A stalled redevelopment of an aging fire station a block away from Transamerica Pyramid in downtown San Francisco is getting new life with a much bolder plan by the developer. Related California filed an application in early August to double the height of its existing project at 530 Sansum. The original plans contemplated a 19-story tower comprised of a hotel, coworking space, and a fitness center on top of a city-owned fire station. The reimagined plans now call for a 41-story, 575-foot-tall tower with an 11-story hotel and 375,000 square feet of office space on the top 24 floors, with an amenity level and spa and fitness center separating the areas. Plans also call for moving the fire station from its existing location to a new parcel on Battery, which Related is purchasing at a foreclosure. The total development is valued at around $600 million and is in line with trends we're seeing elsewhere in San Francisco where developers are recreating and reimagining what it means to be in the office by making these luxury hospitality-type spaces. Related estimates that construction could start as early as 2027 and finish in 2030. Follow me for more Bay Area real estate.
