Do people with millions of dollars actually buy houses because of what they see on social media? I get asked all the time if the videos that I do actually bring in qualified buyers to properties that I'm representing. And this 5-unit building in Pacific Heights that I just sold for $4.5 million shows exactly why video marketing done the right way is more important now than ever before. It's all about telling a story and touching buyers in ways that enable them to connect to properties uniquely in ways that ordinary photos and videos just can't do. So for this property, I created a ton of different short-form videos, lifestyle videos, neighborhood tours, cinematic videos, green screens, as well as a long-form 25-minute walkthrough tour where I went through the entire property and the neighborhood. And after several months of planning and 6 days after hitting the market, we received 2 full-price offers, one from a buyer who found the property through my Instagram and another from a buyer who found it through my YouTube. And the buyer who ultimately paid cash for the house wasn't even in the market for a house when he saw my video, but him and his wife saw it and fell in love with it. Reality is you have no idea where a buyer's ultimately coming from. So you need to make sure if you're selling a multimillion dollar property, you're working with somebody who can work both the traditional and non-traditional marketing avenues. Any agent can get you beautiful photos and beautiful staging, but what sets agents apart is how they use those assets. Follow me for more Bay Area real estate.
