This is a YouTube video titled "💴 Buying Points 💴" containing a financial explanation by Peter Walken about the cost-benefit analysis of buying mortgage points to reduce interest rates, focusing on break-even time and long-term savings. The content was created in August 2021.
Here's an example of what I put together for clients that want to consider buying points. Now I'm using the baseline of a 3% interest rate with no points. Here's the principal and interest. Now, the market's not perfect, but generally it costs about a half of a point to drop the rate each increment down. So the key thing here is how long does it take to break even? You can see the monthly payments drops somewhat. It takes about six years and three months to break even in this scenario. So the key detail is knowing how long you're going to own that home, whether you rent it out or stay living in it. As long as you own it for longer than that six year, three month period. The points can make sense because you'll recoup your upfront cost and continue to save monthly.
