Austin Klar explains how to buy a condo before it lists by tipping off your building's HOA, manager, and neighbors. He walks through a recent sale at the Rockwell in Lower Pacific Heights that went directly to a resident, never hitting the market. Off-market deals cut competition as Bay Area buyers return and rates drop.

If you're currently renting and want to buy something in your building, don't wait for things to hit the market. Talk to your HOA, talk to the building manager, talk to the front desk, talk to your neighbors. Keep your ears to the ground and eyes open because there are opportunities all over the place. I just sold a condo at the Rockwell in Lower Pacific Heights. Great building, gym, rooftop, attended lobby, courtyard, residence lounge. One of the best run buildings as well. A ton of money in reserves, helpful lobby attendants, helpful management, really great building overall. And the unit I represented just sold before it hit the open market to a resident in the building who loved the building and just wanted to move into a bigger space. It was a great opportunity to make a play at the unit without the pressure of competition from other buyers looking while it's openly on the market. And in a market increasingly more competitive as more and more people move back to the city and as interest rates come down, that's worth its weight in gold. Follow me for more Bay Area real estate.
