This is a YouTube video titled "3 Pillars of a Home Loan 🏡 💸" containing a monologue or presentation from July 28, 2023, explaining the three main components required to qualify for a traditional home loan: debt-to-income ratio, credit score, and down payment. The speaker details how each pillar must independently meet criteria for loan approval. There is only one speaker, and the content is educational about home loan qualification.
When qualifying for any traditional home loan, all the pieces must connect. So what I mean by that, there's three main pillars of getting qualified for any type of normal home loan. There's the debt to income, which is the monthly budget. There's the credit score. There's the down payment. So you have to have, you know, good enough income and low enough debts to qualify for the house in your price range that is looked at all by itself. Separate from that, you have to have the qualifiable credit score to also work for the loan type that you're going for. Separate from both of those, you have to have the down payment. I think sometimes people see, oh, there's down payment options down to 500. That means if I have above 500, I get the house. Well, maybe you have to have the down payment that goes with the 500 credit score. You have to have the debt to income ratios that goes to the 500 credit score. And each one of those has to work independent of one another. So you can't just have, you know, my credit score qualifies or I've got the down payment and we forego the rest of them. All three must connect on their own independent of one another. I think that's a key detail to understand when qualifying and preparing for your new home.
