One of the most frustrating aspects of buying a home in SF right now is the competitive offer process, but there's actually a way to avoid it that can increase your chances of getting the house. In today's market, pretty common for sellers to set an offer date, which has ready and willing buyers just standing by for the due date, not knowing how much competition there's really gonna be or what the house will ultimately sell for. And after you submit, getting into a multiple counteroffer and bidding war process, it's really frustrating. But in certain circumstances, you can actually avoid this and submit something preemptively before the seller's stated deadline. You still have to make a compelling offer obviously, but at least you have a chance of submitting something without others submitting something as well. So you could be the only game in town. And that's exactly what my clients did on the single-family home in Cole Valley. Completely turnkey with the garage, multiple living rooms, fireplace, beautiful views, stunning backyard, and A+ location. So close to great restaurants and parks. I'm super happy for them and really excited to see how they make this place their own. Let me know what you think in the comments and follow me for more Bay Area real estate.
