Austin Klar breaks down five frustrations in the San Francisco housing market: homes in good neighborhoods sell within weeks, list prices don't reflect actual value, severe inventory shortages fuel bidding wars, multiple offers push sales above asking price, and limited insurance options are driving up costs.

Here are 5 things that I fucking hate about our housing market right now that buyers need to be prepared for. First up is how quickly things sell. Even in a slower market, good houses in good neighborhoods priced right sell in just a matter of a couple of weeks. So you need to do your diligence really quickly and make decisions fast. The second thing is the lack of price transparency. The list price is basically a marketing gimmick. You may as well ignore it. You have to dig into the data to figure out what something's ultimately gonna sell for. The third thing is lack of inventory. Even with higher interest rates in a slower market, we still have way too many buyers chasing too few homes. And that leads to the fourth thing I hate, which is competition. Homes routinely sell with multiple offers on average going over ask. And the last thing is the lack of insurance options. It is becoming a systemic issue throughout California, causing extreme prices. We need legislation change ASAP to fix that. I made a YouTube video going in depth on all of these challenges buyers face today and how they can better prepare to navigate them. Go check it out, the link's in my bio, and let me know what you hate the most about today's housing market in the comments.
