3.5% Down ITIN?!

ITIN holders can get mortgages with 3.5% down, but the speaker breaks down what lenders actually require and where buyers get tripped up. Understanding underwriting criteria matters before you apply.
Because most itin programs require 10 or 15% down payment. Anytime a ITIN buyer catches wind of the mythical 3.5% down i10 program, it catches a lot of attention. And I completely understand why. But there's a lot you should know before going down that path. One, we have access to that same investor. It's the Link or Trio program with Land Home. That's the investor behind the scenes. There are many lenders that have access to Land Home just like us. But you'll mention or you'll notice that we never promote that program. We don't advertise it at all because it doesn't really work out very well at the end. And we like our reputation to stay clean, so we disassociate with it. So here's the deal. It's an ITIN program. So people have an ITIN number that don't have a Social Security card. But part of the requirements are you have to have a Social Security number. You have to have an EAD or an employment authorization document, which means you have a Social Security number. So you have to have both. And as we all probably know, that sounds very silly, kind of contradicting. You wouldn't be an i10 client and also have a Social Security number as a citizen in the US So that's where things blow up. There's a lot of pre approvals out there. I mean, loan officers, I think, just don't know enough about the program, so they'll push out a pre approval thinking it's all good. It's when it gets to underwriting that it all blows up because all the underwriters for that program require a Social Security number. So we want you to actually close and get a real solid good deal on your home. That's why we stick with the real ITIN programs.
