REAL ESTATE Social Media (Made Easy)

In this tutorial, Dan Willis (millennialmotivator.ca) walks real‑estate agents through three low‑cost, high‑impact social‑media tactics they can implement themselves or with minimal assistance. He first stresses the necessity of an Instagram business profile, showing how to post listings, walkthrough videos, client success photos, and use geotags and story highlights to create a searchable, personality‑driven showcase. Next, Willis explains how to leverage LinkedIn to connect with human‑resources and relocation departments at large local employers, politicians, and other high‑value networks, positioning the agent as the go‑to relocation specialist and sharing video tours on the platform. Finally, he advocates using YouTube (especially live home‑tour streams) as the core video hub, emphasizing that simple smartphone recordings are sufficient, and that the resulting videos should be repurposed across Instagram, Facebook, Twitter, etc. Throughout, Willis highlights the importance of consistency (5‑10 minutes a day on Instagram, a few short videos per week on YouTube) and the mindset that high‑quality production is unnecessary; value‑driven education for buyers and sellers is the key. He closes with a call‑to‑action to subscribe, share, and contact him for further coaching.

I do videos here Monday through Saturday that are just general online business videos. You can click that subscribe button down there and click the little bell, and you'll get notified when I go up with my next video. But today's video, what we're gonna hit on is how can you use social media more effectively as a real estate agent to land those buyers that you're looking for. It's not going to be super in-depth, it's not going to be high-tech, you're not going to need to pay somebody outside of the office to do this, okay? You can use your executive assistants, you can do it yourself. These are simple things that real estate agents can put into place and see some real delivery and engagement from people on, okay? So let's get down to it. 3 simple things that you guys can do as real estate agents to land some sales. Instagram. Instagram, Instagram. That's it, guys. It's that simple. It's not a difficult concept, okay? If you are a real estate agent and you are not using Instagram, you need to get on there, okay? It provides you so much opportunity to showcase your personality, to showcase your homes, to showcase your successful sales, to showcase the happy families that you put into a home or get out of the home that they're in that they're trying to sell. It is a massive opportunity to storytell. Even better, it allows you to tag your geolocation. Okay, so what am I talking about here? How does this work? So create a business profile on Instagram, load up your snazzy headshot that you've got that all real estate agents have, and you're off and running. You can put a little bio link in on your profile, give them your who I am and why I sell homes and why that's important. Put a bio link to your real estate agent website or whatever website you want to send them to. If you're part of an agency and you want to send them to the agency, So be it, but the reality is it gives you an opportunity to showcase who you are on your profile. Next up, what do you do? Well, first things first, you want to make sure that all of your current listings are on Instagram. Create walkthroughs of your home. Just put them up. You can go live into your stories. You can walk through the home, do a video tour of your house, then pop that story into a highlight. Now you've got it. Saved there. You just put the address as the name of the highlight. How long does that take? Well, it takes you walking through the home and doing a video tour. But now that highlight is there for anybody that comes and checks you out. What else can you use it for? Take photos of sold signs, take photos of happy clients, take photos of new clients, take photos of contests, put up posts for referrals. The sky's the limit with Instagram, and if you're not using it as a real estate agent, there's a massive opportunity that you're missing out on. The reality is the ability to target specific concepts. Okay, we're talking very, very specific locations, very specific styles of homes. If you're— I know here we're close to Ottawa, it's a big military city. So target military conversations on Instagram. Make sure that you're reaching out to those people. It's not a difficult platform to operate on. It takes probably 5, 10 minutes a day for you to create a post. That reaches out and is targeted to your specific demographic, people in the place that you want to reach. Okay guys, so if you're not using it effectively, make sure that you get on that, guys. Real estate agents thrive if they do it properly on Instagram. Okay, what's next? You got your Instagram in line, you're looking good, you're going, okay, now where do I engage? Do I head over to Snapchat? Do I go over to Twitter? Do I To be honest, for me, guys, what you want to do, and this one's a little bit— it takes a little bit more time, but I think it's going to pay out in the end. Look for major businesses in your area that you know regularly hire folks and bring them into the community. Let's say you're in Southern California. You know that Google's constantly hiring. You know that they're there. Reach out and connect with some of the people at Google in the hiring department, in the human resources department. Create those conversations and relationships through your LinkedIn profile. And let them know that you're happy to help them relocate people from anywhere in the country to your area. Again, Toronto. Toronto's a big one. Lots of massive companies in there. Make sure that you're reaching out to the HR departments of the major companies in your business. Even the politicians, right? You've got politicians, the Ontario legislature. You could do that for any major city that's got a political base. Anybody that's got military bases. There are all of these opportunities, guys, to reach out to the big companies and say, Hey, how's it going? I know you're in human resources and you guys often relocate people into the area. Do you have a real estate agent that helps you with that? Yes. Well, I'd still be happy to help in yada yada yada. You do your pitch or oh, you don't have anybody. I've got an idea. Why don't you use me and I will help you understand how simple I can make this process for you guys. On top of that, here are the benefits. Yada yada yada. LinkedIn also allows you to put your video tours that you've created elsewhere. Onto their platform. It's a great way to go. Now, if you're somebody that is looking to speak directly to people, you know that somebody is moving into the area and you want to reach out to them, usually that's for higher profile clients, but let's say you've got a major sports team in your city, okay? So you're in Montreal, you know that they picked up a new player for their hockey team, great. Go online, find their agent, reach out to them and say, you know, who's taking care of the relocation for this player? Bam, you got a high profile client that's going to need Somebody help them relocate, and that could be you, all through LinkedIn. Simple strategies, guys. That takes a little more time, a little more awareness of your market, and a little more awareness of what's going on. But if you can do it and you can master it, it's not a super difficult process as far as actually reaching out to people. It really is just a little bit more time. So last but not least, there are tons of social media networks out there, guys. And I know that Snapchat is one that a lot of real estate agents talk to, and my issue with it is this: if you are a real estate agent that can post onto Snapchat and sell your home in a day, great, use it. Honestly, do. But video content is key, video content is king. And if you're a real estate agent who finds that listings aren't moving in your area in a day or in an hour, the reality is this: what you want to do is be on YouTube. And people think that it takes a lot. It doesn't. Anybody with a smartphone, you can go through the house, just get a simple boom or get somebody to follow you. Your executive assistant, you've got a partner in real estate, you've got whoever, have them follow you with a phone and just do a tour of the home. You can go live on YouTube, click live on YouTube, and away you go. Now, people would often say, well, why don't I use Facebook Live? Facebook has just ripped a hole in business pages. It's not worth your time. It's not worth your effort. YouTube hasn't done that. In fact, YouTube allows you to build a profile that will link again back to your real estate page. So you create simple live videos that are walkthroughs. You then can create content if you would like. And I'm— again, it doesn't take a lot, 15, 20 minutes, 2 or 3 times a week. You create ideas of what people are looking for in a home. You introduce home planners in your area. There's lots of opportunity that video content can provide you. It doesn't need to be a super highly edited professional process. Look at what I'm doing here. This is a camera in an office. It's very simple, it's very easy to do, and the reality is the content of my information isn't going to improve if I've got a Lamborghini behind me. It just, it won't work. Mind you, some of these books— but it doesn't change a thing. The simplicity of the process is this: people are looking for you to educate them, teach them something. You know something about how to buy a home, what you should look for, what the process is like, how a real estate agent is better than you trying to sell the home on your own. Great. Showcase that information on a video content provider like YouTube. I highly recommend that you take the time to understand that tool, get it out there, and then distribute that content anywhere you want. Once you've created the video content, throw it up on Instagram, throw it up on, on YouTube. Or throw it up on Facebook or throw it up on Twitter, wherever else you want. But you've created the content and it's going to reach people. And if you're consistent with it, it's going to reach a lot of people and create a lot of awareness in your area. So again, guys, just to review, super simple processes for Instagram, LinkedIn, and YouTube. If you're a real estate agent, these are the networks that I recommend that you consider using. Instagram is about showcasing your homes and the stories behind how you sell your homes, who you sold them for, and who you want to sell to. That's what it's for. You can do your home tours and you can showcase the people that you are having success stories with. Okay, that's Instagram. LinkedIn was about targeting specific companies and people that you know are coming into the area or pull people regularly into the area, reaching out to an influencer in the human resources department and And making that connection and tie. Last and not least was, you're gonna reach out on YouTube. You're gonna create information that is valuable to home buyers and home sellers. You're going to showcase home tours using YouTube Live, and then you're gonna distribute that content out among your other channels. That's it for today though, guys. Hopefully this was a huge help to you real estate agents out there that are struggling with how to do social media properly. If you liked the video, go ahead and hit that subscribe button down there and the little bell. Share this out with your fellow real estate agents.
