I saw this article in House Beautiful about ways to guarantee that your house is gonna sell above ask, and it's missing one very key piece to that. There are definitely some great tips in here, things like fresh paint, refinishing floors, new light fixtures, all ways to freshen up the house, new landscaping, ways to present the house properly. And all of that is critically important if you are trying to get the maximum value for your home. But you could spend hundreds of thousands of dollars doing that, make your house literally perfect, and still not get what you want if you don't price it properly. Even the nicest homes, perfect builds, perfect layouts, perfect finishes, Linger on the market when they are not priced in tune with reality. So if you are going to spend all the time and money properly preparing your home to list, don't waste it all by mispricing it. When in doubt, err on the side of underpricing. If you get an offer you don't like, you can always reject it or counter it. But if you overprice it and get no offers at all, you're not selling your house.
