Brandon Carter teaches me how he got RICH (Miami Condo Tour)

Brandon Carter walks through how he built a multi-seven-figure fitness business from personal training, sharing his work ethic and investment strategies. The video includes a tour of his Miami condo and podcast studio.
I don't mix protein shakes. I just get the pre made one. I ain't out here mixing protein shakes.
You actually drink the prime?
Nah, they just send it to me. It's cool. I give it away to people. Motherfuckers be complaining about the economy now. You motherfuckers is soft as fuck. You don't remember what it was like. Record levels of unemployment. You remember stock markets crashing? We just came up. We just hit all time highs on the stock market.
Today we're in beautiful downtown Miami visiting my good friend Brandon Carter, AKA King Keto. We're gonna go up to his penthouse and we're gonna learn how he was able to go from a fitness model and rapper producer signed by Sony. Millions of dollars online, not only doing personal training for himself, but also teaching thousands of other personal trainers how to do it too. And make six and even seven figures online. So without further ado, let's head on up and talk to Brandon. Yo, good to see you, man.
You're looking more jacked than ever. What was that? What'd you say? Looking more jack than ever. Oh, thanks, man. Just came through the private elevator. This is my messy office. This is the main office where I do like most of the work. That's where I spend most of my time.
Yeah.
MacBook Pro. But also got a Dell here connected to this monitor. And I got three monitors on my MacBook.
That one is crazy.
Yeah, I trade on this Ninjatrader. It's only on PC, but I'm familiar with PCs. I always kept the PC on me.
Yeah.
Then I use my Mac for everything else. Exactly. Where I make the beats for like all my YouTube videos.
Yeah. And you still do it to this day.
Yeah. Sometimes they find they'll just add stuff.
Yeah.
So I make probably 80% of the beats. Sometimes they'll just throw some shit on there.
Wow, you got to get that right there.
Sebastian as well.
100%.
See, like motherfuckers teaching how to teach other people how to do online fitness business. They didn't do it with their own business, you know what I'm saying? So I got one as a. With my online training shit.
Yeah.
I was making a million doing online training.
Yeah.
Everyone else is kind of just teaching you how to do it. They made their money teaching. I made my money doing it. There's a little difference. I'm not trying to shit on a competition. I use that word competition loosely. It's like just because you go to church, so many competing with Jesus. So like I have my keto shit. Here, this is all my girl shit. That's why it looks like candy. Like, she's. She's 30 years old, man, but she eats like a child. But this is like all my shit. Keto shit. Because I've been keto for like eight years, all this water gets recycled, you know?
And you do the plastics because you don't do dishes.
Yeah, I got a great dishwasher. It's right over there. I don't want to think about this. I've been doing this since college, really, you know, and I just got used to it. I try to keep my. The amount of I think about low so I can just think about big stuff. You have more mental bandwidth, you know? And dishes, you know, I mean, yeah, get a housekeeper, but my housekeepers, they just left. They were just here cleaning up a little bit and. But they're not here every day. But I eat every day.
So, like, cooking wise. Because you don't. I know, yeah. You don't cook, right?
Yeah, no, no, no.
Saves you time. You just order.
Yeah, yeah.
And she don't cook either.
We just.
We just order food, eat out every day.
Yeah, yeah.
That's the one thing I learned from Brandon, too. That's why when he spoke at our mastermind, it was all optimized.
Yeah.
Everything. Every single day.
So we just ordered different shit, you know?
Yeah, yeah.
She's Dominican. I never met a Dominican who does keto. The reason these clothes is out here, because I'm. Because I'm. I bulk film my content.
Okay.
And what I do is when I feel content. So we film it tomorrow morning. We film yesterday for a few hours, and we'll film again tomorrow. So I just left all the shit out. Keep changing clothes and we film. Cook out like 90 videos. You're gonna film like 90 videos?
Wow.
This week, like shorts.
Shorts. And then they're gonna be done for. We'll be done for like a month or two. My supplements.
Do you actually drink the prime?
No, they just send it to me. It's cool. I give it away to people. I drink the Celsius lot and over. Celsius sends me. Prime sends me. I'm not endorsed by them. This is where I keep my testosterone replacement therapy. You know what I'm saying? In the refrigerator. Keep it cold. Oh, money rugs. We got money art. That's my thing.
You've been living here for almost three years, right? Yeah, three years, yeah. Difference between here, New York. It's basically New York by the beach. I like to say that.
Yeah.
It's Like a tropical New York. And. And there's just. There's less people here, right?
Yeah, this is.
New York has 8 million people. That's the population. The population of Miami is 400,000. I think people here are great. I think the people in New York are friendly too. Like, honestly, it's just the people in New York are not as friendly to strangers because there's a lot of crazy people in New York, but if you get to know them, you're saying it's like, it's always cool, but, I mean, you can't be.
You can't get this view in New York, though. Is the traffic here worth it? Worth living here for? The traffic doesn't really. I don't drive, right.
Yeah.
So it doesn't mean nothing to me. Yeah, I. I take. I've been taking Ubers everywhere since I just got my driver's license.
No way.
Yeah, because I let it expire in New York because I can work in Uber. Yeah, I can work in Uber, man. Just. You just.
I don't know.
Dan, do we pass the podcast studio already?
No, it's right here.
No way.
Come on in.
Oh, wow. Dang.
This is the podcast studio. As you can see, we don't give a fuck about cable management. Life is too short for that shit, man. Cable management ain't never made you no money, bro. Focus on the shit that matters. Our cameras are stationary. You see that's bolted to the wall.
Wow.
So, like, what I wanted was I do my pockets here, but I do, like a lot of just content here in general. And I wanted no friction. This room is one reason content and anything you want to do more of, you got to reduce friction, right? So I reduce the friction here. I just sit down where I like, do my reading. Obviously, I really read all them books.
You know, or two bookshelves. Basically. You have this one in here and then the one at your other office.
Man, I got a fucking more books than this in storage.
You started off obviously doing personal training, then you help personal trainers now, right. And you take people that don't even have personal training businesses and help them start their own. Right. So anybody watching this right now, they're like, man, like this guy, I see his ads all the time, but it's like, dude, I want to be that guy doing personal training at that kind of level. But that's how you started, right?
Yes. Yeah, I started as an in person trainer.
Yeah.
You know, back in the year 2000, I was 17. That's when I got my first job as a In person trainer. And I just always had a love for training people, you know. And then, you know, I started online training like 2009ish during the recession.
Wow.
It was a difficult time. You know, I had a bunch of jobs at the time, you know, and my father had just killed himself like a year before, so. And I was really just trying to figure out a way to make some more money. I was just reading about, you know, making money online. I read four Hour workweek. Then I had the idea when I was reading four Hour work Week. I was working for a moving company at the time. That was one of the jobs I had. We were driving to New Jersey. Somebody wanted to move to New Jersey. That's what happens when they get there from. Cause it was a recession. He gave up on his dreams. He gave up on his dreams and said, fuck it, I'm gonna move to New Jersey. And it was a sad story. It was a sad day for all of us. And because I wasn't living the life of my dreams. And so we were in the fucking. I'm reading four Hour Work Week while we driving. I was like, oh, what if I train people online? And that was like a super novel idea. In 2009, like I remember the iPhone had just came out like the year before or some shit. So all of us who were online training at the time, we were all like the pioneers. We had to invent it.
Yeah.
You know what I'm saying? I was able to build it to like a multi seven figure business. Then I had, you know, a bunch of other businesses off of that. Now I teach people how to start their own online fitness. Like, or even like when I do. You heard me do speeches before I started your events. People ask me how you get good at speaking or how you. I'm like, bro, I used to do rap battles. I used to have to freestyle rap battle. Making fun of a motherfucker off the top of my head to a beat while he's making fun of me. And people are laughing at it. Like I plan every hour of every day. Like if I showed you my calendar. Yeah, like I don't around on here. I think you know what it was.
Yeah.
I was working four jobs. This is after my father killed himself. And it was during the recession. So even though I went to college, I couldn't get a good job. I mean, there's people who had master's degrees working at Starbucks. These young kids, they don't know nothing about that 2008 shit. Motherfuckers be complaining about the Economy now, you motherfuckers is soft as fuck. You don't remember what it was like when it was record levels of unemployment. You remember stock markets crashing? We just came up, we just hit all time highs on the stock market. Unemployment level is the lowest it's been in 50 years right now.
Yeah.
You know what I'm saying? The CPI report just came out and said inflation is over just a little over 2%. 2008 was some real shit. The shit y' all crying about now is nothing.
Anything else you want to show us?
Sure.
Oh, this is a. This is the. Okay, so this is still your balcony. It's just separated.
Yeah, we got all these balconies are. Yeah, it's my closet. A little messy.
Don't worry about it.
You can come in.
So you keep all the bags?
What's up?
All the bags?
I keep a bunch of them. Just decorations. Some shit is in there. Like I got, because I got. With the tags, I got Louis with the tags still on it.
Let me ask you this, right? Some people are like, man, I don't want a bunch of clothes, because then it makes me think about what I have to wear. Only you. And I don't subscribe to that when.
I go out, you know, But a lot of times I, I, during the, If I'm. I'm not doing anything special, I wear the same almost every day. Like, I have a bunch of shirts from, like, workout shirts and Lululemon pants. And in these, I have a bunch of these same exact shorts that I wear all the time. But when I need to go out or make content or whatever. Yeah, I have enough to, to look nice if I need to. You know what I'm saying?
When, when did you start, like, getting into investing as well?
Right.
Because like, a lot of people that watch, like my channel and stuff, they have their own businesses. They're solopreneurs, they're entrepreneurs, they're business owners. You know, they sell courses, coaching, masterminds, agencies. But like, it's just that business. Right. And they're doubling down and putting more money just back into that one.
Yeah, I did that for a long time.
Okay, so, so when, when did it, like, click for you or when, when did you decide, you know what, it might be smart to actually diversify a little bit and not have all my eggs in a business basket.
Yeah. When I had enough money, where it made sense, you know, like, I mean, you know, I guess I could have did it earlier, but at the same time, sometimes I look at it. You look at your ad account. If you're getting 3x ROI monthly.
Yeah.
You're not getting that in the stock market or real estate. So it's like just a math equation. You feel me? It's like if you're putting. If you're getting $3 for every one you put in into ads, why put the money anywhere else?
Yeah.
Does that make sense?
Yeah, yeah, yeah. It was funny because someone was asking that question at my mastermind and I was like, I'm printing money right now. Like it wouldn't make sense for me to. I can't get another investment that's a.
This good.
You can't.
Anywhere else.
Yeah.
So for you it was.
It was sometimes when it's. When it's so much money that it's like. Okay. Because you know, you can, you can only scale so fast.
Yeah. Right.
Because especially if you do like a call funnel or something high ticket stuff. Sales people like this. Yeah. Sales people did. There's this bottlenecks and you know, and so when I had more money than I could spend profitably, I think that's when it happened, you know, and then. But then you, you build out the team and then your capacity. You could take on more. And then. So I didn't do a whole lot of investing this year because we raised our capacity. You know, like, we really nailed it, our sales process. Hired some new people. But next year I'll probably go back onto that.
Yeah.
More. More heavily. But.
Because I heard you talk about it before, but you had a couple different income streams from different businesses, but then you cut everything out and went all in on that one. And this is the same one you're still doing right now.
Yeah.
You know, trajectory on this one is making way more than all those.
Yeah. Yeah.
You know, it could have been anyone I could have picked. Right.
Yeah.
I picked this one because it was the most fun to me at the time.
Okay.
And I had some partners in like the supplement line.
Yeah.
That I couldn't fire. So I was just like, whatever. It.
Yeah.
You know, and there was an exit. I just can't talk about it.
Yeah.
But there was an exit. And doing a bunch of things at once. Going to multiple different directions. Easy way to go, nowhere fast. It's like, it's similar. It's better when you just focus on one thing.
Yeah.
I'd rather put all my eggs in one basket.
So let me ask you this. These are the last two questions I like to ask because it's like.
Okay.
From the person who's, you know, they're Starting off right, they have one business, but they're like, dude, I can't even break 10, 20, 30k a month. Like, how do I get to. How do I get to seven figures? Like, for you, like, looking back on the businesses you. You've had, what's the one thing that they could do to get to 100k a month right now as quickly as possible that's stopping them from getting there?
Let me ask you, you know some of these people, right?
Of course, yeah.
Let me ask you a question. Just be honest. Are they going all out? When I say all out, I mean, are they doing all that can be done each day? Are they working that capacity each day?
No chance.
No. Yeah, that's all you got to do. You. It's difficult to lose under those circumstances. When I say. When I say all you can do, I mean, like, capacity. That's not working hard. That's not hustling, that's doing. You want to go to sleep exhausted, plan out every hour, every day. Like me. You saw my calendar.
Yeah.
I'm not leaving this up to chance.
Yeah.
I'm not guessing. Right. Because success is just math. It's really just math, you know? So it's like, do all that can be done each day. That's not hustling, that's not hard work. That's all that can be done within. Within the constraints you have.
Yeah.
Right. Like if you got a bunch of kids or you got some other obligations. Yeah. Fulfill those obligations. I'm not telling you to neglect your family or your health.
Yeah.
I'm talking about within those constraints. Are you doing everything you can within the constraints?
Yeah.
Don't complain about your constraints. With. Within those constraints you have. Are you working at capacity as far as sleep, health, what other obligations we have, and then are you doing it every day? I don't take days off.
Yeah.
I don't take it, but I don't want to. I love what I do. Right. So it's like, why the fuck, man? That's how. Like, why would I not want to get further in my life one day? So even when, Even if I spend a full day, like when I go visit my son, when I'm kicking with my son, spend four days, but I wake up early and get a bunch of hours in before he wakes up.
Yeah.
You know what I'm saying? And then more when he goes to sleep, you know, So I still put in sometimes eight hours of work.
Yeah.
You know what I'm saying? Or 4 to 8, depending on the day. Right.
Yeah.
Yeah, but there's no, like, off day days, but it's like, no, like, full days off. I do all that can be done each day. But if I was trying to get my 100k.
Yeah.
When I did that, luckily, I didn't have no. No kids or nothing like that back then. First 100k, man. Yeah. Like, you trying to get this started. I didn't do nothing but where I didn't go to the basketball game. I wasn't watching tv.
Yeah.
I wasn't going to the movies. I was. I put everything into that. It's gonna cost you. You. That's a big sacrifice, ain't really. They struggling, but they're not really working hard. You know, most people live in this purgatory where they. They don't love where they're at, but they. It's not bad enough for them to change. You know what I'm saying? For me, maybe I was lucky. It was bad enough for me to change. My father blew his heads out. Looks like the global economy is crashing. It's like. It was. It was difficult, but, you know, these. It's been so good so long here. Complain all the time, bro. Like, it's. It's. I see it, you know, I just see people tripping over dumb. So I would just tell this motherfucker you're talking about to answer your question is you're not really going all out.
Yeah.
Let me see your calendar. I can see your calendar. I can tell your future.
Yeah.
Like I tell you, future. Right. If you're not. If you don't got every day planned out. And I'm not telling you not to neglect the kids. Right. Just go, like, put them in the calendar.
Yeah.
My girls in my calendar. Everything that's important to me is my calendar. My life is choreographed.
So the guy that has his calendar planned out, he's doing seven figures, but he wants to get to multiple seven and even potentially eight figures one day. What does he got to do? He's got the calendar, he's got the offer, he's got the funnel. He's got a little bit of a team, but he wants to get to that eight or multiple seven. And he's like, man, I'm doing everything, Brandon. I'm playing a whole lot. But what's. What's the strategic thing that I want to do to get to 8?
Yo, it's really. It's like. It's funny when people ask me this, man, because to me, it seems so clear that it's all just mad.
Okay.
Right. You find out what your LTV is and your cost of acquisition. And that's the game, Right? How much does it cost you to acquire a customer? First, the lifetime of that customer. Then there's like other various. Like how. How soon do you need to break even on that customer? Right. But it's just math. It's like, it's simple like this. Probably might not know his numbers.
Yeah.
Because if you knew the numbers, it would be so clear. If you knew your life, the lifetime value of your customer and your cost of acquisition, then it's just mad. And if the math doesn't work, then you got to tweak it so the math works. So first you got to get your numbers right and then work on increasing the light, the lifetime value to customers. So you either depends on the business model, maybe you can, you can, you can get them to pay you longer and reduce churn.
Yep.
You can reduce churn on your customers.
You can, you can add a back end or mastermind.
Add more.
Yeah.
For them to. For them to purchase. You know, whether it's your shit or it's like affiliates or partnerships. Partners.
Jbs.
Yep. Or, or. Or you can raise your prices if you need to. Right. Because if your math doesn't work, your math doesn't work. You know what I'm saying? And then you got a lower cost of acquisition, so you're always trying to do both. You're always trying to increase the lifetime value and lower the cost of acquisition, but it's just math. Because when that works, you can print money.
Yep.
Brandon, bro, thank you, my man. I appreciate you. No, thank you for letting us come over and do this.
It's nothing, man. It's no problem, man. Showed a picture of my son. I'm. Fuck you up, man. We're not gonna do that.
