Good morning, good afternoon, good evening everybody. Welcome this episode of the Note Closer Show. As always, Scott Carson. I'd be here today, today's episode. I don't know about you guys, I've been kind of streaming this new series on Netflix and I'm sure you've probably seen it. It's called the Physical 100. It's a Korean reality series that brings together 100 very fit athletes, personalities, individuals together for a reality competition. They have them doing a variety of things like fighting over to get a ball or hanging so you can hang the longest or who can what teams they could, you know, combine up or group up with and then carry all the Santa cross and get some of the sand across. There's a whole variety of different competitions involved with it and really have been enjoying it. But it made me think about a lot of the similarities between that reality show and note investors. Now how am I making this comparison? Well, when you look at all the people that they invited to the show, you have anything, I mean most people are athletic in there. You've got some wrestlers, you've got some MMA fighters, you've got some agent H which are like search and rescue. You're the top firefighter in South Korea. You've even got a, I think one of the few lone white guys is a baseball player for the Giants over there. You've got a dancer, you've got a German model, you've got some fitness expert, you know, fitness models, some women there, women boxers, women mma, just a whole knit, whole just combined group of people. Amazing athletes, amazing physiques. You know, anywhere from the really guy with a 12, six pack abs or the big, you know, kind of wrestler. But that's the thing. Everybody in this show has their strengths and their weaknesses. And everybody's strength is different if anything From a fitness YouTuber who's got 1.2 million followers and looks nice all the way up to this just jacked, you know, bodybuilder who's not very agile, but he is strong and can lift, you know, freaking ton. And then you sometimes have a little battle of sexes, a guy challenging a woman and a woman challenging a guy in these different competitions. So I Encourage you to watch. It's worth watching first few episodes anyway. You'll see. But here's the thing that's a lot like note investing in the, in the fact that everybody out there, all of you that are actually doing the business, not just sitting on the sidelines and just chilling, not just sitting on the sidelines and not making offers, but those that are actually in the the game of making offers. Each of you listening or watching this episode has your strengths and weakness. Everybody's different. And that's the beautiful thing that I love about the note business. You could have a different niche of note investing. Maybe you like a specific state because you live in that specific state and that works well as long as that state has deals. Like I love Austin, Texas. I like buying notes in Austin, Texas. Unfortunately, I don't see a lot here, so I have to go to other places. Maybe you're got a lot of experience, maybe have a resource like the access to the multiple listing service in your market. Maybe you're in a state that has a ton of IRA investors. Maybe you've got, you know, understand subject to deals that work well with your non performing outside. You know, that's, that's the thing. I think sometimes we get so, you know, bogged down on our weaknesses. It stops us from literally taking advantage of our strengths. And everybody has strength, strengths and weaknesses. Like I was talking with somebody today and she's having a little bit of a difficult time. I said, why don't you play to your strengths? She goes, well, tell me what my strengths are. Well, strength is you're a female investor that immediately should help you raise capital. You're also kind of a new mom. So why don't you go out and target female IRA investors because they have the same kind of, you know, fears. If they're, you know, they want to provide for their family and provide for their kids education, here's a great opportunity to start putting money away and aspect. So think about this. Start thinking about what your strengths are. You know, what do you have as resources to you that a lot of other people don't have? Do you have access to a list? Do you have a database? Do you understand marketing? Do you have a lot of past deals, fix and flips that you can use to leverage your business? Are you part of a great real estate club? Are you part of different Facebook group or do you have a Facebook group? Do you have a lot of connections? So look at your resources and don't minimize anything. Maybe you're a part of the chamber of Commerce. Maybe you're part of a BNI group. You know, look at what you've got. Maybe you've got a great database of people that you maybe haven't tapped into. All right? We are all surrounded by a variety of tribes and our experiences as investors or as people can help us identify opportunities. The only thing that would probably stop you is if you're trying to educate everybody on the world of note. People don't want to know about note investing that aren't in notes. Okay. Especially if they're not already a real estate investor. That might be a harder thing to team up with. Right? You don't see these guys teaming up on the show on physical owner, teaming up with accountants or the loan officers. There's nothing wrong with that. But what I'm getting is they're training up with physical people, like minded people to make things happen. You want to deal with entrepreneurs, business owners, other investors who can't find deals or can't get it done. All right? And that's one of the things that I've seen. I've seen a lot of investors reaching out. You have to fix flippers. You've got people in the multifamily space that can't find a deal, people that have money, but they may not have enough money to do a deal of their own. The self storage, multifamily side, that's a hot market with a lot of. A lot of our students been able to raise capital for multifamily investors because they can get them into a deal or two versus them only being a partial deal. And a lot of multifamily investors, commercial investors, are a little nervous with what's going on on the back end. They don't know if they'll be able to get refinanced out or cashed out of the deal. So take a look at your strengths. Take a look at your weaknesses. One of the biggest strengths I always tell people is like, look at your data existing database. Like if I'm talking to a Realtor, talking to a loan officer or talking about who's been an investor in some sort of niche, look at your existing database. That's the first thing to look at. And that database could be of anybody. Realtors have a database of fellow Realtors. Loan officers have a database of loan officers. And where can you tap into those lists? Like I was on, I was interviewed on a podcast the other day and they were asking me how to maybe connect with their note investors or other potential, help them expand their mortgage market to find more Loan officers. I was like, well, just go to the licensing websites, go to the different places that you go yourself. So take a minute, think about it. You may also have vendors that work in your favor. Okay. We all have a variety of different amazing people that we surround by. Maybe you just, you know, one of the. If you've ever been part of a multi level marketing service and God knows, if you're an entrepreneur out there, you've probably been a part of a few. I've drawn plenty of circles. Going to be a double Eagle diamond distributor of whatever it might be, Soap in a box or multivitamins. There's a million of them. But one of the most valuable assets that they make people do when you're starting off with and they do this when you're a financial advisor or a loan officer or an investor or whatever. So is this is make a list of your database, go through your phone. You know, think about this. Realtors do this. I know about you guys, but I've been getting a lot of phone calls in January from realtors who are doing their call blitz. They're calling to find out if you know of anybody who's willing looking to buy or sell real estate. And that's great. And I know come January, I'm going to get a phone call from that same gal out of Dallas. She doesn't contact me the rest of the year. Doesn't add any value, but she still calls to see if I might have a referral for it. That's great. The important thing is if she understood marketing a little bit better, she could automate this and I would value that relational better because I'm like, we're communicating on a regular basis. I don't spam her with emails, I don't call her, anybody looking to buy a note or find a note. But those type of relationships, we're all one connection away from our life changing. What you have to realize, ladies and gentlemen, is that everybody in your database is a buyer, a seller or a funding source. Okay, for most of us, a lot of our databases are going to be a funding source. People looking to invest, people looking to put their lazy assets to work, looking for opportunities, make a higher return or to beat inflation. Those are questions everybody is having these days. Okay? So that's why I want to bring up, you know, you don't have to be this amazing bodybuilder, you don't have to be this swelt guy with six pack abs that can do a thousand push ups. What you need to do is focus on your Strengths. Look at your resources that you have. Maybe you're an expert in a city. Maybe you've got connections in a city. Look at your database of people surrounding you. Like today alone, I reached out to a guy in Miami because we're, you know, getting ready to rehab a property down in Miami. Like, who do I need? Who do I know down there? Going to reach out to? Me. Oh, yeah, I can call this guy. Reached out to him. He's pulling some connections for me. And that's a resource that helps it. I love Florida. Florida is a resource for me. I'll look at stuff. If you. In Florida and Texas, those are really only two states I want to rehabs. And for the most part, I can look in parts of North Carolina, South Carolina and Indiana. But for the most part, those are the states that I stick to doing, taking property back, because that's where I have resources. That's where I have strength. I'm not trying to do a rehab in Montana. I'm not trying to do a rehab in West Virginia. So I just don't have resources now. Can I. If I take the time to develop resources, could I do that? Yeah, I could do it pretty easily, but I'm not going to spend a lot of time on all these outlier cities or states that I don't buy a lot in. All right, do I have some resources in Chicago? Hell, yeah, I do. Doesn't mean I want to buy there anymore, because I've been there, done that, lost the T shirt, and gotten plenty scars to go along with it. So do yourself a favor, sit down and do a brain dump. Look at your database, look at your phone, go through your phones, your Facebook groups. Take a second to do a brain dump, okay? Brainstorm on what advantages you have, disadvantages you might have. And the disadvantages you might have will often be far exceeded by the advantages if you just take it from an opportunity. Too many people out there, they will think about one negative thing and they give up. And the thing I think that helps separate us the most is if something bad happens, what's the way that we can twist that bad thing and find the silver lining? All right, think about this. You guys are already part of, like, Note Nation Facebook group. There's over a thousand investors in there, all right? You're part of different LinkedIn groups, Facebook groups that you're already connected with thousands and thousands and thousands of people, and you're just a few clicks away from connecting with meetup investors in different meetup groups, if you market properly. But most of us, we don't do that. We don't. We don't focus on that on a daily basis. And so we just let one thing stop us from taking action. When you're really, literally just a few clicks, a few, you know, a few minutes being away from having an amazing team of over 100 people who are physically fit or strong in an area to help you carry more sandbags or do whatever you might need to help you make your. To help you take your note business to the next level. All right, so you're brand new. You're not alone. I don't care what age group you are. Learn to leverage your phone, leverage your social media, leverage your database, your connections, your tribes that you're part of, your networking groups. Those are your physical 100 to help you take your note business from here to a whole different level. And you'll be standing alone at the end because guess what? A lot of people are eliminating themselves. A lot of people. Well, I got a market I got to get out of the business. I've seen people. Successful note investors are closed on 20, 30 notes that just gave up because they quit marketing. They quit doing the things they need to do because they didn't take the time to solidify those strengths. They let their own head game get them out of the game. Don't do that. Don't let your head game. If you're overthinking things, do yourself a favor, pick up the phone or schedule a time on talkwithscottcarson.com, get on my calendar. Let's talk. Let's see if we can't find another 99 people to add to your physical 100. So go out, take some action, everybody. I wish you the best of luck. I know that you guys are just a few. If you're a few weeks, a few days from getting your first offer accepted and you're just a few weeks from raising your first million dollars in private capital, all of you are capable of closing on your first deal in the next 30 days, of finding a deal in the next 30 days and raising capital the next 30 days to change your whole outlook on life, change your whole outlook on this business, and realize that the only person limiting you from your success is you. See you guys at top, everybody. Bye.
