This neighborhood is so nice that it was added to the National Register of Historic Places in 2022, and it definitely lives up to the hype. St. Francis Wood on San Francisco's southern side is one of 8 master-planned residence park communities in San Francisco. These neighborhoods were designed over a century ago to give like a suburban park-like retreat environment in an otherwise urban area, and that's exactly what this place is. You would never guess that a place like this is smack in the middle of a major metropolitan area, and there are some really unique features of residence parks like St. Francis Wood that make real estate there among the most desirable in the entire city. Things like fully detached homes, so you're not sharing walls with your neighbors, real front setbacks, so you have like true front yards, extra wide streets with sidewalks, so they're perfect for like jogging or going on walks with kids or pets. There are also no businesses or multifamily buildings in St. Francis Wood. It is just houses. And those houses every bit deserve recognition from an architectural perspective. An incredible mix of historic and modern homes with beautiful landscaping. Some of them even have views of the Pacific Ocean. Homes in St. Francis Wood rarely come to market. It's November of 2024 and only 13 have sold so far this year. And they don't come cheap. They average about $4 million, about $1,330 a foot. Follow me for more Bay Area real estate.
