Marin County has more homes for sale than any time since early 2020, and they're staying on the market a week longer. Buyers now negotiate near asking price instead of bidding 10% over, a complete flip from the pandemic rush.

It's been years since buyers in Marin County have had this much negotiating leverage in what is usually a much more competitive, busier fall market. There are more homes on the market right now in Marin County than pretty much any time we've seen since January of 2020, and those homes are taking on average over a week longer to sell. Those homes are also selling for about their ask price on average. If you compare that to what was going on during the pandemic, homes in Marin County were selling in just a couple of weeks on the market. Sometimes 10% or more over ask on average. And pricing is actually softer over the past quarter than it was the same quarter last year because demand is slightly lower. So there are definitely opportunities for Marin County buyers to get into homes with less competition.
