Austin Klar negotiated a $695,000 discount on a 5-bedroom Kentfield home, bringing the price to $6.3 million. He made three offers over two months, leveraging market uncertainty around tariffs and construction costs to close the deal on a move-in-ready 5,600-sq-ft house on 1.1 acres.

This is how you use uncertain market conditions we're in right now to your advantage to get an absolute steal of a deal on a house. I've been working with these clients for over 2 years to find a home in Marin, and when we finally found this 5-bed, 4.5-bath, over 5,600-square-foot house on over 1.1 acres in Kentfield before it hit the open market, we knew it was the one. It was built in the '90s, so it was move-in ready but needed a cosmetic update to bring it more in line with today's modern living. But the layout was perfect, the lot was incredible, and it was in the best neighborhood in Kentfield. It was the perfect opportunity to add real value at the right price. It was going to take a lot of time and money to do the work my clients wanted to do, especially given the potential uncertainty regarding tariffs, rising construction costs, the prospect of potentially going to war. And it created a lot of hesitation in the overall market. We made an offer shortly after it came on the market for almost $700,000 under ask, didn't get accepted, and the house sat for several more weeks. We renewed the offer a month later, that didn't get accepted. And then we renewed the offer again after about 2 months on the market and finally got it done. They got the place for $6.3 million. $695,000 under list. I'm so happy for my clients and excited to see how they make this place their own.
