Turn 1 Listing Into 3 Listings — in 10 Days!

Brandon priced a home $30,000 below market value, ran an intense 10-day marketing blitz with door-knocking and open houses, and generated three new seller leads from one listing. Kevin Ray Ward calls this the Listing Cascade Vortex: underpricing to create buyer demand, then converting visitors into future clients.

One of my agents just priced a house $30,000 below market value on purpose. And every agent who walked through that open house thought he had absolutely lost his mind. By Monday, he had 8 offers and he sold it for more than the highest listing in the area. And here's the best part that nobody talks about. That one listing in one week turned into 3 listings. No buyers to chase. One listing became 3 listings.— is Brandon, and he's one of my coaching members. And I'm gonna show you the exact clip from our call where he breaks down what he did, and then I'm gonna show you the system behind it so you can do the same thing on your next listing, okay? See, here's the reality. Most agents, when they take a listing, they're just one and done. They sell the house, get the commission check, and then they start over from zero. Monday, Brandon did exact opposite. It wasn't luck, it was a process. So watch this video clip and then I'll break down for you the 4 moves that Brandon made that made it work and will make it work for you.
Um, I had a listing I put up. He listened to me exactly the price I recommended, like $30K below market value, pool house, marketing blitz, door knocked, did everything. 2 open houses. I had 50 to 60 people per open house. Insane. Per day. Every agent that came in there, they're like, "What are you doing? My open houses have been dead." I'm like, "Well, yeah." By Monday, I had 8 offers on this house. We accepted an offer above what the highest active comp was in the market. And we had 3 offers that were that strong. Got referred to another seller by this seller in Palm Springs. Yeah. Their home expired. I'm like, the certainty, the conviction that you can just, when you talk to sellers, when you know it works, like in your mind, you're like, you're dumb if you don't hire me. Like literally you're making a bad choice.
Did you guys remember in the movie Pretty Woman when she goes back in the next day, she's all dressed up and she goes into that store where they wouldn't help her. And she goes like, you, you waited on me the other day and you wouldn't let me buy anything. Huge mistake. Huge. It's exactly what Brandon just experienced, right? For them not to hire me would be so crazy. I can't even imagine somebody do it that— that owns a house this nice that's that stupid. It's like, I can't imagine. I am the best decision they will ever make. Is that having that certainty? But notice he did exactly the process. You don't just put it on the MLS, stick a sign in the yard, and hope it sells. You go out. He did the listing launch. He did the marketing blitz. He's knocking doors, handing out flyers, and finding people. This is how you get all this rush of people coming to your open house events. So you got massive demand or this perceived demand that makes everybody want it.
And I had a lady come in the open house and her husband or her friend was like, hey, she's actually looking for an agent, right? She came to me and she's like, look, I don't want the house. I actually own one down the street. And I'm like, who are you? I wanted to meet you. Like, I want this level of service when I sell. I'm gonna sell. And it's another seller right there. Like, you going out and doing the work is like you're pre-auditioning for a listing.
This is so powerful, guys. This is the cascade. Every deal should generate for me more deals. And when you do this right and you trust the process, it's harder to do the listing, to do a true listing launch and a marketing blitz. It's harder to do that than just stick it on the MLS and wait for somebody or a somebody to bring a buyer. It's harder, but now he's literally taken one deal and that becomes 3 deals and they're all listed.
And it's like you get, literally you could put one listing on the market per week, generate 2 leads per open house, and then one in the neighborhood and have a new escrow every week. If you do one listing a week, it's insane. And you don't have to worry about, oh, I need to find open, like it's gonna be sold on the weekend. Let's go find more listings.
That, my friends, is the process. Well, it's that simple. Now, before you go telling yourself, well, that's Brandon, his market's different, look at what actually happened there, because see, most of you are working just as hard as Brandon and you're not getting the same type of results, you're not getting any of that. And it's not the effort, it's that you're running a traditional marketing plan when what you should be running is a selling system. Most agents just stick it on the MLS, they put a sign in the yard, then hope it sells before the listing expired. And that's the trap. So I call this the success cascade vortex, that every deal that you generate should generate more deals for you. So Brandon didn't do anything magical. He simply pulled the 3 levers that turn one listing into a listing machine. One listing became 3 listings. So here are the 4 pillars that I call the listing cascade Vortex. So pillar number 1 is why I got 8 offers, but it's actually pillar number 3 is the one that nobody does, and that's where the real money is. So stay with me here through these 4 pillars. So pillar number 1 is what we call event pricing. See, Brandon priced at $30,000 below market. Most people would think that was a mistake. No, that wasn't a mistake. That was the strategy. So this is event pricing. It's not try it pricing. You don't price a home to test the market. You price the home to create an event. And what happens when you underprice the home slightly, 2 to 3 to 4 or 5%, you don't just get one buyer, you get a stampede. And that's how you get 8 or more offers and you're able to sell the home not only above list price, but above the highest comp. And that's what happened here. So the low price was the bait, it was not the ceiling. And so the principle of this, when you take the certainty that Brandon had, you create certainty and correct event pricing, what happens as a result? You get multiple offers fast, you're able to negotiate higher price, better terms to get the best terms and price of all for a seller. You see, correctly priced homes, when they're priced right as an event pricing, those homes sell over list price versus overpriced listings that sit for months. They require multiple price reductions, and every time you do a price reduction, it's painful for you, it's painful for the seller, and it loses you credibility with your seller, but it also loses your credibility in the marketplace because other homeowners in the neighborhood, they're not looking at it going like, "Oh, I'm thinking about selling my home. I want you to sell it." They're looking at that sign, your sign that's been stuck in the yard now for 3 months. And they're going like, "I wanna sell my home. I don't wanna sit on the market for 3 months. So why would I talk to that agent?" Okay? And what ends up happening is to get it to sell, it ends up selling for less.
Yeah.
So pillar number 1. Now pillar number 2 is what we call the 10-day selling system. Now this has both a marketing blitz and other parts to it, but part of what we do with this marketing blitz up front is called demand creation. How do we create more demand for your listing than all the other homes that are on the market right now? And one of the keys you do this is with this, what we call the open house event. And to make it work, you do what we call open house event invites, which means you knock 100 or 200 doors in the neighborhood and you invite all homeowners in the area to the open house event. That's what Brandon did. Brandon just door knocked. He went door knocked, he did door knocked multiple days. He ran 2 open houses back to back, had 50 to 60 people per open while other agents were going like, "Man, my open houses are dead." Now, why did that happen? Because he ran this listing launch and this marketing blitz, not just a traditional open house where he put a sign in the front yard and opened the door and waited. Okay. See, a line out the door is not an accident. It's engineered. You knock a couple hundred doors, you invite all the homeowners in the area to a Neighbors Only preview, you go live from the property on social media, and now what you've created is buzz. You've created demand, and that demand becomes contagious because, see, buyers want what other buyers want. And so that perceived demand is what turns a sign in the yard into a bidding war. More. And my friend, this is the principle. Your job is to sell the property, not just to market it. And that's why we use what we call a selling system, not a marketing plan. Okay. Pillar number 3 is that the listing is an audition. Now this is the magic. That when you take a listing, you're also auditioning for more listings to come from this. And this is the part that 99% of agents miss. Okay. The woman that walked into the open house that said, I don't wanna buy this house. I already own a home down the street. And She walks up to Brandon and she goes, "I want this level of service when I sell my home." And then he got another seller referral directly from that, that was an expired listing. And all of a sudden, one listing became two more listings, a total of three listings. See, this is the whole game. When you go out and you do the work, this is not just stick it in the MLS, stick a sign in the yard and wait, okay? You do the door knocking, you do the event, you invite people, you do the marketing blitz. You're not just selling this house, you are also pre-auditioning for your next listing and the listing after that and the next listing after that, live in front of every neighbor, in front of every homeowner in the market, every person who walks through that door. And just like Brandon said himself, you are pre-auditioning for your next listing. That, my friend, is the cascade. One deal turns into a cascade of more deals. Now, pillar number 4 is one word, certainty. Certainty. Certainty is the multiplier. Certainty is what turbocharges all of your actions and everything. See, Brandon said it this way. He said, the certainty, the conviction that, you know what, you're dumb if you don't hire me. So he actually believes that conviction is not just earned by being cocky, it's earned because he had a process and then he took that process and he projected his certainty in the conversation. And so like I talked about in the video, remember Pretty Woman when she goes back into the store in Beverly Hills where they would not even wait on her because she was not dressed appropriately and she comes back the next Next day and she's dressed to the T and she's got all these bags and she says, remember when I came in yesterday, the other day, and you wouldn't help me? Huge mistake. She's holding all these shopping bags from the other store. Huge mistake. And see, that's how Brandon walks into a listing. That's how he walks into an appointment. It's not arrogance, it's certainty. And certainty is the most attractive thing that a seller will ever feel from you when they know that you believe I'm the best decision that you could ever make. And when you've run the system, when you run the selling system and you master this process and you know it works, here's the beauty. You stop hoping for the yes and you can honestly expect the yes, that it's almost like people don't have the ability to tell you no. So here's the question. Could you run this on your next listing right now? Because here's what's going to happen. I want to hand you the exact framework that makes this duplicatable, proven, that you can use over and over Again, so I'm gonna tell you how to do that in just a second, but I want you just to type in the comments and tell me, of the 4 moves that we just talked about, of these 4 pillars, which of the 4 are you not doing yet?
