A beneficiary deed transfers one property to heirs at death, but a revocable trust covers all your assets and handles more situations. Use a deed if real estate is your only asset. A trust gives you broader protection.

Does a beneficiary deed accomplish the same thing as putting your home into a revocable trust? The answer to that is no. Really depends on your situation. If all you have is a piece of property that you're going to be passing along to your heirs, then a transfer on death, the Lady Bird deed, might be appropriate for you. But if you have any other assets, it's not going to pass those assets. Whereas a revocable trust can pass everything to your heirs. There will be provisions in a trust to provide for literally any contingency that can happen in life and provides a much more comprehensive estate plan for you to protect your heirs and your beneficiaries.
