This is a YouTube video titled "5 Reasons why Home Values won’t Drop! 🏡" containing a monologue or presentation discussing factors that support strong home values, such as seller reluctance, tight credit requirements, low delinquencies, high home equity, and low inventory. The content was created in July 2023 and focuses on the housing market conditions.
Five reasons why home values won't drop. Sellers are reluctant to sell. Sellers have low rates on their house right now from COVID times. They don't want to jump into a higher rate. So it's a higher barrier of entry to try to offer and take that seller's house. So higher price on the home as it's deserved by less inventory. Credit requirements are tighter. Fannie Mae, Freddie Mac, trust me, they're very keen with what's going on in the economy. They see consumer debts at all time highs. Credit scores are a little lower. So they've tightened up the credit requirements to qualify for a mortgage. It's tougher to get an approval, but that's good for home values. It means only more people are buying houses, which keeps the housing market and values strong. Delinquencies are all time lows. Back in 2008 times 12% of single family homes were delinquent on their mortgage. Now it's only 2%. Home equity as at an all time high. There's 30 trillion with a T30 trillion in home equity across the country. That's all time highs. So if even if people are struggling a little bit, they can do cash outs or HELOCs and pull money out of the equity that they built up in their house to help support themselves, to pay their mortgage, to pay their bills, to keep the housing market strong. Low inventory. We are down 30% percent in inventory compared to pre Covid times. So with less options available, it's more rare. Think of like a diamond in this instance. Less availability, more rare, higher prices. These are all reasons why the housing market's still at a very, very strong place.
