which makes it easy. I just go and delete the oldest, the half. If I've got 100 outstanding requests in the last 30 days, greater I'll get rid of the 50% of the, you know, whatever it is, half of the older ones. And that way I'm kind of clean up my LinkedIn and going from there. And then I think it's important to, to constantly be sharing your pitch deck, talk about what you're doing. So sharing your pitch deck video across your socials once a month, put it in the bottom of your email blast that goes out to your investor database once a month, uploading it to these LinkedIn groups, your Facebook groups, posting that. Here's what we do at such and such. Here's what we're looking for. It's an offering, make an offer. The more offers you make, even it's kind of a weird offering about what you do, the more people are going to take notice to it versus seeing it once and going away. And I think it's one of the biggest mistakes I think we all learn as marketers is the more offers you make, not only note deals, but offers for deal flow or partnerships or a class or workshop, the more people are going to sign up. You just got to get in the habit of making offers and realize you're not, you know, you're not asking for pennies, you're not begging, you're offering people an opportunity. And the reason you share your pitch deck on a regular basis besides posting where it's one of your main projects on LinkedIn and sharing to socials, is that, hey, here's what we're doing. You want to stay top of mind, you know, and people like, oh, I need to reach out to him. Oh, it's a good reminder. I meant to talk to him before I need to reach out to. Because people have a short attention spans. Okay, now you're signed up for our class or WCN membership. You can actually see I go through the step by step here kind of what each thing is on here for you. So you have a reminder and can dive into it and then of course tweak it for yourself. You'll get the actual Excel working file. The link I'm going to put in the description is the PDF just to this first thing and you can replicate it yourself. But if you like it, get signed up for WCN crew at $97 a month@noteumbrella.com we're here to help you take your business to the next level. And as always, guys, a lot of this stuff, like it repeats itself, stuff you do on a daily basis, you can reuse, on a weekly basis, you can use on a monthly basis you're making offers. Those are great case studies. So while it's 30 items across 30 days, a lot of these 30 items can be duplicate things you're using on, you know, a week in, week out basis for you to really Excel. And that's what it comes to if you want to do this full time, put somebody to work on this, get started doing this stuff. No matter if you're buying, selling, wholesaling, raising capital, these things will help you grow your network. And that's the biggest thing when it comes to being a successful investor. It's not just you, it's all about your network. All right, so grow your network. That'll grow the number of deals, the more money you raise and ultimately the more money you'll make all right. So I hope you enjoyed this episode. If you have any questions, please reach out to me. There'll be a link in the description where you can download the PDF. Click on it. No credit card, nothing. You just go get it and download it and put this to work for you. And this is one of the forms. When I've spoken in investment clubs, real estate seminars, from REI expos to Think Realty events to the DME to noteworthy, people have loved this and taken it and applied it to their business. So go out, take some action everybody, and we'll see you at the top. Bye everybody. Sa.
