Live Dial Difficult

Transcript of a coaching/roleplay session led by Tanya Hughes (with Karen, Callan, and others) focused on outbound sales dialing, follow-up habits (call/text cadence), agent motivation techniques (music, scripts), and a recorded phone call handling a mortgage-protection lead with appointment-setting and objection responses. Tanya explains company representation, pricing ranges, target coverage amounts, and strategies for qualifying leads and marking uncertain appointments.

So I'm gonna, I'm gonna dial three times. They don't answer. I'm gonna send them a text. I do it with everything I do. Call, call, call, call, call, call, text. Sometimes I get bored and I'll text and then call. Depends on my mood. Callum. And if I really just don't feel like calling that day, you know what I'm gonna do? I'm going to at least send out texts.
Like if I.
If I'm sick and I don't feel good, I may not get on the phone and make dials, but I'm going to do the lay downs. I'm going to try to send out as many text messages as I can and just get to get the top ones. But I don't make a habit of that. But if I'm sick, I'm just going to. That's what I'm going to do. But a lot of people, what you're going to find is a lot of people are getting a lot of text messages. And so it doesn't work very well. Of course, the one time I tell you it doesn't work very well is the time that four people responded this morning. So, yeah, Everything works a little. And nothing works a lot. I know. We don't either. About to stop for this morning.
Never start shifting back to calling. I was like, text, yes. Didn't got myself into a bind and I just never. I didn't set what I needed.
Yep. I was the same way. And that's when I started having to dial again.
For me, this week, I've been like, my headset, I'll blast music one ear and then whenever I call, it stops. And then as soon as it hang up, music starts again. So it keeps me like, wait, what.
Do you do now?
I listen to music.
You.
Is it so that when you make the dial, it just automatically goes off or something?
Because I have to connect to my phone. So. Okay, I have my headset on. If I'm not on the phone, music is playing.
So it keeps you.
Yeah.
So if not, I get my head and then it takes me forever to pick up at the next phone.
And then.
So they keep.
That's a great idea.
The music helps me too.
Yeah, There's a few songs I could think of that would kind of keep me motivated. Maybe I'll try that. Callan. That's a great idea though. What I mean, whatever works. Some people even work better.
Like, you know, I can, I can make myself uncomfortable for 50 minutes.
Anyone can do anything for 50 minutes. Yeah, you don't have to look at the whole day. It's little chunks. Right.
I have my lead script in front of me and music and kind of turn it off and go.
That's perfect. Okay. I'm. I'm actually. I'm. I'm doing my text. I'm not. I'm really promising. I'm texting right now because they didn't answer.
Oh, miss.
Hi, Karen. My name's Tanya Hughes. I'm calling in regards to the cards you filled out for the mortgage protection on your loan with Freedom Mortgage. Yes, I'm the senior underwriter for Bexar county to get this information to you and to Rodney. Due to Covid, we can now do everything over the phone. It's a brief phone call. When are you guys both available?
We have already spoke to someone from that through Freedom Mortgage, and we just opted just to stick to the life insurance that we already have.
Do you know who you spoke with? We don't show anyone on here.
We did a video chat with her. I'm not. I don't even recall what her name was. Sorry.
Yeah. Okay. You're not sure what it was. Are. Did she.
I know what it was. I don't know what her name is.
I got you. I got you. Did she explain also that there's living benefits if you get sick? Because I do life insurance as well, so I'm very familiar with it. Okay, and you're just not interested in then?
Well, the cost was just more than what we were willing to pay at this point.
So I. I actually represent 20 different companies, so there are a lot of different options. If you want, I can just take five minutes and kind of go over because there are. I hear that a lot. And they're like, that's crazy expensive. But we do represent different companies, and there is one particular company that gives, like, really, really good rates if you qualify. It would only take me like, five minutes, if you want, just to kind of run some numbers for you. I just need to be able to set a quick phone call where I can call you.
Well, my husband's not here, and I would prefer both of us to be able to.
Oh, yeah, I don't have. Yeah, yeah, yeah. I don't have time right now at all, to be honest with you. I've got another appointment. Yeah, yeah, yeah. But if you have some time next week. Next. When are you guys normally available? Like, is it morning, afternoon, or evening best for you.
But like I said, she had explained, and it's, you know, three or four hundred dollars is still more than what we're. Because we're older and all that kind of stuff and it's just not gonna work for us. Oh, but thank you.
Did you know you can do it for less than three or four hundred dollars?
No.
Like we cover people your age all the time for anywhere between 100 to $130.
Oh really?
Yeah.
Cover the mortgage if something happens.
Yep, yep. And that my job is just to get the information to you. It honestly, it will take me five minutes. If you guys happen to be available, I can just call you.
Okay, this up for next week then. Because he may not be able to be here, but you can give me the information. I can pass it on.
Well, and I do work when you don't work, so I work evenings. So if you guys are home in the evenings, I can just make a quick call in the evening time.
Sure.
Like if you're going to be. I don't man. I'm completely, completely booked on Monday. But like Tuesday I can maybe give you a call. When do you guys want to get home from work?
Tuesday will not work. Wednesday or Thursday. We're available Friday. When's it can do the following. What about the following week on the 26th? I'm kind of wide open on that.
What?
What?
I don't. On my calendar probably. What's the 26th? What day is that?
That's a Wednesday.
It's a Wednesday. And when do you guys want to.
Get home from work so you can call us? About 5:30.
So. Okay, I can probably do more like six. Would that work for you?
Yeah.
Okay, perfect. I'm gonna put you down for six o'. Clock. Do you have a pin? And I'll give you my phone number.
I'm ready.
Okay. My name is Tanya. That's T A N Y A. My last name is Hughes. H U G H E S. My direct phone number is 713-701-9353.
And I know that's 713-701-9353. Yes.
Yeah. Tanya Hughes. And then just so you know, that's a little ways out. I don't know about you, but I forget really easily. So do you mind if I send you like a reminder maybe that morning just that we're going to get on the phone.
Perfect.
And can. Is this the best number? Can I just text you? Will that work?
Yeah, you can just text me.
All right, perfect. You have a great and blessed weekend. I will call you on the 26th. Take care. Bye.
Bye. Bye.
That was a good one for you guys to hear that was a tough one. So a couple things. One, she's already talked to a person by the way, there's a lady in that area that now says she's with me and she's my, that I'm her colleague. Oh, whenever I meet that agent she will hear from me. So she actually said that she, that I'm her colleague. I don't even know who in the heck she is. So obviously they know who I am in Bexar County. So they're now using me because they know that I'm pretty good at what I do to say that I work for them. So that's not the case. So I'm sure that's who she talked to. But in that situation she's not going to take 15 or 20 minutes. She's already heard from someone, right? They already gave her a crazy quote of three or $400. Right. They're in their 50s, but their house is $1 million. Right. So am I going to count that as a solid appointment?
No.
Oh heck no. If I have time for it, great. If I don't, great. If I don't have time for it and she calls me, guess what? Then I know she really wants it, but it's not a solid appointment. It's just a appointment with a lot of question marks. And on the lead I'm actually going to put a lot of question marks just like this. I make big old letter, big stuff.
You'll try to cover her probably for.
500 or what have you. Or it just depends on maybe it.
Depends because at minimum you want to protect the equity, right? So if you got a million dollar home, last thing you want to do is if something were to happen to them and they were to get sick that they can't stay in the home. So I'll probably look at 200 something to pay the mortgage for a few years. So probably something like 250 to 300,000 and then I'll look at a 500,000 and I'll probably look at a million. I'll probably end up looking at National Lifeline on the million dollar one. But she said they already have life insurance. So I already know if they die they're good. So the question where my target is going to be is we know if they die they're good. She just said they've got life insurance. Which I just said, I do that too. I do death insurance. You got to die to use it, right? So the mortgage protection right in my mind is well if they die they probably Already have a million dollars. They probably only need a bridge, 2 or 300,000 to bridge if they were to get sick, to give them time where they could sell the home to save the equity.
Oh, what I don't understand, and I've run into this before, like, people that are. That are older, like their late 60s, early 70s, and they have just purchased a new home for like five or six hundred thousand dollars, and they don't want or say they can't afford mortgage protection, but you're at an age where it's very likely for something.
So you got to help them understand that it's very affordable because most agents will sit there and give them five or six or seven hundred dollars a month to cover that full mortgage. They don't need to cover the full.
Mortgage, just a portion.
They just. Yeah, at minimum, we want to protect the equity in your home. You put a lot of money. You put money down in your house, right, guys? You can't get a house. Back in the day, you didn't have to put money down to get a house, but you pretty much have to put some kind of money down to get a house now. So you want to at least save what they're putting down. I mean, $20,000 that they put down on a house is $20,000 if someone gets sick. Do you think $20,000 go somewhere? Oh, yeah. Does that help you?
Yeah, yeah. That's kind of what I would do is just try to. I like to start on the low.
End, so I kind of start right in the middle, and I work my way up and then work my way down. That's how I do it. There's always something on that one phone call. There's always that something on that one dial session. There's always something on that you miss. Literally can be the difference of you, like hitting a leak producer or making a Sal. Sam.
