Safe, sound, cool in the AC and kicking ass and taking names. Today's episode I wanted to go through with you guys and talk about something where I see people failing over and over and over again. I mean it's just frustrating because it's, it doesn't have to be that difficult. Now what am I talking about? Oh, I'm talking about due diligence. No, that's not what I'm talking about. Talking about how to raise capital. That's part of it. But the underlying thing that I see separates the successful real estate investors from the non successful, non successful. You're just not hitting your numbers. You're not making enough offers, you're not getting offers, you're not evaluating offers, you're not raising capital. It comes down to really slacking on your marketing. And I guarantee I'm probably gonna lose some people right there. Oh, you're talking about marketing. I'm here to talk about note investing. That's great. But that's the thing I get. I, I, I, I'm not joking. I fielded four phone calls from people this last week alone from people who have taken other investing note workshops. And they're all like, oh, I understand the basics of this, but how do I find deals? Who are your sellers? Who are your buyers? I'm like, I'm not going to give you my sources. I'm not going to share with you unless you're one of my one on One, coaching students, my sources. It just doesn't make sense to do that. And so people struggle because they take these educational classes that don't give them any type of idea how to market. They don't understand that you have to have a marketing first mindset. And that is one thing I am so grateful for, is that I had that beat into my head. Realistically, not with a baseball bat, but it felt like it some days. From from Roland Frazier, one of my mentors early on as a Investor back in 2004, 2000, I was working with Bob Leonetti and Jimmy Kayla. Roland Frazier worked with them on their workshops and seminars. And I really took it to in light of what he was saying because he was doing amazing things in the market. This is Obviously, guys, that's 20 years ago on average, right? I've been an entrepreneur for 20 years and that was the thing that now I know get it. I do a lot more. I got to give a big shout out to Phil Burger. How do you learn all these marketing tools? It's just not taught in business. A lot of cases and I agree it's not taught a lot of cases. It should be deal generation. Deal flow generation is one of the most important things that you can do, but it's not taught. Oh yeah, the old way of sending out a ton of letters and targeting, you know, note sellers, the county records or the people originating, that is the only way it's really taught. And that's not an effective way. Somebody sent me their list of of note sellers or how to find note sellers from a workshop. I won't name any names, but it was like three years old. Half the companies weren't around anymore and most of them aren't effective. All right. I'm like, that doesn't make any sense. And they're like, oh, to contact banks and sellers, that's one of the most difficult things, but it's also the most rewarding things. But why wouldn't you do the most rewarding things? And it's not that difficult. And how it was stated, it pissed me off. And you know, man, I get fired up about a few things. I got fired up this weekend about something, but that's a whole different story. But I'm like, it's not that difficult if you will put some things in place. And what it is, you have people trying to teach note investing, but they don't teach the marketing side. They teach the theory side of it. They don't teach the actual how the hell do you go out and fish? How the Hell, do you go catch these things without having to be reliant on some website that's only got 100 or some broker that only sends you stuff on a regular basis? You have to start marketing and you have to have a marketing first mindset when it comes to your business on a day in, day out basis. Now, I'm not telling you got to put 20, 30 hours. I'm talking 10 to 15 minutes a day. Honestly, that's about it. You get on, do a couple of things, you post one thing or you start some automation tools online to get things. Rock and roll. Now here's the thing. People ask, well, do I need a website? Yeah, you're going to need a website. It's 2024. You got to come into the 21st century versus the 18th century. Okay? There are things that you need to do. Otherwise you're just looking like you're not really there. When I go through, that's one of the big things I do with our rolling coaches, like, hey, you need to go update your LinkedIn profile. You need to go spend some time. You need to go fix this. Go put. Good. We'll get in the basics here, but I wanted to share some very powerful statistics with you before we dive into why I know LinkedIn is where you need to be. Yes. Facebook, Instagram, TikTok. I get it. Yes. Oh, I seem to overwhelming. Like it can be overwhelming. And yes, we are on a lot of those things. The one thing we're not on is Pinterest. But we should be, but we're just not on. We have other things that we're doing. I have simplified my marketing down so that most days I'm spending, I can get my marketing out in five to 10 minutes in most cases. And that's just the day in, day out stuff. There's longer form content, longer videos like this. This is a marketing piece, podcast episode videos Night America. Those are more are valuable. Those take longer than five minutes. But for what you guys can do, most of you don't need to be doing a lot of those things like I'm doing. It's a different model. But there are things you all should be doing to help you get over that hump, to help you find more deals, find more nut sellers and find more buyers. Okay, so I put you into some slides real fast. I pulled off some presentations this morning that I thought valuable for us. I thought I'd go through this because here's the thing. I've reached. I see people posting like great videos and great audios. Or they'll start like a LinkedIn newsletter and they'll have some success with it, but then they're like, oh, I'm gonna take it off of LinkedIn, I'm gonna put it on another thing. I'm like, why would you do that? Why would you take it off your social media unless you're gonna put it behind a paywall? Why don't you focus on expanding your LinkedIn profile and connections to get more people to see? Because look, there's some people that do put some good marketing together. But if it's only going out to a thousand people in our LinkedIn or it's only going out to 500 connections, that's all. I'd seen it. So the way to get people more to see is to go grow your connections. And here's what I wanted to go through with you today. How to use this as a real estate investor. You don't have to use this as a note investor, but we're all going to be in real estate for a long term time. And listen, the sooner that you embrace these things, the more success you're going to have in the long run. Look, I love you. This is not difficult, this is not rocket science. But you got to pull your head out of your ass and start doing these things. Refusing not to do them is just choosing not to fail. It's just choosing to fail. Okay. Oh, I need to do, I need to do. You know what? Stop putting it off and make these things the first thing you do each morning. Make your business your marketing first aspect. Now. Yes. Do I get up in the morning, go to the bathroom, grab a cup of coffee? Yes. Go for a walk? Yes, I do that. All right. But there are times the things I'm going to show you what to do here is pretty simple to do one thing you can take less than five minutes to do. We'll go to that end. Or the other things is one to two minutes to do. It's not difficult. Okay, all right, let's go through some of these statistics. It is literally LinkedIn is still the number one place to be. It's not Twitter, it's not Facebook, definitely not the fire dumpster that is. It's not threads. Tick Tock has got some goods and bad suit. Obviously. We know. I've actually seen more engagement on there, very surprisingly than I ever expected to. But it's, it's because I do it on a daily basis. But we're not going to get into that. Okay. Your note sellers are on LinkedIn. Your note buyers are on there and your funding sources are on there, too. Right off the point. That's where people can be. Yes. Now, does Everybody have a LinkedIn profile? No. Does everybody check their LinkedIn profile? No, they don't. But the ones that you need to note. Sellers. No. Buyers and funding sources. Investors on LinkedIn is still one of the most effective places to raise capital. And I'll talk about that in a second. Why? It's more professional, a lot more professional than Facebook or Instagram. You don't have all the crap that goes on there and all the hate. Okay. A lot less trolls on LinkedIn. You are literally. You've heard that thing. You are six degrees away from Kevin Bacon, okay? You are actually one, two, or three degrees away from whoever you need to reach. Most of the time it's 3 degrees, not 6 degrees. Kevin Bacon's kind of cool. I found I'm gonna be 1 degree or 2 degrees from one of my big, big folks that I'm really excited about. They'll be meeting in the next couple months. We'll share that later on. You know, the. The most important thing you have to realize, ladies and gentlemen, for everyone. Oh, there we go. All right. So thanks. Don you. If you start posting on here in a little bit, you will see. You will see engagement, but you've also. You can't just be speaking to the hundred people you connected with and not go connect with more people. And yes, I know it can be difficult to go out there and connect, send connection requests to 20, 30 people a day automatically. I'm going to show you a way to automate it, make it EAS easier for you, okay? There's a lot of big, large groups that you can connect with that will cut out some of those connection requests. But here's the thing. If you're not take. If you aren't taking on there, if you're not talking on there, nobody's gonna hear you speaking. I left an L out there. Okay? If you're not talking on there, if you're not taking the time, guess what? Nobody knows you're there. And you're not gonna be successful. And to have success. Let's. Let's face this. Let's. Let's raise your hand here. How many of you want to make more money in the next 12 months? Raise your hand. Right? How many want to close more deals? Whether it's traditional real estate deals or note deals or reos, whatever it is, how many want to do that? Everyone's right. Who wants to go bigger deals? Right? Going from your small single family to commercial. Definitely want to be on LinkedIn. Okay, how many do you want to raise more money? These are stupid questions, but I have to sometimes say the stupid question because it becomes so obvious that you're just like, eh, I'll do it when I get around to doing it. Okay? But I guarantee if you talk to people that you have understood the power of LinkedIn and post on a daily basis or at least a couple times a week, they see an increase. They see dramatic intake of more connections and more people connecting into their database. And then what? That leads into more emails coming in from buyers, sellers and funding sources. Some statistics. Let's go through statistics here real fast way for it. LinkedIn has over 830 million members worldwide. It's a huge thing. The United States makes up number one. It's about a 6040 split down. 57% of LinkedIn users are male, while 43% are female. And here's the thing, ladies, this actually works in your favor in the note business because it's a higher male populated niche than it is for women. But women, you really stand out in the note space if you're posting. Okay. LinkedIn posts with images received 98% more comments than those without. It's 100 more comments than those without. You have an image, post it. Okay. Picture of a property. Picture of you. Okay. Videos get shared 20 times more than any other content format. I know that's going to scare you all off right there. Oh, I got to do video. I'm not going to do it. Do a walk around video of a property. Are you talking about what you're going to post? It's not that hard to do. 49% of LinkedIn users earn 75,000 or more per year. That is one thing I want to put out there. 49% earn 75k or more per year. That's where you start getting into the investing side. To start, people that make 75k more a year are the ones looking to invest. Now that may not be nothing in California, but that's decent in a lot of other places. Okay. Long form content gets the most shares on LinkedIn. This was surprising to me. Long form content gets the most shares on LinkedIn. And we'll talk more about that. LinkedIn's lead conversion rates are three times higher than other major ad platforms. Three times more higher. Three times higher. Okay, proper Queen's English. There's three times more higher than any other place. So if you're posting a Facebook or Instagram, guess what? You need to be posting LinkedIn if it's relevant and pretty easy to share. Share that over here. All right, LinkedIn user, let's talk about the profiles on there. The largest age group in LinkedIn is 25 to 34 years old, making up 60 of its user base. That's not the most ideal aspect for investors, obviously. That's usually the starting off point. They're starting to put some money together, starting to get that point where they're looking to invest, but they're the most active. Okay. And if they're going to share your stuff the most, guess what? Put it out there so it gets in front of their eyes. Okay. The United States has the Highest number of LinkedIn users at over 180 million. Largest. India and China are second and third on there. Okay. 52% of LinkedIn users have a college degree. Okay, here's your. What I'm trying to get at is start thinking about that avatar, the avatar of a note investor. When we had a marketing company a few years back. Help us identify our avatar. And what's your avatar? It's not the blue person flying some weird dragon from some James Cameron movie. Okay. Your avatar is the person that you're ideally going to connect with your ideal client in a lot of cases, male or female. Okay. My ideal avatar is 35 to 65 years old, making 75k or more per year. College educated homeowner. Okay. And it split 60, 40, 60% men, 40% women. We identify the guys as Steve and the women as Laura. That's what I call them, Steve and Laura. All right, When I'm talking marketing, what issues are is Steve facing? What problems can we solve for Laura? Okay. LinkedIn is also the most used platform among Fortune 500 companies for CEO engagements. Now most of the time targeting note funds, note sellers, they're going to have a CEO name or managing member name or the owner, operator, portfolio manager. That's especially targeting banks. Great. Small funds. There you go. Mobile users are 2.5 times more likely to watch videos on LinkedIn. That was a number that surprised me. But spent people spend a lot of time on LinkedIn. Why? Because they're at their work, they're waiting on a phone call, they're on a zoom call. Okay. This is why video actually is very important on LinkedIn. Not have to be long video, but short term video. Okay. Now posting. People always ask me, when's the best time to post on LinkedIn? Posting between 9am to 12pm, 12 to 3 or 3 to 6. Which basically means from 9 to 6. All right. From 9am to 6pm when people are at work, that's when they posting. Okay, Monday, Wednesdays and Tuesdays, in that order. So Monday's your best today, Wednesday's your second best and Tuesdays is the third best date. As you get later the week, people get more worried about the weekend or spend some time on there and they, you know, less people are on there versus Monday, Tuesday, Wednesdays. Okay. And so that kind of breaks it down there. So marketers say the best times to post on LinkedIn, which is kind of funny. So that's where it comes down to it kind of bringing it that nine to five. What a way to make a living. Working extra time. Okay. Post between 9 to 5 on weekdays is generally the most effective. Obviously we just talked about that. Here's the thing specifically, these time slots for each day emerged as most engaging. So Monday at 4pm, Tuesday at 4pm, Wednesday at 2pm Hump day, get through the hump day after lunch. Thursday at 4pm, Friday at 1pm because anything after that, they're going for the weekend. Saturday at 10pm that really surprised me. Who the heck is looking at LinkedIn on Saturday evening and Sunday at 7am Which I can vouch for posting some things on Sunday AM have done well. But that's the thing. Here's the thing I want to get to in a second. LinkedIn post containing 1900-2000 words exhibit the highest performance and engagement rates, solidifying the reign of long form content of Plumber. That kind of surprised me. Oh my God. I got to come up with 1900-2000 words. So go in and create something, a content. Boom. And we're using AI like I showed you. 1500 words on this topic that I can share on LinkedIn. Okay, here's another thing that I thought. Valuable posts with titles spanning 40 to 50 characters achieve the highest performer rate you get. Beyond 50 characters, it's going to be. It's going to cut off in a lot of cases across your other, especially sharing. So 40 to 50 characters achieve the highest performance rate. Keep that in mind. All right. 40 to 50 characters achieve the highest performance rate. 1900 to 2000 words or just under 2000 words. Okay. Longer form content, sharing some your thoughts about something. Okay, best times to post. I think I had that ring there. Boom. This is. Oh, this is all seven days. I threw that back in there a little bit there for it. But here's the thing, here's the kicker. If people are posting daily and they don't post A lot of times on the weekends. Guess what? Only 3% of users post on the weekend. So you're. There's more content getting posted Monday, Tuesday, Wednesday, Thursday, Friday. Right. But less on Saturday, Sunday. And if so, if you take the time to post something on Saturday or Sunday, there's less noise. Yes, people will spend less time on there, but people still go on there and kill in time. Right. Who doesn't make that social media circle? I'm gonna check out Facebook, I'm check on Instagram, I'm gonna laugh at some Deadpool TikTok videos. I'm gonna look at some cat videos on Instagram. Oh, let me go over to LinkedIn. If you're on LinkedIn, great. Okay. But that's one of the most important things that stood out to me, only 3%. That means there's less competition. I need to make sure I post something on there, video, article, something. Now people always ask me about how do I connect with more people. I get kind of blocked. Especially if you're a new profile, it's going to be frustrating to build your profile, but guess what? You need to do it. Basically, there's no hard fast number, but approximately, give or take, depending on what you're doing, LinkedIn will limit you to about 100 per week. That used to be, it used to be a lot more. Okay, I used to be able to give it like 5060 per day back in the time, but now it's about 100 per week. It's hard to tell now because I've got a little bit different profile than most of you. But here's the great thing. If you see that you've got 40 to 50 InMails that you can send, those InMail connections that you send out do not count towards your 100. I did not know that. Okay, so use your inmails to the people that you really want to connect with. Personalize your connection request for success. If you just send a general connection request, it's not going to do so well. So now you personalize like with an automated tool. We'll talk about that in a second. You're going to cap out at 30,000 first degree connections. Once you hit that number, LinkedIn will no longer allow for you to send out connection requests. It just won't let you do that because you can't add anymore. So it won't let you send. You'll keep getting there. You can't send, you can't send. People can still follow you, but you can't send connection requests. Okay, now you can if you're starting off people like, well, I sent out a bunch of connection requests. It won't let me see anymore. So it won't let you send any more connection requests because you probably have capped out your outstanding connection requests that you've sent out. You need to go in and delete those off. So look at your, like your connection requests. If you see a bunch in there, go and delete the oldest. The tool that we love using allows us to delete those off in like seconds. Okay. And we like the automation tool like Octopus CRM. And I'll talk about this a little bit here, but does that make sense so far with what we share with you guys on this stuff here? Posting a little bit. Posting, yes. Longer form content can take a little bit, but you can leverage AI to do that. Just going on and looking at people's posts is great, but if you're not sharing an article or sharing an image, it's really going to limit your connection request. So and if you're not posting at all, guess what? Just start posting like, I guarantee like Don, you're on here. You've started posting once or twice a week. I've noticed this right now. How much are you seeing increased engagement since people reaching out to you? You're starting to see a little bit more activity from what you're posting now. He's posting stuff on real estate. He's a note taxing investor. He's starting to get some stuff now. Let me share with you something on this. Now I post, I try to post something daily. Yes, I know I'm a freak when it comes to most. You're like, oh my God, Scott posts too much, that's fine. But what I've, I've basically found out that works really well is posting articles works posting images, properties. But that short video aspect works really, really well. For me. I've really embraced the one minute video short form content because why? Because one minute video works well on TikTok, it works well on Twitter, it works well on Facebook as a reel or story. It also works very well on LinkedIn. And we go to. Let me see if I can pull my, my account. Thought I had it up here. Let me go to my profile because I've had this. There we go. Okay, there's still cow a Cal. So Cal's got 2, 500 followers. He's done well growing that from nothing when we first started off. But I know he needs to spend a little more time posting stuff. But you see, he's got his Linked on feature. You can put feature stuff on his profile. You need to have a good smile and photo. You need to have a background image telling people how to connect with you or your logo. Just posting on a regular basis helps them dramatically. Okay, let's see here. All activity. So he posts this a little bit about information about note investing. He's been doing shorter videos too. This is a six minute video about topic. I want to buy your distressed notes. You know, he's having his VA help out with a lot of the stuff, but he's still doing quite a bit of this stuff. He's doing his case study on Saginaw, Michigan, this property. This is pretty cool. He got the idea for me on this one, which is great. So he's just sharing, sharing stuff about his business. Okay, now let me share something. There's Steven Johnson on here. He's a note investor, not a student. He just got back from Peru, but he shared. Yeah, that's him. So he's sharing some good stuff on here like four hours ago, 22 hours. He's posting early in the morning, which isn't really good because people aren't sleeping. I'm talking like earlier. Well, I guess at 12 have been 8 o' clock in the morning. Okay, so it's a good starting point. Tired landlord, note investor, mobile home park owner. He's sharing some stuff, but he's limited out. He's only got 1900 followers. He's got good stuff but it's going on. People aren't seeing his stuff. He's just. Because he's not spending any time growing his network like he should be. Okay. I reached out to him, said hey, you need to increase your network, go and spend some time, you know, because if you look at, if you look at stupid numbers, if you were to connect with a hundred people a week, that would be 5,000 people by the end of the year, right? Give or take. Okay, well if you do that for six years straight, you'll hit 30,000. That's what I committed to over six years ago. I'm going to try to connect and send and connect with 100 people a week. That's going to be 5,000 people per year. If I do it for six years, it should cap up my LinkedIn is what it did. Okay, but the other ways to get around some of this. Oh, they only see your profile is like if you start a newsletter. Now newsletters are free, doesn't cost you anything. We get new subscribers, we get, you can see people looking at my profile, you know, owner Chief executive officer, founder, president, real estate agent which is great. New subscribers, which is great. I can connect with them, set a connection request to people there. The thing that's most important, ladies and gentlemen is is the notifications. Who's looking at your profile, who's checking things? Let me go down here. See like this. Your post impressions took off this past week. Past seven days we had 4, 200, almost 4, 300 impressions means people looked at my stuff 4, 300 times. That's an 80% over the last seven days because we really got into it. Discoverability, unique views, 2100 unique views. But what do we do? We just posted a one minute video about an asset about a foreclosure coming in place. My one minute video that I shared on TikTok, I reshared it to LinkedIn and I share my content. I use hashtags, they use hashtags on LinkedIn attract things. But 990 impression628 519 okay, I'll get some comments but I know I get a lot of people that view their stuff. I've had people reaching out to me. Hey, can we talk about maybe funding book a call 342 the case study 306209 we do it back here. Let's do this for the last 28 days so you'll see that this stuff does well because I'm just sharing one minute, one little thing per day now. Yes. Do I live stream my podcast later in the day? Yes, I do. The 20 most advantage that those do great. The longer stuff does okay but the shorter form stuff is where it is. And you are all capable of sharing a one minute little video and uploading. Hey, here's what I'm working on today. Here's a deal that I'm working on. Here's a deal I'm looking for funding on or here's a deal that I did in the past or here's a property. You know, there's no here's an article on this stuff about how Texas and Florida have way more listings than anybody else. You know, whatever it might be, this is where it, it pays to be. Okay, questions so far, you know what's great about I meant to say this my news article or my newsletter on here that I share. It goes to my, you know, people literally when they subscribe to my newsletter. All I'm sharing my newsletter is like my article or my, my article, my links to my podcast episodes. What gets you one to two times a week I'll share something. I'm Pretty good about sharing one thing on there. I've gotten to the point where I found that does well is sharing articles or podcast episodes. Okay. I share stuff up on there and it's just once a week it's going out. But the great thing, not only do people see it on here, this, when they subscribe to my newsletter, not only does it go into their feed and touches them once there, it also goes into their email. They get an email that, hey, got the news newsletter up. That's huge. That's huge. Don't. And it takes time. Let me give you an example of some of the things here. Let me go over here to LinkedIn. I think I actually. Let me share something with my, like my. I actually track everything. I don't know if you can see my screen, my spreadsheet, because I track all our numbers on a month in, month out basis. Okay, So I started tracking. Here you go. Let me increase this a little bit here. So I started tracking LinkedIn. When I started my LinkedIn newsletter, I started it, okay, So I started it in May of 2022. And the first month, because I do have a bigger database than most of you and 1332 subscribers to it, which is great, right? 1680, the next, you know, went up to 300. Then it went up 18, 1600. Because I really went from doing it once every two weeks to really focusing on doing it weekly there for a little bit. So it really had a big jump there. Now it's, you know, 254, 34, 82, 9. I do hardly anything in November because of the holidays. So I haven't been as good about doing weekly. But here's the thing, ladies and gentlemen, this grows. You see, it's growing. 41, 36, 13, 14, 36, 20. That's 4,500 other connections besides posting on LinkedIn that it's going to go into their inbox. Okay? That's a full. That's 15% of my followers on LinkedIn get that email that goes into them, which is a great aspect of it. That's a high hit rate of going in there. If they read it, that's their choice. Okay? But it's still a way to connect. It's still valuable resource, real estate to share. Now if we go over to. Let me go over here to the Internet and pull this up now. I'm a big fan of Octopus CRM. Okay? Why do I say 5 to 10 minutes when it seems like it takes longer for what I'm talking about? Well, this is what I started with six years ago, Octopus CRM. It was introduced to me by a friend. It's an all in one LinkedIn automation tool that allows for me to pull lists and connect with people in my niche. Okay, so let me go. It's a Google Chrome plugin. I think I pay the 2199amonth. Okay. And let's see here. Who hopped off? Yeah, no surprise, that person hopped off. Okay, so if I go to Chrome there, let me pull up my Octopus thumbnail. Yeah. All right, so make sure you can see this little box that pops up. Okay, so once you. There you go. Once you from this is what pops up and I can connect with people, I can select the campaign. Let's say I want to go over here to LinkedIn. So I go back to LinkedIn and how you first do it is you go and it's based off of your LinkedIn profile. So you gotta have your LinkedIn profile open for Octopus Works. So let's say I want to find note sellers, just type in a note seller or let's just do note investor because most. And let's click on people and we're going to change this to a second degree connection. So you said 6700 results. Okay. Note seller, secondary connections. That's for me. That number may change for you. Okay, so if I go over here and I pull up the Chrome browser again, I'm going to create a campaign. I'm gonna say note sellers and I'm gonna create and I'm gonna pull over. We go back to LinkedIn. So I'm sitting in there. Chrome plugin. You want to have it open? There we go. So see, you see. So you search there. How many profiles is it? Let's do a thousand profiles because you can send what it does. This goes in scrubs LinkedIn, find those profiles and it pulls it into your Chrome app. Now it's going to go. It's not going to pull email addresses for you. It's going to put them into a platform that you can automate your, your connection requests, your, your automation outreach. Okay, hit send to CRM. Okay. Now it's going to send these over. It's transferring the profiles to the Octopus CRM where I can just basically I basically works in Octopus to send into LinkedIn. That's how I can automate this. This is literally how we raised millions of dollars. Also how we connected with so many note sellers, grown our database because we have a very focused group of LinkedIn connection. There's not a lot of fluff on there. A Lot of good connections. Note sellers, asset managers, bank note investors, real estate investors. We've used our LinkedIn to be effective. Slice and diced. We don't need everybody, but we need good connections. Okay, so it's pulled it over now if I go over to. If I go now, see it says it pulled those and click over CRM. This takes me in to Octopus and it says here, Scott. Well done, Scott. 970 out of a thousand profiles requests have been transferred to the campaign. Okay, great. So my campaign, you see if it says note sellers and here is all these people that were second degree connections or no sellers. Okay. Yay, note sellers. So how do we automate this? This is the five minute trick to get you connecting with a hundred people a week. Okay, 20 a day or 100 at a time, whatever you look at. Maybe you pencil in on your schedule on Monday. Since it's the best time to post on LinkedIn, maybe it's the best time to send out to folks. Or maybe you do it Tuesday. So what do you do? You go over and say, hi, you've got your limited 300 characters. Hello, first name. Which is going to pull from the mail merge of the profile here. I wanted, I wanted to see if you had any. Oops, sorry, what's it doing here? Notes for sale. Let's do this, let's do this better. I'm looking to connect with more note investors. Want to see if you had any notes for sale as well and buying notes for over 20 years. Look forward to connecting. Now you want to do on this aspect down here, you see this business tells you how many characters are left? 70. You want to leave this to about 50, 40 at least. Because I'm only doing their first name. If you did first name, last name or if you're going to reach out to banks and asset managers, which is one list I pull on a pretty regular basis. Guess what, you want to leave that longer because you can do a first name and say hey, your bank and insert their bank. Okay, but now what I'm gonna do is now that I like that merge, I'm going to send that I'm going to send to 100 people or 20 people. I'm gonna launch it and it's gonna go do this. If you want to do 100, I'm gonna go off and go do something. Maybe you wake up in the morning while you drink your coffee before you check emails, maybe you start this and go do something else. Okay, it's gonna send this out to those people and I Can go do something else on LinkedIn or I can go do something else here in my computer. I don't have to keep it open to do. It'll literally. I mean, I don't stay in it for accomplishments. But guess what? That's the networking aspect of things that most people are failing on. Most people look to go in their local real estate club, which is great, or going to the conference or convention once a year, and that's fine. But you don't network throughout the week. This is how to literally be specific, like a surgeon, and connect with the right people, the right job titles and stuff like that. Like, you can do it for special asset managers, secondary marketing managers, note investor, no buyer, note seller, loan portfolio manager. Okay, and now it sends this out. See, it's got these in the background here. It's going out in the background. So it's sending out to two of them so far. And then what it does is when you've hit your weekly connection request amount of 100 or 150, varies a little bit. It'll note, it'll let you know, hey, you've kind of exceeded LinkedIn's kind of slapping you on the wrist. So you stop and do it, come back next week and do it. Okay? But doing this at least once a week will make your marketing even better. If you got an episode and you can actually set up great, like systems where it's a second connection. Once they connect, you can send a second message to them. Or third, you can set up a whole automated sequence to these people to touch base with them, because 80% of sales happens after the fifth contact. Okay, connecting is one thing, but following up or connect now, you don't want to pitch, slap them. And we all hate that people want to connect with you and then they immediately want to sell you something. Okay, I hate that. Don't we, don't we all hate that? And LinkedIn's been really bad about this. This is why it's very formal. Hey, I'm all, I see you're a note investor. I'd love to talk with you. You have anything on your books you're looking to sell this course? Pretty simple. I'm not trying to sell them on some workout routine. I got pitched three times on this morning, or, hey, I'd love to help you. No, it's literally I'd love to connect. You know, what's worked really well is, hey, what are you buying? What are you looking for? What are you investing in? You know, I'd love to, you know, start the Conversation, who's your favorite servicer? You know, that kind of stuff. You know, what are you looking to invest? You know, you do the same thing with IRA investors on here. Okay. We had. One of the great things, too, is that with Octopus, you can actually import a list if you've pulled, like, what? One of the things that I had my. Oh, my God. My virtual assistant do is we scrubbed the list of the county records for Quest and Equity Trust clients who have used their IRA to buy a piece of property here in Texas. Right? So she pulled this big list, and then I said, okay, you know which counties are in and where to look at. Let's go and see. We can't find them on LinkedIn. So my VA went out and found out of the 2500 people, we found a thousand of them that had LinkedIn profiles. She saved her LinkedIn URL. We upload that list in here to Octopus, and what we do. In 10 days, I had sent out automated messages to all a thousand of those IRA investors said, hey, I saw that you used your ira just looking to connect with you. Didn't know. If you're looking for more deals, I'd love to talk. I've been an investor for 20 years, and that's led to people connecting in and following up. And that's a beautiful thing, us raising capital that way. It's just that what frustrates me is when you have the cure for cancer and people will not take it. You can lead a horse to water, but you can't make them drink. And Everybody that's watching this, 99 of you are that horse that's not drinking from the river. And I don't care what BS you tell me, I don't have time. You got time, okay? If you're the bottleneck in your business and need to delegate it off to somebody now, you couldn't give. This wouldn't work so well giving it to your VA to delegate this because they'd have to log in. It's a little bit different on the plugin. I guess you could do that, but I just. It doesn't. It takes five minutes for me to do this. It doesn't take long to do this, to go in here. And once you have that automated message, you can go back and forth and just say, okay, I'm sending to another 20 people, another 10 people. Okay. And when you cap out at your connection request, it is really nice, too, because Octopus will scrub. Look at these lists and see those that have their. Their email engaged, their email address on their account and you can send a normal just a connection request that's not custom via Octopus to get around your 2500 or your your hundred people connection requests in a, in a week which is pretty cool. It's not as successful as a personalized request like we're talking about doing, but it's not shabby. One thing I've posted is if I post a link in my message it will automate like it'll pop up as a video in their link. This is like when I've reached out to asset managers I include my one to two minute little pitch video. Hey ass man. My name is Scott Carson. I'm the owner of We Close notes dot com. We've been a note buyer for our own portfolio for over 20 years. I'm the principal buyer. Would love to see what you have in your books you're looking to get rid of. What are we looking for? We're looking for non performing notes. First liens on residential properties in most of the major markets and then we're also looking for small balance commercial stuff that we take a look at primarily 5 million below. Love to talk with you and see what you've got. If you need references we bought from some bigger banks like Wells Fargo Capital One, yada yada. But check out my website we close notes.com or just reply to this message and let's start the conversation and see if you've got anything that we can buy. That will be a win win scenario for us. Okay. But included a link a little video that pops up that that increased my connection request. Okay. Like for a lot of our one on one coaching students I tell them like listen, you might want to increase insert your your pitch deck video 10 minutes when you're reaching out just to note investors or note sellers or other note buyers or note investors like this. Hey, here's what we do at ACD Capital Notes. Here's what we do at We Close notes. So it starts that conversation to see what you're doing. It's not a pitch, it's just hey, here's what we do. And like I said, video has more engagement post of more engagement with a photo. This is short form content for you. It just takes you to to spend some time and figure octopus out and start that process. But while I've been sitting and talking with you right now it's already going out to 11 note investors. All right, I'm beating you to the punch because I'm just using this Automate tool for 2122 bucks a month like I go into the. The month to month. I don't pay for it monthly because I'm capped out. Okay? So when some people's LinkedIn profiles go away or they don't spend time on there, so I go through and clean it out. Like if I see profiles that don't have a photo or they don't have a huge amount of connection requests or connections, it doesn't make sense for me to have them in my network. So I go and scrub through my account pretty. I probably do it once a month and doing that. But that's, that's the beautiful thing is this literally LinkedIn, besides our email, LinkedIn is the number one. Two. It was right up there. So you have LinkedIn. I'm seeing our email list that we send out to people. That's number one resource. LinkedIn is the number one social media aspect. And then our video marketing is number three. That's one of the most important things because what I do in my LinkedIn video, it's the same video that I post, I filmed on Tick Tock. I put it on Instagram, I put it on Twitter, I put it on threads. You know, you just, you, you guys have to get in a habit. You're really failing yourself because you're not marketing now. Yes, a lot of people are on vacation during the summer, but we're coming back to school. I was out walking this morning in the high school band. You could hear the, the, the drum majors out there. Ding, ding, ding. As they're out marching. I'm like, ooh. Football season is just around the corner. But that's the thing. Getting the practice. This does not take long for you to do. It will be rewarding if you will do this. Don't call me up. I don't have it. I can't find any. No deals. We can't find no deals because you're not marketing. That's what it comes down to. When I think I pissed one lady off when we were driving around, she called me up Friday afternoon. I said, you got to market. She said, what do you mean by that? I'm like, well, did they. The class that you took up in Dallas, did they go through any marketing? Like, no, they didn't. Yeah, they didn't want you to do that because they don't want to show you how to get the deals. You don't need to be. I mean, I'm Sad you paid 1500-2000 bucks for a class. It didn't help you go find any deals besides going to them directly. And that's not effective in today's world. There's plenty of opportunity. You just got to reach out and do it. And this is one of the easiest things that you guys can do. All right, so I'm at 17, 18 connection requests sent so far. Pretty easy. I'm going to stop that. So like if I go over here, how many user connect, if I want to connect by email, that doesn't go through that process. Remember I pulled over 970 profiles. I'm going to say launch, let's do another, let's do another 20 on there. And it's just going to send a connection request to 20 people whose emails are provided. All right, set it and forget it. You remember those commercials? Set that chicken and forget it. Ladies and gentlemen, just ladies and gentlemen, I want you to be successful. I desperately want you guys to be successful because there's not enough of us out there doing things, buying notes, making things happen. And the world needs us as entrepreneurs to do this. You are all more knowledgeable than 99% of people out there and sharing your knowledge and expertise and how much of a badass investor you are is needed. We're not telling you to brag yourself, but go out there, share some information, connect with people, grow your network. You will not be disappointed because it will lead to closing more deals, making more money and having a bigger impact in this world. And we need that. Okay, Any other questions, comments, concerns? Ladies and gentlemen out there, congratulations to the Phil Brodur to close it on his first note deal this last Friday he bought a a performing note in Michigan. So kudos to you Phil buddy, proud of you. He's got another one approved or he's got two more approved already. So he's closed on one. This is not the first one.
