SELLER IS NOT READY TO SELL- Kevin Ray Ward

Kevin Ray Ward explains how to secure listings from builders before their townhomes are ready to sell. Stay in monthly contact, feature the builder on your website, and make a direct ask for the listing commitment now rather than waiting five or six months.
While the masses spend their days dominated by doubt, distraction and dead ends, the masters go through their day on fire. My friend. Welcome to the fire zone.
So what do you do to get somebody's loyalty as a client long before they're ready to sell? Hey there, it's coach Kevin Ray Ward, your firezone message of the day. And this is kind of a very specific real estate question that one of our coaching members had. And that is she's talking to a builder who's got, who's building a couple of townhomes to sell. He's got three houses, three homes he's building. We're going to live in one, sell two of them. So you've got a double listing opportunity here and it's a builder, so it's quite a few months away from being ready, probably five or six months away from being ready. How do you gain their loyalty and get the listing essentially before it's ready to list? So the way you do it first is just by continuing to build the conversation, build the community, build a relationship. So you're talking about a personal circle, a team. This is not a lead. It's gonna be a lead, but it's not a lead today. And the reason is they're five or six months away from selling the house. But there's several things you can do. Number one, talk to them every month. Personal circle, a team strategy. Talk to them every month, send them market updates every month. As a part of your personal circle vortex, you're continuing to touch base with them personally and continuing to touch base with them with great information, sending them your featured listings of the month, all the stuff of the online vortex, critically important to making all of that happen. Now, there's one other piece that if this guy is a builder and is, has a brand, has a company that is a construction company, promote him on your website. And this is why I created the this is why I created the local business favorites is that you now can take somebody, not just touch base with them, build a relationship with them, follow up with them and so forth, but you can also promote them on your local business favorites page on your website. So the key is, how do I add value? And this is the question, how do I add value to them? How do I add value to them? How do you know by talking to them? What can I do for you? What do you need? Build the relationship. There is. That is the magic, okay, Trying to. There's not only you can do to ask them to say, hey, when you get ready to sell it, will you list with me now. You can work. You can have that convert. You can ask them like, hey, so what would it take to lock this in so that you choose me to work with me? You can do that. Your audacious promise. The better your audacious promise is, more likely you're going to be able to do that. The key is consistent positive communication and adding value. 3, 2, 1. Off you go.
