Australian real estate agents field "Is it on the market?" constantly at auctions. The answer depends on who's asking: genuine buyers get told the property's market time and that only the highest bidder can negotiate after the auction. Avoid dodging the question; give a straight answer and keep moving.

Is it on the market? The question that every agent and every auctioneer is sick and tired of hearing, but something that we hear at nearly every single auction. Now we can deliver that same smartass response that says, it's been on the market for 4 weeks, sir or madam, but that doesn't achieve the outcome that we're looking to achieve. First and foremost, find out who's asking the question. If it's a genuine buyer wanting an answer to a question, my advice is very, very simple. Answer the question. Honestly, but always make sure that the crowd understand that our highest bidders are in the box seat and have the best opportunity to negotiate that property after auction. So if it comes from a buyer that's yet to make a bid, make sure that they understand that you cannot buy the property from second position. You must be the highest bidder, and at this stage, the bidder on the left side is holding the bid. Sometimes we think that avoiding that question is going to help us. Just answer the question and move on. with the auction.
