Austin Klar breaks down two competing skyscraper proposals for San Francisco's SoMa district. The developer filed permits for both a 689-foot mixed-use tower with 370 apartments and a 752-foot office-only tower with 1.25 million square feet, letting market conditions decide which gets built. It would be the city's fourth-tallest active project.
Chapters
A monster new development in SoMa is making its way through the planning process right now, and the developer's taking an approach I haven't seen before, and I wanna know what you think. Permits were recently filed for a potential new skyscraper at the Golden Gate University campus at 536 Mission Street, and the developer is pursuing two variants of the project that are very different from each other simultaneously in the planning process so that they can adjust to market dynamics on the fly. One proposal is for a 689-foot-tall mixed-use tower that would contain 370 residential units, plus residential amenities and another half million square feet of office space, plus enough parking for 183 cars. And the other proposal is for a pure office tower, 1.25 million square feet, 752 feet tall with enough parking for 62 cars. SOM is the project architect and developers are gonna have to demo the existing campus to make way for what would be the fourth tallest active project making its way through planning right now. And it's gonna cost several hundred million dollars, if not more, to complete. Let me know what you think in the comments and follow me for more Bay Area real estate.
