Austin Klar reviews San Francisco condo sales from July 2023, comparing extremes: a $3.8 million Russian Hill Eichler with floor-to-ceiling glass and a $3,800 monthly HOA fee, and a $360 K Hayes Valley studio that sold above asking in one month.

July is in the books, and these were the most expensive and least expensive condos sold in San Francisco last month. Starting with the most expensive was this 2-bed, 2-bath condo at 999 Green Street, which is the Summit Building, one of my favorite buildings in all of San Francisco. It's an actual Eichler building in Russian Hill, and every unit has floor-to-ceiling wraparound glass windows with insane views. This one sold for $3.8 million after about 4 months on the market, $150,000 under its initial ask, and HOAs for the unit were over $3,800 a month. And the least expensive condo sold last month was this 366-square-foot studio in Hayes Valley. So-called micro unit is one of 69 units in the 6-story building with an awesome rooftop. It sold for $360,000 after about a month on the market, which is $11,000 over its initial ask of $349,000. And HOA fees for that unit were $466 a month.
