Austin Klar tours a 1940s Russian Hill fixer-upper with an oversized lot and views of Alcatraz and the Bay Bridge. A San Francisco Art Institute graduate found the listing on his YouTube video, made an offer that beat two others, and Klar credits targeted video marketing for closing the deal.

This fixer-upper in Russian Hill demonstrates exactly why it matters who you hire to sell your house. The 3-bed, 2.5-bath house was in mostly original condition from the 1940s, but it had incredible potential with a lot over 30% larger than a standard San Francisco lot with views of Alcatraz, the Bay, the Bay Bridge, and Coit Tower. And aside from showcasing all the great features and potential of the property itself, the potential of the neighborhood was really important as well. It's right across the street from the former San Francisco Art Institute, which is undergoing a major renovation and is going to be a huge boom to the location. I made a video about that renovation project and a graduate of the former San Francisco Art Institute reached out to me to discuss it. She wasn't in the market to buy a house at all at the time, but when we started talking, she learned about how I had a listing right across the street, watched a video I did about it on my YouTube channel, and made an offer within the next couple days. We had 3 offers on the table. Hers was the last one to be submitted and it had by far the best terms of any of the offers that we had. And without my videos, she never would've even seen the property. She wasn't even in the market for a house at the time. And we would've ended up accepting an offer on worse terms. So just another example of how powerful video marketing done the right way can make all the difference. If you wanna know how I do it differently than any other agent in the city, reach out to me.
