Scott Carson, a real estate investor and podcast host, talks about making money through distressed mortgage notes while helping borrowers avoid foreclosure. Hello.
Hello. Welcome for another episode of the self publishing 30 days podcast. Hey, it's your host with the most, your main man, Darren M. Palmer. Excited with you to be to be with you again for another episode. Today we have on my buddy, Scott Carlson. I'm just going to share a little bit about Scott before he comes on in his own way. Mr. Carlson is the host of the popular Note Closer show podcast. A nationally syndicated radio host with millions of listeners each month. He has been an active real estate investor and entrepreneur since 2002, focused on the niche of distressed mortgage and Note Industries since 2008. For the past 10 years he has been helping real estate investors and entrepreneurs create wealth through his teachings and strategies. He is a highly sought after speaker and podcast guest with hundreds of speaking appearances at conferences, real estate clubs and networking events across the country. He also has been featured in many media outlets including but not limited to Investors Business Daily, the Wall street journal and inc.com. he spends his free time traveling to new places and making memories in this time of COVID 19. I wish we could travel together right now, Scott.
I'm not traveling much now except virtually, you know what I mean?
Yeah, virtually.
I wish I was at the beach or the Bahamas.
That's it man, you know, hey, we live in the dream. But Scott, Scott Carlson, welcome to the show, my man.
Hey man, I am so honored to be here and looking forward just to providing value and helping out your audience and listeners any way you can. If you guys are listening to this, click on over right now, hit the subscribe button and leave Darin a five star review because you know he's doing a great job and you know you love it. We as podcasters, I love that. So, but anyway, yeah, here to help.
Thank you so much guy, man, I really appreciate it man. So let's just. If I left out anything in a bio, please fill in the gaps. And if you don't mind if I think I'm correct, are you an author, Scott?
I am an author. I've got a book out, how to Invest in real estate for 40% off or less. You know, we do a lot of writing with our different blogs and articles and stuff like that. But yeah, we've got a book out. I think we've sold 10 to 15,000 copies of it to different real estate investors across the country. We've got another one that we're working on right now as well. But yeah, I think it's an important thing these days to be an author. I think it's become and replace the business card if you want to get booked or talk with people or other things like that. I know it comes in handy when I send a copy of that out or it becomes a giveaway that we can do to give to people or as an extra added bonus for people to take more than a 30 minute or an hour long conversation or speech. You know what I mean?
Yeah, I definitely understand that. You know and Scott, just share with the audience too, if you don't mind. I know you understand the book. We do believe in market leader content, building your own platforms. We can see that you are practicing what you preaching, so to speak, by the different platforms you've been on. You've been able to leverage relationships or whatnot, utilize social media and also the traditional forms of media whatnot to benefit what you do. So when we look at this, just share with the audience a little bit. What is it that you do and why do you do it?
That's a great question. That's the number one question. Everybody's like, what debt note investing, the note closure show, what does that mean? So it's a little more revelant now than it's been for a couple years now. But I think we all know somebody that went through a rough time back 12 years ago during the Great Recession of being upside down in their house, of facing foreclosures or going through a short sale or just owing more in the house than what it's worth for any unknown reason. And so what I've done for the last almost 20 years has been an expert in buying debt and buying these types of real estate investments by buying the mortgages. And then our goal as a company with weclosenotes.com, which is my main company, is then we reach out then to the borrowers and try to really create a win win scenario and keep them in the property by either modifying the mortgage payments, doing a trial payment plan, a forbearance agreement, or one of 10 different exit strategies, trying to really work with the homeowners to keep them in the house. We make the running joke that we're trying to make America great again, one default borrower at a time. But for the last over decade, I've been one of the premier educators and teachers in that niche of real estate investing. It is a very small niche within an inch and I think a lot of people are worried right now with what's going on in the economy with it being out of work or COVID 19 are they going to get foreclosed on or the banks to come after. And that's not the case. More than anything else, the banks are gonna work with borrowers out there. We're working with our existing borrowers to try to keep them in their houses and try to calm a little bit of fear. But that's what I've done. That's why I'm called the note guy is we buy debt, we try to work with the homeowners in a variety of reasons, trying to keep them their house, try to get them repaying. If they won't do that, then we do have to go the legal route like any other bank would. But for the last, I've done that for almost golly, I've heard, I believe 14 years down that side. And for the last 10 years, I've been teaching that niche of real estate investing across the country because it's gotten very attractive. Still have a lot of deal flow that way versus other ways of investors tapping into real estate because it's gotten more expensive for real estate across the country. But that's kind of what I do in a nugget. I buy debts, become the bank, and then try to keep people in their homes if I can.
Awesome, man. I love it. And so I wanted just to piggyback a little bit off of what Scott was sharing with us. And just some of the things I was able to glean out of that is the importance of also making sure that you are a market leader in what you do. Because some of you will say, well, Darren, it makes sense if you just a keynote speaker or it makes great sense if you're a consultant or you're doing stuff for corporate or whatnot, or for those who do the college market or whatnot, future business leaders of America, that type of thing. But here we are with Scott. It's a niche within a niche, so to speak, within. But at the same time, he's going deep with what he's doing by creating content. You notice that he shared early on the show whatnot. He's doing blogs, they turning that content and writing content for his books. Now they've done one, then they're looking at creating it where the two time authors or whatnot. This is the type of things that you need to be doing. So those of you who might think I'm in a business of doing insurance, you might think it's boring. I'm pretty much gonna go with the guy who can say he wrote the book about something about insurance, Even though the guy might have just regurgitated something that he found off a few articles that he compiled and put it together but because he took that time to put it up, put a cover on it or whatnot and utilize it. In my mind we know how people do business. That's what people who they know like and trust. So that's going to allow for him to be credible. So if I'm going to invest something, I want to be with a source or a person who's a winner and, and someone who's I think bank is credible. And that's exactly what Scott is doing far as what he's doing in his business and his niche. Do you agree with that, Scott?
100 million percent. You've got, and that's the thing is you've got to a book these days. You're not going to make millions in being an author. You've got. It's leveraging the thing across the board. The selling other trainings, platforms, masterminds, classes, memberships, you know, getting, using the book to help yourself get booked either public speaking. I've used it to help me get booked on other podcasts. It's just that little bit. And it doesn't have to be a 2000 page Stephen King, the Stand kind of thing. But what works really better now, I think it's more as I say, the pocketbooks, the one you know, my book's not huge, it's like 73 pages but it's me delivering content, it's me giving true nuggets of information. You know, and that's the thing is it's meant to be an intro start now if they want to get something more complex then that book leads them into other facets with more in depth learning. But I think that's one of the biggest misconceptions that a lot of people have. Like I would have to sit down and kill myself to write out 30 chapters and 200 pages. And that's not really the case at all. Mine actually was very easily written. I just, I do a better job with video and recording stuff. So I just sat down, outlined like 12 chapters, 12 basic chapters and I did a video discussing each one and then I transcribed the chapter using Rev.com jumped online, found somebody to help out with the book editing and put it together and lo and behold we self published it and sold over I think 10 to 20,000 copies. And it's helped us spread the word on our niche even further across the country.
You know that's, I mean that's the ideal message what Scott just shared with us. I mean Scott brought up some valid points I've shared With this, with so many authors that we have the privilege and honor to work with. If you're coming here looking at unless you wrote Chicken Noodle Soup for the Soul or the Bible, if you wrote any of those, then you can look at that royalty check to take care of you for the rest of your life. But other than that, you have to what we call B squared book to business. You have to use it as the keyword L, not loser for those or whatnot. I don't want nobody thinking we're bullying, but for leverage, leverage is the key. What does it lead to? Is the ultimate before Russell Brunson or whatnot with click Funnels. This is the ultimate funnel right now. If you give them a little bit of information, lead them into the other products and services that could benefit them the best. And it creates win win scenarios when you do it or whatnot. Being in this market, man, I mean, what made you just take it to this level? What was that aha moment? Did you just automatically come into this in business because you know, just share what. What led you down the path of realizing I need to get into media, I need to do podcasts, I need to reach out. It's just as important as me doing anything else in my business.
That's a really good question. And I contribute it to two people. The first and foremost is a guy by name of Roland Frazier. He's a guy that's San Diego, California, one of the most utmost amazing marketers. He's got a podcast called the Business Lunch Podcast. He's part of a big marketing company called Traffic Digital Marketer, which is out of Austin, Texas. They put on the biggest marketing convention here called Traffic Conversion Summit. They'll have 6 to 10,000 people joining it. I was very fortunate. Years ago, he aligned himself, was working with a guy that I learned the real estate from. That was teaching me a lot of the real estate stuff. So for four years I learned some of the best marketing tactics that were available between 2004 and 2008 before I went on my own. And then so I've always done videos, I've done conference calls. I've been doing webinars since 2011 to my audience, just checking in on a regular basis. What's the best way then? One of the best things that I heard was another big influencer was Kevin Harrington, the shark from Shark Tank or the guys who whose pitch is everything. You see him all over the place. But one of the original shark tanks was in Vegas at an event. And I've done videos, I'VE done training and stuff like that. We were doing webinars every week, and I heard him from the States, listen, video is gonna be the next revolution. And this is back in late October 2016. And that was about the time that Facebook Live came out. As I think we remember. Many of us were watching Gary Vaynerchuk or somebody else rattle on for an hour on Facebook Live, right? YouTube. I said, okay, I'm gonna make that, make that big push. We're all in the media space. Yes, I'm in real estate, but I'm in the media space of what we're at, where everybody's looking, because I believe everybody's looking for eyeballs and earballs. You know what I mean? We're all looking to get some sort of media, and that's where everything is out. If you look at everything, everything's going to video. Facebook, Twitter, Instagram, LinkedIn, you know, some of the biggest channels out there, and there's enough of them. Other ones that didn't go well, that fell from the wayside as well. But you look at what YouTube is doing online, and then Hulu and all the Netflix accounts and iHeartRadio, you can go online and do stuff like that. So I took what Kevin Harrington said. I took it to heart. But, okay, I'm gonna go back to my office and I'm gonna start recording short little videos. Just a fly in the what's in the life of the day of Scott Carson. And we close notes. So that's what I did. I went and didn't get any fancy equipment. Oh, my gosh. I just pulled out my smartphone, my iPhone at the time, and just flipped it around and said, let's go live. And it would be like eight minutes to, you know, start off small eight to 20 minute nuggets of what's going on? What's our focus today? You know, sometimes it's me just being goofy. I think I did one episode and then Tickle Me Elmo. Just be silly with everybody, okay? But then it grew to there, where I did like 150 days straight business days of just live streaming those videos and people really starting to follow me. And we saw over those first 149 episodes, over 125,000 views on Facebook. All right, so we were averaging 10 to 15,000 views a month for the most part, for this first couple of months. And then I had a buddy come to me, say, hey, Scott, you're doing great content. You should really upload these to YouTube or start a podcast. I'm Like, I don't want to do all that work. I'm a one take guy. I don't want to do all that extra editing. And he's like, now there's services out there. They'll do that for you. And he actually offers services. I was like, so you mean I can just jump on Zoom or Facebook Live, do an episode and then send it to you and you'll do all the editing you'll take and go on to my website and create a blog out of it. You'll create images and then I don't have to do any of that work. Just give this stuff to my marketing assistant and she'll share it everywhere. And he's like, yeah, we can do those, like, done. Let's do it. Let's. Instead of just doing once one thing on Facebook, let's now, as I like to say, it's the marketing octagon. You know, there's eight sides. So every time we do a video, it becomes an infographic that we share. It then also gets posted to Twitter. It also becomes a blog. It's the audio and the video side. And then of course, we share our email database, then share it everywhere. Putting all into the book, we've got our podcast. We're now putting some of the top episodes into a book, chapter by chapter with our best guests as a way of people just literally taking a play. Kind of what Gary Vaynerchuk did, some of the AskGaryVee show book that he had out a couple years ago. But that's kind of revolutionized our industry. Now we look back three years of roughly having the podcast. We have 700,000 downloads on our main show. It's been syndicated now to the AMF and radio stations across the country too, on 17 channels. We get a couple million listeners on that. And then of course we, you know, the book helps drive people here because they get a taste of what we do, then they go to the website. And our website's gone from seeing 1700 hits on a monthly basis to over 7000 hits. And it's also helped us ranking keywords and all that good SEO Google juice to kind of make it a nice, I guess you could say stu or gumbo content. Gumbo owning our niche. So that's what people always say, like, oh my God, you're everywhere. And then we really realize it starts with us just coming up with a topic and then kind of cloning it from there across the different platforms.
I love this, man. See this right here? This. This is worth millions right here. I mean, if you, if you understand what, you know, Scott is sharing with us, for those who are looking at going to the next level, this is it. You don't have to make it hard. The same thing that Scott is sharing, I was, you know, speaking with our team about that today on the same thing. We just. You just repurpose, I call it the rpc repurpose content. You repurpose content. So we're going to do this one, then we're going to put it on, we're going to do regular blogs. Then we're going to do the video blog and put that on medium, put that on LinkedIn. Then the SEO. And when people look at you, what you brought up earlier, I like to call it omnipresent marketing. That when they look up at you, oh my goodness, see this dude, he's on YouTube. Or if they Google your name, what people do business with people who they know, like and trust, they're going to see if you're credible. They're going to think to themselves, it's no way. When I type this person name in and I Google them, and if he was, or if she was a fraud, some would show up. But all I'm seeing is content on this particular area. It must be some validity, it must be something valid to what this person is talking about, because he's on LinkedIn, he's on YouTube, I see him in search, he's on all these different platforms, all these videos with all these other influencers, other people are having them on his show. I think this is the person we need to do business with.
Well, and it's also too something if you've gone through a bad thing. People had failed, businesses, people started all over again. I mean, you'll get all the greatest people out there, they've all failed. And time and time again, the best way to bury that stuff down is get on, start sharing new content, push it down the searches, just put the new stuff up, you know, just keep driving it down, you know, so that, I mean, and showing up is the biggest thing, just showing up on a regular basis. But you know what, you're not going to be an expert at things overnight. I'm a big thing in believing in embracing the suck. You know, you only get better from doing it over and over and over again. I mean, I can jump on and do a video pretty much in one take now. First time it would take 10 to 15 to 20 ticks. But I realized if I had that piece of content, it was either something that a worked 24 hours a day, seven days a week, 365 years. Once I put it out there as advertising for me, and it didn't do me any good being in my head. I had to get it out to the world, whether it was in writing and putting in a book and putting the blogs or other things. Hey, it's not gonna do you any good in your head.
You know, and speaking of that not being in your head also, Scott, let's just dig a little bit deeper on the importance of reaching out to people and connecting to people that you don't know. So many people I see that they can't get out of their head, so to speak, when it comes to reaching out of their comfort zone for just like me, you were able to connect because of LinkedIn, you know, reached out on LinkedIn, you know, I didn't have a clue who you were or whatnot at all. And. But you reach out and like, hey, let me. Let me dig a little deeper. So worst case scenario, if we wouldn't even did this show, I still know who you are, because I'm gonna look at, like, who's this Reach out to me? And I look. And so it wasn't like it was a pressing way. And so for those who thinking about the 1982 car salesman with the plaid pants on, you know, buy.
You know.
That'S not what we're talking about here. But at the same time, let's just share with the audience of the importance of reaching out, because you don't know where they could go. Scott, share with them that because some people, they're not where they should be because they won't do the work like what you did for us getting connected together.
So here, let's. Let's talk.
One.
We gotta get out of our own head. Most of us have an inferiority complex. So we're not good enough. It's like that. They'll say that like, doggone it, I'm.
Good enough, I'm smart enough.
And people like me, you gotta believe that if you've got something of value, people are gonna listen to it. I don't care if you're selling tiddlywinks, you love cats, or you're selling mortgages or real estate. It doesn't matter what it is, it doesn't do any good. You sitting in hiding inside your house and peeking out, especially right now with the coronavirus, it ain't gonna save it, okay? Jesus says everybody else has to invest, okay? So you've got to invest your time a little bit. That's not difficult. And I'll tell you this, some of the most successful people are the most approachable people. They're the people that are willing to give you advice or not really advice, because everybody's gotten advice like, you know, you want to seek counsel from those that have done things. The most people that have made mistakes are glad to help share those mistakes so you don't step in the same potholes or in the landmines that they do. So reaching out to people, you know, most affordable people are pretty approachable. An email, just have it, make it a value and respect their time is the biggest thing. But then just get in the habit of doing. One of the things that we do on a weekly basis is I reach out to a hundred new podcasters every week. You know, sometimes it's 200 just, hey, touching base. Hey, see, we're fellow podcasters. Maybe we have a niche that we could work together. Here's what my show is about. Or hey, I see you're a note investor. I'd love to talk with you. Here's what I teach on a little bit. Maybe it'll help you. Whatever it is, you know, just reaching out to people on a regular basis. It could be LinkedIn, which is, which is free. It could be meetup groups across the country. Different real estate clubs is who we target. There's all sorts of entrepreneurial, business or other things, types of groups across every major city out there. And that's free to jump on it and reach, connect with those people. Facebook, obviously, all sorts of groups. So just take it. Get the habit of reaching out. 80% of sales are made after the fifth contact. So that's one of the most important things that was drilled in my head early on in sales, early on in life is that 80% of people aren't going to reach out to you until you've reached out to them in some sort of fashion five times now. So most people will give up after the first time. Only 48% of people will reach out a second time or more. So that's what you got to keep. Now only 2% of sales are made with the first contact. So that's the thing is know what your matrix are, know your numbers and then just gamify it. As I like to say, make it a game. I know that if I reach to 100 podcasters in a week, I know probably 20 to 30 are actually going to see that invite because a lot of people don't check their LinkedIn on a regular basis. But I list 20 to 30. I know I'm probably going to book at least three to four calls, if not guest appearances on people's podcasts or just networking, and then I can refer business to them or vice versa. Just getting a chance to build relationships. And that's so important now these days since we're, you know, kind of tied up at home and I'm able to do a lot of things.
Man, that's amazing. And you know, if you just know the numbers and understand that you got to have a dexterity or whatnot to be able to withstand, hey, that little ouch feel. It's not like they're disrespecting or they don't like you. Somebody might have just didn't even see it, you know, because they were tied up. Or they might just take it, check it randomly, their inbox or whatnot. Or they might not want anything to do with you at all. But that doesn't mean that it's not someone out there who wants you. Those of you who are tuned in. If you hadn't heard of Scott before, Scott wouldn't have been able to get in front of you if he wasn't willing to reach out. So you must have get rid of that limited beliefs that you have about yourself and realize, hey man, I got some of value. I got something of service. This will be beneficial to people like those who are tuned in. It's going to be somebody who connect with Scott because of this particular show and you're going to be able to make your first million or what not scale it higher or whatnot to or whatever it is for you or just have it where you're able to take care of your kids college fund or whatnot because of some of the things that happened, because it started with Scott saying, hey, you know what? I know the system, I know what I need to do. It's a numbers game. Gonna have fun with it. Gonna reach out to this guy Darren and others. Oh, Darren reached back out, program coordinator, connected with me. Boom, they're on the show now. Life is being changed for generations to come because he's able to show them how to be successful and or what they're doing with the debt or whatnot and how to keep their homes or whatnot to be able to be better investors. So that doesn't happen if you're not willing to connect with people. So even though right now, in the COVID 19 world that we're in at the recording of this particular podcast, you have to be willing to realize that even though we might not Physically be able to connect with each other or touch. We got platforms and we also have technology that allows for us to steal touch. Far as the right mindset, being growth oriented, being solution oriented and making decisions that's going to allow for others to be able to scale. Whether it's helping someone with teaching, like our kids online right now with learning online or whatnot or whatever that might be. We're doing podcasts right now. Make sure you leverage with whatever you have, you know. And Scott, let's just go into that far as leveraging. Share with the audience, man, if you don't mind, like how can they get a copy of the book? How can they reach out for more of your services or whatnot? Whether it's social media handles or even a website, I'll make sure we note that in the show notes. But share with them how they can connect with you off air.
Yeah, I mean, if you go to our mothership website, weclosenotes.com, everything is there. But you can also, if you'd like your free copy of the book, glad to give it away for Amy, listen, go to noteblueprint.com freebook. It's a 73 page PDF. They'll download it. If you drop me an email@scotteeclosenotes.com and mention the show, I'm glad to ship you out a hard copy of it or soft copy a paperback copy of it for free. No cost to you as well too. And I want to add one thing to that too, because you've got authors on here. One of the things too is that one of the things we're playing with our second book when it comes out. I plan on being on a lot of podcasts, but I'm also going to ask that the people have had on a podcast said, listen, we're scheduled first, let's just say November 1st launch. Can you please hold out and not publish this episode till November 1st? Because then if it was like between now and November now I got what, eight months to be on as many podcasts promoting the new book and then when they all release on November 1st, and it drives sales, it drives people opting in and drive so your traffic so it can give you a little bit of time out there. Most people think, oh, hey, I need to be on a podcast, it's going to come out now. I mean, I want you to publish this episode immediately. But if I said, darren, hey, I got a book coming out, can we wait till November? You'd be like, sure, why not? You saved me A, you know, asset down the pipeline, right?
Yeah. Oh, man, that. That's a great. That's a great takeaway. I'm actually making note of that myself. Like, you know, that's. Hey, I'm making a note of that myself. Hey, you definitely want to utilize that, man. My man Scott dropping value bonds like my man Jay John Lee Doings talks about. But, you know, I'm not.
I'm not EO on fire. I'm just Scott Carson on fire.
There you go. There you go, my friend.
That's right.
He's doing it or whatnot. And so those are just strategies that you can listen to. But I just want to just have a few takeaways that I'm getting out of Scott. For one, for those who are tuned in, you're seeing the success that Scott is having, but I don't want you to miss the work ethic, the mindset that he has. And he just wasn't like Beyonce. He didn't just wake up like this. He had to put the time and effort behind it to do what he needed to do. There you go. There you go, Scott. I mean, you're hearing in this conversation of what I. On his podcast, he's invested in himself. He was able to get pointers and notes from individuals who was around him. So that shows you the importance of your environment and your network. But, hey, I can do this. Boom, boom, boom, boom. Why don't you do a podcast? Why should I do a podcast? The idea didn't come from him. You know, now I'll be able to utilize what I learned from Scott today because he was able to share with me when we get ready to do a lunch or whatnot, we can pre record and reach out to people and have a big boom when we drop it, because it is, you know, and so success leaves clues, people. That's what I want you to get out of this. Or whatnot. And so now he knows the methods, you know, the key. The capability, the key metrics or whatnot, key indicators that he needs for us, what's going to allow for him to be successful. Now he's got more of an mindset of, okay, I can forecast now, because if I know if I hit this many people up, it's a percentage of this many people going to respond, and this is going to happen. From that, he understand how his funnel is going to go. So know your numbers. With all that being said, step out of your comfort zone. Reach out, get the right people around you. Also get the consulting that you need, not just Any random kind of advice. Get the right advice and it allows for you to go to the next level. So we're gonna definitely reach out, man. Do you have any last words, man? Especially speak to that person, Scott, who's out there thinking to themselves, man, it makes sense, man. Scott's a guru, and what he does, he's niche down. He's been on all these different platforms. It makes sense for him to have a book, but I want to do a book, but I'm not sure with all the books that are out, why should I put a book out? Could you speak to that person who might be doubting themselves with that limited belief right now on the reason they should share their story with the world?
Why not you? You know, a lot of us will look at, oh, you know, what if I fail? What if nobody downloads the book, buys the book, and I say, what the f. Why not? You know, just look, what if they do? You know, you are no further along by just sitting on your hands and not doing anything. That's the worst thing. You could take action. Go do something. If you do fail, you're gonna learn more. You'll get better experience. Look, you look back at my first videos, it was horrible. I mean, I look back at some of them now, I'm like, oh, gotta delete those. As my girlfriend says, I had a small farm animal on my face that was growing on there. Okay, but here's the thing. The only thing that you guarantee by not taking action is failure. That's the only thing that you'll guarantee. And you can't. You can't. You can't fall backwards. When you fall on your face, you have to fall on your face and fall forward. So move on, get better. It may be a flop, but you'll learn more from taking action and getting in the game than you will from sitting on the sidelines and just saying, being too scared to take action. Because there's. The world right now needs action takers more than anything out there. And in this loud world, we need people that will take action and do things and be leaders. If you want to read a good book about that, read Tribes by Seth Godin. We all have tribes that follow us that we just need to step up and lead. And in the absence of true leadership, people listen to the loudest voice out there. So get out there, lead, take action, get into the game, and you'll find success along the way.
Wow, that. That is amazing. We're gonna leave on that note, but with that book he shared, guys, what Scott just shared with us is with that book Tribes you don't need. It's like 7.5 or 7.6 billion people in the world. You don't have to have all. You don't have to have the customer base that Walmart has for you to be successful. If you just. I'm just using this as a little small number. If you just had like a thousand people that contributed to what you bought, that's into what you're doing. If it's, you know, setting traps and I didn't say so. If it's just keeping up and babysitting cats, it's a community for babysitting cats.
There's a big community for babysitting cats. Trust me, I know. There's a huge cat environment out there. So I'm getting like, one's gonna fly at me here in a second. But there's a huge need for whatever you're passionate about.
There you go, man. Just do it, man. Just like Nike, man. Just do it. So, man, I just want to thank you, Scott, for on. We will make sure that we have all the information to be able to connect with you in our show notes. But for those who are tuned in, remember, this is the year for your new book, be blessed and be great.
