In this video, lawyer‑turned‑real‑estate agent Austin Klar provides a comprehensive guide to the Bernal Heights neighborhood of San Francisco. He highlights the area’s excellent commuter access to the 101/280 freeways, BART and Muni, and its proximity to family‑friendly neighboring districts such as Noe Valley and Glen Park. The core appeal is the north‑facing hilltop topography that delivers panoramic views of the downtown skyline, the Bay, the Golden Gate Bridge and surrounding mountains. Bernal Heights offers a temperate micro‑climate, numerous parks (Bernal Heights Park, Precita Park, Hawley Park) with outdoor cinema, farmers market history, and abundant murals. The commercial strip along Cortland Avenue hosts a diverse mix of restaurants, coffee shops, bars and boutique stores. Housing stock consists mainly of historic Victorians, Edwardian mixed‑use buildings, and low‑density single‑family or small multi‑unit homes, with limited new high‑rise construction. Recent market data (Sept 2023) shows 71 single‑family homes sold at an average $1.74 M in 22 days, and 8 condos at $1.1 M in 21 days—both faster and cheaper than city‑wide averages. Klar invites viewers to contact him for relocation or real‑estate assistance and encourages subscription to his channel.

All right, so this video is all about the Bernal Heights neighborhood. Bernal Heights is one of the best neighborhoods in San Francisco if you need to commute. It is very close to the 101 and 280 freeways. BART and Muni are very accessible there. So it is a really popular area, especially for people who, you know, want to live in the bigger city of San Francisco, but have to commute, say, to the South Bay where a lot of the tech companies are based. In addition to the easy commuting, Bernal is also very close to super popular neighborhoods, very family-friendly neighborhoods like Noe Valley, Glen Park. It's also close to the Intermission. All of these offer their own group of shops and restaurants and bars on top of what's available in Bernal itself. So Bernal is really in a great location both for purposes of, you know, what you can do in Bernal but also what you can do around Bernal. Now, in my opinion, the best feature of Bernal has to be its topography and what that gets you from a view perspective. One of the reasons why it's become so popular is that the area is built onto a north-facing incline, so that means that residents get some of the best views in San Francisco from their homes. You get full-on views of the San Francisco skyline, you know, all of downtown plus the city kind of surrounding it, as well as the San Francisco Bay. Bernal is an incredibly family-friendly neighborhood. It is super low-key and not very heavily trafficked by tourists. It's made up primarily of the residents there, and there are lots of little parks with, you know, strip of shops and restaurants along the main drag. For a long time, I think it was more, you know, under the radar with pretty reasonable real estate compared to other areas of the city that had similar amenities. But as more and more people have moved to the south side of the city, especially for ease of commute, Bernal definitely has grown in popularity. It also has an incredible collection of restaurants. You know, all types of cuisine are offered there. Coffee shops, pastry shops, bars. You get all of that along the main drag of the area, which is Cortland Avenue. And as I mentioned, it's not a huge tourist destination, at least compared to a lot of other main shopping and dining areas in the city. So definitely a perk for residents there. And thanks to the hills surrounding the area, Bernal is actually one of the more temperate, less foggy places to live in the entire city. And that's great because the best way to take advantage of the surroundings and the views in the area is by spending time outside. The incredibly steep slopes of Bernal, you know, downside maybe from a walking perspective, but upside, you know, you have these incredible grasslands and park spaces throughout that have incredible views and they make for perfect outdoor recreation, especially with the warmer weather. At the peak of Bernal Heights Park, you get 360 views of You know, all the way from the Golden Gate Bridge to the San Bruno Mountains, you got a little bit of a smaller park, Presita Park, which is like a dog-friendly park, and there's a playground there. You've got other parks like Hawley Park, which has picnic tables and basketball courts, tennis courts. You've got tree swings and slides built into hillsides in the neighborhood. There's also an outdoor cinema where you can see independent films and documentaries, and in the fall there's a screening festival. California's first farmers market was actually started in Bernal. So a ton of things to do that are very focused on outdoor recreation, utilizing that warmer weather and taking advantage of those big views. In addition to the great park spaces and the outdoor rec available in the area, there are also numerous murals and other pieces of art throughout the neighborhood that you can enjoy, especially around Presidio Park. So if you're just out and about taking a walk, you're going to be able to enjoy all that as well. So what are homes like in Bernal? There's a pretty good mix of architecture. You've got like old mixed-use Edwardian buildings with, you know, retail on the ground level, condos on the upper level. You see that in, you know, some other neighborhoods in the city as well. But then you've also got these historic Victorians, some of which have been like incredibly restored. Some of them have been expanded or built up or out to really take advantage of the views that Bernal provides. It's not as much of an area dominated by new construction, high-rise buildings, or huge multi-family buildings. You know, it's very much lower density, either single-family homes or smaller multi-unit buildings. Over the last 6 months to when I'm filming this video, the beginning of September of 2023, about 71 homes have sold for an average of about $1.74 million, and in just 22 days on the market. If you compare that to all single family homes in San Francisco, which cost $2.1 million on average and sold in 27 days, you can see how much less expensive and how much faster things sell in Bernal compared to the rest of the city. Not as many condos there as there are single families, but there are condos there. About 8 have sold in the last 6 months, uh, for an average of about $1.1 million and in about 21 days on the market compared to an average of $1.27 million for condos in all of San Francisco selling in about double that time. Well, there you have it. That's the scoop on Bernal Heights.
