Tim Hubbard switched his Oklahoma City rentals to 30-night minimums after new regulations banned short-term stays. Month-long gaps between bookings cost him thousands before he developed a strategy to fill them.
Chapters
I have some properties in Oklahoma City and a while back the city changed the regulations which said I could no longer operate those properties as short term rental and they had to have a minimum 30 night restriction. Now it wasn't the end of the world for me. I knew these rules were coming and I was prepared with that midterm rental backup plan and so I increased my minimum ninth stay to 30 days and boom, got a couple nice reservations on the calendar for monthly stays. But then I got a couple more midterm reservations that created a gap of almost a full month for both of these properties and so it ended up costing me thousands and thousands of dollars. I had no way to fill these gaps because I legally couldn't rent for a shorter period of time and so I figured out a way to make sure that this never happens again. I want to share it in this episode with you so that you don't make the same costly mistakes.
