CONCERNS ON SUPPLY FOR 2025....

A real estate analyst pushes back on media panic about a housing bubble, citing Redfin data and realtor reports to argue that supply remains tight enough to keep prices climbing into 2025.
The media is putting fear yet again into the housing market. CNBC just came out with an article that said the housing market heading into 2025 is running into a supply issue. What they mean by this is they're saying that 12.1% increase in supply across the housing market means too many homes are available. It's going to drop the value of them. They're calling for a bubble. Honestly, it sounds like the same old song and dance. They've been calling for a bubble every year the last 10 plus years. And I think any of us would go back in a year in the last 10 years or more and want to buy more houses if we could because they've went up so substantially in value. It's no different right now. Fortunately, Redfin came in with a more balanced report and they talked to actual realtors who were in the field and there was some really good input. They said, sure, houses on average might be sitting for longer than they used to, but over half the houses that are sitting for 60 plus days either are way overpriced or they're not in good condition. If you take the houses that are fairly priced and in good condition, they're selling on average of three to five days after they're listed. I think we all would agree that's pretty darn quick. Shows were still really tight on supply. Housing supply is still down 32% percent compared to just normal years before COVID So we still have a tight inventory. And tight inventory means that prices will continue to go up, especially if rates go down. Prices will really start to go up. So we're in no issue in the housing market. It's just the same old song and dance and fear from the media.
