This is a YouTube video titled "🚨 Buying vs Renting 🚨" containing a discussion or presentation about the financial comparison between renting and buying a home, including mortgage payments, rent increases, and property value appreciation. The content appears to be a monologue or single speaker explanation without indication of multiple participants or named speakers.
Let's say you're renting a place for $2,000 a month, and that rent is going to keep going up 4% year over year on average, versus buying a home for $380,000, putting 5% down. This breaks down the estimated monthly mortgage payment. That'll be the same for the life of the loan. Rent keeps going up though, so after five years, rent will actually be more than the mortgage. The big one, though, is over the life of that five years, if it keeps going up at 5% a year, that house is worth 485 now. You've gained a ton there while paying the balance down 40 grand for a total gain of 165 grand in just five years. SA.
