The No-B.S. Truth About Being a Real Estate Agent (What No One Tells You)

Kevin Ray Ward explains why most new real estate agents fail: they expect quick money without understanding it's a business with no paycheck, no guaranteed hours, and income entirely from leads. Success requires going all-in on daily lead generation, handling rejection, and staying emotionally resilient through the ups and downs.

So let's talk about the truth about being a real estate agent in 2024. Today's world. So I'm just going to break this down into several different things. So first, I'm going to just break down the big lie. And here, my friend, is the big lie. The big lie is that when you get into real estate, it's just easy money. Like, you can make so much money in real estate. Let's just start with that one. Because what happens is you see the closings and hear about the big commission checks. You see the agent driving around in a luxury car and you're like, oh, that's great. What you don't see is the countless hours of making phone calls and not talking to anybody. You don't see the months that an agent goes without a single close. You don't see the phone calls that don't get returned, the people that ghost you. You don't see the deals that fall apart. You don't see any of that. And so real estate from the outside can look super sexy. You see all the social media and Instagram posts, and it just looks like day in the life of a real estate agent must be awesome. But the reality is, especially when you get starting, is you've got to be willing to embrace the grind because it is going to be a grind. The second no BS truth of what it takes to be in real estate is that you don't have a job. When you became a real estate agent, you don't have a job. What you have is you have a business. You own the business. You are an entrepreneur. There's no salaries, there's no paycheck, there's no guarantees that you're going to get paid. There's no like work for 2 weeks and get a paycheck. This doesn't happen. There's no hourly pay. There's no boss making sure that you do what you're supposed to do today. If you don't show up, to hire you, to work with you, to let you help them buy or sell a house. That's how you get paid. And so you've gotta be willing to be in the game every day of lead generation. No leads, no money. And most agents avoid this, and that's why most agents fail. The next truth about being in real estate is the mental game. And this is something nobody talks about. The mental game of real estate is critical for you to win. For your mental health is you've got to have mental toughness. This business will mess with your head You'll swear that everybody's a liar, everybody hates you. You— I mean, it's just like you got to be willing to be mentally tough and handle your emotions and the ups and downs, the disappointment, failure. You'll get frustrated as crazy at times, and then you'll have something good happen. You'll get a client, you'll get a listing, and all of a sudden, yes, the world is great, everything is great. And then all of a sudden, that deal falls apart or the seller changes their mind, and then it's all like you're in the pit again. You get momentum and then you lose it. It's almost like living on this emotional roller coaster, and that's the game. And only the mentally tough survive. So if you don't have that mental toughness, this game gets very, very heavy very, very fast. Okay, so let's talk about the 6th thing. Let's talk about what actually works, what actually makes you successful in real estate. Well, there are really 2 things that have to be in place. Number 1 is consistency. You have to be consistent. And number 2 is mastery. You have to master the game. You've got to master the game of scripts and conversations, of how to talk to people, of how to lead and influence and persuade. How to lead people to say yes to you, how to get people to hire you, how to get people to set appointments with you, how to get them to commit to work exclusively with you, to pay you a commission. All of that is stuff that you have to learn how to master that game. That's what actually works. What works is when you're consistent in your activities, consistently doing lead generation, consistently doing lead follow-up, consistently talking to people, consistently building relationships, and mastering the game of doing that, mastering the game of lead generation, of lead conversion, of getting listings, and of actually selling houses, right? Of actually getting the results once they hire you. That's what actually works is you have to be willing to master the game. This is a skill game. Skill comes from consistency and mastery. It doesn't come from being motivated. It doesn't come from being a nice person. It comes from you actually running the miles, putting in the training, and doing the work. And that leads to number 7. Here's the truth about being a real estate agent. This is a game for pros only. It is not a game for amateurs. If you want to get in this and dabble at it and try it, see how it goes, if you want to be part-time, I'm telling you right now, you are 99% chance you are going to fail. This is a game for pros only. Amateurs should not be allowed in the game at all. You should not be allowed in the business, should not be allowed to have a license and be an amateur. Now, what's the difference? Amateurs dabble. Amateurs show up occasionally. Pros go all in. Pros train every single day. Pros treat it like life and death. Winning is everything. And pros get paid and amateurs don't. Amateurs look for shortcuts. Amateurs want to look good. Pros don't care about how they look. They care about how they win. That's what they care about. So pros commit to mastery and the market pays Pros, and it pays pros only. So this, my friend, is the game. So who is this really for? You're like, okay, so I get all that, like, is it really for me or not? So here's what I did. Who is the game of real estate really for? So I put 6 things down. Here are the 6 things that I think real estate is really for these agents, okay? So 6 things. Number 1, it's for agents who are willing to go all in. Are you willing to go all in? Not dabble, not try it, not see how it works out. You're willing to go all in. It's kind of like if you opened a restaurant, you cannot open a restaurant on the side. You got to go all into it. Are you willing to go all in? Number 2 is you got to have grit. You got to have the tenacity. You got to be relentless. You got to have the discipline. You've got to have the resiliency that when you face disappointment, you're willing to get up over it and keep going. Okay? If you quit easily, quit now. Don't even go here. And I'm telling you absolutely the truth. I want you to win in this game of real estate. I don't want you to be disappointed. I don't want you to try it for 6 months or 2 years and waste your time and waste all the money and disappoint your family and let people down around you. If you're gonna go, you gotta go all in and you gotta have the grit to stick it out and never give up, never quit. If you're willing to do the work and never give up and never quit, you will win in this game of real estate. You will win. Okay, next is you gotta embrace discomfort. You've got to be willing to be uncomfortable. You're gonna be outside of your comfort zone a lot of the time. You're gonna be having conversations you're not comfortable having. You're gonna be making phone calls like, I don't know what to say, I don't know what to do. Well, you got to learn it, and until you master it, you're going to be uncomfortable. You're going to spend a lot of time outside of your comfort zone. You got to be willing to be okay with that. Okay, number 4, you got to be willing and able to handle rejection. Okay, now people get so freaked out about, I hate rejection, I hate rejection. Well, you're just gonna have to deal with it. Okay, there are ways you can reframe it that I'm not really dealing with it. It's not really rejection. It's like When somebody came to Burger King where I went, when I was in college, I worked at Burger King. And if I asked somebody, hey, you want some ketchup with your fries? They go like, I hate ketchup. I didn't take it as rejection. They just were telling me they didn't like ketchup. So if you call somebody and they say, you know, I don't wanna talk to you, don't ever call me again. They're not saying that you're a horrible person or you're a loser. They're not rejecting you. They're just saying, I don't need your services. I don't want your services. Okay? So I'm probably going too deep in that, but you gotta be able to handle rejection. You have to be able to handle rejection and get back up and get back on the phone and get back into the next conversation. All right, next is you got to be willing to take responsibility. Win or lose, it's all on you. You can't blame it on the market. You can't blame it on your broker. You can't blame it on your buyers and sellers. You can't blame it on other agents. You have to take responsibility for your own success, period, end of story. If you can't do that and you're looking for somebody to blame, then just blame somebody for telling you you shouldn't get into real estate and save yourself the time and pain. Okay, that's really— I'm just telling you the truth. I'm telling you the truth here. And next is it's a long game. If you're going to get into real estate, you're playing the long game. It's not like, you know, I've got a couple of friends this year that are going to be moving, they have nice houses, I'm going to get my real estate license so I can sell their 2 houses and make a big couple of big commission checks. Because number 1, they're probably not going to hire you because you're a rookie and an amateur and you don't know what you're doing. And you're just trying to hope, you're hoping it's going to happen quick and happen quick. And you can have success quick. Okay? When I started, it took me 3 months to close my first deal. But by the end of my 12th month, I closed 29 transactions. Now, a lot of agents don't do that. But I was willing to stay. I played the long game. And because I kept with it and I kept doing it every single day, every single day. And I did these 6 things. I look back and I'm like, these 6 things are things that I did well All 6 of those. I was willing to go. I went all in. I quit my job. I went all in. I had no savings. I had no plan B. I had the grit. I was willing to stay at it, stay at it, stay at it. I was willing to do things I was uncomfortable with doing. I was willing to handle rejection. I didn't like it, but I was willing to handle it. And I took full responsibility for my own success. I knew nobody else was coming to save me and nobody else was going to do it for me. And I knew that it was not what happened in the first 2 or 3 or 4 or 5 months that was going to determine my success. I knew if I stuck with it long enough, I would win the game. And my friend, you can win the game too. Now, if you want easy, this probably is not the path, but it is simple.
