I know you've done hundreds, probably thousands of flips over the years. Where are you in, in your investment strategy right now? The investment strategy is we're not buying any more rentals. We're good there. Um, right now we manage property intake between rentals and flips. Any given time is about 100 properties that are in or out. We're doing a lot more on the creative development side, looking at things that are completely outside the box. So really focused on our traditional real estate space and helping people here On the personal side with Wendy and I, for instance, we're working on a student housing project in Tempe.
