Hola, my name is Angelica Dattan, a commercial real estate broker in Arizona, and today we are going on a tour of a property that is being sold at an auction in Tucson. First, let's talk about this property. There are 4 parcels that can be purchased together or separately. This is a premium property because it's centrally located very close to the University of Arizona, and it has easy access to I-10 freeway. The total size of the land is almost 6 acres, and the zoning consists of multi-family, office, and commercial, with most of the property zoned for single-family and multi-family at 15 units per acre. A bid can be submitted without seeing the property; however, it is highly recommended to do a visual inspection before submitting a bid, and that is exactly what we're doing today. Let's go! Welcome to Parcel 1. This is the main church. Look at what a beautiful building it is. Palm trees. This is the side of the building. Now we're facing Forló Road. Which is a very busy road. This is parcel 2 where the thrift store used to be, and this is the educational building that, that is right next to the church on parcel 1. This is parcel 4, 2.5 acres of vacant land zoned for multifamily. Look at those beautiful mountain And now we're coming to parcel 3, where the metal structure is used for storage. Now that we have seen the property, I will explain how the process works. 1. We need to request a bidder's information packet from the auctioneer via email. The cost is $30. 2. There is an amount in certified funds required to bid as follows: for Parcel 1, where the church and the educational building is, we need $35,000. For Parcel 2, where the building of the former thrift store was, we need $10,000. For Parcel 3, where the metal storage is, we need $10,000. For Parcel 4, the 2.5 acres of vacant land zoned for multi-family, we need $25,000. The seller will not counter offers. The seller will accept the highest and best offer, therefore we need to submit the highest bid possible. In the bidder's packet there will be over 200 pages of documents. Here are the most important ones: the offer memorandum with all the details on the sale of the parcels, instructions on how to fill the purchase contract, and the purchase contract which has 28 pages. The deadline to submit bids is August 23rd. Ideally, you want to submit your bid no later than August 20th. Let me know as soon as possible if you want to submit a bid, and I'll be happy to guide you through the process. Call me at 520-548-9999. Thanks for watching this video. Adiós! Mm-hmm.
