How to Overcome Fear of Rejection in Real Estate (The $200 No)

In this solo coaching video, Kevin Ray Ward shares a personal door‑knocking story that introduced him to the worst‑case scenario of rejection and uses it as a springboard to teach agents how to stop letting fear dictate their prospecting. He outlines four core principles: (1) consciously accept the worst‑case outcome of a "no"; (2) reframe rejection as directional feedback, a mindset he calls the "Edison approach"; (3) calculate the monetary value of each "no" using commission math, showing that a single rejection can be worth $150‑$250; and (4) commit to a 30‑day challenge of deliberately seeking ten rejections per day to build tolerance and sharpen skills. Ward reinforces the concepts with a case study of an agent named Holly, who earned $32,000 in 63 days, equating to $160 per "no." He concludes by inviting viewers to a paid three‑day event, Listing Domination Live, where he will teach the systems, scripts, and strategies needed to turn nos into listings. Throughout, he emphasizes that rejection is an experiment, not a verdict, and that embracing it leads to higher earnings.

If you have ever let the fear of rejection stop you from prospecting, listen up, because I'm going to teach you right now in this video exactly how to overcome the fear of rejection forever in the game real estate. Now, I remember the very first time I went door knocking, and I was a brand new real estate agent, and I went out and knocked for sale by owners. And it was the very first door that I went up to, I walked up on the porch before I even got to the front door. They— he had a storm door, front door's open with a storm door closed, and the And I, he yelled out the door as I'm walking up, are you a realtor? And I'm like, I guess. I said, yes. He's like, then get the F off my porch. And that was my introduction to door knocking. Now here's the craziest part. The man actually did me a favor because years later I figured out something that changed my entire career, that every time that a seller told me no, I actually got paid. Now, back then, every no was worth about $60 to me. Today it's worth $150, $200, $250 for every know that you get. In the next few minutes, I'm going to show you the exact math behind that, because once you see it, you will never see rejection the same way again. So here's what you're gonna get in this video. Number 1 is why rejection has so much power over you, and it's not what you think. Number 2 is a reframe that kills that power, that emotional fear, forever. And number 3, I'm going to give you a daily challenge that will make you rejection-proof in the next 30 days so you can make the calls, knock on the doors, and take the listings that most agents are too afraid to do, and they're just leaving it on the table. So also stick around at the end because I'm going to tell you about something that I'm doing this live that hands you the other half of this equation, and that is the skills and the systems and the strategies to turn those nos into listings and sales. The link for that is in the description. We'll talk about that in a minute. So going back to the front porch, when I walked up there, the sell-by owner, and he tell me to get off— I was brand new, no experience, no track record And I had no idea what I was doing. And I worked up the courage to go up there and knock on his door and he lights me up. Now, in reality, he actually did me a favor because he gave me a worst-case scenario, like experience upfront. Now, I'd like to say that I just dusted myself off and just kept on door knocking. I actually didn't. I actually went back to the office with my tail between my legs and I didn't door knock anymore. I was like, I can't handle that. So I just— I kept prospecting on the phone and I didn't do door knocking, but here's the thing. I actually allowed fear to make that decision for me. And I'm telling you this because I don't want fear making your business decisions for you, because that is a great way to lose. But looking back, the porch gave me the gift and the gift was it gave me that worst case scenario. Okay. And so I want to just share with you what will set you free from this fear of prospecting. And I'm not saying it's going to take away the fear. It's gonna just keep the fear from stopping you. Sometimes you just gotta face the fear and do it anyway. Right? Sometimes I just feel like, ah, I don't wanna do this. What if, what if, what if? And you're just gonna look at it and go like, there's no threat. There's no, I'm just gonna turn my fear off and I'm gonna go anyway. Okay. So let's break it down because here are 4 things that I want you to get to overcome your fear of rejection forever. Number 1 is accept the worst case scenario. So I want you just to imagine what is the worst case scenario if you call somebody and they tell you no. Right? They cuss you out, they swear at you, they yell at you, they're rude, they hang up on you, they threaten to report you to the DRE or to your broker. All I want you to do is just imagine that and realize, hey, if that happens, I'm okay. They threaten to report to the broker, say, I'm so sorry, I will take you off my list, have a great day. That's it. You're gonna be fine. If you can imagine the most brutal one and be okay with that, like I was with the guy telling me to get the F off his porch. I experienced that right up front, so I had the worst case scenario. If you can face the worst case scenario, and still go like, I'll be fine, then congratulations, you just banked your worst case scenario and everything after that is going to be easier. So here's the reality: rejection stings for just seconds, but the fear of rejection, that lasts forever if you let it. And it's not the no that's running your business, it is your fear of the no that is now running your business and limiting your bank account. And I don't want that to happen for you. Okay, so stay with me here because this next one, number 2, is what changed everything for me. And for years I had it completely backwards. Here's number 2, number 2 principle of overcoming your fear of rejection, and that is that rejection is direction. It's not a verdict. Rejection is direction, meaning rejection is feedback. It helps me know what to do next. So think of Thomas Edison, who was famous for inventing the light bulb. The story is when he's trying to invent the light bulb, he had 10,000 failed experiments. And when somebody asked him how it felt to fail 10,000 times, he goes like, I haven't failed at all. I've just learned and discovered 10,000 ways that don't work. Right? So instead of taking it as failure, he took it as direction. He took it as an education. It's like, it's just an experiment. And so once I figured this out, I call it the Edison approach. And the Edison approach is every phone call that I made, every prospect I called or knocked on their door, it was just an experiment. All I'm doing is experimenting to see if I can help them buy or sell a house. And if they're like, no, we have an agent, we're not selling, we're not moving, we're not interested, or get off my porch, whatever. It was just feedback. It was just an experiment anyway. And so it was not a red light to say, you know, stop calling. It was just saying, hey, try a different approach. Talk to somebody else. That's not your person. Let's go find somebody else that is our person. All right. I'm just looking for people that want to dance with me. If you don't want to dance with me, I'm fine with that. That's not rejection. It was just an experiment. Okay. And so what it took for me to get that was having to take thousands and thousands and thousands of nos. But because I was willing to take the nos, I've also gotten hundreds and hundreds and hundreds of yeses. You don't get the yeses without the nos, right? Here's the third secret to overcome your fear of rejection, and that is calculate the value of every no. Okay. And this is the core. This is the core of this whole principle. Just run your rejection math. Now remember, it's not really rejection, it's just an experiment. Okay, but I want you to do this right now. I want you to get a piece of paper and I want you to get a pen and I want you to take your average commission check. Okay, your average commission check. So let's just say average commission check is your average sales price is $600,000, average commission check 3% of that's $20,000. Yeah, 3%, $600,000, $20,000 commission check. And then the question is, how many people do you have to talk to that say no before you find somebody that says yes? So let's just say you have to talk to 100 people. You have to talk to 100 people that say no to get one yes. Well, if I had to talk to 100 people, and this is what I figured out, was I had to talk to 60 to 70 people to get one yes. My average sales price back then was about $121,000 to $121,000. My first year I did 100 deals and went up later to $150,000, but it was not much, right? But today, average sales price, $600,000. You're talking about $20,000 paycheck. 100 nos, so how many nos, how many people do you have to talk to to get one sale, to get one listing that you'll sell, right? If it's 100, you're literally making $200 per no, okay? I just did this with my coaching group, one of my coaching groups, my List Master Elite 100 today, and one of my agents, her name's Holly, she's in Louisiana, and she's made $32,000 in the last 63 days of the List Master Elite 100, which is a 100-day program. We're in day 63 and she has made $32,000. And so we calculated how many people has she had to talk to, how many nos has she had to get to make that? And we calculated her number of conversations she's had minus the, the actual listings she's got and the sales and whatever it was, however many nos she's taken, that many nos, couple hundred nos to make that $32,000. And her average no made her $160. Now just think about that. One no is worth $160. All she's done is she's gotten enough of them that through those nos she gets one yes. And she's like, every time I get a no, that just made me $160,000. As long as I keep getting the nos and accumulate enough nos to get a yes, I make $160 per no. She sent me a message, uh, she goes like, thank you for the reminder of how powerful this is. This stuff really works. And this, I'm telling you guys, is insanely powerful. Now here's the challenge, okay? $160, $200 a no. I just, I want you to think about this. The next time somebody hangs up on you, they know, tell you they're rude, or they tell you not to call, they're not interested. Next time they hang up on you, you just in your mind go like, cha-ching, thank you for the $200, right? Number 4, here's the 4th key to help you overcome your fear of rejection forever. Set a goal over the next 30 days to get rejected 10 times a day. That's right. Okay. On purpose. I know it sounds backwards. Set a goal to get rejected. And I know that sounds backwards, but the only way that I overcame the fear of rejection was I just got used to it. See, the more you do the scary thing, the less scary it becomes. And every no will also sharpen your skills so you get better. And every time you brush it off and go to the next one, it just builds your resilience. And every no brings you one step closer to a yes. And at $150 to $200 to $250 a no, 10 rejections a day, that's worth $2,000 a day if you do enough of them to accumulate to get the yeses. Does that make sense? If you want to stay safe and not get rejected, guess what? You'll stay broke. But every listing, every breakthrough, every deal that you will ever take in your lives is on the other side of your comfort zone. It's on the other side of a stack of nos that you accumulated to get you to the yes. So my friend, here's what I'm telling you. Celebrate the rejection. Celebrate the nos. They are proof that you're doing the work. And rejection doesn't stop you, it shapes you, and you master it. And you will master this business, my friend. Now, before I give you the last piece, do this for me. Run your rejection math right now. How much is it a no worth for you? And type that in the comments. Just so I know, like your average commission check divided by the number of people you have to talk to to get a listing or a sale, and that will give you your average value of each no. Okay, so do that, put it in the comments right now. Okay, now here's the reality: rejection tolerance— if you just get used to getting rejected without the skill to get yeses, that's just expensive practice, right? So here's what I want to do. I want to invite you to join me for a new 3-day event that I created called Listing Domination Live. This will be the second one I've ever done. This is changing the game.
