In this walkthrough video, Conrad Vass of Space Property Agency presents a retail and hospitality opportunity at 202 Devonshire Street, Surry Hills. He outlines the vibrant local neighbourhood, citing nearby venues such as Ogni, Suzuka, and the Shakespeare Hotel (formerly More Fish). The property has received Development Approval (DA) for food and beverage use and will be delivered as a cold shell, with many services already roughed‑in. On‑site features include a public disabled toilet, staff toilets, a galley‑style kitchen, dry storage, a roughly 20 m² courtyard with dual access, and a bin shed. Mechanical provisions consist of air‑conditioning condensers and ductwork, though mechanical ventilation is not yet installed and will depend on the tenant’s specifications. Heritage envelope height constraints are respected throughout. Vass emphasizes the flexibility and potential of the space for prospective tenants.

This is Conrad Vass from Space Property Agency, bringing you another walkthrough video of an upcoming retail opportunity at 202 Devonshire Street in Surry Hills. So before we go in, let's talk about the neighbourhood. We have Og— Ogni, we have Suzuka, we also have the institution that's the Shakespeare Hotel, formerly the home of More Fish. More Fish. Okay, now in its current configuration, we're still getting closer to finishing. We are DA approved as a food and beverage opportunity. Now the hard work's been done with council. It will be handed over as a cold shell. A lot of the services have either been roughed in or put in to a larger extent. So this is our toilet. There is one public toilet. I'm sorry, there's no power, so it makes it a bit tricky. Um, that's disabled. This is your kitchen area, so you're looking at more a galley-style kitchen design. Uh, again, services are nearby or ready to get plugged in. This would be a dry store or some sort of storage. Through here we have staff toilets. Again, all the proportions have been kept, height within the heritage envelope. Now this is the little bit of point of difference. We have, from memory, about a 20 square meter courtyard, which again has— Yeah. We have dual access. Feels straight. Straight in. Now this is the, um, the bin shed, as the builders like to call it. And then back through here gives you a snapshot as to the services. Condensers for air conditioning already put in. Ducting is in. Now there is no mechanical ventilation installed as yet. It is just merely the ducting, pending on the specifications of who's coming in. And what their requirements are. So you can see it's just there, which it can be picked up pending on final designs. So quite an exciting opportunity really. So we're just going to pop out here so we get a really good feel of the entire envelope. So that's Steele Street, the Shakespeare Hotel, back to Devonshire Street light rail. That's the ground floor of 202 Devonshire Street. Sorry,
