All right, so this video's all about the town of Tiburon, and honestly, words cannot describe how truly beautiful Tiburon really is. When you think of luxury living in California, I guarantee you some of the images that pop into your head you get that in real life in Tiburon. Tiburon occupies most of the Tiburon Peninsula, which reaches south into the San Francisco Bay, so it's surrounded by water on 3 sides. It's about 6 miles north of San Francisco, and there's ferry service in Tiburon that will take you to SF, so it's pretty easy to commute to the city without having to drive. Because of its location, homes there, which start very close to the shoreline and are built all the way up into the hills like a lot of other towns in Marin, have spectacular views of the Golden Gate Bridge, San Francisco skyline, the bay, Angel Island, and Alcatraz. Historically, Tiburon was the southernmost point of the Northwestern Pacific Railroad, so cargo and passengers would transfer from the railroad to barges to get across the San Francisco Bay. Remnants of the historic railroad town and homes that sprang up in the late 1800s are still on display in Old Town Tiburon. The main street in downtown Tiburon, very quaint, charming, numerous small boutiques and fine dining. That cater to residents and tourists. One of my favorites is Bungalow Kitchen, which is a relatively new Michael Mina restaurant downtown. The food is pretty good. It's honestly really expensive, but it's good. And they have a beautiful bar and awesome views from the restaurant, so definitely worth a trip. Sam's Cafe is also a great spot. It's a lot more casual, fun atmosphere, great views as well. The town of Tiburon is relatively small. It's less than 10,000 people. There are about 4,000 housing units there, and most of them are single-family homes. So one of unique things about Tiburon is that there are condos in the area. As far as things to do, Tiburon offers a lot of things that other areas in Marin offer as well. The Tiburon Historical Trail and San Francisco Bay Trail are popular destinations all year round for hikers and cyclists. For the more nautically inclined, Tiburon's Corinthian Yacht Club is pretty popular and hosts frequent sailing events and activities. There are also ferries to San Francisco and Angel Island that leave from the dock at Tiburon, so if you want to spend an afternoon hiking or picnicking biking on Angel Island or shopping and eating in San Francisco, it's super easy to do. Paradise Drive, a main street that wraps around most of Tiburon, is also really popular for biking and offers incredible views of the bay, and the elevation changes make it great for a workout. A lot of the city's houses are on or adjoining Paradise Drive, so it's likely a street you'll drive on if you're commuting or driving to downtown. Boating is super popular in Tiburon. There are multiple yacht clubs in the area. There's even a community in Tiburon called Paradise Cay where most of the homes have their own private boat docks. And one of the yacht clubs that's in Tiburon is in Paradise Cay. There are also homes along Paradise Drive that have private docks as well. One of the great things about living in Tiburon is its proximity to Mill Valley, which I think has one of the cutest downtowns in all of Marin. You take the same freeway exit to get to Mill Valley as you do to Tiburon. You make a left instead of making a right. And so you're only minutes away from the shops and restaurants of downtown Mill Valley, so it adds to the, you know, activities and things you can do if you live in Tiburon. Tiburon's also big on cultural events. They host an international film festival, there's a wine festival, and every Friday, May through September, the downtown street shuts down to car traffic during the evening, and restaurants put tables outside to take advantage of the weather so you can dine outdoors while the weather is great. It's pretty fun. Like most of the rest of Marin, there are great schools in Tiburon. Tiburon's part of the Reed Union School District, which are on various lists for recognized schools in California. How much does it cost to live in Tiburon? Since January of 2022 to when I'm filming this at the beginning of May 2023, there have been 136 homes that have sold for an average of $4.1 million, and they sell with just 22 days on market on average. Compare that to about $2.24 million over the same period of time for all of Marin and about 24 days on market.. So you can see things in Tiburon sell for a lot more in less time than the average Marin County home. As I mentioned, Tiburon's also one of the few places in Marin where there are actually a lot of condos, and the average condo over that same period has sold for about $1.6 million compared to about $867,000 for all of Marin. So condos there are almost twice as expensive, uh, than they are on average in the rest of Marin. There you have it. That's the scoop on living in Tiburon.
