Austin Klar breaks down Marin County's cooling housing market. Demand for single-family homes dipped over the past three months compared to last year, homes are staying on the market longer, and sale prices are softer. It's not a crash, but buyers have more options than they did a year ago.

The Marin County housing market continues to underperform compared to San Francisco, a big shift since the immediate aftermath of the pandemic. Demand for single-family homes in Marin over the past 3 months compared to the same 3 months last year was a little bit lower, although it is up a little bit this past November compared to November of 2023. And that lower demand manifested in longer days on market, homes selling for a lower proportion of list price, and slightly softer pricing over the past 3 months compared to the same 3 months last year. No signs of an impending crash, but there is more opportunity right now for buyers compared to the same time last year because of that lower demand.
