In this video, Conrad Vass of Space Property conducts an outgoing inspection of a furnished two‑bedroom unit, walking viewers through the lounge and outlining the comprehensive steps taken for a thorough inspection. He stresses the importance of paying close attention to detail, treating each unit with the same diligence as when tenants first move in, and differentiates between fair wear‑and‑tear and neglect. Vass explains that furnished properties demand more work, which justifies higher inspection fees, but argues that a meticulous approach prevents costly issues, leads to minimal vacancy, and keeps tenants satisfied. The narrative underscores consistency, diligence, and a long‑term strategy of staying on top of maintenance rather than cutting corners.

Conrad Vass, Space Property. We're doing an outgoing inspection today of this furnished 2-bedroom property. Let's just time and see how long it takes us to do a thorough inspection. Okay, so this is just the lounge room. We've got 2 more bedrooms, living area, Balcony, yard, laundry, 2 bathrooms to go. But as you can see, it's really important to pay attention to detail. It's just some tenants get offended because they say we're going over the top, but our office practices are we don't do anything for you than what we— what you're accusing us of doing. to you. If you enjoyed the— if you enjoyed the amenity because it was clean and you didn't have a problem with it, that's because we did the same thing to the people who were here before you were. So thankfully our tenants are pretty good. Some minor dusting issues in this area, a few bits of soiling, nothing a clean can't fix. Just to give you an idea, nothing major, but again, it's our job to look Under. It's our job to look up because we want someone's experience when they're moving out to be just as good as when they move in. And the way for us to do that is to be consistent, less fair wear and tear obviously, but being fair, being consistent, being diligent. In how we go through our process. Furnished is a lot more work, which is why the fees for inspections is a little bit higher, but suffice to say it's a time issue. We could walk through and just glance over the top, but that's not how we do our work. We think doing it properly is best rather than doing it quickly. Thankfully, these Clients here appreciate that, which is why this property has been consistently leased for a few years now with minimal vacancy, minimal between-tenancy upkeep, because they align with the strategy of staying on top of things and understanding there's a lot of money here and it's a bit silly to cut corners. Anyway, I've got more to do. You're welcome to watch on.
