And we're live. What's up, everybody? Welcome to the Closer show.
This right here is staying right here all year, but this shouldn't be stressful at all. G's private stock lead.
Welcome in, everybody, to another Closer show.
Today.
We've got some in store for you guys because we just released some. Something new. But before we get into that, I do want to tell everybody who's brand new to this, if this is the first one you've ever seen, what we're doing, why we're doing it, how we're doing it, and how you can get involved. First and foremost, my name is Liam Benson. You guys should follow me. My Instagram is right down there. Liam B. Closing. If you guys want to know how to close, I post once every year, so you guys should hop on that for sure. But other than that, this is the Closer show. This is the Closer show. There's a lot of shows out there where they're closing, but this is the only one. This is the one to be at. What we're gonna be doing is calling leads live for you guys that we're pulling off of our platform. Now you guys are wondering, what's your platform leading you guys into the next question? So what we're doing is we got this platform that we built out for the last 12 months. It's called iSpeed to Lead.com, and we have the hottest leads, and you can get them the easiest way possible. Literally all you do is just type iSpeed to lead.com into your little Google. It's gonna pull up the website, you sign in, and it's a buffet. We've got leads on leads on leads on leads on leads. 20,000 of them almost. Now you can pick and choose which ones you want to buy. And to top it off, they have some guarantees that come attached to them. They're guaranteed to be off market. They're guaranteed to not be under contract with another wholesaler, and they're guaranteed that you are going to get in contact with with the person who filled out the form. So you guys should all go check that out. The link is in the description. Click it, sign up, check it out. We would love you if you did. Now, for everybody else who's here today, I want to give you guys a little bit of backstory on our closer. And of course, I'll let them introduce themselves, but I want you guys to get a little excited, right? I want you guys to get that feeling in your chest like you're about to meet somebody special, because I'm telling You. You are. The guy we're about to talk to is a titan in the real estate industry. Now, he's not posting all the time on social media because he doesn't need to. A lot of those guys you see posting all the time on social media because they don't actually do any deals. This guy, he does deals. And not only does he do deals, he does deals in ways that most of you guys can't even comprehend. We've had this guy on the show once before, and when we had him on, he locked up a $5,000 mobile home, managed to make money on it. Ridiculous. And he's one of the few people who actually closed on a deal and sent us our check for it. So we love this guy to death. Now, without any further ado, I want to introduce our good friend, Mr. Tristan Trenbert, all the way from Phoenix, Arizona. What's up, man?
Good afternoon. How you doing, Liam? Thanks so much, dude.
I'm so excited to have you on again is because we needed somebody who was crushing it in the creative finance space, somebody who knew how to do deals inside and out, could really tie a knot all around these things and turn that knot into a bow and so on. The speed to lead platform, right? We're going into a recession. There's no doubt about it, right? The market's slowing, interest rates are going up, people. I mean, inventory is going longer and longer. Days on market for the average listed home getting higher and higher. So the market's falling off. What do we do about it? Right? Well, we got to figure out how to capitalize on the high interest rates and to make deals for ourselves, negotiate interest rates ourselves, make good things happen, and really capitalize on the past couple of years of record breaking low interest rates by doing creative finance deals. So we put out this little feeler. We're like, hey, guys, what do you guys want to see from us? Now that we're going through recession, how can we help your business the most? And the overwhelming response was creative finance leads. Creative finance leads. And so you guys asked, we answered. We are the only platform in the entire real estate space the only platform in the entire real estate space that has leads that have specifically opted in to hearing more about creative finance. And so today we figured no better person than Mr. Tristan Trenberth right here to come on and call some of them for you guys and show you guys how it's done.
Thanks so much, Liam. This is an honor and a pleasure and just grateful to have the opportunity to meet Gene about a year ago when he came through town and then you recently when he came to your Innovent. So just grateful to be here, grateful to be part of it. And I appreciate the fact that you listen to your clients and you really act on what they ask for and what they're looking for. The market here is really, really strange. I've got two businesses, I've got a flipping business where I'm slowing down a bit. I'm being much more cautious about what I'm taking on yet in the creative finance and the acquisition side I'm looking to accelerate. So using the capital flipping business to then, you know, buy cash flowing assets, get into the deals that I've already been, you know, looking for and taking down over the last couple of years to just buy cash flow right now. So with the, the demand is, is reducing slightly with the interest rates, stock is coming up considerably by proportion. Not necessarily a huge amount, but it is definitely increasing the amount of stock which is available on the inventory. But it is making a huge difference for sellers, they're less bullish now. They're now having to probably give more concessions at closing if they sell through traditional means. And it opens the door for us to pay close to or full price to them if they'll give us the right terms. But obviously it's still important for us to be talking to motivated sellers and that's what your platform is actually bringing out for us, which is the motivation, the inbound leads and the fact they want to have a conversation. They're always there at the end of the phone. So I love the fact you guarantee your stuff. I've taken advantage of that before. Where I had one on Nantucket island about six months ago. Somebody had submitted a lead for a house there. I tracked it down and couldn't find the name to match the lead because the number didn't work and it was. And you guys just happily just refunded the lead. So just know these guys are there for you but when you know, for the highs and the lows. So they will listen, they'll take care of you guys. So you know, if you need, if you need to sign up, use the, the affiliate code creator jv yes. And you can get hold of some of these leads at a discount. You can get going and you know they'll love to hear from you.
And you know what's more too is that we love hearing from you guys. I mean you guys wouldn't understand just how much we love hearing from you. Make sure that you guys, if you ever have Any recommendations, thoughts, feelings, concerns, reactions, whatever you have, please reach out to us on Facebook, Instagram. We try to be as accessible as possible, right? We're trying to grow a big business, but not so big that we can't have significant contact with our customers, our members, the people that we want to love because they love us. So make sure that you guys are reaching out. One guy we got in here, Mr. Michael Root, I mean, I was literally talking to him right before we started the show, like, right before. Like, if we look at our last message, the last message I sent to him was nine minutes ago. So I love talking to you guys. Gene loves talking to you guys. All of the team loves talking to you guys. So we want to make sure we have a good connection to you guys. So just. Just throwing that out there to make sure, be in contact with us, letting you know what you guys are feeling, thinking.
All that stuff in business and life is about relationships. And the better the relationships, the better. Community, communication works through marriages, relationships, businesses. If everyone's communicating and clear on what they're looking for and what they need or what they're not getting, the business can respond to. They can provide clearer or set expectations that may not fulfill what you're looking for and, you know, to go somewhere else and, you know, therefore there's no complaints about it. So, you know, they take this serious.
But.
I love it.
So, Tristan, what's your background in the real estate space? We know what you're doing now. What were you doing before? How did you get into this?
So I got into this through, you know, same place as most people thing, grow, nothing, grow issues, rich dad, poor dad, first of all, then cash flow quadrant, think and grow rich. All of the standard readings that most people get into this through the four agreements. Then the richest man in Babylon, and the journey's endless from that point. I'd done some personal growth previous to that, not related to real estate, but that really got my head in the game of understanding the difference between an asset and a liability. So I started out with one of these. Expensive and I'll say ineffective from my lack of action and ineffective from the quality of training, you know, mentorships, which was, you know, definitely five figures. And Carlos, I do have a better mic, but I got a cable issue, so we're sticking with the imac mic for today, bro. So, yeah, took through that, then, then found the. The real estate community in Phoenix. I was a little dubious about looking, you know, finding, probably finding car salesman, some sketchy types, but I haven't Come across those yet? I just found an amazing collaborative community here in Phoenix. I came across Brent Daniels, Jamil Pace, Sean Terry, you know, Cody Sperver here. And it's just. It's just an amazing family feeling being here and being able to, you know, talk to these people, build relationships with them.
And I got to feel that firsthand. You know, I was down there. What was it last month? Something like. Yeah, yeah, like a month ago. And, oh, my gosh, man, I got invited to seven different people's offices. I got invited to seven different dinners, like, every single night. People just wanted to hang out, connect, see what we had going on, show us what they had going on. I mean, I'm from Minnesota, right. And the real estate game up here is nothing like out there, right in the wholesale space. We've got maybe three people that actually do deals out here, and one of them's on my blacklist. That guy. So, you know, there's like, two other people up here that are, you know, open for big collaboration on scale versus, you know, the stuff that's going on in Phoenix. And so going out there was just a phenomenal feel. I totally get exactly what you mean. It was. Made me want to be out there more, you know, so much networking to be done.
Yeah.
Perfect. Awesome.
You ready to call some leads?
I am. Let's do this.
So what I'm gonna do, guys, is I'm gonna bring up the platform. And, Tristan, I know I shared something with you. We realized that that list was actually, like, four days old, and most of those leads are sold. So we're just gonna go pick some brand new ones. Okay, so, guys, this right here is the Speed to Lead Marketplace. As you guys can see, it's like a buffet. We've got all these leads, right, for the choosing, ready for you guys to come on and get in contact with. So all you've got to do to see the ones that are open to creative financing is check that box. It'll do a little bit of loading. And look at this, look at this.
So let's have a look. Yeah, Mesa would be great.
Mesa, Arizona. Okay, so let's take a look at this one. The motivation is they want to sell without showings. It's in good condition. They're open to discussing creative financing. And apparently it is in pristine condition. It's owner occupied. They've owned or they want to sell ASAP for six to nine years. They're up to date on their mortgage, and it's not listed on the mls. Got Brian S. And he Filled that out like five hours ago. How you feeling about that?
Let's have a look at the one above. Financial.
The one above.
Not the one in Maryland, but the one in Indiana. In central Indiana.
This one right here. Now, I like everything about this, besides the fact that they're an agent or wholesaler.
No worries. So let's scroll down a bit further a little bit. Just because it's in. The reason they want to sell this way is to sell without showings. I don't think that sounds that multifamily broken arrow that's probably in the middle of nowhere. But it's next to Tulsa, so let's give that one a go. Is that right next to Tulsa?
This one is right next to Tulsa. We can see on the map here it's outside of Tulsa. Looks like it's still. It's one of the burbs.
Yep.
Fantastic. And so this one, you'll see it's going to be cheaper than most of them. And that's because the seller didn't input their own phone number. But we do have probably six or seven phone numbers provided by batch skip tracing. So we're gonna get you some contact. So we'll try out a couple of those. Christine O.
Let's try the one below as well. Try the one below Winter Haven pre foreclosure.
This one is listed, unfortunately.
Do we have a filtering option to eliminate anything that's listed or whole stone?
We don't. For some reason. We don't. To be honest. That's something that.
That might be a great one to eliminate stuff that's listed so we don't have to filter those out.
Gene, I know you're listening, man. Do it.
Otherwise you'll get me excited. And then, like, let's see.
How are you feeling about this one? Sell without showing is moving closer to family. It's a multi family. They want to sell ASAP in Orlando.
Let's do it.
Let's do this one. Okay. Look at that. And all you got to do, buy the lead, put in your coupon code first, and you go to the lead details, and it'll open. Now, I would love to show you guys the lead details, but then we would have everybody and their mom calling, not just Tristan. We just want Tristan calling today. Awesome. Right now, Tristan. I will send you that data right now in the private chat. And you've got it. Everybody who's in there right now. All right. Gene just said, consider it done. Added four new filters past two weeks. Awesome. Yep. I figured that that was a good Filter to add things that are only off market. Given that's kind of our forte, might as well be able to filter for that. You know, one thing. Actually, not even one thing. Everybody who's listening right now, I'm looking to read some books. Some fantastic books. So while we're getting Tristan to get all the information pulled up and ported into where he needs it to go, I'd really, really like to hear what kind of books you guys recommend and why you recommend them to. I see we got 21 people watching. I want to get at least five good book recommendations here so that I can get my list stocked up. I'm a fast reader, so five books is going to last me two weeks. Two or three weeks.
Awesome. Source multifamily. Here we go. Cool. So let's give this number a call.
Oh, look at Tristan's already ready to rock the power. One more. I just bought that actually. Or actually I didn't buy it. Sonia Rage, you sent that to me. I just got it yesterday. Outwitting the Devil from Yoni. Okay, okay. Atomic Habits. I have that with me right now. It's a fantastic book. I love that. That's a good book. Can even go grab it for you guys. One second.
Look at this. Alrighty, here we go. Hopefully it'll come through. Okay. I'm not sure where on that computer the microphone is, but.
Sounds fantastic. Tristan.
We got a voicemail. I'll try again it. I'll try these other numbers. If she doesn't pick up this one.
Please leave your message for.
Bummer. She did fill it out really early in the morning, so she might be asleep right now.
This is Tristan. You filled out my form on my website earlier today in the early hours regarding your property down in Orlando. Please give me a call. My number is 602-300-3295. That's Tristan, 602-300-3295.
Thanks.
Bye. Bye. So let's. Let me see. One of the things I often do is to just see if they are a. If it's an iPhone because at least then you know if it's a landline or a cell phone when he don't otherwise always know. Silly thing really in some ways. But again, just.
Good note. That's a really good note to send a text over. Might as well. And you can FaceTime them too. If it's an iPhone.
Yeah. I've only done that once. But you never know what kind of state the other people in and they know what you look like.
I've only Done it for the show. You know, you got to add a little bit of spectacle value in. So in terms of the books that people are recommending, we got the power of one more fantastic book. I just got it. Outwitting the Devil. I have not heard of. Read of that one. Atomic Habits. I have that one. I brought it over to show you guys. Tristan is a legend. That sounds like a fantastic book.
Sounds like fiction.
And Great. Fantastic. Okay, I'm just gonna read this question. I have a few coupons that I use that were dead leads. Phone didn't ring. One house is already sold, and I can't get a hold of any customer service. We try to be super accessible@supportspeedtoly.com make sure to send an email.
This is the third number.
If this one doesn't work, I'll get you a new lead.
Cool. Okay. Yoni Rios. That's another legend. Okay, Dokie.
All right, let's pop it in, Uli, then.
Fantastic.
All right, let's see here.
Yoni is a diamond. Shortly after we joined the mentorship, we had a conversation on the phone for about 45 minutes and just. Just kindly sent me a list of 100,000 possible leads. Wasn't sure where they were from. One of his friends got given it, and the guy just sent over to me and I called that one. Yeah. Amazing guy. Really, really great guy. And solid, solid businessman in California. Does a lot of live stuff as well on Instagram. Throw your ig in.
Yeah, Yoni, drop it in. I need. I need to make sure I'm following you, man.
Yeah. Savage, Minnesota. That's amazing. Name. I love that.
This one. This one I actually took down. It's like 20 years for me.
Nice. Should we try that one up. Further up in. Was that the Mesa one?
Maybe. Let's try that Mesa one. That one I'm liking.
Yeah.
The problem is we just released these pretty recently, and they have been flying off the shelves. People love these things. Anyone that has a good motivation indicator for it, man, they're gone.
Yeah.
Oh, no. Oh, no.
So.
Right. Nobody saw that. All right.
A really good book that I read a few months ago was called. It wasn't called. It was called Connected to Goodness by David Meltzer. He spoke at the Thrive event. Oh, yeah, Diamond. This guy, he's incredible. He. You know Jerry Maguire, the movie Jerry.
No, I don't.
So he was. Jerry Maguire was a movie with Tom Cruise about a sports agency, and David used to work for that sports agency on which the character Jerry Maguire was based on a movie's.
From 1996. That makes sense.
Why I don't know it.
I'm uncultured. I'm uncultured.
Sorry.
I like old music. I just don't. I don't know much about pop culture to be quite honest. You can ask me about modern celebrities and I probably don't know much about them.
There was a very famous quote from the movie which was show me the money.
There we go. Okay, now I know that quote.
I've ever seen it, to be honest.
But.
I just know that line. It's just one of those movie lines that's just well known by those who know. So we got Brian.
You know, I'm kind of liking the vein of asking the audience a nice impactful question because now I've got so many good books to read. Now I want to know what was the most impactful question quote that you guys have? Quote, statement, phrase, whatever that you guys have heard that is significantly impacted your guys income. I'll tell you what mine is, is imperfect action destroys perfect inaction. So when you think about it, right, if you try and make things perfect before taking action, just perfect inaction, you're never going to make progress. You're going to learn by making mistakes. And so that imperfect action is to. Going. Going to trump it out.
There's a lot of stories on Instagram the last few days with people with one guy on a chair, one guy not on a chair, and there's just footprints. So the quote is basically 20 minutes of action is much better than 20 hours of thinking.
I like that. No, that's like in the same vein. That's really good. I like that.
So.
Ooh. The less I do is the more I make Ron the grand.
Right?
Life is like a box of chocolates. You never know what you're gonna get. I like that. Except if you look at the backside.
Awesome. So.
I like your garbage can in the back there.
Thank you.
Staying on theme.
That was a gift for my friend Gus and Lena. Right. Let's try Brian.
Move at the speed of direction. I don't get that one. Trying to.
Hey, Brian, this is Tristan. You filled out our web form earlier today for your property on East Sonorisa. And I'm just calling you back as you requested. Thanks. Connecting you now. Can you hear that? Okay.
Liam.
Yeah, I can hear you.
Brian.
Yes, sir.
Awesome. Sir, you filled out my web form earlier today about your house on Sonorissa Avenue.
I'm sorry, I filled out a bunch of today.
Oh, you did?
How many have. How many have you Got hold of so far. Couple of them called you back?
Yeah, everybody calls me back, usually within minutes.
Perfect. So have you got a. You got an offer already?
Not yet. They want me to not take pictures. One of them does and the other one wants to see if I'm eligible to be sold to a hedge fund.
Oh, that is different issues. That's John, isn't it? Selling to a hedge fund?
I think it's. No, it's Doug.
Doug. Doug Hopkins. Yeah. Yeah, Doug sells to a lot of hedge funds. And John and Graham were calling you as well, I guess. Yeah, yeah. So what is it you're ideally looking for here? Oh, I understand.
All right. My wife and I are.
Got it. I, I had another telephone call. Somebody also in a similar position today, so I, and I've gone through one myself. So I have experience in, in, you know, many people's home sales. So I can understand it's a difficult time. So what, what is your timeline? Are you ready to sell right now? Is have you got some paperwork still to file before you're authorized to sell me about the background?
Well, here's what I want to do. I want to be able to have it closed as soon as possible and then lease it back because it's a huge house. I've got a ton of stuff to get rid of.
Lease back. Okay, got it. So what, where are you moving to and where's your soon to be ex wife moving to? And on what time scale is. Is she moving?
I'm going to be moving into an apartment and I don't know or do I care where she is moving to or when?
Understood. This is just for me to understand what the leaseback period might be. If it's going to be a matter of days, weeks, months.
I was thinking, I don't know, 30, 60, 90. I mean, what do you typically do?
We typically do 30, but we can also, you know, one of the other things we can do is to, you know, just do a delayed close. We can close within 30 days of you finding somewhere to move or having all of your stuff moved out, because that way it gives you the flexibility. But you know, generally 30 days would be a commonly SPAC situation in the market where it is right now, obviously a lot of things are changing. So there's a lot more risk for us to do a 60 or 90 day. But you know, for, for the right mutually agreeable situation, then, you know, we're definitely flexible.
Understood. Well, I definitely would need it to be at least backed up. Wouldn't want to extend the Close, like you said. Any?
Sure. So what's your immediate cash need, Brian? So how much is that first and last month rent? Something to get your stuff out and put it in storage?
Yeah, that and a couple of credit card bills.
Credit card bills?
Yeah, maybe 10 grand or so.
So 10 grand would help you and get you moved.
Yeah.
Okay, so as far as the.
Let'S.
Say, custody of the house, to put it in an easy to understand way, are you splitting the proceeds from the house? Do one of you get it, the other doesn't? How does that look?
We are split proceeds.
Got it. Okay, so what is. What is the asking price or, you know, what numbers you've been thinking about so far?
I used to go by Zillow, but I know they're pretty inflated. I checked a couple others.
Yeah, Zillow's funny because they almost went out of business the end of last year because they spent too much on houses. So we know they don't know how to value houses. And then, you know, when you look at the fact that you know, you know, you. You have to be knowing that their prices are based on a property that's been completely renovated in the last 18 months to two years, you know, I'm sure you already know that. You. You sound like you're very savvy here. So when was the last time your house was totally renovated? Was that in the last couple of years?
We put in granite countertops about, you know, a year or so ago.
Okay, and you replaced the cabinets too?
No, the cabinets were. Oh, upgraded cabinets. They're the extended cabinets, the elevated countertops.
Okay, so the countertops are higher than normal countertops.
Yeah. Do me a favor. Go ahead and go to Zulu and pull up the address because they've got all the pics of the house in there if you want to check it out.
Got it. So you've listed it right now or.
This is from a previous time.
Oh, okay. That's awesome. So, yeah, I'm just looking at the Zillow link. Full table, beautiful gym in there. These are these laminate counters or are these the.
The new granite countertops in that picture? Those are the lamps.
Got it. Okay, so they're. They're the original builder grade cabinets, it looks like, but they are just a little taller. They've just been raised up. Okay. And his lighting and everything else the same as it was. Got it. Okay, so cool. So it looks probably like a mid-2000s build, is that right? Oh, seven. Yeah. Cool. Just before it devalued, I had. I had one of those happen. So original bath and tub and that kind of stuff. So. But yeah, it's looking in great Nick. What's different about it now? And if you had to, if you were buying this house and you had, you know, an open wallet, a Home Depot gift card to go and renovate or do anything to the house, how much would that gift card cost you?
Five, six grand? That would just be for.
Five or six grand, did you say? Yeah, so just carpets and basic stuff.
They're not bad shape. It's just, you know, they could use a place they're not massively stained or there's no tears.
Right, understood. Okay. So as far as numbers are concerned, what, what did you, what did you have in mind?
I was thinking about 650 to 660.
Got it. So is that, that what you would look to list it out if you listed it?
If I listed it, I would probably list it a lot higher to allow first.
Got it. So what would you think you'd list it for?
670.
670. Okay. So if you listed it 670 and you sold it with a realty, you probably got 6% realtors fees, another 2% for queen closing costs and probably another 1% for concessions. Whether. And right now in that six $700,000 price point, days on market have kind of gone up to sort of 30 odd days. At the moment it's really an unattractive market. For those that used to be buying that every 1% on the interest drops the buying power by about 18%. And so those that would buy at 700,000 now buying in the mid-500. It's not to say there aren't buyers, but what happens at the moment we're seeing more people having to give concessions at closing, which may not drop the sale price, but it means that your net is dropping because you're giving credits at the closing table. So if we're looking at, you know, even if we look at point nine, you know, 92%, which is 8% costs, that's going to net you about $616,000, give or take. So you're going to be walking away with 6, 16 ish less whatever your mortgage might be. Do you have a mortgage in place?
There's a first and a second.
First and a second. Okay, what are the values of those right now?
60.
60. And what about the other one?
They both together 260.
Oh, 260 total. Okay. And what are the interest rates on each of those? Do you know?
I don't know. That's my wife's 14. She did all the money for so long.
Got it. And are you both on the mortgage or just, just you or just your wife?
We're both on mortgage. Both mortgages.
Got it. Okay, that's, that's good to hear. So sounds like there might need to be a conversation with your, with your fellow deed partner at some point in the conversation here. Not necessarily right now, but just if, if we manage to move forward in some way or is the decision with. Solely with you?
Well, it would be a discussion that I would have to have with her based on any offers.
Got it.
I. I tried to get her to list it like as soon as possible, and she's just being a little feisty. She knows we have to sell house and she's being feisty about it. Wants to wait till I give her divorce papers, etc, so. But those, I'll have those. I've. I've got my lawyer piling them right now and I'll probably be filed up at first.
Okay.
I anticipate being able to smooth things out with her via conversation to where we get to have something done soon.
Perfect. And you know what, Brian? You know, I've had these conversations for people as well, if that's easier. I'm, I'm happy to be that sort of unknown, you know, emotionally unattached person that obviously cares, but just is factual about what we can do, what is possible. And if that's any help for you, just, just know that that's a possibility for you. It doesn't have to be you having a conversation.
Well, I wouldn't want, I wouldn't want to sick you on or anything like that, but I mean, if I'd want, you know, I'd want her to be able to call you if she had any questions.
Oh, absol, Absolutely, of course. But just, just know that I'm used to that. I do do a lot of probate work as well, so I deal with some very emotional situations on both extremes. So what's the, what's the mortgage payment, by the way, Brian?
I think we're like 1470 for the, for the first and 2 or 300 for the second.
Okay. Is the second a HELOC by any chance?
Yes, sir.
Okay, and what was the payment on the 2nd?
Did you say like 2 or 300?
300. Okay, now is. What's the value of the HELOC? Do you remember?
I think right now it's right around 46,000.
Okay, perfect. Fantastic. So I know that one of the boxes that you clicked on the website was you're interested in maybe hearing about the terms offer potentially or something, something more creative than just straight cash.
I am. I don't know if she will be.
That's what I'm gathering, Brian. That's where I was going with this. So I just wanted to sort of see. And the good thing is, is that we can figure something out that works well for both of you and that might be, you know, if one is open to that and the other one isn't, we can certainly sort out one person being paid in one way that is, is beneficial because you're willing to, you know, take money over time and the other person could potentially get paid out their portion at closing. Does that make sense? However, with both of you being on the mortgage, obviously they would have to be buying that both of you are happy for us to take over payments on your mortgage and you know, just take whatever time it took, 28 years it looks like, to just pay the mortgage down over the 30 years and that might be a point of contention for your wife in that sense. Does that make sense? So I mean, looking at this, if, if you're selling at 700 listing it, you're going to walk away, like we said, with between 610, 620. So that's what you'd be, you know, put in your pocket after we went to closing. Then obviously the 260 would be paid out. You know, you're looking at about 500 being split at that point. Is, is that something that would work for you?
Say those numbers again. I'm sorry, what are we, what are we closing the deal for?
If, if you, if you listed it and sold it for 700, taking out the nine, the, the 8% of, of costs of selling the property through realtors and closing costs and concessions, you're probably looking at around 610 to $620,000 as the, as the net before paying out the mortgages. You mentioned that if you were to list it, you would probably list it around 700,000.
If I were to list it, I would actually list it at 670.
Oh, 670. I'm sorry, let me just double check. That's a 670 times 0.92. Yeah, I'm sorry, it was the 670 in. My apologies. So if you listed at 670, you'd walk away with 616 approximately, give or take.
Okay. And then minus the 260 for the mortgages.
Yeah, if I do that, then we're looking, you're looking at about 356.
You split that in two. That's about above 75 a piece.
Yeah. Now, that would be. If that was something that would work for you. We. We could certainly, you know, continue that conversation.
I. I want to see it for sure.
Of course. Absolutely. And I. I obviously need to make sure the numbers work, because that would be a cash offer. Generally, cash offers are a lot lower than terms offers just because it's going to be a cost to do that. But I can take a look at my numbers on my side, and it sounds like there's a few unanswered questions on your side, but of thinking to do. What if we got together and looked in maybe a day or two, I don't know how long you need to take a look, maybe talk to you, your partner, as well, maybe refer to it. Would that be reasonable? I don't want to make it uncomfortable for you, Brian.
I'm open to all conversations right now. This thing's just getting started. This just happened.
Got it. So got it.
Okay. I'm kind of in a rush, but not so much in a rush.
Understood. Okay, perfect. So what if we. What are you.
What.
How have you left it with the. The other people you spoken to, like Doug Hopkins and those guys?
I'm still waiting to get information back.
Got it. So, sounds like you've got a couple of offers coming back. I. I generally like to be the last person people speak to because, you know, I'm solid in what I'm offering. You know, I'm not going to send out contracts until we've come to an agreement with all parties, and we know that everyone's had all of their questions answered. And, you know, we might be ready to make a move on that. But I'd be happy to follow up with you in a couple of days. Would you be willing to make sure we can have a conversation before you make a decision? Perfect. My name's Tristan, and I'm going to send you over my contact information through text message just so you've got me here, and that way, you know, you can text me or any questions. Feel free to give my information to your partner. I would just obviously like to know if she's going to give me a call. Just text me a number and name so I can save it so I know who I'm answering the phone to. Because surprises are great. Not necessarily if it's somebody that you haven't spoken to before, you know, so just. Just respectfully, I just asked for any at the right time. You furnish me with any information that might be helpful to, you know, work with her. So does that sound okay? Great stuff, Brian. Well, if you can text me back your email address. I'm just going to say that I'm not going to spam you or anything, but it would just let me, you know, fill out the file. So I've got all of. All that I need from you and that way we can, we can get together in the next couple of days. I'll call you on Thursday and we'll see where we go from there.
Sure. I'm in my truck right now and I got a lot. When I get a second, I will text you my email.
Perfect. What is it you do, Brian?
Right now.
Oh, nice. Well, somebody's got to do it and I appreciate your taking that on. So as long as it's enjoyable. You know, I. I'd love to. I'd love to know that you're doing what you want to do and let me know if there's anything I can do to help in between. Okay? You're welcome. Thanks, Brian. Talk to you soon. Yeah, you too. Bye. Bye.
Oh boy. That guy's gonna be a deal before long.
Yeah, as long as his wife's on board.
Yep, as long as his wife's on board. That's all. In those situations, those are always going to be the. That's going to be the tough, tough barrier to hurdle.
I do have the feeling his missus wears the pants though.
He did use a bit of a passive language and deferring to her.
Yeah. So yeah, I just want to be very clear on, on who's making decisions. The fact that both on the mortgage and the deeds. So it's not going to be as easy as him agreeing to terms. I think that that price is going to be too high. But I will reach out to a couple of hedge funds I know and see if they are buying at that price point still and see, see what we can do from there. It's just the trouble.
What's your breakdown for that call? How would you. I guess what was your strategy throughout? What were some things that you did that people might not have clued into?
So I don't know, I just did them. So I think that really I was just looking to establish who he was, what the. What his next move was along with the timeline. Understood he was getting divorced. I pulled out of him that the papers haven't been filed yet. So that's going to be. That could be weeks or months till he gets the authority to sell potentially. But I just use that as leverage. Well, where are you going next? Not what down payment do you need for terms? What's your immediate cash need? You're going to rent somewhere or you need first and last month's rent, some money to move. $10,000 came out of that with credit cards and stuff as well, or whatever. The information I pulled out. So, you know, the condition of the property is great to see. They've done a little renovation. I saw that he led into. Led into Zillow just, you know, headed off the fact that it might have gone the way of. Well, Zillow says it's worth a million dollars and you know what I mean by. But, you know, it's just joking about these things and making them easy to. Easy to play with a little bit. Elicited a laugh from him on Zillow, you know, almost going out of business because they didn't know how to buy houses and then led into the fact that, you know, I'm sure he knows. He's a smart guy. Zillow only works on prices based on the property being, you know, renovated in the last 18 months to two years just to offset. So when was your house last renovated? Doesn't want to sound stupid by saying, well, it's still worth that amount. And I renovated it 10 years ago, you know, so. Yeah, so that's really where I kind of went through. So obviously looked at the condition here. I was looking at a bit of comping and I didn't complete the comp process just because we were in a bit of a flow and I just want to make sure I concentrate. It's a big house. It's 2700 square feet, so, you know, about 2400 to.
Did he mention why he was getting that divorce?
Oh, he didn't. I wasn't sure how far into that process he was. And it's pretty fresh.
It's. Yeah, it sounds like it's just getting initiated. Like it. The paperwork hasn't even been filed yet.
Right. So, you know, gonna be needing more.
Money than he thinks before long.
Yeah. So I think that's. That was a rapport building conversation. Next time I'd probably be looking to potentially look at. So how did this come about, Brian? You know, I don't want to be rude, but, you know, I've had so many different situations. Everyone's so different, you know, what's your story? Do you know what I mean? He sounds. Sounds pretty open to telling me different things.
So.
Hang on one sec. So let me just. I'm gonna Pick up a co, call real. I don't think you'll be able to hear it through here. I'll call it back later.
I can hear it sounds. I mean, I can hear it.
I think, I don't think it'll work very well because it's coming through the computer speaker which we're trying to avoid, hearing that noise. It's a seller in Texas that I've been talking to. So comping the property does look around. 600,000 would be a reasonable price. One of the comps comes up as a, as a rental. So if I take that one out, they're both, they're all within the same neighborhood. If I just look at the first comp there, 615 is about the number. And what do we say that he was going to net after everything was going to be 350 plus the 260 mortgage. So he was looking about 616. So even that's probably a bit too much based on the comps from prop stream, but everything's a cluster for comping anyway, do you know what I mean? Unless you've got the MLS access, it's difficult to really know that you've. Yep, you've got that spot on. But you know, I think that's probably around the figure, especially with the market. I'm calculating everything that's 10, I'm looking at the RV and looking at ARV less 10 just to allow for any further reductions that might happen with concessions, market changes, that kind of stuff. By the time we close, obviously I'd rather not do a lease back or I'd rather not do a delayed closing. But if he closes by, you know, three weeks and his wife says this, I don't want to move yet, I'll move whenever I want to, that could get some, you know, it's not a binding contract with that, both of them signing it. And it wouldn't be appropriate to have him sign it and then have her hanging out saying, no, I'm not signing it. You know what I mean? So it's just delicate, you know.
Those are always nightmare situations where you. Because you know, people oftentimes don't think about the decision makers until it's too late, especially in sticky situations like that. And then what ends up happening is you've got a lot of time, money, resources put into making a deal happen and then next thing you know, like one person won't sign it. You don't know what's going on.
Yeah, and I've got all the information I need to make a Decision on and comp it, that kind of stuff in the meantime. So it doesn't matter if I get little or nothing more from him in the meantime about the property. It's just simply knowing that. Sorry, I'm just texting him a second.
Now.
There's that. Yeah, there's not a lot more I can do in the meantime. Just from the fact that there's another decision making. She may not even be on aware that he's, you know, filling out loads.
Trying to sell it. Yep. So it might be on. He might be thinking kind of reactionary sometimes, you know, people get upset about stuff and like it and I'm gonna go fill it. Let me get this thing sold. Let me just, you know, and they start moving forward on this.
She might be pissed off and she's not expressing herself effectively right now, but she's holding it back. But, you know, those are all stories we create in our mind and what might be going on versus what's really going on, you know?
Yeah.
So. Yeah. That's awesome. Cool. What do you want to do next? You want to do another one? Do you want to.
I would love to do another one. Unfortunately, I have girlfriend obligations coming up in about 15 minutes and if we called another one, I would get yelled at. And I'm not looking to get yelled at tonight. So what I'm thinking the best thing is, is for you to follow up with that guy as necessary and try and get a bad boy contract done and let us know how that goes. And I kind of want to announce something too. I want everybody to know what's going on because we got 34 people on, and if I see that number drop down from you guys leaving, I will be upset. We're at 31 people already hopping out. So I'm gonna be quick with this. What we've got going on very soon is going to be a creative Olympics. Now that we've got all these creative leads, we want to show people how to make stuff happen with them. So we're going to be bringing on the top creative closers in the entire space. People who have a big portfolio of these creative properties, not just people who think they know the pitch. It kind of sort of, but people who are actually in it, in the trenches. And we're gonna have them all go head to head to head in a big tournament style, round robin matchup until we have a champion emerge as the king creative closer. So that's something that we're gonna get ready. We're putting it together. We're gonna Put together a submission form for people to come in. And then from there we're just gonna get things rolling, get it all set up, choose a day, market it, get it rolling. So I want you guys to. To all get. I want you guys to all get into that and wait for that to come around.
Fabulous. That's awesome. Well, thank you so much for the opportunity. I appreciate it.
And thank you so much for being here.
Our relationship. Thanks, dude.
Tristan, it's been fantastic, man. We're gonna get you on the creative. And J.C. is here. Yeah, J.C. is. Heck yeah. J.C. knows what's up. He loves creative, too.
Well, anybody reach out, let me know. If I can help you guys structure deals JV with people, I'm happy to do that. I can. I don't seem to be able to write in the chat, but if you do JV with t dot com, you can. You can submit qualified deals to me. Stuff that's got the four pillars. Most of you probably know this already. I'm sure all of you do. What's the first one? Guys? Motivation. Pre foreclosure is not motivation. If they don't have an auction date, there's no reason for them to move. They've got to find free place to live. So dig down into what the motivation is, why? And there's probably several layers in there. So you've got the first, maybe the second one. Because what they tell you the first time is not generally what the real motivation is. There's embarrassment, there's shame. There's different things that they don't want to share with somebody they don't know. Then we need to look at timelines. If there's no motivation, we don't need to talk about timeline. But what is the timeline? Brian wasn't really sure on the timeline, but we knew there will be a timeline when the divorce comes about because there's an event. So the event could be an unknown timeline. But we know there's reason to go into the condition of the property. Then we got to the price. I never attack price before the condition because I want to set them straight on the Zillow price, whatever it is that they've had in their mind that, oh, your house hasn't been renovated in the last 10 years, then we're not looking at Zillow price.
Price.
That then sets up the conversation. Walk into price. And then, you know, they're generally much more realistic on price. We can't know for sure, but at least it sets the expectations of what they're going to feed back to you. So motivation, timeline, condition, price. If you don't have motivation, disqualify the lead. You don't have to qualify every lead as being a lead. It's better to disqualify somebody and three minutes than to try and qualify them for 30 minutes and find out they weren't. I remember when I started out talking to sellers, I'd find somebody that would talk to me. I loved having the conversation as I wasn't being told f off or this is the fifth person that's called in the last 10 minutes. I didn't get that. So I was talking to somebody for like half an hour and then like realized they're not looking to sell the house. Learn to qualify and disqualify. It's more important for me to find out that there's not really a level of motivation. There's definitely no timeline. If I, if I'm not sure on the motivation, I'll look for a timeline. Is there a divorce? Is there a death? Is there something that's happened, Probate that's going to cause a trigger to create the timeline and then the motivation. If I can't get to those two, I'm disqualifying the lead.
I mean, the setting is the second best answer. No is the second best answer. You want to be giving people no and finding those as soon as you can. Those maybes and those long term follow ups that you don't need to have are a waste of your time, their time. Yeah, everybody's time.
I mean, Steve Trang, he'll tell you in his perfect seller appointment. He turns up and he says, you know, it sounds like we're, you know, you're looking at sell your house, blah, blah. But I want you to know that it's okay to say no. In fact, I like it when people say no. What I'm happy with is yes and no, but I'm not accepting maybe because to me that's a no. So can we just agree that if any point during the appointment you decide we're not a good fit to work together, you're going to tell me no. And it's setting that upfront contract. Somebody mentioned Sandra earlier on here, it's setting that upfront contract that they will know that they're happy to say no. You're expecting it, and you want them to say no if they're not comfortable, because that saves your time and it saves their time. So be comfortable taking control of the conversation. Let them, let them go, but just rein them in. Keep them where you need to be and go in the direction you want them to be. It's almost like, it's almost like a boat. You know, it's going in a direction the wind steers are off course. You got to set the sail just to be able to maybe tack in the right direction. You may be off course, but you know you're tacking back, but you're still ending up going in the right direction towards your destination. Because the wind does change, but you just need to make sure that you're steering the ship. You're making sure they're going in the direction you want them to go. So yeah, please hit me up right there.
That's a nugget right there. I think everybody should write that down.
That's so. Yeah, hit me up on Instagram. Please follow me there. I do a little live every morning. I do a static post with a quote. I talk about that in the morning just for three or four minutes.
