In this walkthrough video, Conrad Vass of Space Property Agency tours the former retail and food‑and‑beverage building at 294‑296 Crown Street, Darlinghurst. The property spans roughly 120 sqm over three levels, featuring a U‑shaped floor plate, double street frontage, rear pedestrian access via a right‑of‑way to Ryder Street, multiple water closets, a former kitchen and storerooms, and a mix of dry and wet areas. While the interior is unpolished and the layout is not highly efficient, Vass highlights its adaptability for businesses that can operate across multiple floors, noting existing plumbing points (formerly a bar) and the need for bathroom upgrades. He emphasizes the prime location, double frontage, and the economic potential of the configuration, positioning the space as an interesting opportunity for the right tenant.

Conrad Vass from Space Property Agency bringing you a walkthrough video of 296— sorry, 294 to 296 Crown Street in Darlinghurst. Now this is Bohemia encapsulated. We are set over the better part of 3 levels. It's had a past life of use as retail, Food and beverage. Uh, we don't know what the next one is. So we have— they are here, they are of basic nature— bathroom amenities, ladies and gents. The building— so you have one water closet. The building works to like a U-type, uh, floor plate. Greaser rester, as you can see. That's the back of the building to give you an idea of its height. There's rear pedestrian access there through a right-of-way to Ryder Street. Now that's a secondary point to the back, but we'll go back and around. There's multiple water closets. Oh, door's open, fantastic. So this is the area that in its past life was the kitchen. And storeroom. So there is a lot of space here, but it is not efficient, which doesn't make it awful. It's just what it is, and it would suit a business that does not rely on being all on the one level and is a little bit adaptable. Now we go up to call it level 2. Level 2 is more a dry area, spans across the whole front overlooking Crown Street. We have some plumbing points here for what would have been a bar in a past life. And as we come through here, we have another storeroom and a very Old bathroom amenity that does need upgrading. However, the bones of the opportunity are here for those that can make use of it. Now we go to the upper floor resection and we have another dry area through here. And another one through the back here with a north aspect. So all in all, quite an interesting opportunity, not polished by any means, but an amazing location with a double frontage. And taking into consideration the economics of the config— of its configuration, that's 294 to 296 Crown Street in Darwin.
