A parent bought a house for $250,000 in 1992 and put it in their son's name. When they died in 2025, the house was worth $1.2 million. The son sold it six weeks later and owed $254,000 in taxes. A trust would have cut that bill dramatically.

It's January 2021. The pandemic is raging. People are dying by the thousands. You put your son on the deed to your home. You bought that place in 1992 for $250,000. Then in December of 2025, you die. And that $250,000 house is now worth $1.2 million. 6 weeks later, your son sells it. Come April of 2026, your son's CPA slides a number across the table. The capital gain on that home was $961,000. Your son has to write a check to the IRS and the state for $254,000. Then as your son's handing that check over, the CPA says, you know, if your dad had just let you inherit that house through a trust, this would be a very different conversation. Your son says, how different? $254,000 different. You love your son. You just didn't know. Go up to the link in my bio and you can get a link to the free workshop I'm having on May 21st.
