In this video, Austin Klar – a former lawyer turned Bay Area real‑estate agent and developer – gives a comprehensive tour of San Francisco’s Potrero Hill. He outlines the neighborhood’s geographic boundaries (east of the Mission, south of SoMa, north of Dogpatch and the 101 freeway) and its evolution from a 1950s working‑class area to a today’s affluent, family‑friendly community popular with tech professionals due to its proximity to downtown, SoMa, the freeway, and the South Bay. Klar highlights the steep streets that provide panoramic city views, notable attractions such as Vermont Street (the city’s most crooked street), the San Francisco Design Center, the main commercial corridors on 18th and 20th Streets (cafés, restaurants, bookstores, bars), and nearby venues like the Chase Center, Oracle Park, Mission Bay, and upcoming mixed‑use waterfront projects (Mission Rock, Pier 70, Potrero Power Plant). He describes the milder, sunnier micro‑climate and park amenities (Potrero Hill Playground & Rec Center, Jackson Playground, McKinley Square). Regarding housing, he notes a mix of historic Victorians (surviving the 1906 earthquake) and newer vertical homes, with a range of aesthetics across streets. Market data from the six months ending November 2023 shows 19 single‑family homes sold at an average price of $2.1 M ($1,100/ft²) and 32 condos at $1.06 M ($1,023/ft²), roughly in line with city averages. Klar concludes by inviting viewers to contact him for personalized market assistance and encourages subscription to his channel.

All right, so this video is all about the Potrero Hill neighborhood on the southeastern side of San Francisco. Potrero Hill is located east of Mission, south of SoMa, and north of Dogpatch and the 101 Freeway. The area had its origination as a working-class neighborhood in the 18— '50s because of its central location, you know, close to SoMa, close to downtown. But today it has transformed into a, you know, somewhat affluent, very family-friendly neighborhood. It's really close to the nightlife and food of the Mission District, Michelin-starred restaurants in SoMa, and it's super easy for commuting because of its proximity to the highway. So you get a lot of people, you know, working in the tech industry living in Potrero Hill because it's so close to where a lot of those offices are. downtown, SoMa, and, you know, close to the freeway, so easy to get to the South Bay, you know, where Silicon Valley is. The neighborhood is made up of mostly hillside blocks, not a whole lot of completely flat space there, so, you know, I would say it's not the most walkable neighborhood in San Francisco. Some of the streets are incredibly steep, but a benefit of steep streets is incredible views you get of San Francisco. You get views in all directions depending on what part of the hill you're situated. It's really pretty. In addition to those views, some other notable attractions include the actual most crooked street in San Francisco, Vermont Street, which kind of snakes its way down Potrero Hill between 20th and 22nd. In addition to Vermont Street, Potrero Hill is home to San Francisco's Design Center, which is a collection of home furnishing showrooms. The main commercial strips of Potrero Hill run along 18th and 20th Streets, and so that's where, you know, residents have a concentration of like cafes, restaurants, bookstores, bars. One of my favorite brunch spots in San Francisco called Plow is on 18th Street. It is incredible, but you know, don't expect to walk in there. There's usually a super long line and they don't take reservations and it's a really tiny spot, but definitely worth the wait. In addition to all the shops and restaurants, it is really close to Chase Center, Oracle Park, Mission Bay, and a bunch of new mixed-use communities that are under construction on the city's central waterfront near the Dogpatch, um, like Mission Rock and Pier 70 and the, uh, Patero Power Plant. Complex. As far as weather goes, Potrero Hill gets its fair share of warm weather, you know, a lot warmer than other parts of San Francisco, which is great because Potrero Hill has a lot of open park spaces. The Potrero Hill Playground and Rec Center is a great one. The city renovated it back in '07 with like new play areas, picnic tables, barbecue pits, basketball and tennis courts. There's also Jackson Playground, which is a little bit smaller of a playground at the bottom of the hill. They do like softball games there. McKinley Square, which is like a community garden area next to Vermont Street. There are also outdoor festivals held yearly there with live music, activities for kids, so a ton really to do to take advantage of that better weather you can get in Potrero Hill. Now, as far as housing goes, the neighborhood is a pretty good mix of single-family homes and condos. Because homes in the area largely survived the 1906 earthquake and fire, a lot of them are, you know, very iconic, historic historic San Francisco Victorians, but you know, more and more as the days go by, you get more modern new construction homes popping up, especially as the area becomes even more popular for young tech professionals. And because a lot of the homes are built onto steep hillsides like I mentioned, the homes tend to be somewhat vertical. So you're not really gonna find single-story homes. Sometimes they can get 3 or 4 stories high, but because of how elevated the homes are, you know, you get incredible views from these residences. The streets there generally, I found, are a little bit hit or miss from an aesthetic standpoint. You know, some streets have a really nice collection of, you know, updated, very beautiful homes. Some streets there, you know, a little bit less so. It's a little bit, you know, more interspersed, some super old rundown homes and some more modern homes. From a housing cost perspective, it is pretty in line with city average. 19 single-family homes there have sold in the 6 months prior to me filming this video at the beginning of November of 2023 for an average of about $2.1 million. A little bit over $1,100 a foot, but there's a really wide range within that. Some are super high-end homes selling over $4 million. Some, you know, much smaller homes selling for under $1 million. And like I said, this is relatively in line with average San Francisco single-family homes, which sold for $2.1 million over that time period as well, and a little bit over $1,000 a foot. Over that same timeframe, 32 condos have sold for an average of about $1.06 million or $1,023 a foot.. And that's a little bit under city average, which was $1.25 million or $1,011 a foot. Well, there you have it. That's the scoop on the Potrero Hill neighborhood.
