Pillar number 1 is what we call event pricing. See, Brandon priced it $30,000 below market. Most people would think that was a mistake. No, that wasn't a mistake. That was the strategy. So this is event pricing. It's not try-it pricing. You don't price the home to test the market. You price the home to create an event. And what happens when you underprice the home slightly, 2 to 3 to 4 or 5%, you don't just get one buyer, you get a stampede. And that's how you get 8 or more offers and you're able to sell the home not only above list price, but above the highest comp. And that's what happened here. So the low price was the bait. It was not the ceiling.
